Stay home, and stay two metres away from those not living with you in your home. “If you choose to ignore that advice... you are not just putting yourself at risk but others too,” said Prime Minister Justin Trudeau on Monday, March 23, just as we are about to go to press. His message to Canadians regarding how to protect yourself and others from the COVID-19 virus is an important one. In this issue, we have essential COVID-19 information for new-home owners, buyers and sellers — I have our regular contributors to thank for this — particularly our Legally Speaking columnist Jayson Schwarz who is submitted two informative articles for this issue. Housing is a crucial for everyone. It’s no surprise that the Ontario government put construction work and services, including demolition services, in the industrial, commercial, institutional and residential sectors on the list of essential services. “As a new normal emerges and the construction industry adapts, we recommend a case-by-case and site-by-site approach to new and enhanced safety protocols, rather than a blanket approach to construction by officials,” said Richard Lyall, president of the Residential Construction Council of Ontario (RESCON) in a press release. “Site safety is the builders’ responsibility and they must work with sub-trades employers to ensure all on-site workers and work sites are safe.” While Canada’s central bank aims to keep our economy going by lowering rates, real estate transactions are still taking place to support the needs of Canadians. In fact, the pre-construction real estate industry is applying innovative ways to communicate with its customers to keep everyone safe and supported during this time. Owners of new homes and condos can be assured safety measures are in place to protect them, too — check out the Tarion warranty program Trending article in this issue for details and Tarion.com for updates. I wish our readers and clients well. Please stay safe and stay home. Susan

NEW HOME BUILDING AND RENOVATION INDUSTRY ACTS

TO PROTECT WORKERS, CUSTOMERS

DAVE WILKES

In times like these, people’s health and well-being are of the utmost importance. This extends to 12  New Home + Condo Guide  |   April 2020

workers in Ontario’s new home building and renovation industry and to our industry’s customers. I know that for many residents of the GTA this is a period of heightened anxiety and concern, so I want to take the opportunity to let readers know how our industry is striving to be part of the solution.

I have been in regular contact with our members to understand what actions they are taking and to co-ordinate responses with provincial and municipal authorities. Without fail, BILD members are taking action to help meet community needs and respond to the health crisis, guided by the best information

supply chains, movement of goods and productivity are all affected. Our industry is working diligently to ensure that we continue to fulfil our responsibilities to our customers, but we recognize that eventually the effects of the current situation will extend to the delivery of new homes and completion of renovations, as well as any warranty work that might be required under builder warranties and Ontario’s New Home Warranties program. In this regard, Tarion, Ontario’s current body for consumer protection and administration of the Ontario New Home Warranties Plan Act and regulations, has recently issued an advisory for home builders and new home buyers on what to expect during the COVID-19 situation. This material can be accessed at www. tarion.com. It provides good guidance but should not replace direct dialogue with your builder. The GTA’s new home building industry, professional renovators and land developers are doing their best to continue to meet the housing needs of residents, while at the same time doing their part to reduce the spread of COVID-19. At times like these, we must all pull together by working collaboratively and taking care of each other. That is our industry’s commitment to our colleagues, our customers and each other.

Companies are enabling social distancing through remote work where possible. Many are opening sales centres by

appointment only or closing them entirely for now. They are taking steps to ensure increased hygiene, sanitation and cleaning for locations that remain operational. We all know that the current situation is not normal and that as we all work to address and overcome this global pandemic, there will be impacts. Global

BEING PREPARED: WILLS AND POWERS OF ATTORNEY

JAYSON SCHWARZ LLM

The COVID-19 virus has changed the world. We live in uncertain times now. On the one hand we need to self-isolate and separate ourselves from each other. On the other hand we must not forget we are in this together and need to reach out and help each other. 14  New Home + Condo Guide  |   April 2020

Over the last little while many of our clients have spoken to us about ensuring that all personal matters are resolved in order to have peace of mind, particularly in the event that something should happen that was unexpected. At this time it is essential that you evaluate your situation in light of current circumstances. There are a number of issues that you should consider in order to ensure that your house is in order.

DO YOU HAVE A WILL?

