2020 must be the year of action on housing in the Gta

“May you live in interesting times,” goes the expression, and we may well live through very interesting times in 2020 when it comes to housing and the economy.

The coming year needs to be the year that governments and citizens focus on dealing with the housing supply shortage in the GTA. Fortunately, 2020 may provide several opportunities to 16 New Home + Condo Guide | Jan. 18–Feb. 1, 2020

start to address this generational challenge.

Let’s first look at some of the challenges we face in the housing market and in the economy. Sales data for the GTA’s new home and resale markets for the last two quarters of 2019 show a return to inflationary pressure on prices, after a moderation in 2018 and persistent housing supply shortages. Simply put, demand is picking up, prices are responding and supply continues to fail to keep up with demand.

The Canadian economy is showing signs of slowing,

including the shedding of more than 70,000 jobs in November and the slowing of GDP growth due in part to trade tensions amongst large Canadian trading partners. Interest rates lowered somewhat in 2019, lowering mortgage rates. With the economy slowing, the Bank of Canada is likely to maintain its neutral to negative bias. Shortages of skilled labour and trades are a persistent issue for the building and land development industry in our effort to increase supply.

Still, I am optimistic for 2020, because I believe these challenges

will also present opportunities to close the housing supply and affordability gap. First of all, there is now a broad consensus that the building of much-needed new housing supply has been inhibited by layers of time-consuming bureaucracy and slow approvals.

These barriers should start to lessen in 2020, as municipalities update their policies to meet new requirements under the Ontario government’s Housing Supply Action Plan and changes to expedite Local Planning Appeal Tribunal (LPAT) hearings, which aim to increase housing supply by cutting red tape and speed up approvals.

Lower interest rates provide prospective home buyers with lower borrowing costs, easing the barrier to entry. In a slowing

economy, government spending on infrastructure and job skills training provides stimulus and a bridge back to growth and job creation. All three levels of government have the perfect opportunity in 2020 to focus on city-building infrastructure such as transit, water main enhancement and waste water capacity and treatment, which in turn supports and enables housing creation.

To help more Canadians find good jobs, governments could give more support to training for the skilled trades. The building industry is one of the few where well-paying jobs are unlikely to be moved offshore.

Building houses, townhouses and condo apartments provides jobs, tax revenue and investment opportunities, in addition to

providing the housing supply required to ensure the GTA remains an attractive and desirable place to live.

The signals in our economy and the housing market point to interesting times in 2020. Let’s seize all opportunities to make this year the year of housing.

EMERGING TRENDS CO-WORKING SPACES IN NEW CONDO AMENITIES

Have you noticed that you’re hearing more and more about co-working spaces cropping up in Toronto and the GTA? Research has shown that globally, Toronto ranks third in the rate of new shared office openings. A co-working space opens every 13 days in Toronto, compared to every five days in London and every 7.5 days in New York. This surge corresponds with the growing number of tech entrepreneurs, consultants and freelancers in the city.

Condo developers have noticed this trend too. In fact, the rapid spread of co-working spaces across the city is affecting new condo developments in Toronto and the GTA. Toronto’s start-up culture is becoming a major influence in the way developers are thinking about condo amenities. Developers are recognizing the growing tech boom and entrepreneurial spirit of Toronto and want to inject that culture within their buildings. Many of today’s newest developments

actually include plans for coworking spaces.

For instance, our firm is working on a new condo in Toronto’s emerging Downtown East neighbourhood, called River & Fifth. Located in Corktown, just east of downtown and the financial core, the 37-storey condo offers a co-working amenity space that really caters towards Toronto’s growing tech workforce and start-up culture. It includes phone booths for private calls, multiple meeting spots, break-away seating, communal tables and lounge areas. Maverick Condos, located in King Street West’s ‘Restaurant Row,’ is another. The 49-storey high-rise will include co-working that integrates with social spaces, encouraging socializing and networking, all in one environment.

This trend extends to uptown as well. At M2M Condos at Yonge and Finch, the co-working amenity space includes large format printers and a boardroom to host meetings.

These kind of co-working

spaces in condos offer budding entrepreneurs a comfortable and convenient work-fromhome option, which is especially helpful if they don’t have the budget to rent office space. As an off-shoot of the emergence of co-working, we as designers are re-thinking under-utilized areas, such as lobbies. These will evolve into multi-functional spaces.

