PREVENTION IS KEY TO PROTECTING YOUR HOME When my partner first suggested we get a second inspector on our brand-new home, I scrunched up my nose and rolled my eyes. “You’re being paranoid,” I insisted. “That is a completely unnecessary expense.”

After much back and forth, I acquiesced and told him if it was that important to him, he could arrange the whole thing himself — which was exactly what he did.

You can imagine my utter shock and dismay when the inspector handed us a 64-page report listing nearly 100 different concerns.

Perhaps the most alarming was not only were the shingles lifting on our roof, but several of our windows and a side door were missing sealant, a nightmare waiting to happen. Although it wasn’t an immediate concern when we had the second inspection in early November, once Mother Nature’s glacial child came out to play for the season, we’d be having a different conversation; only this time, with our insurance company.

So what would you do to protect your home?

Prevention and education are key. Builders are not inherently nefarious, and stand by their commitment to build quality, safe homes, but many contract out construction services to third parties, so quality control can become an issue.

While a secondary inspection may seem gratuitous in nature, as the old adage goes — knowledge is power.

3D-PRINTING WILL IT REVOLUTIONIZE NEW-HOME BUILDING?

From prosthetics to engineering prototypes, 3D-printing technology is bringing innovation to virtually every industry — so can real estate be far behind?

Some may still view 3D-printing as a novelty, but there are a number of very real applications where it might be brought to bear in the way homes are built and sold in the future. And as these advancements become more accessible and affordable, 3D-printing could become a real game-changer for both home builders and their customers.

Take new-home décor. The first commercially available 3D-printed residential faucet has been introduced — a breakthrough that may soon allow interior designers to design a model home interior with décor fixtures and accessories that are the perfect shape, size or colour.

Or eventually, new-home purchasers with their own 3D-printers could customize almost anything they can imagine within their homes. From shelves to vases to wall art, any number of home décor fixtures and accessories could soon be produced by homeowners themselves.

Builders, too, are now starting to produce scale models of new condos or lowrise homes using 3D-printers, and it’s quite possible that instead of buyers viewing a 10 NextHome+CondoGuide | Jan. 25–Feb. 22, 2019

2D-floorplan, they will soon be able to inspect a 3D-printed model of their new home instead.

But if you can produce home accessories or a scale model of a home with a 3D-printer, what’s to stop you from printing an actual home? Apparently not much.

In fact, it’s already possible to 3D-print a home as was done recently by Apis Cor, a San Francisco-based start-up whose design team built an entire house using 3D-printing in just 24 hours.

Mind you, this house was only 400 sq. ft. in size – about the size of a hotel room – but quite a viable living space for those who are part of the “tiny home” movement. And it cost only $10,000 – a price that has already been beat by others.

A Silicon Valley non-profit that builds housing in the developing world just unveiled a new 3D-printer that can also print a house in less than a day for just $4,000. And DUS Architects, a Dutch architectural firm that has been 3D-printing houses since 2012, now has a huge 3D-printer that can build using local recycled materials, thus reducing transport,

material and manufacturing costs.

So down the road, 3D-printing might well be a solution to the world’s housing crisis Still, homebuyers love their “bricks and mortar” too much to believe that 3D-printed homes will be offered in any residential communities anytime too soon.

But it’s an innovation that real estate developers and marketers WILL be keeping their eyes on.

3D-printing used to be the stuff of science fiction, but now, who knows? As digital design software continues to advance and desktop scanners and 3D-printers become more and more affordable, 3D-printing will become an ever more enticing alternative to mass manufacturing – and a valuable new tool in the home builder’s tool box.

1 | ADD DECADENT COMFORT. What would you love to have? How about a steam shower or a fireplace by your bathtub? Maybe you’d love a TV in the kitchen to cook along with your favourite show, or that gorgeous dining room table you’ve always wanted. Pick one and go for it.

2 | SCHEDULE YOUR HOME. We are all pressed for time these days, and our homes are really starting to show it. Set up a schedule to ensure certain tasks will get done and that you are well prepared in advance.

3 | GO GREEN. Take a look at your appliances, water and cleaning agent. Can you replace old with new more efficient ones? You may want to take a look at showerheads and toilets to help save on water.

Replace harsh chemicals with eco-friendly cleaning products.

4 | PLANT & BEAUTIFY. Add a new flower bed or a unique planter. Add a water garden or a get that gorgeous stone bench for under the tree in the back yard. Simple ideas will revitalize your yard and make it more inviting.

5 | TECH UPDATE. Go wireless, or have a technology expert give your home a quick review. Add new features like a home music system, or movie organizer. Mount your TV’s surround sound system instead of having speakers stacked every where. For the tech expert, try Systems at 780.434.6666.

6 | GOOD CLEANING. Both inside and out - it’s amazing how good you feel when your home is clean and organized. Hire a cleaning company to pressure wash the roof, siding, windows, driveway, porches and walkways. Grout on your tile floors dirty? Hire a flooring company to come in and clean and re-seal it. Don’t forget your ducts and carpets – have them steam-cleaned, too!

7 | TAME THE GARAGE. I’ve found with garages, they are either sparse and well-organized, or completely out of control! If you’re the latter, edit out all the old and organize the must keeps. Don’t forget to pressure wash the cement pad of all that winter muck.

8 | ENERGY AUDIT. Reduce your energy bills and greenhouse gas (GHG) emissions by improving your home’s insulation, and inspect your gas fireplace to ensure it is clean and working properly. You can save 30 per cent on your energy bills just by improving your insulation. Check your local area for inspectors that offer energy audits in your area, or call the City of Edmonton at 311 to see if they are offering any rebate programs.

9 | IT’S ALL IN THE DETAILS. Adding small touches, or making simple changes can have a big effect on the impression of a room. From a fresh bouquet of flowers, to a gorgeous new colourful vase, crown moulding or framing out a builder’s bathroom mirror, it can make an impact with minimal cost and effort.

10 | REFRESH. What do you need to do - replace old worn furniture, update light fixtures? Try a new area rug or purchase a piece of wall art. Tie in your colours from that new purchase with accessories and throw cushions. Don’t forget wallpaper can refresh any space.

Resolve to make your living space more enjoyable and to better reflect your style. Gone are the days of boring brown and gray – add colour, even a little for texture and whimsy. It’s a New Year’s resolution that will benefit your entire family.
