EDITOR’S NOTE

THE NEW YEAR BRINGS ORGANIZATION, CLEANLINESS AND CHANGE If you’ve been reading my previous Editor’s Notes, you may have figured out that I don’t just like the holidays – I love them. I pine for its festive arrival as soon as the candle is blown out in my pumpkin on Halloween night, the distinct smell of burned wick filling my nose, setting off the sound of jingle bells and tinsel-filled glee in my brain.

I get caught up in the decorating, the tunes, the sugary, overpriced drinks with names like Peppermint Mocha, and Creme Brûlée.

But just as quickly as the holidays come, I am itching for them to end. I want the real estate (see what I did there?) that our tree is occupying. I want my socks glitter-free and my mantel barren of stockings, because at the stroke of midnight, as the year ends and a new one begins, I crave organization, cleanliness and change.

We have lived in our new construction home for a little over a year now, and while our ability to stay organized started off strong within those first couple of months of 2019, things got a little untidy as the year waned on: to the point that we’ve misplaced hand towels, and purchased duplicates of nonperishable food items.

Our house is usually tidy, but it’s what lurks behind the closet and cabinet doors that troubles me the most. Part of my resolution for the year as a homeowner is to regain control of our home’s space and the items in it.

While it’s true that the new year doesn’t necessarily mark anyone’s starting point (seeing as you can start anytime, really), it does create a sense of change in the atmosphere that leaves us believing that anything is possible – including an organized home.

Here’s wishing you a successful and organized home this decade.

Craftsman homes often have low-pitched roofs with wide eave overhangs, exposed rafters, decorative beams or braces under gables, and porches.

Natural materials such as stone or wood are used in combination with siding, Hardie board or shake.

Interiors feature a large amount of woodwork, such as built-in shelving and seating.

Modern or mid-century modern homes evolved at the end of World War II as a contrast to classic architectural styles.

The style incorporates new trends for letting in light, with simplicity and elegance. Modern homes are known for having big windows, lots of open space in the interior, and the use of glass, steel and concrete.

Prairie-style is credited

The Traditional home style is based on flexibility, taking the best elements of other home styles to create a comfortable, livable home, usually featuring a covered front porch, a front-facing gable, and a rectangular ground floor with a large attic space overhead. The exterior is simple and straightforward, but the interior can consist of a variety of different floorplans.

Fish Creek Park is a provincial park located in the southern part of Calgary. It is also one of the largest urban parks in North America, stretching 19 km (12 mi) from east to west.

Getting Around With transit ridership in decline across North America, some municipalities have begun to innovate by introducing transit on-demand projects which operate similar to a ride-share service. You just might not be the only passenger.

The Town of Cochrane’s COLT: Cochrane On-Demand Local Transit lets riders request a bus at a specific stop by phone, on the website or by using the app. COLT launched with four buses and plans to double that by next year.

Rides are free for the first three months of COLT and will cost $2.50 beginning in the new year.

Transit on-demand is also used to supplement the transit service in large cities. Calgary launched a pilot project in the summer in the communities of Carrington and Livingston. It’s a cost-effective way of connecting people in these newer parts of the city to transit hubs and amenities.

Anthem United is invested in Okotoks. The developer is finishing off Drake Landing – on the east side of Okotoks – and is a couple years into the new community of D’ARCY on the northwestern edge. They also have brought on Wedderburn, just across Northridge Drive from D’ARCY, with three showhomes open from Prominent Homes, Sterling Homes and Trico Homes.

Like D’ARCY, Wedderburn is named for the prominent local family who used to farm the land.

Only 30 minutes to downtown Calgary, the 160-acre community is currently offering front drive homes on large 40 to 48-ft. wide lots. The three builders are offering many options to home buyers including two-storey and bungalow homes. At build out, the community will be home to 3,200 residents. Wedderburn will feature multiple playgrounds and a large commercial complex along Northridge Drive. Residents can also enjoy the brand new Meadow Ridge K-9 School on the neighbouring land. Architectural designs feature a mix of bungalow and two-storey homes in Craftsman, Modern Farmhouse, Tudor and French Country styles, starting from the $470,000s.

FISH CREEK EXCHANGE & PARK SOUTH Having two condominium projects that puts nature at your doorstep, but also provides buyers with selection of sizes, styles and various possession times to suit their differing needs, is spelling success for Graywood Developments.

The Toronto-based company’s first launch in Calgary began with apartment-style condos and townhomes at Fish Creek Exchange, quickly followed by the launch of Park South – featuring a collection of condos and townhomes slated to start construction this summer – both projects are located on the east end of Shawnee Park in southwest Calgary.

