ST. VITAL BETWEEN TWO RIVERS

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers.

The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary.

Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river.

As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river.

Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes.

Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets.

Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became 24 Renters Guide | Dec. 3–17, 2021

overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south.

St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south.

The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view.

Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour.

Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena.

St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

10 REASONS RENTING IS BETTER

RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home.

Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home.

1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one.

2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise.

3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber.

If the fridge or stove needs replacing, that’s their financial responsibility.

4. INTEREST RATE INVULNERABILITY. Unlike

homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating 28 Renters Guide | Dec. 3–17, 2021

your mortgage every couple of years as interest rates and property values change.

5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life.

6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day.

7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up.

8. CHEAPER INSURANCE.

Unlike homeowners, renters do not have to insure the property – only the contents.

10. LOWER UTILITY COSTS.

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership.

Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout.

PREPARE FOR THE UNEXPECTED CHUCK RESNICK Moving your worldly possessions involves a lot of organization, so it’s smart to expect the unexpected. Some DIY moves go well; others end up stressful because those doing the work don’t anticipate potential glitches.

For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls?

What if someone gets hurt? Do

you know how to pack delicate items? What if the truck breaks down or gets into an accident halfway to your new home?

Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be prepared as possible when the packing/moving begins.

Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you may save by not hiring a professional mover may end up being spent on repairs if these

large and valuable pieces are not handled correctly. Irreplaceable items may be lost forever.

If you decide to move yourself, give some thought to what might happen along the way and make contingency plans. Be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

by Kim carlton Having a baby is an exciting, but a nerve-wracking experience. Here are some strategies to help you keep your home safe and sound.

• Make sure your electrical outlets are covered. There are many kinds of outlet covers – choose the one that is right for you.

• Confirm that you have reliable smoke and carbon monoxide detectors. Make sure that the batteries are working.

• Use doorknob covers on doors to non-childproofed areas (like the bathrooms and laundry room). Baby gates are also an effective solution for keeping kids in or out of a room.

• Don’t use toys or pillows in the crib, especially with young babies — your baby could suffocate.

Never use an electric blanket for a child (could cause a fire).

• Never leave a child unattended in the bathtub. Drowning can occur in seconds, and mere inches of water pose a risk.

• Make sure your bathtub has a non-skid mat or pads to avoid slips. You can use a baby tub inside the bathtub — one with baby slings are especially helpful with infants.

• Lock up all medications, alcoholic beverages, chemicals and cleaning products. Make sure matches and lighters are out

of reach. Use cabinet locks to secure these items.

• Make sure cords for blinds are not tied together at the bottom (this is a strangulation hazard).

• Make sure knives and sharp items are in an area where kids can’t access them.

• Check toys for broken parts/ bits that are a choking hazard or sharp. Keep small toys for older children (like figurines, game board pieces and small building blocks) away from your baby.

Back-to-school and back-towork season is upon us, and even though this year is different for most of us and we may be at home, it likely means more time in the kitchen preparing lunches, snacks and dinners, and less time for you to put your feet up or get other errands done.

Here are some helpful tips to handle the stress of autumn.

Double the amount you make and freeze it for quick meals on the busiest nights.

What’s for dinner?

Avoid the stress and expense of last-minute dinner decisions with a little advanced planning.

Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match).

Post it on the fridge so whoever is available or comes home first can start preparing it.

Make school lunches easy.

Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer.

Pack lunches the night before and refrigerate.

Assign an area in the fridge for school lunches and drinks.

Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. tWo-tiMing tasks.

With smaller children, encourage independence by storing their foods low enough for the little ones to reach. inVolVe the kids.

You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills.

After you show them how to do each task, post a step-bystep checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.

kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province. It will cover all the bases.

Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask

why they left their last place and how long they lived there.

The application should ask for references from a current employer, a previous landlord and at least one previous roommate.

By providing contact info, the prospective roommate is giving you permission to contact them.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left.

Past roommates can be revealing.

Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and

why they went separate ways.

If someone cannot provide any references or if none of their references are forthcoming, beware.

You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them.

Be selective, and with some searching, you will find the right match.

There are many varieties of grapes in the world and many regions that grow them. Each grape varietal and each region has a unique flavour profile – so there is always something to discover. Getting to know your favourite grapes and varietals is crucial in better understanding which wines you’ll prefer.

UNDERSTAND WINE STYLES AND HAVE AN IDEA OF WHICH STYLE YOU’RE CRAVING Do you drink according to your mood, the weather or what food you’re pairing with the wine? Your wine preferences may change based on your mood, the occasion, the time of year or what you’re preparing for the next meal. DON’T JUDGE A WINE BY THE LABEL OR PRICE Flashy art or a higher price tag can lead you to believe you are purchasing quality wine. Be mindful this is not always the case.

Read the labels (both front and back). You can even research the producer for added information as you can learn more about the product and the producer’s work.
