Sometimes, we get so bogged down with all the things on our “to-do” list that we forget to take time for ourselves. Here are some tips to help simplify your life.

Life has a way of flowing effortlessly when we put ourselves out there.

If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step.

Live in the moment.

We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful.

Let go of the “shouLds”

Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity or if you can drop it from your “to-do” list altogether.

If you’ve had them for more than three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace of mind. Consider calling all your creditors and having the due dates on your monthly bills changed to either the 1st or the 15th of the month.

What if someone gets hurt? Do

you know how to pack delicate items? What if the truck breaks down or gets into an accident halfway to your new home?

Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be prepared as possible when the packing/moving begins.

Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you may save by not hiring a professional mover may end up being spent on repairs if these

large and valuable pieces are not handled correctly. Irreplaceable items may be lost forever.

If you decide to move yourself, give some thought to what might happen along the way and make contingency plans. Be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

Cleaning at thE End of a tEnanCy What is ordinarily clean?

When your tenancy is over, you’ll obviously want your deposit back. If you have left the unit clean, undamaged and have no outstanding rent, getting the deposit back is usually a simple process. However, what if there is a disagreement between you and the landlord about the deposit?

In most tenancies, landlords take a security deposit at the beginning of the lease. Before you move in, the Residential Tenancies Branch (RTB) suggests you complete a move-in condition report. This is a detailed report of the condition of the rental unit

before the start of your tenancy.

It is a good idea to do the move-out portion of the condition report when you’re ready to leave.

This is a detailed report of the condition of the unit after you move out your belongings and clean the unit.

If there is a disagreement between you and your landlord over who should get the security deposit, either party can go to the RTB for help. When deciding who should keep the security deposit, the RTB looks at evidence like the condition report and whether the unit was left “ordinarily clean.”

Here are some of the areas that need to be cleaned: • Remove dirt and dust from air conditioners, baseboard heaters, fans and vents, and carpets • Clean the stove top, elements and oven, refrigerator and freezer, microwave, dishwasher, in-suite washer and dryer • Clean bathroom tub/toilet/ shower/cabinets/mirror, etc.

• Wipe out cabinets and cupboards • Wash or damp-mop the floors • Wash scuff marks, fingerprints, food and tar build-up off walls • Make sure curtains are left clean, but only if you deliberately or carelessly stained them • Clean the inside of all windows, the tracks and inside panes of sliding windows If you have questions, speak with your landlord or go to manitoba,ca/rtb.

Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move.

2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet.

3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved.

4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out.

5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord.

As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

landlord to make sure it’s okay.

6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province. It will cover all the bases.

Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask

why they left their last place and how long they lived there.

The application should ask for references from a current employer, a previous landlord and at least one previous roommate.

By providing contact info, the prospective roommate is giving you permission to contact them.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left.

Past roommates can be revealing.

Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and

why they went separate ways.

If someone cannot provide any references or if none of their references are forthcoming, beware.

You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them.

Be selective, and with some searching, you will find the right match.