Integrating co-working in lobbies just makes sense; lobbies are a natural space to expand work or social activities. We are seeing the condo lobby transform into the look and feel of what a hotel lobby is like, including services such as a barista, juice bar, tuck shop and grab & go.

All that to say, it’s clear to me that condo developers in Toronto and the GTA are in line with a new North American trend that is redefining what it means to “work from home.”

Canoe Landing community facility On January 6, Toronto Mayor John Tory and school board officials welcomed elementary students at two new schools in Toronto’s CityPlace community. Students returned to school from winter break to Bishop Macdonell Catholic Elementary School and Jean Lumb Public School at the new Canoe Landing multi-use community facility.

“The new multi-use community facility at Canoe Landing is one of the final pieces of Toronto’s CityPlace neighbourhood. Our new schools, community centre and child care will enable us to provide necessary services for residents in the vibrant and growing downtown core. I’m thrilled to see these schools open their doors to CityPlace families,” said Councillor Joe Cressy, who represents Ward 10, Spadina-Fort York, where the facility is located.

The city owns the Canoe Landing site and partnered with the TDSB and the TCDSB to develop the multi-use facility. The two schools are the first areas of the facility to open. Each school will serve about 550 children from kindergarten to Grade 8. Notable features include a shared gym, library and learning commons, outdoor play areas for each age group. The St. Stephen’s Canoe Landing before and after school programs will also be available to attending students.

“We’re taking action to ensure Toronto’s current and future residents have access to recreation services they need and want,” Mayor Tory said. “Facilities like

Canoe Landing exemplify the multi-use community focused spaces and partnerships we’re looking to build and leverage as part of our $2.2-billion investment in parks and recreation facilities to support the city’s growing and changing population over the next 20 years.”

Design and development of Canoe Landing was guided by Toronto’s Parks and Recreation Facilities master plan, which represents a $2.2-billion investment to serve population growth over the next 20 years. Construction of this community-focused facility was led by the city and funded primarily through development levies, development charges and Section 37 funds. Official groundbreaking for this site took place in fall 2017 and it is anticipated that the community recreation centre and the child-care centre will be completed this spring.

When completed, the multi-use facility complex will include two schools, a community recreation centre, community space and

child care centre within a modern, three-storey structure. Many of the spaces within the buildings are shared, such as the school and community centre gym as well as the artificial turf field in the adjacent park. The design maximizes the available green space in the downtown site with an articulated green roof that spans a large part of the complex’s footprint.

ThE dangErs of the resale assIgnmEnT

Interestingly enough last week the Real Estate Associate in my office had a difficult situation arise relating to what purported to be, an assignment of a resale condominium. I want to talk about this because there is a minefield of possible outcomes that could have gone wrong.

Let’s start at the beginning. What is an assignment in a real estate transaction? What are you buying?

When you buy an assignment deal you are NOT buying the property; in reality you are buying the Agreement of Purchase and Sale (the “Offer”). Oh, what does that mean, you ask? It means a whole bunch of things.

First of all, unlike new homes where the builder generally has an assignment clause built into the Offer, generally the seller in a resale assignment may have no idea this has happened. There is a reason. Here you are, the seller, when you suddenly realize you did not get the full price for your house, someone bought it and flipped it for a higher price and is making money that you believe should be yours. If you do a resale assignment, have a lawyer that understands these things review the offer and ensure the clauses necessary to protect you, whether buying or selling, are there.

to your agent, why is this? The seller will be very unhappy and will express this to their lawyer. Now everything may go fine but the seller may make it a very difficult transaction for the innocent purchaser and if there is anything on title, or not perfect, it may all go sideways.

In order to avoid this situation I recommend that every seller insist that their agent put in a clause either preventing assignments or allowing an assignment, with a cost built in and requiring the seller’s consent — model it after the new-home market in every regular Agreement of Purchase and Sale. This will also protect the assignment purchaser and seller, one way or the other.

Another thing to remember for the purchaser of an assignment: HST. There is no HST payable on a resale home purchase, BUT, there is HST payable on the purchase of the offer. This is something that needs to be dealt with properly in every assignment agreement by the agent.

Who pays the HST? Also ensure the numbers reflect properly what you

are paying for the assignment only, or Canada Revenue Agency may decide HST is payable on the entire purchase price.

