Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. he end of November rolls around and then it’s a holiday marathon that doesn’t stop until we reach the finish line on January 1. Do you realize the convenience that apartment living offers over the holidays? I don’t want to hear that your apartment is small, you can’t have many people over. Au contraire. I’ve always had the home that was the holiday destination. Whether for a feast or a fête, there’s never been a lack of room – it just takes some planning. I’ve moved the furniture out of the way and rented a big table and extra chairs. Doesn’t that seem the logical thing to do for the once-a-year you need seating for 15, instead of having a dedicated dining room you rarely use? I’ve been lucky enough to live in buildings where there are party rooms. I book my dates months in advance. I’ve never had a guest list too large for the party room – and it saves me the deep clean of my own place before guests arrive. Many party rooms have upscale features like a fireplace, piano, catering kitchen and bar – even a sound system for dancing. When I go to parties at the apartments of family and friends, I always check if there’s a guest suite I can rent. They’re often available at a nominal fee. It’s so much more convenient and comfortable than a late night cab ride. Guest suites come to be like mini-vacations, especially if you’re visiting friends and family who live some distance away. I wouldn’t want to impose on my host further, so it’s an ideal solution! Apartment entertaining is also fabulous because there are no worries about parking, no last minute driveway to shovel, and most apartments are convenient to public transit so there’s no excuse for guests who don’t drive. You’re ready for holiday rental living, and we’re here to help. 5 tips for decorating

SMALL SPACES ARE MORE AND MORE COMMON,

and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage. TIP #1: START WITH A RIGHT-SIZED SOFA The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIP #2: USE CLEAR FURNITURE What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIP #3: WALL-MOUNTED LIGHTING A layered lighting plan is something I always recommend TheRentersGuide.ca to clients, but in a small space this approach is especially advantageous. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIP #5: WORK WITH SMART STORAGE SYSTEMS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

irst comes love, and then comes…a joint bank account. Whether a couple is cohabitating in their twenties, getting married in their thirties, or remarrying in their sixties, at some point in any serious relationship the conversation about joint finances will surface. Regardless of life stage, successfully integrating finances requires open and honest communication to determine how to best combine and plan for the future together.

According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan.

“Start by discussing debt, saving, spending habits, financial goals, and credit history to determine if there is anything that may affect the ability to secure future loans together,” said Farrell Jones.“Next, work together to create a household budget that meets the needs of expense and debt management and has a little left over to put towards the collective financial goals.”

“A common first step in combining finances with a partner is a joint account for shared household expenses, and like other aspects of the relationship, communication is key to keeping things harmonious,” said Janice Farrell Jones, TD Canada Trust.“It’s important that both parties have a clear understanding of household finances - from day to day spending to long-term savings and investments - and all aspects of each individuals finances - from everyday banking to credit card management - to set the framework for a strong financial future together.”

Paying down student debt and saving for a home in the future, for example, are common goals for many couples in their 20s. As with any financial goal, it’s important to discuss and align on key considerations like timing, affordability and overall expectations. In the case of home ownership, couples should also make sure they agree on whether they are buying for the long or short-term as it will have a financial impact down the road.
