Last fall there was plenty of speculation as to where the luxury market in Toronto was headed. Media folk and analysts were abuzz when it began to show signs of a slow down and reports of record-setting deals began to wane.

According to some industry experts we contacted, those looking at the GTA’s luxury condo market this fall need not be spooked by recent reports of oversupply and under-performance. Experts say affordability is improving and long-term investment potential is still there. Check out Wayne Karl’s Market News report on page 10 for the latest market fundamentals from the experts.

The array of different new projects currently on the market is definitely encouraging developers to set their projects apart. Although construction costs have risen sharply over the last few years, competition is fierce, and prices and interest rates are still terrific. For a look at some of the most prestigious and up-and-coming luxury projects in and around Toronto, check out this issue’s Market Snapshots feature beginning on page 22.

Going long on GTA luxury Don’t be spooked by reports of oversupply and underperformance, experts say. The luxury condo market in the GTA will be just fine in the long run. by wayne karl first, the good news: those

looking to buy a luxury condo in the GTA are about to catch a break – affordability in this category has never been better.

The less-than-good news is what’s causing this development – stagnant pricing. On the surface, it might sound like reason for concern, especially with recent reports of oversupply and underperformance in the luxury highrise segment.

But fear not, experts say. Such desirable units in such a popular market will do well in the long term.

A “tale of two markets” is actually at play here, says George Carras, president of RealNet Canada Inc. Lowrise home prices in the GTA are rising to record highs, while highrise prices are flattening and in some cases falling.

For example, RealNet’s price index for a lowrise home reached $645,854 in July 2013, up 5.3 per cent from a year ago. The highrise index was $430,930, down 1.6 per cent. The $214,924 gap between the two is the highest on record.

Further, consider that the two main categories of luxury condos range from 800 to 1,300 sq. ft. and are priced from $650,000 (think midtown offerings in Yorkville, such as 133 Hazelton), and those measuring about 2,500 sq. ft. and priced at about $2.5 million (downtown buildings such as the Ritz-Carlton or Shangri-La Toronto).

As lowrise home prices continue to rise, then, and condo prices – even in the luxury category – stagnate, the price gap between the two housing types narrows.

This is significant because, for homebuyers who may have been willing to part with the $645,854 it would take to buy a lowrise home, buying a luxury condo is suddenly a realistic option.

“From a price perspective, changing from a lowrise to highrise form of housing may become increasingly more attractive,” Carras told Luxury Condo & Hotel Residences.

In addition, while buyers do have choices in the luxury condo segment, reports of oversupply have been

greatly exaggerated, according to Shaun Hildebrand, senior vice-president of condo research firm Urbanation Inc., and formerly a market analyst for Canada Mortgage and Housing Corp.

“It’s such a small segment of the overall market to be considered having a ‘glut’ of units,” he says. Sales of units priced at $1 million and higher represent less than one per cent of the GTA resale condo market, “so the absolute number of units available for sale in these buildings is pretty minimal. For instance, at the end of the second quarter, there were 21 active unsold listings at the Shangri-La, equal to about five per cent of its total suites.”

Luxury condo market conditions have actually begun to stabilize, he says, and sales are picking up. In the second quarter of 2013, a total of 61 units sold for more than $1 million in the resale market at an average price of $1.7 million, with 15 units that sold for more than $2 million — which was three times higher than the number of $2 million-plus sales in the same quarter last year. The strongest segment of the condo market so far this year has been in the $500,000 to $1-million range, with sales on par with 2012.

It’s this latter part of the luxury condo market that Hildebrand expects will continue to do well – especially units with a second bedroom.

“The droves of first-time buyers who have purchased in recent years will soon be ready for larger condo suites, as will downsizing baby boomers accustomed to larger living spaces,” he says. “At the same time, the mix of units currently under construction has shifted decidedly to smaller suites. As a result, supply growth for two-bedroom and larger suites will be relatively muted, which, combined with rising demand should push prices higher for these units in the years to come.”

Translation: buyers would do well to purchase two-bedroom units in the $500,000 to $1-million price range. And even though much of the new luxury product is concentrated in Yorkville, Carras points out that a variety exists across the GTA – including penthouses in certain 905 projects.

And don’t underestimate the value of a name.

“Branding in this segment of the market is pretty important,” says Hildebrand. “Having a recognizable developer, architect, designer, project name or address can provide a premium that tends to hold its value.”

We love to work with local artists to create a sense of curiosity and fun within the

amenity spaces. With this particular pool, we will feature a large iridescent sculpture over the pool that can be seen from the street.

Unlike most hotel pools, The Marriott has selected to locate theirs on the third floor of the hotel. This provides guests with breathtaking views of the city and a pool room that is filled with natural sunlight.

We took nuances from the exterior architectural elements and applied them into our interiors.

The lobby has a dramatic, modern and sleek aesthetic, while the amenity spaces offer residents a destination to entertain or relax, revitalize and restore.

Once we’ve established a program, we ensure that the continuity of colours, materials, textures and finishes are cleverly applied into the design elevations, including sculptural pieces of furnishings that create a signature aesthetic for The Bond. Shoe designer extraordinaire Christian Louboutin is celebrating 20 years in the business, and LC&HR was invited recently to his retrospective at the Toronto Design Exchange.

He then went on to mention also drawing inspiration from daily life, travel and décor.

Where did the red sole come from?

After looking at a prototype and noticing the sole was a big distracting mass of black, he grabbed a bottle of red nail polish from his assistant, who was painting her nails nearby, and the rest is history.