Every seller of an offer also needs to be prepared to close the transaction. Huh? You thought sold the offer, and you’re out of there waiting for your money.

Nope, if your assignment purchaser fails to close for any reason, you are still on the hook to the original seller and liable to lose your deposit and get sued if it does not close.

Even if the original seller refuses to cooperate the assignment seller can always close and then resell to the assignment purchaser. This will result in two land transfer tax payments, but such is life.

Here is another fun issue for the assignment seller. How do you guarantee that you get my profit on the sale of the offer? This is a delicate matter as, unless security was built into the offer, there is no way to guarantee you get paid.

You have a right to sue; maybe a right to tie up the property, but all of this costs money for lawyers

and takes time. Thankfully, there are still many reputable lawyers that advise their clients to live up to their obligations.

So what is the moral of the story? If you do a resale assignment, have a lawyer that understands these things review the offer and ensure the clauses necessary to protect you, whether buying or selling, are there.

Where Should InveStorS look for GooD

Deals in 2020?

In early January, I recorded an episode of the True Condos podcast with broker Andrew Lafleur. We discussed the 2019 new condominium apartment market, and what we expect new home buyers to encounter in 2020. We ultimately landed on the question: Where should investors look for good deals and high returns this year?

In my market studies for developers and lenders, you’d be surprised how many sites are now being underwritten with the assumption that sales revenue will exceed $1,000 per-squarefoot (psf) on average. That’s not the end of it either, I just recently finished a report recommending the developer launch at $1,460 to $1,480 psf. An investor purchasing a 500 sq. ft. unit in that building would be required to put down almost $150,000 to secure that unit, this is a huge upfront commitment.

That project, like most developments with such a high price, is located in a prime downtown area, adjacent to transit, with immediate access to entertainment and employment.

These types of developments have typically experienced the highest price growth and the highest rent growth. On the other hand, investors should be 26 New Home + Condo Guide | Jan. 18–Feb. 1, 2020

concerned about affordability, and take into consideration the fact that there may be a limited number of people with the financial ability to purchase or rent this unit from them in the future.

Investors will have to spend time researching and visiting new and upcoming areas of the Greater Toronto Area (GTA) to understand and forecast the next great communities. The south Downsview and Yorkdale Mall area has tremendous potential, many of these sites are within walking distance of the subway and one of GTA’s best malls. With York University just a couple subway stops north, there will always be a significant number of tenants looking for small-space accommodation.

been modestly scaled projects. However, many of the old malls in Etobicoke are set for major redevelopments with multiple high-rise towers, and the Mimico GO Train area will experience a full-scale remake. 2020 may be your opportunity to get in just as the area starts this amazing rebirth.

Surprisingly, there has been little talk in the media about the Eglinton LRT recently, and the impact it will have on real estate values and development along that stretch. Take a look at what is being proposed close-by, and what sites will launch along Eglinton in 2020, as values will likely increase significantly once the transit line is up and running. Are there any projects with a direct connection to the LRT line? If so, this is a huge advantage, as limiting outdoor time during our harsh winters is extremely valuable to resale buyers and renters.

Maybe you’re looking to purchase an investment unit for under $700 psf, which really limits your options in the GTA. Kitchener might be the right market for you. With huge growth in the tech industry, and a rapidly changing downtown core filled with bright young professionals and students, you can take advantage of Kitchener-Waterloo’s emergence and the desire for high-style accommodations from these recent graduates.

As I always say, do your own research, surround yourself with experienced professionals, only buy what you can afford, and buy for the long-term. Good luck.

Another up and coming neighbourhood is Danforth Village at Main Street and Danforth Avenue, which has a GO Train, a subway stop, and a streetcar line. Tribute Communities and Greybrook Realty have recently launched a high-rise condo tower in the area, with other major players like Marlin Spring, Osmington, Carlyle Communities, and Slate Asset Management also making acquisitions nearby.

NEW HOME AND CONDOMINIUM SALES WILL CONTINUE MOMENTUM IN 2020

Predictions for new home and condominium sales in 2020 are abounding in the media, and I have some of my own. I see sales being similar to last year, with a heightened awareness for affordability driving the momentum and style choices.

