Kids are going back to a new COVID-19 version of school a bit late this year, and many haven’t been at all since spring break. Companies and other organizations are also figuring out what is the best and safest way forward for their clients and employees. As we work together to keep this pandemic under control, there is actually a lot to be hopeful about. Humans are wonderful at adapting. Things like wearing masks have become so routine we no longer think about them.

Washing and sanitizing is second nature, staying six feet apart, and lining up for a few minutes to get into our favourite shop is taken in stride. Most of us (with a few obnoxious exceptions of course) are being calm, kind and safe.

After quickly adapting to the new safety protocols, new home builders have experienced a very robust sales quarter, with lots of demand for housing over the late spring and summer, particularly in the townhome and low-rise condominium sectors of the market.

According to expert Michael Ferreira of Urban Analytics, the numbers show no signs of deflating in the near future, propelled by low interest rates, good product in the right places, and a steady stream of immigration creating demand. Home sales numbers have once again proven their resilience in the face of adversity.

VANCOUVER’S MARRIMOR LAUNCHES TOOF AND TOSS Although local designers Lauren Bugliarisi and Tanja Hinder of Marrimor had been planning on launching their useful-yet-whimsical product line at The International Contemporary Furniture Fair in New York City this year, for obvious reasons they decided to do a digital launch instead. The new collection features the distinctive stool and table combination, the Toof, in many stylish colour combinations, along with a series of Toss pillows, defined by the company’s motto: “Nice Things for Nonconformists”. Voyce Chinese Valentines Day People all over have been cutting and displaying heart-shaped paper art to pay tribute to healthcare professionals and foster a sense of community in a time of social distancing. Just West Breaks Ground in Cambie Village Sightline Properties celebrated the official ground-breaking of their exciting Just West project on August 12th. In attendance were members of the development and construction team (and their families) and Vancouver City Councilor Rebecca Bligh. Despite challenges from Covid-19, sales for Just West have remained strong, and construction for the

project will continue as planned with an estimated completion in Fall 2021. Just West is one of the first new construction residential projects in Phase Three of the Cambie Corridor redevelopment plan, and features 55 townhomes and garden suites, intelligently designed by Shape Architecture to maximize outdoor living and community connections.

HAVAN’s 22nd Fall Classic Golf Tournament, presented by Preston Mobility (8th year) was held at Morgan Creek Golf Club on August 31 and September 1, 2020.

Though COVID-19 definitely threw a wrench into golf plans this year, HAVAN’s Golf Committee pulled off a coup, first in finding a club that would host a tournament, and then securing a second date, as the first date sold out in under 48 hours!

Although connecting face to face has been limited by COVID-19, 300 HAVAN members came out and enjoyed a round of golf while bonding with staff and or clients. Not able to gather for a banquet, Morgan Creek brought the banquet to the golfers! Featuring a smoothie bar sponsored by Norburn Lighting and Bath, Shrimp Chow Mein Station, compliments of RBC, a chicken slider station offered by K2 Stone, Cobb salad with BuildXact, ceasars with Caesarstone and the legendary Vesta Properties Steak Sandwich, plus homemade ice cream sandwich bar, compliments of Pacific Art Stone, guests were kept on course with HAVAN’s Fall Classic. MORTGAGE RATES ARE AT AN ALL TIME LOW – HERE’S WHAT YOU NEED TO KNOW

While COVID-19 has had a huge impact on the Canadian economy in the first half of this year, after businesses started reopening, the housing market began picking up.

Many home buyers resumed their home searches, and homeowners looking at upsizing to a larger home started listing their homes for sale. With interest rates at historical lows, this is a good time for buyers to get into the market.

The Bank of Canada reviews its benchmark rate about eight times a year, depending on the state of the economy. However, the Bank of Canada made two unscheduled announcements reducing the overnight rate from 1.75 per cent at the beginning of March to 0.75 per cent, with another cut to 0.25 per cent. This was done to cushion the effects of the COVID-19 crisis on the economy in an effort to support the credit and financial system. This is the sharpest decline in the economy since the global economic crisis of 2008/2009 when the overnight rate was last at 0.25 per cent.

The new governor of the Bank of Canada, Tiff Macklem, was “unusually clear” that interest rates will remain low for a long time.

There are no plans to raise rates until capacity is absorbed, and inflation fits its two per cent target on a sustainable basis, which they estimate will take at least two years.

In addition, the qualifying interest rate was reduced from 4.94 per cent to 4.79 per cent which, to borrowers, means an increase in their borrowing power. To put this into perspective, in 2008, fixed rates were 5.99 per cent. This is much higher than the current qualifying rate of 4.79 per cent.

