re you too busy to manage a home? Perhaps you’ve done the homeownership thing, and want to unshackle yourself from the costs of upkeep and home maintenance? Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. It could include things like frequent trips, and longer vacations; more time to enjoy friends and family and plentiful periods of “me” time with those books and movies you’ve always wanted to check out. Whether you’re a life-long renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve profiled some of the top buildings and suites in the Greater Toronto Area, and we’ve got some great advice on renting and decorating in the issue too. Your new “to-do” list is waiting. f you’re apartment hunting at this time of year, buildings with outdoor amenities like a pool, tennis courts and gorgeous grounds will seem extra-enticing. And air-conditioning will probably also top the list. Some communities just seem designed for summer living – practically like living at a resort! While it sounds like fun, take a minute to look at your wishlist before you get too attached to that dream of days by the pool. There’s no reason you can’t have it, but make sure that some of the other important items on your list don’t get missed. It might seem reasonable to go a bit further away from your ideal location, but once the summer fun is over and the days grow shorter, will the longer walk to the bus stop become annoying, and more of an issue in rain and snow? If you trade off for no underground parking, will you be upset while cleaning off the car all winter? If you’re going over budget for those extra amenities, make sure it’s worth it in the long run. It can seem perfectly reasonable to make decisions for the ‘now’ but if they come at the cost of what you’ll need later you may regret it. JG: Renting up is all about lifestyle! Since renting is generally less expensive than owning, renters can ‘live the life’ without having to pay the price. A neighbourhood would become popular for renting up if it’s a place you to go ‘to see and be seen.’

RG: How much could a person save renting instead of owning in a prime location?

JG: There’s no solid statistic, since cost to carry in different places varies so much! You can rent 650 square feet in a luxury building for $1800 a month, whereas the same unit would cost about $2200 a month to own, with a minimum down payment of five per cent ($20K), and $8K in unrecoverable land transfer tax. In this scenario, the renter saves 20 per cent per month, and can live there even if they don’t have 30 G’s kickin’ around.

RG: Are apartments different in trendy and upscale areas than in other areas?

JG: Not necessarily. Since the areas are usually fancy or desirable in some way, that can be reflected in the real estate, but isn’t always. I’d say that people renting up often occupy the smaller, most affordable places.

RN: What are people looking for in a rental in one of these neighbourhoods?

RG: Do you recommend ‘renting up’? JG: Everybody should live in an area that makes them giggle, or takes them out of their safety zone once in their lifetime. Since you can become sick of a certain lifestyle after a short while, often, renting up is just the ticket.

enerally, it’s the building owner and management who are responsible for the security of your building. The Residential Tenancies Act notes that the building’s windows, doors, locks and lighting must be in a good state of repair. The safety of your neighbourhood can also have a significant impact on your building’s security. However, residents can also help to ensure that the building is safe and secure. Be alert and help to prevent dangerous situations before they occur. Residents have a right to expect

and laundry facilities, and deadbolt locks on doors and window locks. Responsible landlords maintain and fix security problems, such as burnedout lights, and deal with complaints about suspicious activities or broken security items. Check out the condition of security features when apartment hunting and after you move in. If you notice that any of your building’s safety features are broken or malfunctioning, report them immediately to the management. One of the most important ways to help keep your building safe is to restrict and prevent access to the building by persons who are not authorized to be there. This can create serious potential security risks. Do not be afraid to question someone who is waiting for you to buzz them in.

Burglars have been known to pose as delivery people to gain entry. Though the convenience may make it tempting, you should never make a key for friends or family members, or give out your building access code or card to anyone who does not lawfully reside in the building. Relationships change, friends come and go – there’s no need for someone with whom you are no longer involved with to have access to your home, raising safety concerns for both you and other residents in the building. If you have any concerns or notice anything suspicious, be sure to contact the appropriate TheRentersGuide.ca person as soon as possible, be it the superintendent, building management, or even the police.

To help keep your building safe and secure, Canada Mortgage and Housing Corporation recommends that you: » Report any security concerns or problems to the building manager » Do not disable security features. Safety latches on windows keep intruders out – and children in.

Likewise, beware of tradespeople or security personnel who knock on your door unannounced. » If you live near the ground and you like to open your windows, make sure they do not open wide enough to let someone through. » Keep your door locked at all times, even when you are in your apartment. Remember to lock you apartment

» Do not prop exit doors open. These are designed to stay closed for security and fire safety.

Security pass cards and innovative key fob passes are issued to residents in many buildings. These can be enabled and disabled remotely by the administration, thus limiting building access to tenants who presently reside in the building.

Security cameras are commonplace, but in many buildings residents can see who they are buzzing in on a designated channel in their own apartment. But sometimes just oldfashioned precautions, awareness of one’s surroundings, and consideration for others in the community can also help to be effective in creating a safe and secure living environment.

Knowing that our lives do change, sometimes abruptly, it can be reassuring to know that apartment living offers many social and financial advantages that can help us to successfully transition through a variety of challenging situations. That First Apartment Helps Build Independence After attending school in Montreal and living with roommates, my son announced that he no longer needed to live in the same household as us, that he was perfectly capable of cooking, cleaning, doing his own laundry and managing on his own. He’s never looked back, nor have we. Living alone for the first time affords a hands-on opportunity to share the expenses and responsibilities of managing a household with roommates – and can help develop the skills needed for later in life.