If you do, is it up to date and does it represent your current situation or state of affairs? It is very important especially if you have very young children to have your wills completed — not so much the money part, but the part about instructions around resolution regarding custody if something happens to both parents. to be cremated, buried or quick frozen. You may not be aware of it, but in Ontario you have the opportunity, should you have investments in private corporations or significant personal property, i.e. boats, trains, planes, jewelery, art, etc., to have two wills. The primary will undergoes the usual probate or administrative process

and would be subject to the fees charged by the province but the secondary or non-administered personal property will is exempt from that process. Maybe you own real estate and it should be transferred to a holding company and a family trust set up as a planning concept. Perhaps you need to structure your business to take into account succession and tax planning. Often an entrepreneur starts a business, owns all the shares in his corporation and it is extremely successful. Time passes, the value increases, the owner wishes to bring his or her children into the business but there are tax impediments to doing so. Now is the time, while we are preparing our personal matters, to review everything and plan for the future. There are tax planning techniques …continued on page 18

fully approved by the government that will solve these issues. WHAT ABOUT POWERS OF ATTORNEY?

A power of attorney is used when you are physically or mentally incapacitated and there are two kinds. The first is for your body, i.e. what care will you, or will you not, receive? Your representative appointed pursuant to a power of attorney for your health matters will determine that together with your physicians. This is particularly important for older people with respect to their mental health. The other is for the management of your financial affairs. make deposits etc.? The most important thing to do is to achieve peace of mind. In these times of turmoil and uncertainty, now is the time to prepare a will and powers of attorney. Speak to a lawyer and an accountant with tax experience and plan for the future. Let us all look forward to getting past the current troubles and continuing our lives with certainty. On behalf of all of us here at Schwarz Law LLP we wish you and your families health and safety. Move forward with a positive view but as I used to tell my son when he played hockey and went into the corners, keep your head up and

TARION REPORT

TARION ADVISES HOMEOWNERS AND BUILDERS ON COVID-19 PANDEMIC by SUSAN LEGGE

The Ontario government, through the Ministry of Consumer Services, continues to empowered Tarion to administer and enforce the Ontario New Home Warranties Plan Act and Regulations. As health authorities are encouraging individuals and businesses to take measures to reduce interactions to help slow the spread of the coronavirus/COVID-19, on March 13 Tarion put out an advisory informing the public of revisions to the act for the period of March 13-April 13. The following revisions make the health and safety of everyone, including tradespeople, homeowners, builders and others a top priority during the coronavirus/COVID-19 crisis: ACCESS TO HOMES

• Reluctance to open your home for trades and builders will not be viewed by Tarion as denied access during this period. When it comes to after-sales service in a home, we do not expect any homeowner to open their homes to trades or suppliers against their wishes. Similarly, builders and their trades and suppliers who do not wish to enter a home are not expected to do so. BUILDER REPAIR PERIODS

• Given the present extraordinary circumstances, all repair timelines will be suspended until April 13, 2020. For example, if today, March 13, is day 65 of a repair period, then day 66 would be on April 14. • We are monitoring the current situation and will review this timeline and advise of any extensions to the suspension prior to April 13, 2020. • This does not apply to emergencies or health and safety issues. CONCILIATIONS

• Conciliations, inspections, common element meetings and other possible in-person interactions booked over the next month will be postponed and 20  New Home + Condo Guide  |   April 2020

rescheduled to the earliest available date (after April 13, 2020). This will be continually re-evaluated, and further advisories will be forthcoming. EMERGENCIES AND HEALTH AND SAFETY ISSUES

• Homeowners can still contact their builder and Tarion regarding any concerns with health and safety issues or other emergency concerns. Builders are advised to continue to follow the emergency processes outlined in Builder Bulletin 42 and Builder Bulletin 49. CONSTRUCTION SCHEDULES AND DELAYED CLOSING

• There will be further information coming regarding possible impacts on construction schedules for new homes. The Tarion site said it will continually be reevaluating the situation, and further advisories will be forthcoming. If you have any concerns or questions, contact Tarion’s Customer Service team at 1-877-982-7466 or email covid19@tarion.com

IN FIRST BLOOM EXISTING PROJECTS FLOURISHING, NEW PROJECTS ON THE HORIZON FOR REMINGTON HOMES With interest in the real estate market on the rise, Remington Homes tested the waters with a prespring launch of its first new project in recent years, Thornhill Trails – an exclusive enclave of luxuriously appointed freehold townhomes near Dufferin Street and Rutherford Road in Vaughan. 22  New Home + Condo Guide  |   April 2020