When you are purchasing a home with less than 20 per cent down payment, the mortgage will be an insured mortgage (also known as a high-ratio mortgage).

The mortgage must be backed

by Canada Mortgage Housing Corporation (CMHC), Genworth or Canada Guaranty. This insurance premium (also know as mortgage default insurance) is a one-time amount added to your final mortgage balance. This insurance protects the mortgage lender in case there is a loss in principal balance due to a mortgage foreclosure. Both the lender and the insurer need to approve the application. The maximum home price allowed is $999,999 and the maximum amortization is 25 years.

All insured mortgages need to qualify at the qualifying rate of 4.79 per cent. Once you find the right home, a Mortgage Expert will help you find the best mortgage with the best rate and terms. The rate

that will be presented to you will be the “contract rate” which is what your mortgage payments will be based on.

All uninsured mortgages you must qualify using at the higher of two rates: the contract rate plus 2 per cent or the qualifying rate of 4.79 per cent. The application only needs to be approved by the mortgage lender and these mortgages can have up to a 30year amortization.

The pundits were wrong. Metro Vancouver’s real estate market has not collapsed. In fact, quite the opposite: sales are booming. And in the Fraser Valley, today’s combination of affordable prices, diverse product, plus still historically low interest rates are spurring an increase in the number of people eyeing the next step in homeownership — an investment property.

NHCG: Why are so many investors, especially first timers, considering properties east of Vancouver?

EM: Price points in suburbs like Surrey, Langley, and

Expo 86 was the beginning of Vancouver’s transformation from low-key Canadian port city into the high-class international destination it has become. Expo showed the world the best of Vancouver: our beautiful setting with the ocean and the mountains, friendly, welcoming and diverse population and our big dreams.

The world took notice, and new immigrants and investors have been flocking here ever since. As the rest of Vancouver has grown up into a cosmopolitan urban landscape, ironically, Northeast False Creek (NEFC), the heart of what was Expo 86, has lain virtually

untouched since the fair packed up.

The undeveloped area we are discussing can be defined by the blocks surrounding the seawall from Science World to the Cambie Bridge, and are bordered by Chinatown to the northeast and Yaletown to the northwest. The main features of this area are the viaducts, the arenas and the casino, the Plaza of Nations, and the Concord Pacific temporary parks and presentation centre. Concord Pacific has built a

couple of towers, and the casino is new, but there has been a lot of debate about what to do with the remaining land. Finally, the City of Vancouver has come out with a comprehensive new plan for the area, and it is exciting.

The final plan for Northeast False Creek proposes “A new vibrant waterfront destination with amenities including childcare, social housing, artist space, plazas, an ice rink, and a cultural centre; opportunities for community and social development, including 1,800 units of social housing; 32 acres of new and renewed parks and open space; and replacement of the viaducts with an at-grade street network that will connect Northeast False Creek to the downtown core”.

The plan commits to enhance access and increase neighbourhood food assets, including community gardens, community kitchens and other community-based food programs, particularly for vulnerable and isolated groups.

Northeast False Creek will have a major waterfront park and new open spaces designed for daily life, which will transform at times to welcome major gatherings and special events. The new park will “be authentically Vancouver and reflect our city’s rich heritage,” and will include saltmarsh and habitat for urban wildlife, provide enhanced access to the water, connect new and existing communities to the downtown and False Creek, and complete

the series of public spaces along the waterfront by revitalizing Andy Livingstone and Creekside parks, and reconnecting the seawall as a continuous loop.

The Georgia and Dunsmuir viaducts are aging, seismically vulnerable, and need to be replaced and so the new plan includes a complete street network that will provide improved efficiency and resiliency, focusing on a new two-way Georgia Street that connects to a new two-way Pacific Blvd. This new street configuration “will create significant public realm improvements including larger sidewalks, separated bike facilities, and larger trees for the emerging neighbourhood”.

The Northeast False Creek plan creates three distinct districts that will benefit both Vancouver residents as well as increase the city’s appeal to visitors. The Events and Entertainment District will continue to serve as a major destination for thousands of local, regional, domestic, and international visitors each day and will continue to be an iconic and memorable place that locals choose to be and visitors want to experience.

The Park District will be a commons for people from local neighbourhoods to meet and mingle every day, and for other residents and visitors to come and enjoy or celebrate a special event, and the Main Street District will contribute to the social and cultural connectivity of the area, by connecting the historic communities of the Downtown Eastside, Citygate, and the False Creek Flats to the new Creekside Park and False Creek Waterfront.
