hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, changing homes can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help you give you tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well any other additional costs such as insurance and mileage costs so you can budget accordingly.

hile buying a home is an exciting time, it can also be quite stressful. Much of that comes from the thought of spending too much money and being “house poor.” We are generally diligent in taking care of the larger and more obvious aspects of home financing. However, there are also several smaller costs involved that, when added together, can really lighten your wallet. The Canada Mortgage and Housing Corp.’s website (cmhc.ca) has a long list of these expenses, but here are some important ones you’ll need to consider: • Moving expenses: Whether you’ll be hiring a moving company, or renting a truck and asking friends for help, there are likely to be moving expenses. • Renovations or repairs: Can renovations or repairs be delayed or are some necessary to do immediately? • Service connection fees: Telephone, gas, electricity, cable TV, satellite TV, Internet, and so on, may charge service connection fees. Some utilities may ask you to pay a deposit. • Appliances: Does your new home come with appliances or do you already have your own? • Gardening and/or snow-clearing equipment - Will you need to buy any of this during the first year in your new home? • Window treatments: Do blinds or curtains come with the house? • Decorating materials: Do you want to re-paint or apply wallpaper? Do the floors need to be refinished or re-carpeted? Do you have all the tools you need for redecorating? Even the best-planned budget can take a bit of a beating when moving. So do your research – and don’t forget to leave a little wiggle room so that if the unexpected rears its ugly head, you’ll be prepared.

Housing starts to

gain momentum in late 2013

C

anadian housing activity will be lower in the first half of 2013, but will gain momentum by the end of the year and in 2014, according to a recent report from the Canada Mortgage and Housing Corporation (CMHC). The CMHC’s first quarter 2013 Housing Market Outlook, Canada Edition shows that moderation in economic and employment growth in the second half of 2012 led to more modest housing demand. And, with continued moderation expected in the first half of 2013, total annual housing starts are expected to be lower in 2013 than in 2012. However, with fundamentals including employment, economic growth and net migration expected to gain momentum later in the year and in 2014, housing starts are expected to trend slightly higher next year.

“CMHC expects housing construction activity will trend lower in the first half of 2013, before gaining more momentum by the end of the year as economic and employment growth remain supportive of the Canadian housing market,” says Mathieu Laberge, Deputy Chief Economist for CMHC. “In 2014, improving economic conditions may be partially offset by a slight moderation in the number of first-time homebuyers, and potential small and steady increases in mortgage interest rates.” On an annual basis, housing starts are expected to range between 178,600 to 202,000 units in 2013, with a point forecast of 190,300 units, following a level of 214,827 units in 2012. In 2014, housing starts are expected to range from 171,200 to 217,000 units, with a point forecast of 194,100 units. Existing home sales are expected to range between 418,200 to 484,000 units in 2013, with a point forecast of 451,100 units, following a level of 453,372 in 2012. In 2014, Multiple Listing Service (MLS) sales are expected to range from 439,600 to 505,000 units, with an increase in the point forecast to 472,300 units. The average MLS price is forecast to be between $356,500 and $378,500 in 2013 and between $363,800 and $390,800 in 2014. How to make tax time less taxing

here’s an old adage that there are two givens in life, death and taxes, and both are cause for stress. Few Canadians look forward to doing their annual tax fi ling, but there are ways to take some of the drudgery out of the season. Cleo Hamel, senior tax analyst at H&R Block Canada, suggests the following simple steps to make tax time less taxing:

Year-round planning Reducing your taxes owed takes a little

bit of planning during the year. Maximize your return by taking advantage of key dates. For example, make your charitable donations before December 31 or, if you have a little bit of extra cash, consider making additional RRSP contributions during the first 60 days of the year to help reduce your tax payable.

Reduce your worries Several Canadians are fearful of fi ling

their own taxes and making mistakes on their annual return. Hamel suggests buying tax soft ware products that provide you a step–by–step guide to fi ling your taxes so that you don’t miss any credits or deductions.

keep paCking If you stand back and look at everything you need to pack, you’ll be overwhelmed. Just start packing. If you start early enough, you can break up the packing process into a more gradual and less stressful experience. Save the items that you use daily to pack last and make sure to label each box.

ften people who are in debt say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me that just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are a few questions you may want to ask about why you’re in the hole: ›› Do you buy stuff you don’t need? The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice in the six months that you’ve owned them. Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never stray from it. Window shopping is torture for the impulse shopper so don’t browse around in stores, since you’re just teasing yourself by drooling over a bunch of stuff you don’t need. ›› Do you use credit to buy things you can’t afford to buy with cash? When you spend money you don’t have by using your credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing. I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough. ›› Do you buy things for a one-time use that you could borrow from a friend or rent? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges). What’s with us all? Do we have to own everything we ever use? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we: a) hate to lend, and b) hate to have to admit we don’t already have one. And why do we feel the need to apologize because we don’t have the right kind of wine glasses when entertaining guests? “Sorry, I only have these cheap glasses.” It’s a glass, for heaven’s sake!

›› Do you buy certain brands because they are a status symbol? While any car gets you from point A to point B, the high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto with the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because you don’t have confidence in your own sense of style? Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Is your life so sad that you’re trying to escape? Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. But if you are using credit, what makes you think you have the right to this stuff if you can’t afford to pay for it?