The response was positive as the first release of blocks quickly sold out. Priced from the low $1 millions with roughly 2,000 square feet of living space, double-car garages and large terraces on two levels, the project hit the mark with those looking to downsize or seeking to enter the market in the much sought-after neighbourhood. Featuring a mix of established retail, parks and trails, an abundance of golf courses and some of the best schools in the area, not to mention easy access to highways and the Rutherford GO Station, Thornhill Trails’ amenities abound. “The key to Remington Homes’

success has always been in thoughtful planning,” says Christina Butterfield, Director of Marketing and Communications for The Remington Group. “From product designs unique to each market,

homes that open onto a manicured park, are set to come to market later this spring. The year 2019 marked Remington Homes’ 30th anniversary, but celebrations were tempered as the real estate market struggled to find its footing amid changing regulations and mortgage rules. Despite the situation, The Preserve in Oakville remained a bright spot, with smaller product like townhomes and smaller singlefamily homes finding a market. “We were fortunate that interest remained strong in North Oakville and that we had available product to meet the shifting demand,” says Butterfield. The Preserve, in its fourth phase in popular North Oakville near Dundas Street West and Sixth Line, features a mix of townhomes and singles on 34-, 38-, 45- and 50-foot lots, all nestled amid lush woodlands. Like Thornhill Trails, The Preserve 24  New Home + Condo Guide  |   April 2020

features easy access to highways and convenient retail, in addition to an extensive trail system and integrated greenspace. In response to demand, larger lots were released for sale last month, including a private court of 50-foot lots which back onto green space. With low inventory across the GTA and no shortage of demand, The Preserve in Oakville and Remington’s Hello Georgetown development in nearby Halton Hills experienced a surge in sales activity. Like The Preserve, Hello Georgetown offers a variety of product, including towns, semis and singles on 30-, 36- and 40-foot lots. The family-friendly community, conveniently located near Highways 401 and 407 just north of Mississauga, has come into its own, with charming homes on winding streets near an established town centre, close to major employers and nicely buffered by an expanse

of working farms. The market resurgence seemed to bode well for planned releases of two new Remington projects in the fall of 2020, Victory Green in Markham and The Bright Side at Mayfield Village in Brampton. Although, as the industry has come to expect, things can change. “Naturally, we are watchful in light of the Covid-19 pandemic,” says Butterfield. “As with other homebuilders, we took necessary precautions to protect our family of employees and the public at large by closing our offices to the public.” Remington Homes will continue to plan for a fall 2020 launch for both of these projects. The Bright Side features a mix of family-friendly townhomes and singles that will integrate nicely into this newly established residential neighbourhood. In Markham, interest is strong for Victory Green, a joint project

TRIDEL UNVEILS TEN YORK’S INNOVATION SUITE, AN ULTRA-TECH SAVVY SIGNATURE RESIDENCE REPRESENTING THE FUTURE OF CONDOMINIUM LIVING Leading Canadian condominium developer Tridel is pleased to share detailed plans and full features for its Innovation Suite, one of the Signature residences located at Ten York, within Toronto’s downtown core. Expanding on Tridel’s robust smart home 28  New Home + Condo Guide  |   April 2020

integration features within Ten York, the Innovation Suite merges technology and design seamlessly, providing incredible connectivity, comfort, and convenience for residents, creating an unparalleled experience in luxury condominium living. “The Innovation Suite at

Ten York represents the incredible possibilities that occur when design and technology meet,” said Stella Salvador, Principal Interior Designer, Tridel. “When we conceptualized this project, our vision was to create a luxury home experience unlike any other.

We are thrilled to share more of the incredible features in this innovative project today, which will set a new design standard for condominium living in Toronto.” The pathway to the Innovation Suite began when Tridel started exploring smart home technology, despite the lack of existing research or infrastructure within the space. It sought to garner a deep-rooted understanding of how smart home technologies could meet to exceed the needs of future residents. To develop the concept, Tridel opted to work within a vertical, multiresidential living space, selecting the Innovation Suite as the “crown jewel” of the existing Tridel Connect smart home system by adding unbelievable features and amenities without compromising the elegance of the interior feel and finishes.