I also see a major shift in expectations for all generations 34 New Home + Condo Guide | Jan. 18–Feb. 1, 2020

of home and condo buyers, and as the last bastion of affordability, the condominium market should remain strong.

Condo sales in the Greater Toronto Area did extremely well in November, up 32 per cent from November 2018, which already put these numbers among the top four years — ever. What’s interesting is how the demand for condos is growing in the outer boundaries of, and outside of the GTA. I call the 905 areas around Toronto the “ring of fire” for new condo sales right now. These are all areas people can drive to in an hour or

so from the city. One example is Chestnut Hill Developments’ Universal City in Pickering, where the first two towers have sold out, and the third is in the registration stage anticipating a public launch this Winter. Amacon’s AVIA Condos in the Parkside Village community in Mississauga City Centre is another multiphased condominium residence experiencing hot sales.

Farther out, we are seeing heightened interest in new condos in areas such as Hamilton, Kitchener and Waterloo, which are within an hour’s drive of the outer

boundaries of the GTA. In 2018, we launched the first phase in Sorbara Group’s The Way Urban Townhomes in Erin Mills, which nearly sold out, and the second phase released late 2019 is nearly 95 per cent sold. We’re getting ready for another release early this year. This product is smaller and tighter than in the GTA and offers affordable end prices.

We’ve sold close to 500 homes in Dundalk over the last few years and our phones are ringing off the hook for Rosehaven Homes’ KiWi Condos on King William in Hamilton.

Remember those changing expectations I mentioned? We are seeing a strong market of Millennials who plan on being permanent renters, as owning in Ontario is becoming more of a financial challenge as time goes on. This is encouraging news for condo investors.

In November, we also saw low-rise sales in the GTA up 207 per cent over November 2018, which is largely due to builders divesting themselves from legacy communities of large lots. We will continue to see a redesign of more affordable home types.

In addition, a growing number of people purchasing low-rise homes want multi-generational designs that include a basement apartment, loft, coach house or garage made into living space.

Having accommodations for three to four generations that can share expenses is a hot trend right now, especially as not many people can afford millions of dollars for a home.

The other shift I see is in mortgage trends. Three-year mortgages are around 3 per cent, but some buyers are paying 5 to 6 per cent to have an edge in entering the marketplace. They will make that sacrifice to realize the dream of homeownership.

The economic indicators are there to keep new home and condo sales going strong: immigration, jobs and interest rates. Time will tell.

GTA new home market

busy in November The GTA new home market saw a November that was busier than usual, the Building Industry and Land Development Association (BILD) reports.

There were 4,720 new home sales in the GTA in November, according to Altus Group*, BILD’s official source for new home market intelligence. This was up 53 per cent from November 2018 and 19 per cent above the 10year average.

Single-family home sales, with 1,156 detached, linked and semidetached houses and townhouses (excluding stacked townhouses) sold, were up 207 per cent from last November and four per cent below the 10-year average.

Condominium apartments in low, medium and high-rise buildings, stacked townhouses and

loft units, accounted for 3,564 new home sales, up 32 per cent from November 2018 and 29 per cent above the 10-year average.

“After a slow first quarter, new condominium apartment sales in the GTA have shown impressive resiliency since the spring,” said Patricia Arsenault, Altus Group’s Executive Vice President, Data Solutions. “With one month still to go, 2019 has already earned a spot among the top four years ever for new condo sales.”

A number of new project openings in November ensured that, despite strong sales, remaining inventory decreased only slightly compared to the previous month, to 19,539 units.

Remaining inventory includes units in preconstruction projects, in projects currently under

construction and in completed buildings.

The benchmark price of new single-family homes in November was $1,075,215, down 6.6 per cent over the last 12 months.

The benchmark price of new condominium apartments was $866,827, up 10.2 per cent over the last 12 months.

“We are seeing robust demand for new homes, and with a healthy economy and continued low interest rates, that demand is likely to continue strong into 2020,” said David Wilkes, BILD President & CEO. “We need to keep our focus on increasing housing supply to ensure that housing prices remain stable and that our sector continues to be a source of good jobs and a driver of economic growth.”

Kalu Interiors shares tips on creating a seamless kitchen, dining and living room space.

At Kalu Interiors, a common design request is for open-concept layouts.

This trend first appeared in the 1950s and rose to fame in the ‘90s, when older homes with small rooms made way for more straightforward, sprawling spaces conducive to the flow of light, views and conversation.