“Fish Creek Exchange has been so well received, our first building only has a handful of move-in ready suites remaining,” says Patrick Briscoe, Graywood’s vice-president of development. “We’re over 75 per cent sold out of our second building, and in May we will be starting possessions. ADVICE | CONTEMPLATING CONDOMINIUMS

RULES AUGMENT

CONDO BYLAWS LINDA PALFI The minutiae of good governance in a condominium can sometimes be found in policies or “house rules” that stand alongside the condo corporation’s bylaws. While Alberta’s Condominium Property Act gives condo boards the general authority to make such rules, most condo bylaws also have a more specific clause that allows the board to make rules for day-to-day living within the development.

In a high-rise apartment condominium, for example, there is usually no bylaw that says not to use the garbage chute at 4 a.m.

Yet for those who are not guided by common sense, a house rule may well prohibit the chute’s use overnight. Next door, in a building or a townhouse development where dogs are permitted, there may be board-created rules requiring the use of leashes and immediate removal of droppings.

Again, a reference to the bylaws alone won’t tell you everything.

Speaking of dogs, here’s a cautionary tale. Condo buyers who have a dog sometimes glance at bylaws and see that the board has the authority to allow pets, so they lay down their money and bring Fido to the door. Oops; it’s a surprise on possession day to learn that dogs are not being authorized by the condo board. In fact, some apartment-style condo buildings see a resolution passed at each annual general meeting prohibiting the board from authorizing any 14 New Home + Condo Guide | Jan. 10–Feb. 7, 2020

dogs for the ensuing year. The Act is very clear that condominium boards are bound by direction given at annual general meetings.

In high-rise condo buildings that allow small dogs, it’s also common for a rule to require that these pets be carried in hallways and lobbies.

For those who think such a rule is silly and overly restrictive, I have a story to tell. I once personally saw an owner step off an elevator, while leashed “Fluffy” lingered in the elevator cab. Meeting a neighbour in the hall, madam did not notice the elevator door close on poor leashed Fluffy, who was immediately whisked off to another floor. The story had a happy ending, but just barely.

At Christmas time, the house rules might well be checked for limitations on displays. While some people love a balcony draped with strings of blinking lights, their neighbours across the way might feel it looks more like the flashing neon sign for a cheap motel. And while some enjoy Christmas so much they’ll keep decorations up from October through March, most of us think that it’s reasonable to restrict seasonal balcony displays to December and January. Check the bylaws first, ask for house rules

or policies, and ask the property manager about further restrictions.

Staying with the holiday season for a moment, it’s common in apartment-style condo buildings to see a rule prohibiting real Christmas trees. It’s not that the Grinch chairs the condo board, but that owners are shy of the fire hazard, of the mess in hallways of dried needles fallen from dragged-way trees, and of garbage bins overflowing with the enormous remnants of an otherwise happy season.

Condo bylaws, along with policies or house rules, are there to make our condo lifestyle safe, quiet and enjoyable. Try to adhere to your corporation’s in-house rules, or become a member of your board so you can ensure those rules are reasonable and serve your little condo community.

While all the soups I’ve had here are exceptionally good, the Tonkotsu Shoyu was one of my favourites with its sweet, rich broth and perfectly cooked, juicy chasu.

For about seven bucks I got a bowl of tortilla soup with a sweet but spicy tomato broth topped with avocado, goat cheese and nachos which added a crispy texture.

ADAPT OR GET LEFT BEHIND SAYS VETERAN OF CALGARY CONDO WARS

If it seems like Calvin Buss has been around Calgary’s condominium scene forever, it’s because he has.

Buss, president of Buss Marketing, has been lending his unique brand of marketing advice to local condo developers for more than a quarter century – assisting with everything from selecting a location; to advising

on floorplans and amenities; to marketing and sales.

“I started in real estate in Calgary in 1980,” says Buss, “just about the time condos came into the real estate market place in Alberta. For the first 20 years of its existence, there was no other company in Calgary that specialized in condominium project marketing and sales. Our first development was Prince’s Island Estates in Eau Claire.

Buss’ second development was Chateau La Caille, also in Eau Claire, where, he says, he learned an important lesson that still holds

true today. The more closely a development offers the buyer not only what they were looking for today, but also anticipating what they would want in the near future, the easier it sold.

The company has worked with developers on so many projects over the years that Buss has literally lost count. “A lot,” he says. “We were involved in 60 per cent of the sales in the Eau Claire area. Prince’s Island Estates, The Princeton, Chateau La Caille, 205 Riverfront, La Caille Park Place, East Village, River Grande Estates in Erlton and many, many more.”

The crowning achievement, he says, was in 2010 when, with 2,500 built and unsold condos in Calgary, they helped design, market and sell 400 condos in five days at University City – “the fastest selling condo development in North America in 2010”.

The company currently represents several local developers and projects, including: Castera Properties and Groupe Denux, Mantra in Marda Loop, Mission 19, Matrix in Mission, BRC Developments, Avli in Inglewood, Alture and Skylar in Chestermere.

Right now, says Buss, the local market for new condos is quite slow – more due to consumer apathy than an oversaturated market. He feels this is part of what he calls the ‘hive effect’ in that buyers are more interconnected than ever on social media and there’s no real support among that peer group to purchase. Instead, he says, rental tenancies have gone from an average of 18 to 36 months over the last two years.