Immediately upon entering the suite, residents will be able to activate key features through voice control, like the centralized lighting, audio visuals and motorized blinds. The suite’s system control panel can be controlled by voice, phone, or touch, and can be programmed with different scenes to customize the suite experience at key times throughout the day – opening/ closing blinds or turning lights on/off at sunrise or sunset for instance. Leading into the central living area, the first of four wireless charging pads throughout the suite make access to device power consistent and easily accessible. An ultra short-throw laser projector offers HD viewing and entertainment opportunities, while maximizing space and aesthetics by sitting in the millwork below the screen rather than hanging

from the ceiling. All features of the Innovation Suite are seamlessly tied into the overall concept and design of the space and most are synchronized with the assistance of smart home assistants like Amazon’s Alexa. Within the kitchen, cooking and meal preparation is made easy thanks to smart home appliances, controlled through the associated mobile app. Even the wall ovens can be monitored by smart technology, so waiting for the oven to preheat or spoiling recipes is a thing of the past. Plumbing fixtures like the kitchen faucet can also be controlled to helpfully complete tasks at request, like pouring a specific amount of water for a recipe, making everyday living easier than ever before. The powder room features a smart toilet with built-in speakers to play music, a heated seat and foot warmer, and more. The intelligence and excellence of the smart home features within the Innovation Suite are at their peak in the master bedroom. In this personal reprieve, a glass

partition goes from opaque to transparent with the touch of a button, offering opportunities to enjoy natural light or disconnect in privacy. An entertainment wall provides another smart TV system along with an electric fireplace, which uses mist and

special lighting to create realistic looking flames. The ensuite bathroom creates an indulgent setting, ideal for relaxation and personal time with heated floors, a smart mirror that can be voice controlled and change lighting so one’s appearance can be checked

thoroughly, a smart shower with voice-controllable water temperature and flow rate, and an AV-connected vibracoustic bath which can use sound to vibrate the water in the tub for a luxurious-inbath massage. “As our lives get busier and

more hectic, we’re all looking for ways to simplify the everyday and find more time to pursue leisure or spend time with loved ones,” said Adrian Wang, Director of Innovation and Sustainability, Tridel. “With the Innovation Suite, we saw an opportunity to

seamlessly integrate technology without compromising design. We’re using smart technologies to find modern conveniences and enjoy new luxuries, while also introducing new opportunities to build community and connection with the rest of the building’s residents and amenities.” While integrating technology into the function of everyday living was a priority, the appearance of the suite still remained at the forefront, ensuring the Innovation Suite is both functional and beautiful. The bold, elegant interiors are modern, minimal, and refined, with the goal of inspiring wellness while being visually appealing. The warm wooden herringbone floors throughout the suite create a warm feeling of home and are coated in titanium oxide that is activated by light and motion, filtering and cleaning the air in the suite regularly. Large windows help bring in abundant natural light and evoke a feeling of connection to the world and outdoors, and the balcony features stunning views of Toronto’s beloved Centre Island. nexthome.ca  31

SPRING INTO ACTION ON A NEW CONDO

BARBARA LAWLOR

Ah spring, the time when greenery replaces dingy snow banks, temperatures graduate to sweater weather, and new condominium developers in the Greater Toronto Area launch sales at an increasing number of residences! Remember 32  New Home + Condo Guide  |   April 2020

that spring is also one of the most popular times of the year for people to shop for real estate. That means if you have a notion to buy a new condo as an investor or to live in yourself, time is of the essence to get the best selection and prices. The earlier you buy in the marketing cycle, the more you benefit from choice, price and better weather. Of course, with so much information available online these

days, weather has less effect on physical trips to presentation centres than it used to. Still, a personal visit to sales offices goes a long way in helping people make their purchase decisions. Touring a sales office and/or model suite(s) offers a firsthand feel for each developer’s quality and design. Model suites, in particular, help potential buyers envision their lives in the condo. I cannot stress enough how important it is to ASK questions. A new condo is a major life purchase, and you need to understand exactly what you are buying. Yes, much of it is explained online, but you have to find out about condominium documents, maintenance fees and the like so you can take ownership and not have any unwanted surprises. All questions are valid, and if you have any queries about anything, believe me, you are not the first. Spring condo shopping also reminds me of the freshness you experience when you walk into your brand new suite. You are the first to live in the surroundings, use the appliances, etc. You are also among the first to use the spectacular amenities featured in all new residences today. These include wonderful outdoor spaces such as courtyards, terraces and

