Spring, traditionally one of the busiest seasons of the year in the Ottawa new-home and condo market, is here.

Housing and real estate continues to dominant the news, with an announcement last week that the Ontario government plans to invest $19 million to help tackle the housing crisis.

These changes are part of its More Homes for Everyone plan, the next phase in the government’s steps to build all kinds of homes faster.

With supply at record lows, the investment addresses a key recommendation to increase resources at the Ontario Land Tribunal so homes can be built faster. Ontario’s Housing Supply Action Plan, introduced in 2019, outlines how lengthy approvals and high costs have slowed down the building of new housing and rentals in the Ontario.

According to a provincial press release, last year Ontario had the highest level of new home construction since 1987, and the highest level of rental construction in 30 years.

4 IN 10 ONTARIO PARENTS FINANCIALLY HELP THEIR KIDS BUY A HOME New polling from the Ontario Real Estate Association (OREA) shows Ontario’s older parents greatly value the importance of homeownership – so much so, that they are willing to financially help their children buy a property. Conducted

by Abacus Data for OREA, the Housing Affordability in Ontario: Perceptions, Impacts, And Solutions (Wave 2) report found that four in 10 parents of young homeowner adults (aged 18 to 38) helped their child financially with the purchase.

Of those that helped their children, 44 per cent dipped into their own general savings to support their child’s dream, with 15 per cent borrowing from their own retirement savings or investments. On average, those who loaned money lent $40,878, while those who gifted money gave $73,605. For parents of those young adults who do not own property, 91 per cent say it is important that their children be able to eventually buy a home.

These parents overwhelmingly recognize that it is more difficult to buy a residential property today compared to when they were in their 20s, citing high housing prices (88 per cent) and the difficulty of saving for a down payment (49 per cent) as the top contributing factors.

Other influences include a less secure job market, expensive education costs and fewer homes being built.

“Parents are becoming increasingly worried that their children may not be able to achieve the dream of homeownership, so they are pulling out all the stops to help them get their foot in the market,” says OREA CEO Tim Hudak. “Ontario’s parents have seen first-hand the benefits of homeownership on neighbourhoods: It fosters vibrant and stable communities, improves quality of life, and has been the bulwark of Canada’s middle class for generations, so it is not surprising that they want the same for their children.”

The rest of Ontario agrees.

Regardless of age, 92 per cent of Ontarians believe we need to do what we can to make sure that future generations have the same opportunity to own a home as the generations that came before. The risk, should Ontario get it wrong, is real: 80 per cent of Ontarians believe that the cost of housing in Ontario is making the province a less attractive place to live and work.

“We are in a housing affordability crisis being driven by severe lack of supply, and increased demand, especially around ‘missing middle’ type properties,” says Hudak.

“Without meaningful action at all levels of government, Ontario’s millennials and young families will be forced to look outside the province for their first home, leading to brain drain and negatively impacting

our economic competitiveness.

To bring affordability home for young Ontarians, we need to be continually increasing housing supply and choice in the market, across the province.”

The majority of Ontarians echo those sentiments, with 52 per cent saying not enough housing is being built in the province.

While Ontario has drastically improved the number of housing starts – in 2021, the province saw the highest level in more than two decades, at nearly 100,000 – Ontarians want to see further political emphasis on housing affordability. Seventysix per cent of poll respondents believe housing affordability should be a high priority for the provincial government – but feel it currently is a moderate to low priority.

Since conducting the poll, the Ontario Government’s Housing Affordability Task Force has recommended that the province aim to build 1.5 million homes in the next decade by increasing density in urban and suburban areas, as well as updating the development approvals process employed by municipalities.

All levels of government need to work together and take meaningful action to increase supply to help create future generations of Canadian homeowners, OREA says. More homes and more affordable choices are what will help frustrated young families finally get the keys to a new home.

This month we’re discussing purchasing a “builder inventory home”. What does that mean exactly, and what are the risks and benefits? Keep reading below to find out if this is a type of purchase that may work for you.