“As a consequence, many condo buildings that aren’t selling are being converted to rental buildings. Almost all of the new residential buildings under construction are purposebuilt rental buildings.”

That being said, it’s true, says Buss, that inventory levels are

high, sales slow and prices falling, making it a buyers’ market.

However, with the outlook for the Alberta economy being “less than dismal”, it’s unlikely the buyers market scenario will actually be fulfilled in terms of increased condo sales.

“Prices have dropped a couple of percentage points,” he says, “homes over $1 million are slow and even the lower priced homes in the $350,000-$500,000 range have the better activity but really no change form last year – condos are the slowest.”

As for factors that might make a positive impact, Buss rules out both the provincial and federal governments, as well as CMHC’s New Home Buyer Incentive Program.

“The Liberals don’t want to sleep with the Conservatives so that leaves two other bedfellows, both of which are dead set against any pipelines. Our Premier got elected on his platform to drive the economy and now he is focusing on pension plans and provincial policing; neither of which are economy drivers.

“Calgary has some 1.4 million people and is learning to adapt to its internal market and not to rely so much on net immigration figures of 15,000-30,000 per year as it once did. The success of any company is its ability to adapt.”

CLOSE, BUT NOT QUITE

In the end, 2019 will probably be looked back on as a year that wasn’t as good as many had hoped for in the new home building industry, but that also wasn’t as bad as many thought it might be.

Taking a closer look, the biggest shortfall has been in the singlefamily (down 385 homes, an average of 35 fewer per month this year) and apartment-style (down 353 units) categories.

Townhome development (row homes) was actually up, while semi-detached home starts were down just slightly.

Of course, we won’t know for sure until CMHC’s final year-end numbers come in sometime in mid-January. For now, however, based on the first 11 months of the year, it’s looking like 2019 is going to fall just short of 2018’s final tally by a little more than six per cent.

New Year’s Eve has come and gone, along with all the parties and holiday celebrations. Now, as reality settles in, thoughts turn to what we expect in the next 12 months for Greater Vancouver’s housing market.

According to the Royal LePage Market Survey Forecast released in December 2019, on a national level, we will experience higher home prices in 2020, with anticipated increases in condos and detached homes.

Furthermore, the market survey forecast revealed that by the end of 2020, Canadian home prices – resale and new builds – are expected to see healthy appreciation. These anticipated increases will be driven by low single-digit growth in both the condominium and detachedhome segments.

CALGARY

In 2020, the aggregate price of a home in Calgary is forecast to increase 1.5 per cent year-overyear to $477,000. During the same period, the median price of a condominium is expected to increase 0.75 per cent year-overyear to $267,500 and the median price of a two-storey detached home is expected to rise 1.75 per cent year-over-year to $523,100.

“There are signs that the Calgary real estate market has touched its price floor and we are beginning a gradual return to balance,” says Corinne Lyall, broker and owner of Royal LePage Benchmark, in a press release.

“There’s positive news with the Trans Mountain Expansion, increased net migration and new jobs. Calgary’s housing market will see some buoyancy but it’s not

going to be immediate.”

Lyall anticipates that future price and sales increases will only begin to be seen in the second quarter of 2020.

“Lenders have become more stringent, and many first-time homebuyers have to improve their credit score, and wait a couple of years to save for a down payment and establish job stability. Saying that, we should still see more buyers entering the market this next year with continued low interest rates, positive migration, and less choice to rent with tighter vacancy rates,” she says.

put home purchasing on hold beginning in January 2018, due to the introduction of the mortgage stress test, started returning to the market in the second half of 2019, driving competition and demand.

Another significant driver in demand is immigration. According to the Royal LePage Newcomer Survey released in October 2019, newcomers are expected to purchase one in every five homes on the market over the next five years. Newcomers have high consumer confidence in Canadian real estate (86 per cent) and arrive with savings to put towards the purchase of a home (75 per cent).

PEAK MILLENNIALS DRIVE SHIFT IN DEMAND FROM CONDOMINIUMS TO HOUSES

Most of Canada is seeing a shift in demand from condominiums to detached houses as peak Millennials, (between the ages of 26 and 32) seek houses to accommodate growing families. Comparing the national median price of a condominium at the end of 2019 with 2014, the price has increased 48 per cent. Millennials are now looking for more space and a yard.

The resulting demand will put upward price pressure on detached homes. However, condominiums will remain in demand in regions where affordability restricts choice of housing types.

“The oldest peak Millennials are now in their 30s,” says Phil Soper, president and CEO at Royal LePage, in a press release. “This huge wave of Canadian consumers has been transforming Canadian real estate for a decade, putting more focus and upward price pressure on our condominium housing stock. … We predict that the period of disproportionately higher price appreciation in the condo segment is drawing to a close as interest in detached homes is reborn.”