rooftop gardens. And if your suite includes a balcony, you have all the more opportunity to step outside and enjoy. Yet another bonus of buying a new condo is enjoying the peace-of-mind knowing that your building is constructed with the latest and greatest required by Ontario Building Code. Today’s residences are more solid, beautiful and sustainable than ever before. Designs are innovative, combining striking architecture with suite layouts that maximize square footage. From compact studios to sprawling three+ bedroom plans, there is something in the way of a condo for everyone in Toronto and the GTA. Right now, demand exceeds supply and prices are on the rise. Mortgage

interest rates are still historically low, so that is a major impetus to buy now rather than later. Thinking of a new real estate purchase? Think spring. Think fresh. And by all means, think condo! ADVICE | LEGALLY SPEAKING

COVID-19 WHAT AGENTS, BUYERS AND SELLERS NEED TO KNOW

JAYSON SCHWARZ LLM

34  New Home + Condo Guide  |   April 2020

The current crisis is affecting everyone and changing the way homes are bought and sold. We are experiencing delays that were unexpected. We are seeing financing delayed, lawyers away, clerks away and clients in isolation. What are some things to know? We are recommending that all agents include something like the following in all agreements of purchase and sale: *The Buyer shall pay the balance of the purchase price, subject to the usual adjustments by wire transfer.

The parties acknowledge and agree that all closing documentation can be signed electronically and forwarded by email or fax in accordance with the Electronic Commerce Act, 2000, S.O.2000,c.17 The parties agree that the keys to the property shall be left in a lock box at the property and the code to the same is to be provided to the buyer’s lawyer in escrow pending closing of this transaction. The parties agree and acknowledge that in the event

either the BUYER, BUYER’s lender, SELLER, any of their respective attorneys and their service providers becomes the subject of a voluntary or mandatory COVID-19 virus quarantine or closure prior to or at the time for performance hereunder that results in the parties inability to perform on the closing date stated herein, the closing shall be automatically extended at the request of either party for a period of up to ten (10) business days after such quarantine or closure order is lifted, up to a maximum

delay of forty five (45) days unless the parties otherwise mutually agreed to extend the performance date farther. The parties herein acknowledge and agree that they are required to close this transaction notwithstanding any impacts of COVID-19, save and except the closing of the Land Registry Office(s) and all financial institutions. That’s it — that’s the clause. Share it with your real estate lawyer. We deal a lot with Chicago Title, as our clients’ title insurer. They have just sent out a notice that for the duration of the emergency we can and may accept signatures remotely effected as valid signatures with the originals to be obtained later. This will enormously help us close your deals. Our lawyers are working remotely and attending at the office only when necessary. Our clerks are also working remotely, but we are functioning like a fine-tuned automobile, firing on all cylinders. We are conducting introductory meetings by Skype

or Zoom. We are closing deals the same way. Banking can be worked out. So what does it all mean? If we all work together and take advantage of current technology with the support of the Law Society, title insurers, real estate agents and all those peripheral people that help us to close deals we will continue to prevail and you can still close your dream house and move in and live happy ever after. *Special thanks to Jonathan Schwarz of Revolution Realty at www.revolutionrealty.com for providing the clause for this article. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. So help me!!! Mail, deliver or fax letters to the magazine or to us, use the web site (www.schwarzlaw.ca), email (info@schwarzlaw.ca) and give us your questions, concerns, critiques and quandaries. I will try to deal with them in print or electronic form. nexthome.ca  35

