Which parts of the city offer the most sizzling luxury homebuying opportunities?

LOOKING FOR LUXURY IN THE GTA? Surely you’ve heard of

neighbourhoods such as the Bridle Path, Forest Hill, Lawrence Park and Rosedale. In a city that is expected to continue to lead the country’s luxury home market, these areas are well known and well established.

But they are also for the extremely well heeled.

According to the 2015 Top Tier Real Estate Report from Sotheby’s International Realty Canada, the average price of single-family homes sold in the Bridle Path in December 2015 was $4.3 million. For a condo, $1.3 million.

In Forest Hill, the same housing types would have cost you $3.3 million and $575,000, respectively, in December. In Rosedale, $3 million and $743,000.

You get the picture.

But if you really want to buy luxury in the GTA – be it a condo or single-family home, and understanding that luxury means different

things to different people – know that there are options. Good options, especially when it comes to buying new.

WE HEAR THE WORD “LUXURY” THROWN AROUND A LOT IN TODAY’S NEW HOME DESCRIPTIONS, BOTH LOW-RISE AND CONDOMINIUM, BUT WHAT DOES IT ACTUALLY MEAN? Definitions likely vary among professionals in the industry. For us, luxury brings with it elements that have a certain cachet – that elevate the residence above its competition. The first criterion is a prime location.

Thriving urban pockets with parks, restaurants, bars, shopping, handy public transportation access, cultural destinations and sporting event venues naturally bring with them higher price tags than typical condo and home locations. For condos, these may range from $500 per square foot on the lower range, to $1,500 per square foot.

Buyers at this level expect a lot, and in the GTA nowadays, they get it.

consultants to create buildings that are as much about beauty and prestige as they are about functionality and practicality. Buyers expect a “wow” factor that gives them bragging rights when they tell others where they live, and that magic begins with what people see when they walk and drive by. Architects (including landscape architects) create notable condo exteriors that inject something different yet harmonious into the urban skyline. In Toronto, this includes the installation of striking public art. At the onset of the project, developers work with marketers and others on the team to provide an identity for luxury communities catering to an elite clientele. This, of course, guides exterior and interior design.

Although luxury condos are sometimes purchased by investors, usually they are geared more toward endusers who want a sense of community in sumptuous surroundings. In terms of building amenities, the sky’s the limit. When it comes to wellness and fitness, residents of luxury condos can indulge in amenities such as opulent spas with wet and dry steams, Vichy beds, resistance pools, cold-plunge pools – you name it. On occasion, we have seen developers design in special elevators, corridors and back doors for residents to use after exercising, so they can avoid the main elevators when in sweaty gym clothing.

An example of a condominium that offers extraordinary appointments is The Yorkville. The mail room in this condo is so beautiful that it’s open to the lobby, separated only by a double-sided fireplace in back-lit onyx. It’s gorgeous.

Of course, concierge service provided from an impressive lobby is a given for any luxury condo, with safety measures and stunning design working hand in hand.

For the utmost in luxury, some new home buyers choose a condominium situated atop a renowned hotel. These owners can use the hotel’s amenities and tap into niceties such as valet service, room service and housekeeping. Some fine condominiums offer private elevators to penthouse and sub-penthouse suites.

All of these amenity spaces are graced with high-level features and finishes, as are the suites themselves. Bymark’s Lobster Poutine Ingredients

Makes ¾ cup

2 large Yukon gold potatoes, scrubbed, about 20 oz combined

Trim one side from the potatoes so that they sit flat and stable on the cutting board. Slice them into desired French fry slice and plunge them in ice cold water.

Soak for a few hours at least, ideally over night, changing the water periodically.

1 cup white wine

Meanwhile, Heat the deep fryer to 325F. Dry the French fries well with a kitchen cloth and then blanch them in the hot oil until they wilt. Drain on paper towels. Raise the heat of the deep fryer to 400F. Fry the blanched French fries until bronzed and crisp. Drain, and toss with lashings of salt.

1 live lobster, about 1.25 lb par-cooked and shelled 2 cups clarified butter 2 egg yolks 1 tbsp gastrique 1/2 tsp lemon juice

Method

3 drops each Tabasco, Worcestershire sauce

Heat half the butter to 120F. Place a stainless steel mixing bowl over a pot of simmering water, add egg yolks and gastrique, and whisk together until they the mixture thickens and turns pale yellow. Remove bowl from heat, and while whisking continuously slowly add the butter. Add lemon, Tabasco, Worcestershire, salt, pepper and tarragon and set aside in a warm place.

Heat the remaining butter to 170F. Cut the lobster meat into bite-size pieces and add to the butter. Finish cooking French fries, then drain and toss with salt.