The Exhibit: The Christian Louboutin exhibit, is a celebration of his creativity and love of shoe design over the past 20 years. As you enter the space, you can’t help but feel like you are in a well-curated art gallery, with everything perfectly placed, dazzling installations and shoes so artistic they give Damien Hirst a run for his money!

On display are more than 250 shoes along with sketches and personal artifacts from the designer. The exhibit runs until Sept.

On a recent trip to Vancouver (part of my 2013 media tour of Western Canada) I had the pleasure of staying at The Loden, a unique hotel rising high between the mountains and coastline of British Columbia – the snow-capped peaks and lush greenery speak to a study in beautiful contrasts. Besides their warm and welcoming ambience, the hotel provided the inspiration for these tips that you can apply to your own accommodations, to enjoy boutique hotel style at home.

1 Natural selections

›› The Loden Hotel strikes you the moment you enter the lobby with the power of timeless natural materials – the richly veined stone fireplace surround echoes the look of snow-capped mountains. West Coast style is all about embracing nature and its beauty, and a mixture of masculine leather and dark wood is both classic and trendy right now – the perfect complement to views of nature or cityscapes alike. ›› To balance out the strong palette of browns and greys, large areas of wall and pieces of furniture (like the large ottomans) are kept a light, bright off-white colour. The textural elements such as painted artwork and tufted upholstery make even these subdued beiges rich and engaging. ›› If you’re unsure of how to bring colour into your palette, you can never go wrong by simply choosing your singular favourite colour and incorporating it in small doses. The Loden features hits of coral as an accent for each room, creating variety by using it in pillows, glass lamp

bases, and even sofa upholstery, adding a feminine counterpoint to the masculine neutrals.

2 Space work

›› When it’s time to decorate, the tendency is often to over-fill.

If, like the Loden, you have a beautiful view already, let your windows become the main feature and keep the clutter in front of them to a minimum. Choose low-profile furniture, like lowbacked sofas, accompanied by tables and consoles. ›› The Loden embraced the in-suite columns (a feature people often don’t know what to do with) by fitting kidney-shaped desks around them to avoid wasting space. Now, this area becomes a perfect writing nook, surrounded by windows to give guests a view that’s sure to distract from their laptops. When needed, soft sheers will filter light with an elegantly simple drape over top (the hotel often uses pristine whites) available for total privacy, while still keeping the look minimal. ›› To prevent the television taking away from the incredible vistas of the appropriately named Park Vista suites, the Loden cleverly hung it from the bedroom ceiling rather than letting it take over a wall.

3 Open up

›› The lobby, similar to the foyer of a home, creates the first impression for every guest. Here, mirrored panels were used around the fireplace feature wall to open up the space; one pair uses a winding organic design to break up the reflection, while the slimmer panels have a golden tint – partiallyobscured or etched mirrors expand the atmosphere demurely. luxury condo & hotel residences fall 2013

›› In one-bedroom suites, the entire wall behind the headboard is dressed with mirror, with framed artwork layered over top at eye level. The space is visually doubled, but you aren’t confronted with your justwoken-up face – leave the mirrored ceilings in the past. ›› The hotel also uses layering of light to keep spaces bright – replicate this effect in your home with multiple light sources (especially those with minimal windows) by adding small table lamps to counters and desks, and sconces or pendants in the bathroom.

4 Reaching the peak

›› The 1,600-sq.-ft. Halo penthouse suite (into which I gave my Cityline viewers a sneak peek) is a lesson in material mixing. The mid-toned herringbone wood floor connects each vignette – it’s the perfect backdrop to grand area rugs, quilted leather wall coverings, lacqueredespresso chairs and shimmering silver-toned details. ›› The Halo’s ensuite sees dark Emperador marble tiling paired with white accents for a mountain spa feel – let this inspire your next tile selection (and let a bright white tub, vanity and wall colour break up the look). ›› For even more light, the ensuite mirrors are suspended in front of windows for a modern layered look. If your home doesn’t tower over the city, you can use etched or semi-opaque glass for privacy, or use a mirror that fills almost the entire window for just a hint of halo-like glow.

NEW CONDO GUIDE

Ingredients ›5 00g ricotta, strung overnight › 1 whole egg › 180g pumpkin puree, strung overnight

›2 .75 oz all-purpose flour › 1 /2 tsp ground black pepper › 1 tsp kosher salt

Method Place the ricotta in an appropriately sized square of cheese cloth containing two layers. Bring all four corners of the cheese cloth together and twist them until the cheese cloth has tightened around the ricotta. Wrap butcher’s twine around the top of the cheese cloth to prevent it from loosening. Be sure to leave some twine to use for hanging. In the fridge, tie the remaining twine to a shelf and allow the ricotta to hang. Place a container under the ricotta to catch any liquid. Repeat this same process with the pumpkin purée.

Combine and mix all the ingredients, being careful not to overwork. Allow the dough to rest for at least half an hour before you roll it out. Take small amounts of the dough and roll into tubes approximately one inch thick. Be sure to have some flour set aside for rolling, as the dough may stick to the cutting board. Once rolled out, cut into approximately one-and-a-half inch pieces. Place the cut dough on a baking sheet lined with parchment paper that has been dusted with flour.

Place the dough in boiling salted water, being sure to be delicate so as not to ruin its shape. Do not add too much at a time, as this may cause it to stick to the bottom of the pot. Cook the gnocchi until they float to the top. Remove the gnocchi from the water and lay them on a baking sheet lined with parchment. Drizzle with a little olive oil to prevent sticking.