Builder inventory homes are properties that are being sold by the developer after they have been completed. So, these are not “pre-construction” homes, not “re-sale” homes, but somewhere in between. Most often seen in condominium projects, builder inventory can result from a few different scenarios.

TYPES OF BUILDER INVENTORY

Most often seen in condominium projects, it’s the units that the developer couldn’t sell during the pre-construction phase for whatever reason - perhaps that specific floor plan doesn’t present well on paper, maybe the view from the unit was not desirable, or it just wasn’t properly priced to reflect the market conditions at that point in time.

Sometimes developers purposely keep some of the units off the pre-construction price list in order to sell the homes at the future market value when built. With condos specifically, it can take years from the time the project is launched to the date of completion, during which time property values have likely increased significantly. This is one of the reasons many investors purchase pre-built properties, but sometimes developers want to take advantage of the price increases themselves.

Occasionally the original buyers may be unable to complete their purchase and the developer is then forced to re-sell the unit. This type of inventory often stands out from regular builder inventory since it likely includes some sort of customization by the previous purchaser or features and finishes that vary from the standard builder-chosen colour selections.

Something we seen done by mostly bigger condo developers is when some of the units are kept as rental properties at first and then listed on the market when the tenants’ lease term is up. This is a strategy that may sometimes be used for financing reasons or simply because those units didn’t sell during the pre-construction process and the developer didn’t want to carry the monthly costs while keeping vacant inventory. An important thing to note with this type of purchase is that the Tarion Warranty is void as soon as a property is tenanted. It is sometimes possible to negotiate with the developer to include a builder warranty of some sort, in order to give you a peace of mind.

Occasionally this inventory may consist of units that were being utilized by the construction company as their on-site office, as a model suite, or sales center and therefore was purposely kept for last to sell. In this scenario I would look for sign of wear and tear since these are high-traffic properties.

PROS AND CONS

The obvious benefit to buying a builder-inventory home is that you’d be getting a brand-new property without the risk of not knowing what the end product will look like. The con to that,

however, is that you’re paying the present market value, and not benefiting from the value appreciation you would have experienced if you took the risk during the pre-construction selling period.

In case of a condo purchase, buying a built unit could help shorten the period of time you would be paying interim occupancy fees, as you could likely negotiate a possession date that would be closer to the registration date. This could add up to savings of thousands of dollars!

Another benefit is that developers are usually pretty open to accepting a lower deposit amount since they don’t need to use your deposit funds in order to secure construction financing.

This makes a big difference for first-time home buyers, who may be planning to only use a 5% down payment - normally purchasing a brand-new home would be out of the question, since usually a 20% deposit is required in pre-construction purchases.

As usual, my advice is to ask lots of questions and consult with a team of professionals before committing to a purchase. Happy shopping!

to four important things to watch out for and make sure you understand.

1. IS IT ASSIGNABLE?

Your closing date will likely be years away, so consider that circumstances change, unforeseen events occur, and your position in life might change so much that as closing approaches, you may not wish – nor be able – to close.

An assignable contract will help you sleep better at night,

because if life throws you a curveball, you can hit it right back by assigning your contract to a new buyer who can step into your shoes. If the market is anything like the last few years, you might even end up with some profit from the assignment.

If your contract is not assignable, you may have no choice but to close – and that will mean closing costs, builder’s adjustments, occupancy fees and mortgage approvals, and more cash down.

In lowrise construction, there may be material shortages or other legitimate reasons for delay. Again, refer to your Tarion Addendum to understand your rights as well as the builder’s.

4. COOLING OFF PERIODS

Review the assignment clause in your agreement. Not all assignment clauses are the same; some may require builder consent and approval, some may require that a significant fee is paid, and some may have other restrictions attached.

2. EARLY TERMINATION CONDITIONS

We’ve all heard the stories about projects being cancelled, and buyers facing the choice of having to pay more for their new home, or have their deposits returned. Builders cannot cancel your contract for any reason, but they may do so if they cannot meet certain listed conditions in your contract, such as meeting a sales threshold or obtaining their own financing for construction.

