Big skies and Bigger opportunities at Heartland

by PePPer rodriguez

With its considerable countryside charm, affordability and style, Heartland has quickly become a favourite among new homebuyers in Cochrane. There’s even more to love now as this Apex Development community in Big Sky country starts its latest phase.

This master-planned community on Cochrane’s west side has grown rapidly with new amenities adding to its easy-living nature, and the addition of more home types and a new homebuilder means a greater range of choices for buyers.

“We are building in Phases 7 and 8 right now and getting ready to commence Phase 11 with more front-drive homes backing onto a future school site,” says Michelle Wilken, Marketing Coordinator at Apex Development.

Daytona Homes is the latest to join Heartland’s homebuilder group and they will be offering frontdrive homes with their signature innovation and flair they are known for. They will be opening their showhome early next year.

Wilken says those aren’t the only new developments marking Heartland’s continued growth. “The Protective Services Building is well underway in Heartland and it is expected for completion by spring 2023,” she adds.

beating heart of the community’s social life and a major hub for retail and services. There is a new Cabeza Grande Mexican restaurant here that’s gaining popularity, Mr. Mozzarella pizzeria offers delicious convenience for busy families, and old reliable Tim Horton’s is where community residents can get their morning caffeine fix on the way to work. A day care centre, liquor store and Petro-Canada gas station and convenience store complete the set-up.

Heartland is a 250-acre community that will have approximately 1,500 homes when complete. It stands at about the halfway point of development now.

Currently on offer are laned homes starting from the high $300’s, and front drive garage homes from the mid $400’s. “There is still one unit available from Rohit Communities’ new, unique front/ back style duplexes,” Wilken says.

Excel Homes’ laned homes are from the high $300’s and frontdrive garage homes from the mid $400’s. They range in size from 1,435 to 2,353 square-feet.

Their Burton laned home showhome is a showstopper in Heartland with its stylish, openconcept main floor and wellappointed upper floor. It has threebedrooms and two-and-a-half baths and a convenient upper floor laundry. It also comes loaded with Built Green features including a 96 percent high-efficiency furnace, smart thermostats, and even a solar panel rough-in.

Excel also has the family-friendly Kendrick front-drive showhome. With space for the whole family, the Kendrick has quickly become a favourite among growing families and is designed for growing households. Enter through the large foyer or separate mudroom before settling in to relax or entertain for the evening in its spacious living room.

The open concept main floor allows owners to keep an eye on the great room while preparing dinner at the kitchen island with seating for four. Upstairs, the master retreat has oversized closets and a luxurious ensuite. Keep the kids entertained in the bonus room, flooded with natural light, and tuck them in easy with two additional bedrooms. Plus, with upstairs laundry and linen closet, Sunday chores are a breeze.

Excel Homes is running its One Price Event promotion starting September 11. Go to excelhomes. ca for more info.

Not to be outdone, Pacesetter by Sterling Homes boasts a couple of stunning front-drive garage showhomes in Heartland. There is the 2,197-square-foot Denali 4 with two-and-a-half baths. The 1,849-square-foot Ellis 2 has three bedrooms and two-and-a-half baths with stunning dark cabinetry, island seating for 3, and formal dining will make dinner time your favorite part of the day.

Pacesetter’s homes in Heartland start from the $480’s. They have a limited time promo in September for upgraded ensuite and main bath plus additional $10,000 in free upgrades.

Edmonton-based Rohit Communities has something up its sleeve, as they chose Heartland to launch their first single-family homes in the Calgary area. Details are still being worked out, but they will have three-bed, two-and-ahalf bath laned homes at 1,627 square-feet, as well as three-bed, two-and-a-half bath front-drive garage homes ranging from 1,723 to 1,886 square-feet. Sales are expected to commence in the fall.

It’s no wonder they chose Heartland for this launch, as their front/back style duplex models have sold exceedingly well here, and only one duplex home is left to sell. The home is purposefully designed to have one duplex with a front attached garage and the other has parking accessed from the back lane.

A big edge to their success has been their new Designer Interior Concepts, which give buyers the opportunity to live large in a stylishly designed home at a fraction of the price.

The amazing – and growing - array of homes is just one part of Heartland’s appeal. It also has multiple parks and playgrounds, a pathway system that connect the whole community, as well as three points of access for convenience traveling in and out of the community.

Living in Heartland also offers residents the entire recreational possibilities available in The Town of Cochrane, including the Spray Lake Mill recreation centre, the beautiful river pathway system and off leash dog parks as well as the dynamic downtown commercial district with lots of shopping and restaurants.

Apex is known for their excellence in designing communities that enhance the lives of their residents, where coming home is truly the best part of your day, and that is exactly what you find here in the Heartland.

“We believe homeowners are going to love the lifestyle and mountain views Heartland offers, plus the quick, relaxing drive to Canmore, Banff, and the mountain parks, and downtown Calgary from Highway 1A,” she says. Heartland will continue to grow with a mixture of single-family, duplex and multi-family sites left.

“Heartland offers such a wide selection of product that it’s able to welcome first time buyers, empty nesters, and move-ups,” she adds.
