Are you ready to

BUY A HOME?

re you ready to buy a home? There may be some initial groundwork you’ll want to do before you rush into the market. Take the time before you begin your search to visit the bank for a preapproved mortgage. Not only does it define what you can afford, but it also locks you into today’s low rates for 90 days or more. Having that extra peace of mind is a good thing when you’re searching for the perfect home. If you’re looking at homes that require a possible renovation, take this into account as part of the purchase price as well. Since price is most often the driving factor in your decision, once you have an idea of what your budget will be, see what’s available and compare what you’ll get in the locations that interest you most. If you’re a first-time buyer with a limited amount to spend on a home, consider living a little outside your area of choice. It will mean getting a lot more home for a lot less money until you’ve built up enough equity to make a strategic move to your preferred neighbourhood. Do your homework and don’t fall victim to “over-analysis paralysis.” If you’ve found what you’re looking for, remember the “here today, gone tomorrow” scenario. Chances are if you’ve found the perfect home, others could be seriously considering it too.

Spruce up your digs

BEFORE SELLING

elling your home is more complicated than putting a sign on your front lawn. Even after you handle major renovations, there can still be a lot of maintenance, decorating and clean-up to tackle before selling. We are all so used to looking at our own homes, it is often easy to overlook things that might stand out as unappealing to a potential buyer. Of course, these are the things that can make all of the difference between “for sale” and “sold.” There’s the outdoors to consider. Is your garden in good shape? Does your front door need painting? Is your deck ship-shape? Is there clutter lying about? Does the roof need repairing? And then there is inside: Are the carpets clean? Are any of your floorboards loose? Are your appliances in good order? And what about your basement? Is it damp or musty? Is there any crumbling concrete or rotting wood? For an extensive list of these types of considerations, check out the CMHC homeowner’s inspection checklist at cmhc.ca. This handy list will help you identify, and deal with, all sorts of common house issues. You want your home to be in the best possible shape to pique buyers’ interest. Looking at your home from all angles will help you put your best foot – and your house’s best attributes – forward.

5 tips to make moving cleaner & greener b y Da n H o p k i n s

P

rotecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, greener process.

{01} Plan ahead: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site.

the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand. {04} Care for hazardous material: As you clean out your garage and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city. {05} Reuse: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

{02} Research: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials. {03} Organize: Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up

Bring the indoors outside

to create a family hub

W

hen renovating a home, people often forget one of the most important components: the outdoor space. If done right, your yard can become more than an extension of your home – it can be a private escape. The experts at Home Depot Canada recommend the following tips for creating an outdoor retreat.

Be your own weather specialist

It is important to keep the climate in mind when choosing your outdoor furniture. For example, if you live in a windy area, select heavier furniture as lighter plastic chairs are likely to turn up on your neighbour’s lawn. If you experience heavy, regular

16

WINNIPEG HOME & CONDO G UID E

rainfall, try to stay away from materials like wrought iron that may rust. And to lengthen the life of your outdoor pieces, make sure to store your patio furniture when weather isn’t in your favour. Many outdoor cushions and pillows at Home Depot feature vibrant, fade-resistant colours and are made using high-quality, weatherresistant materials.

Set the mood

Like any room in your house, lighting is key when it comes to the outdoors. Solar powered lights are a great option and help save on energy bills. Installation is easy as there is no wiring or plugs to worry about. With many sizes and styles to choose from, you are sure to find the perfect one to brighten up your outdoor space.

Create a space with a purpose

Do you want to use your space to host parties, relax, or give your children somewhere they can play? How you plan on using the space will determine what type of furniture you need. And with outdoor furniture, you can get creative: chairs can be replaced with recliners, swings, loungers, or even hammocks. Decorative accents are also essential. Throw a few colourful pillows on your outdoor furniture or put an outdoor area rug under your patio set. As long as fashion meets function, anything goes.

With the right tools and tips, setting up a fun and functional outdoor space doesn’t need to be an overwhelming project. More information is available online at homedepot.ca where you can view the patio buying guide and inspiration gallery NC

PAINTING A PIECE IN A BLACK HIGH-GLOSS PAINT FINISH CAN LOOK VERY HIGH-END WITHOUT THE PRICE TAG ASSOCIATED. IT COULD BE A NEW INEXPENSIVE PIECE THAT YOU BOUGHT WITH A FINISH YOU’RE NOT FOND OF, OR IT COULD JUST BE AN OUTDATED PIECE THAT NEEDS REFRESHING.

3. tiReD WicKeR FuRnituRe

Don’t know what to do with your old wicker furniture besides throwing it out? Before kicking it to the curb, why not spray-paint it in a bold colour like Benjamin Moore’s Laguna Blue, 2059-30 or Berry Wine, 200330? it could serve as an exciting accent piece with an element of surprise. 4. instantlY upDate BacKsplash

6. BlacK high-gloss

Bored of your outdated backsplash? Home improvement stores such as The Home Depot sell peel-and-stick backsplash, available in a wide variety of styles and colours to blend into any space. The best part is it’s so easy to do, you won’t need to hire anyone to install it. Simply add it on top of what’s existing if what you have beneath is more or less a flat surface.