Being informed may not prevent your contract from being cancelled, but you will be aware of important deadlines and the reasons for which your builder can cancel the project. Most of this information is contained in the Tarion Addendum that is attached to your agreement. It is important that you read this and understand all your rights.

3. DELAYED CLOSING TIMELINE

Your closing is scheduled for, let’s say, 2025. It’s worth it, you tell yourself as you think about the next few years.

COVID slowed everything. What if your closing is delayed to 2026, 2028 or 2030? Highrise projects can be delayed a long time. Construction can be complicated, and your contract may allow your builder to delay

New home purchase contracts are exceptionally long and complicated. Condominium contracts come complete with a Disclosure Statement that can be extremely complex. You want to ensure that you are protected and informed, so taking it to an experienced lawyer for their review should be your next step.

Reread articles, such as the ones on our website, speak to others who have purchased both types of products, and listen to focus on the things that are important.

Condominiums have a 10-day cooling off period that provides you a right in law to rescind the contract, if your expectations are not met. Freehold purchases, on the other hand, are firm when you sign and you must close – unless you insert a conditional clause.

The best advice we can give you is to invest in a review with a knowledgeable professional to advise you. It may be the best investment you ever made.

Remember, you are spending a large amount of money. Do not scrimp in ensuring it is the right investment.

by CHERYL RICE President, PMA Brethour Ottawa It’s full-speed ahead as we enter the 2022 spring market. In fact, Ottawa’s spring buying season could be starting early this year.

Following a very busy January for builders, February new-home and condo sales totalled 656, surpassing the five-year-average (504 sales), showing a significant 30 per cent increase.

February sales also contributed to a 28 per cent increase in yearto-date sales at 1,236, compared to the five-year-average of 965.

There are several factors contributing to the current heightened demand for new homes.

Buyer fatigue for example, that was felt in the latter part of 2021 has been replaced – temporarily—by a renewed motivation to buy now, despite the significant price increases.

The easing of pandemic restrictions another factor, as the reopening of our economy, creates an air of optimism.

The rate hikes are also a strong, if not the strongest, motivating factor for the increase in demand. Higher inflation rates and interest rate increases are a growing concern for potential buyers, hitting us where it hurts – in our day-to-day living

expenses and the financing of a new home. Locking in at a low interest rate is still very doable at this point.

Prices for most new homes are around $100,000 more than in 2021, and even at those higher prices, buyers are scooping up what’s available as quickly as it is released, leaving many newhome projects temporarily or completely sold out of some product types.

While higher prices have created a barrier for first-time buyers, we’re not yet seeing strong push-back from the remainder of the market.

Rather, the decrease was attributed to ongoing cost increases and scheduling challenges faced by Ottawa new home builders, which led to tight supply. The current sales trend is not dissimilar to 2020 pre-pandemic sales, when both February and yearto-date sales also exceeded the 5-year averages. New home sales in early 2020 were fueled by strong demand created by immigration, jobs, investors, and a strong motivation to buy now rather than wait. Other factors are also influencing today’s buyers.

daunting. To reduce some of the stress, mortgage pre-approval is a great way to kickstart the homebuying process.

WHAT IS MORTGAGE PRE-APPROVAL?

In simple terms, a mortgage preapproval is a commitment your

lender makes to hold a rate and a mortgage product for up to 120 days. If you buy a home within that period, a pre-approval can turn into a mortgage approval, pending certain conditions are met. Getting pre-approved means your lender has reviewed your credit history, employment

in a position where you’re going to overspend. Based on what your down payment is, it can help you budget and account for any other household expenses, including closing costs and carrying costs.

Currently in Canada, we’re seeing interest rates rise for the first time since 2020, with the expectation that further increases are possible. If you are planning to buy in 2022, getting pre-approved is a smart move to ensure you’re locking in a mortgage at a favourable rate.

It’s important to remember that pre-approvals are conditional and never 100 per cent promised. If you fail to maintain the requirements set by your lender, you can be denied final mortgage approval.