STONEY CREEK PROJECT UPDATE BRANTHAVEN AND MARZ HOMES KICK START CONSTRUCTION AT CASA DI TORRE CONDOS On Friday March 6, teams for Branthaven and Marz Homes braved the snowstorm and gathered together to celebrate the ground-breaking event for Casa Di Torre, their joint venture condominium residence in Stoney Creek. Steve Stipsits, President of Branthaven welcomed all and thanked the in-house sales team for their very successful sale of almost 100 units prior to construction. The team took their shovels and had a ceremonial dig in front of the heavy equipment that will break ground on what will become the underground parking garage level. “We are very excited to be able to bring this type of luxury condo to the community of Stoney Creek. Casa Di Torre is an ideal example of the type of smart growth and quality housing choice that new homebuyers are looking for. As young professionals get forced out of the high priced GTA condo market and area baby boomers continue to downsize, boutique buildings like Casa Di Torre are not just smart growth communities for cities, but a smart investment in the lives of its citizens,” Stipsits said. Dan Gabriele of Marz Homes pointed out, “that Casa Di Torre is also perfectly located right on Hwy. 8, next door to established amenities, transit and shopping. 40  New Home + Condo Guide  |   April 2020

It’s got a great walkable score and has attracted buyers who want to live, shop and stay in the neighbourhood. We also have a social lounge that is an ideal co-working space, so there’s no need to commute. We think it’s a really nice addition to the Stoney Creek neighbourhood and a great lifestyle offering.” Excavation is about to start and in the coming months the Casa Di Torre site will be ready for the pouring of the underground parking and concrete foundation. “We have moved our Casa Di

Torre presentation centre right next door in the neighbourhood plaza,” said Tina Amato, Sales Manager for Branthaven. “There are choice suites still available. We have spacious two bedroom and even penthouse plans and there are luxury lifestyle amenities like a rooftop terrace and garden plots, social lounge, entertainment kitchen and fitness room to name just a few of the building highlights.” For more information visit casaditorrecondos.com or drop by the presentation centre today.

Crate & Barrel has teamed up with designer and HGTV star Leanne Ford for a furniture and decor collection that oozes effortless, cool style – we can’t get enough.

When it came to the inspiration for her first ever design collaboration, Leanne set out to create pieces she always wanted but struggled to find in stores around her. So, with the help of Crate & Barrel’s trusted brand, she produced a curated collection of furniture and decor she considers to be farmhouse ease with a modern twist. “Working together to create this collection – a fresh, modern take on classic materials and shapes – has been a shared labour of love,” says Leanne. “I played with neutral-toned woods and caning, mixing my love of arches and mid-century Italian silhouettes with inspiration from nature and a bit of wabi-sabi,” she continues. The 111-piece collection is available online and in stores now and is sure to be a big hit. “I love knowing these pieces will be around for years to come,” says Leanne. 44  New Home + Condo Guide  |   April 2020

Freshwater prefab Muskoka cottage.

TREND: Home and wellness CONCEPT: It’s about rethinking the future of your home, where wellness is the main focus of your living spaces. From the use of natural light and natural materials to green areas within, the future of home is about creating spaces where you can thrive.

TREND: Sophisticated yet playful lighting

Yellow Goat Design custom fixture. 46  New Home + Condo Guide  |   April 2020

CONCEPT: One of the main trends in lighting design is to work with essential forms, to create lamps that can easily adapt to any space, lasting over the changes of different styles and trends. Shapes are inspired by geometry, especially by the circle, which was one of the key shapes of last year.

TREND: Modern and natural kitchens CONCEPT: The new kitchen is still modern, but looking at natural materials and finishes to bring some organic and warm touches into your space.Â

Blanco Quatrus R15 U super single, stainless-steel sink.

Frovi relic table with benches.

TREND: Rise of res-imercial

Frovi relic cloud multi-purpose table.

CONCEPT: Commercial applications are influencing residential design and vice versa. Commercial furniture is taking on the softness of residential furniture as people desire to work in comfort.

TREND: Work-life balance CONCEPT: Wellness continues to dominate the trends both at home and in commercial and workspace applications. Incorporating comfortable furniture, indoor greenery and open spaces ensure that needs (multi-generational, abilities) of coworkers are met. Want more design inspiration? Bright and beautiful tips for decorating with white I just love the look of white-on-white, and I’m not alone. The bright, refreshing appeal of a white-based colour palette has been a long-standing trend, and it’s little wonder why. From living rooms to kitchens and bathrooms, across a vast range of styles, it will always be a popular choice. Now, there’s a right way and a wrong way to work with white. Here’s why I love the white choice, and how I use it when designing a space.