To those hesitant of “open-concept,” it doesn’t mean “wall-free.”

Privacy is vital to certain areas, like a bedroom or office. But for social spaces, the combined kitchen-living-dining area can be a great use of space. The secret to success is clearly defining each area’s function while maintaining a harmonious aesthetic.

In this home, the objective was a luxe yet modern open-living look.

The kitchen offers precisely that. The cabinets are painted trendy grey,

punctuated by gold-toned handles. Pops of gold also appear in the custom kitchen island and hood fan. The island defines the kitchen, with a quartz countertop in a mitred waterfall style.

Suspended overhead, an oversized chandelier adds presence but doesn’t overwhelm, with simple glass globes.

Not everything is open in this interior. A wok kitchen adjacent to the main kitchen is used for more substantial cooking and acts as a secondary kitchen while entertaining. Never let your guests see you break a sweat, right? The wok kitchen is also outfitted with a single-drawer dishwasher for added function.

The formality of the kitchen is balanced by the casualness of the living and dining areas. The wallpaper is subtle, but adds a layer of character. Colours are airy and light, with quick hits of deep blue. The fireplace surround features a marble-look porcelain tile, lending a lovely focal point for the living area. The marble detail of the coffee and dining tables visually connects these spaces to the adjacent kitchen. The furniture

silhouettes are casual, upholstered in velvet for a touch of formality to this otherwise laid-back look.

ew things are worth staying in an inconvenient marriage to hold on to, but in the case of a classic Beverly Hills mansion once owned

by Jennifer Aniston and Brad Pitt, the breakup might have deserved a second thought. The A-list couple owned the home from 2001 to 2006 and it is once again on the market priced at $44.5 million US. One of Southern California’s most romantic homes, the French Normandy Revival-style estate includes canyon views, dreamy hedged landscaping and lighted pool, meandering stoned courtyard and patios, multiple fireplaces including the bedroom, more fireplaces in the dining room and bar, outdoor living room and an outdoor bedroom over the tennis court. It was going to be their forever love nest when Jennifer

When it came to the re-design of our living room, I knew that I wanted something dramatic and casual at the same time. A strange dynamic, right? During the design process, I fell in love with a matte black fireplace that I saw on Pinterest and immediately added it to my vision board for the room. As you can see, the fireplace made it into the space. Really, it’s the focal point! To create the dramatic wall effect, I used matte black shiplap to clad the fireplace box. Next, I wanted to bring in some mixed metals and I was able to do that with lighting and drapery hardware. For our seating, the tufted sofas provide plenty of comfort and seating space. To keep it from feeling too formal or feminine in our living room, I added a dark camelcoloured leather armchair and accented everything with pops of blue.

A crisp white coffee table was the perfect addition to the space and a sisal rug completed the cosy look.

Not all builders are created equal. If you have never bought a new build before, one of the first things is to check the builder’s credentials: How long he/she has been in business, are there complaints against them, do they owe money to their trades people? If he is legitimate, he will be happy to provide references.

Then call past clients who can vouch for them. Never sign a contract until you have checked the builder out.

For example, never buy a home without first having a “subject to finance” and “subject to satisfactory review” written in the documents filed by a lawyer. Also, read the contract so you know

exactly what is included in the price … is landscaping included?

What about light fixtures?

Every province has newhome warranties but what about your builder’s warranties? This also goes back to references and referrals. You must ask the builder what warranties he offers.

Builders sometimes offer an “express” warranty, which has more precise wording on what is covered, and cut-off times for varying parts of a new build. A builder’s warranty spells out the remedies a builder is responsible for if there are any issues during or after the build, as well as the duration of the warranty and a mechanism for disputing issues.

Some people think that if they buy the show home, they get every upgrade included in the price. Unless it’s clearly stated and in written form by the builder, you need to ask. People get a surprise when changes they’ve asked for come with a cost. Maybe in the middle of the build, you’ve decided you want to change the paint colours or you want better quality or more a powerful electrical supply. All of a sudden, you have added $1,000 more to the cost of your new home. Unless the builder stipulates in writing that the upgrades will be done without incurring a cost, assume you will be charged.

When you have a house built, you need to know in advance what your financing obligations are. What if through the course of the build, a new stress test is applied or interest rates go up?