To ensure that you meet all of your lender’s criteria, it’s recommended to avoid:

• Making large purchases on credit • Applying for new credit • Leaving or switching your job • Failing to respond to lender requests • Agreeing to co-sign a loan Avoiding these mistakes will make the mortgage process easier and bring you one step closer to becoming a homeowner.

itchen design is an everevolving process.

It embraces functionality, balance, the perfect layout, smart storage solutions, proper lighting and ventilation and the right cabinetry choice, all while

honouring style and esthetics.

Exceptional design is an aspiration for most kitchen designers, and just as important, are wheelchair accessible kitchens built with ADA compliance in mind.

While ADA-compliant kitchens have advanced over the years,

the reality is, there currently are more kitchens that don’t require ADA compliance than those that do. But with the senior population projected to increase and aging in place a viable option, we anticipate a shift in the kitchen design industry toward even more

In an effort to address that demand, designing with accessibility in mind is becoming an important consideration in residential architecture and design.

In addition, kitchen furniture and cabinet manufacturers and suppliers are introducing innovative and cutting-edge systems to support and accommodate this growth.

Equally important, the design needs to consider the user’s motor skills in relation to their preferred movement if they are using a wheelchair, a walker or other mobility device. Whether right-handed or left-handed, they tend to use their dominant hand to use their device and the opposite hand to perform tasks such as opening drawers and moving things around.

ADAPTABILITY are the single row (if you are limited for space), and L-shaped kitchen, a U-shaped kitchen, an L-shaped kitchen with an island, and a semi-island with at least 60 inches minimum of accessible space between counters and opposing sides.

FUNCTIONAL ZONES Functional zones facilitate the process of prepping and making meals. It includes countertops and food prep zones, food

That means adjusting sink and countertop heights; installing induction countertops and motorized cabinet systems; addressing knee and toe guidelines, incorporating appliances with mobility enhancements such as pull-out dishwasher drawers; incorporating smart storage solutions; and installing flooring that is as flat as possible with few grade changes. While ADA

compliance takes centre stage, you don’t need to compromise in style and esthetics. Final finishes such as cabinetry, tile backsplash, and flooring still have a role to play in the design scheme. There is ample room to add character and texture, colour and to play with tones.

OPTIMAL LIGTING, VENTILATION + AUDIBILITY The perfect mixture of ambient, task and accent lighting enhances the kitchen design while providing functional capability and access within the space.

For those with a level of hearing loss, audibility is key and can be addressed by installing timer buzzers and smoke alarms to assist the user. Depending on the electrical code of your region, installing switches and receptacles within the cabinets and drawers that also store appliance can provide efficient access and use.

as the longstanding trend of the all-white kitchen finally fizzled out? I’ve recently seen some bolder trends bubbling up to the surface, as is the case in this dramatic kitchen design, which became a showpiece in a

brand-new build that I recently undertook with my team. The ask: A sophisticated space, anything but common white or neutral.

Here’s where we went with it.

We were starting from the ground up, and as a designer, that’s an ideal scenario, giving us complete flexibility with our design direction. As with all our

projects, our clients – in this case a young professional couple with two young children – guided the concept for the space. They were big on entertaining and, like the thoughtful hosts they were, they wanted their space to make a big splash. At the same time, their busy lives demanded practicality and integrated ease.

pro-tip If you’ll be sharing meals at the island or breakfast bar, allow 24 inches per person to accommodate each place setting with some wiggle room for elbows. If the island will also function as a prep area, factor in a four-footwide path around it for foot traffic.

We looked to high-contrast elements to make the statement our clients were hoping for. We maintained the light, contemporary colour palette of a gentle hint of grey, and dressed it up with highcontrast black elements. These included the dark-veined marble countertops and backsplash, and an amazing dark obsidian range with chrome inserts that echoed the hue of the central island – an instant focal point and natural gathering place within this openconcept kitchen and living area.

When planning your kitchen (and hopefully you’re working with a professional designer), choose your focal point first. Then, plan everything else around it. In most kitchens, the main focus is the range hood and island, which anchor the entire composition, and are organic attractions from both a style and function perspective.

Choose something that stands out, but still aligns with the overall esthetic of the space.