1. Timeless beauty

2. Wide appeal

Some trends come and go – and trust me, when they go, it’s painfully obvious. (Remember your grandma’s avocadocoloured appliances and shag carpet?) Some finishes will instantly date your home. White, on the other hand, has no expiry date. Because white is the ultimate neutral, it’s easy to update any space with new accessories in trendy colours, patterns and metallic finishes. This is a quick and inexpensive fix when your home feels like it’s suffering from a “style slump.” The timeless appeal of white is perfect for items that are expensive or difficult to change, such as tiles, walls and big-ticket furniture items.

It’s hard to offend with white. Other colours, such as yellow, red or virtually any hue, have the potential to be an affront to some. And the bolder you go, the greater the risk. Don’t get me wrong – I love designing with colour. But for someone who may be hesitant to commit to a vibrant hue, or when there are vastly opposing opinions in the home, white is typically an easy win that still makes a big impact.

Designer Tip Don’t feel like you have to shy away from white upholstery. Of course, if you have young children or pets in the home, a white sofa might not be the most practical choice. With that said, fabrics come in a range of washable and fibre-guard practical options that will stand the test of time – and sticky fingers.

3. Selecting the right white Before you choose “white” and move on to your next design decision, know that white comes in hundreds of different colours. What the what? That’s right – every colour in the rainbow comes in its own version of white. Yellow, blue, pink and green tints make every white appear different. Pure White, China White, Antique White, Bone White... when compared side by side, it’s easy to see how different they can be. Layering different tones of whites within a space can be a great strategy to warm up your palette and bring depth to the overall design. Just be sure your whites complement one another. Remember to pay attention to the kind of natural lighting in the space as this will also change the overall perceived brightness of the white. As a designer, white is one of my all-time favourite colour choices – despite the fact that it’s technically not a colour at all! White has been trending for some time, and it’s not going anywhere anytime soon. Contrary to popular belief, white can be an exciting choice for your interiors, when it’s done right.

ennifer Lawrence, the Academy Award-winning star of Silver Linings Playbook, The Hunger Games, and American Hustle put her stunning New York penthouse in The Laurel up for sale last July and, with a downturn in the Manhattan luxury-condo market, has lowered the original price of $15.45 million to $14.25 million (all U.S. dollars) — now down to $12 million. Purchased in 2016 for $15.6 million, taking a loss on the property might not faze one of the highest-paid actresses in Hollywood. Though Lawrence got her big break in New York, she now spends her time in Los Angeles close to the studios. …continued on page 52

Lawrence lived the fairy tale that so many people fantasize about. As a teenager who was born and raised in Kentucky and acting in plays put on by her church group. It was a matter of being in the right place at the right time when on a 2006 vacation trip to New York with her parents at age 14, she was discovered by a talent scout who arranged an audition. The audition went so well, they convinced her

parents to let her audition in Los Angeles and her star was on the fast track leading quickly to television and film roles. Fast forward to today at age 29, she has won an Academy Award for Best Actress in Silver Linings Playbook and three Golden Globes, a BAFTA award, seven MTV Movie Awards and six People’s Choice Awards. Her unassuming, down-to-earth personality and ability to keep life’s priorities straight in the face of fame, fortune

and continuous media attention has made her America’s girl next door — and it doesn’t hurt that her acting roles have been some of the best in Hollywood. By 2016, Lawrence could afford any living accommodations that suited her fancy and she picked a glamorous duplex penthouse on New York’s Upper East Side at the top of The Laurel, a 30-storey condominium. for, its 3,000-sq.-ft., two-floor outdoor terraces encompass all one could ask for gracious entertaining including an outdoor kitchen, fireplace with pergola, built-in ping-pong table and amazing views of the city and Hudson River. The 4,073-sq.-ft. apartment has three bedrooms, five baths and is filled with light through walls of glass. The formal living and dining room is surrounded by stunning city views and the eat-in chef’s kitchen has everything for the serious cook. The master suite is unusually large and the game room opens to yet another spectacular view. The building’s amenities include a concierge, full-time doorman, gym, pool, sauna, screening room and private storage. Listed in July 2019 for $15.45 million, the penthouse has gone through two price cuts. Now priced at $12 million, the listing agent is Pamela D’Arc of Compass, New York City. Homes are a sacred space for me. It’s somewhere where we create memories and it’s a place we share with the people that we love the most. If a home is filled with art, it helps inspire feelings of creativity and joy and love in this sacred space, and that’s something I really try to provide for my audience.
