TO PACK – OR NOT: DIY OR LEAVE IT TO THE PROS?

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example.

Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece.

Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and 16 Renters Guide | June 18–July 2, 2021

they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

THE DIY PACKER

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers,

newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today.

Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move.

2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet.

3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the

landlord’s home. You want to show that your dog is calm and well-behaved.

4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out.

5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord.

As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your

landlord to make sure it’s okay.

6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

Are you desperate to travel? I hear you. More than a year into this pandemic life, most of us have a serious case of wanderlust. One thing you can do to keep your favourite travel spot top of mind is to incorporate some of the destination’s quintessential looks into your home. Maybe it’s a set of black and white striped pillows a la Parisian chic or a vibrant Pendleton blanket reminiscent of the American Southwest – decor has the ability to transport you to a place you love. This season, I’m enjoying the vacay vibes of modern desert style. The modern desert look is inspired by an earthy palette – which feels so fresh after a long, dark winter, I can almost feel the desert sun. kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province. It will cover all the bases.

Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask

why they left their last place and how long they lived there.

The application should ask for references from a current employer, a previous landlord and at least one previous roommate.

By providing contact info, the prospective roommate is giving you permission to contact them.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left.

Past roommates can be revealing.

Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and

why they went separate ways.

If someone cannot provide any references or if none of their references are forthcoming, beware.

You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them.

Be selective, and with some searching, you will find the right match.

10 REASONS RENTING IS BETTER

RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home.

Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home.

1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one.

2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise.

3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber.

If the fridge or stove needs replacing, that’s their financial responsibility.

4. INTEREST RATE INVULNERABILITY. Unlike

5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life.

6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day.

7. SAFETY.