The kitchen island requires some special consideration, since it’s a central element, physically and in terms of use. Determine what the primary purpose of your island will be in your kitchen, since it can serve many different functions, from food preparation, dining and entertaining, to storage. Not only will this inform

the specs, but it will affect other aspects of your kitchen as well.

In this kitchen design, we maximized the island by satisfying all three.

Our clients requested a raised breakfast bar to visually conceal the cooking clutter at counter level when entertaining guests.

This allows visitors to sit and still contribute to the conversation, removed from the mess.

While we’re talking function, storage is a recurring theme in this kitchen design, and this was a high priority for us. The kitchen can get cluttered quickly with all the action it sees on a daily basis. To get ahead of the mess, we included features such as built-in spice racks, pull-out garbage bins, extra-deep pots-andpans drawers tucked underneath the cooktop, and a Lazy Susan in corner cabinets that maximize every

inch while keeping kitchen essentials conveniently on hand.

Last, but not least, lighting was an important consideration – natural and artificial. Aside from functional necessity, lighting also creates ambience and highlights thoughtful features. Avoid blocking natural light that streams through windows and doorways, keeping sightlines open. Then, get creative with your lighting plan. Along with standard pot lights, add pendants, under- and in-cabinet lighting and even wall sconces, to add interest.

In this kitchen, we went against traditional upper cabinets windowside for that very reason, opting instead for a simple stone ledge.

A new kitchen is a big investment.

o doubt you are familiar with the classic spring saying, “April showers, bring May flowers.” We hold on to the hope that

by May, boom, everything will be in bloom, and suddenly all is right in our world. But don’t you wish you could capture that special spring feeling at home all year round? Besides your budding plant family, incorporating floral wallpaper will give you that springtime look, toute l’année.

When choosing the right floral wallpaper, remember to select a motif that you won’t tire of. Although wallpaper has come a long way in terms of installation (hello, peel and stick!), it still takes time and effort to hang correctly. So, it’s a good idea to get a sample piece before you commit to an entire wall. And, speaking of walls, remember, less is more when working with florals. For example, you may (in a burst of spring fever) have a desire to wallpaper an entire room. While this is definitely a bold statement, you may find it overwhelming over time. Choosing to create one feature wall in a space will give you the look you are after without going over the top. here is a well-known leadership theory that says selecting one word to be your focus for the year will create clarity, passion, power and life-changing impact. With this in mind, our word for 2022 is: Trees.

Trees are the world’s most advanced breathing machines, a miracle of nature that has not been matched for efficiency and economy by anything created by humankind. We need more of them.

We have all experienced the many health benefits of getting out into nature or ‘forest bathing’ – breathing clean air, watching wildlife, birds and insects while we enjoy the shade and the quiet. But most importantly, trees efficiently store carbon emissions that help to fight our climate change emergency. While it has always been this way, the number of trees is in decline. We need to act fast to save these miracles of nature and ensure a safe future for people and the planet.

Design trends are finding inspiration in nature, sustainability and bringing the outdoors, inside.

Perhaps you’ve been considering a landscape project for your home, be it a balcony project or a more ambitious endeavour. We also have some expansion plans.

On November 11, 2022, the last tree of the Highway of

Heroes Tree Campaign will be planted, marking the completion of a project that has created living tributes to Canadians who have or who are serving during times of conflict. Seven years and $12 million later, more than two million trees will be planted by this date.

This initiative has inspired us to expand our mission through our new national charity, Canadian Trees for Life.

Launched in 2021, with $2 million in seed funding from Natural Resources Canada through the federal government’s 2 Billion Trees Commitment program, Trees for Life wants to continue the momentum started last year, right across Canada. We planted more than 270,000 trees in 2021, and we are aiming to double that number in 2022.

Trees for Life’s primary objective is to mobilize community-based tree-planting initiatives across Canada. Using our insights and networks, Trees for Life will provide Canadian tree-planting organizations with the tools, resources, and horticultural trade networks to enable them to grow existing tree-planting initiatives, implement new ones, and educate their communities about the value of trees.