Painting a piece in a black high-gloss paint finish can look very high-end without the price tag associated. it could be a new inexpensive piece that you bought with a finish you’re not fond of, or it could just be an outdated piece that needs refreshing.

5. Faux Wainscotting

Add a band of what will imitate the look of wainscotting simply by using paint. My favourite way of doing this is using two similar colours but in different tones, usually the darker, more weighted colour for the bottom and the lighter shade on top. The bottom portion should be about 30 inches from the floor, and you can add moulding to separate the two tones if you’d like.

Soundproofing is the ultimate solution to maximize your basement’s peace, quiet and privacy. Industry experts suggest using Roxul Safe n’ Sound, which effectively absorbs sound and is easy to work with. Out with the old, in with a floor Installing a new floor or updating the existing one can

Accessorize it Throw pillows, rugs,

lighting, and artwork are simple additions that can immediately enhance or change your basement’s look and feel. Pot lights can modernize, while art work and throw pillows can add a splash of colour. Decide on a theme and colour scheme for your room and keep your eye out for staple pieces that will make it feel like an entirely new space. NC

improve the overall comfort level and look of your basement. Many unfinished basements have basic concrete flooring, which is cold year-round. Flooring options are endless – hardwood, laminate, cork and Berber flooring all add warmth to a basement bedroom or TV room, play mats are great for kids’ playrooms and carpets are perfect to make any room feel more comfy and welcoming. Get creative with a fresh coat of paint Transform the dull and boring space into an

inviting entertainment oasis or a colourful playroom with a simple coat of paint. When considering the paint, think about what colour will compliment your existing furniture. To add some drama, consider adding depth and visual interest to your space with a different coloured accent wall.

Get out of odious overdraft By G ai l Va z -Ox lade

T

he families I work with are often in overdraft at some point in their month. Some of them spend virtually the whole month in overdraft. And some have no overdraft protection (or the wrong plan) so they end up paying exorbitant fees. Perhaps you’ve seen me give people the “what for” because they’ve been racking up $300 a month in bank fees. What a waste of money!

Being in overdraft is a strong indication that you’re not: a) living within your means, and b) keeping track of your expenses. If you want to get out of overdraft and back into the black, it will likely take some belt-tightening for a few months. Here’s how to do it: Make a list of your Monthly fixed essential expenses. The bills

that you have to cover every month, like your mortgage and car payment, your minimums on your debt and your childcare expenses. Total it up.

28

WINNIPEG HOME & CONDO G UID E

Make a list of your Monthly Variable essential expenses. The costs that you simply can’t avoid, like food and

gas. Be careful now, we’re not talking fancy food and lots-n-lotsa gas – we’re talking the bare minimums to get you through the month. There’s no clothing, no movies, no shopping at all on this list. Total it up. Subtract these two totals from your income. How much do you have left? If you don’t have enough to cover the unessential expenses in your life – the fancy cell phone, the uppity satellite service, and the like, you can see your problem. Time to cut back on the nice-to-haves until you’re out of the hole. Change your services to the most basic you can get away with. CoMMit to liVing on this Very harsh, Very tight budget for a Month. Just one month. Take all the rest of the money you

make and stick it in an envelope, a jar, or a high interest savings account – as long as you don’t spend it.

Clearly you’re not allowed to use your Credit during this proCess. You’re, in essence, having a ‘no shop month.’

When you get to the end of the month, add up how much you’ve got left after all your bills have been paid. Is it enough to cover your overdraft? If it is, then you’ll have to live through this belttightening horror for one more month to build up the buffer you need to never go into overdraft again. If it’s not, you may have to feel the pain for a couple more months until you’re in the clear. From here forward, you want that buffer stored in an account that’s linked to your primary transaction account so that if you see your account running a little low, you can transfer some money from your buffer account to keep you afloat.

Getting out from under the odious overdraft is not easy task. But you can do it if you’re determined to stop paying the bank for your lack of self-control. Yes, it’ll hurt for a month – or four. But the relief of being back in the black is fabulous!

you are also going to beCoMe MetiCulous at traCking your spending. (visit gailvazoxlade.com/blog/archives/719)

After all, you don’t want to have to go through this pain again, right?

Some people create a buffer in their transaction account to prevent overdrafts, keeping, let’s say $100 in the chequing account that they never allow themselves to spend. If their balance ever falls below that $100, they simply stop spending. While they’re not overdrawn as far as the bank is concerned – so there are no fees – they’re overdrawn in their own eyes and go without until the next paycheque hits the bank.
