Leasing a rental property is a serious decision and a significant commitment, so it is imperative that you do your homework and research the marketplace to ensure you’re getting the best value for your money. t’s always disappointing to hear of scams, but where there’s money involved, there’s sure to be someone who has figured one out. The rental industry, unfortunately, has seen issues with scammers arise. There are ways to protect yourself from falling victim to these unsavoury and unscrupulous characters. A bit of homework and a few suggestions should keep you and your money from being parted by a scam. Don’t rent without a visit. Anyone can promise anything, but does the apartment they’re describing exist – or have the pictures just been lifted from another apartment? If you cannot visit yourself, have a trusted family member, friend or colleague go and see the place for you. Don’t use a money order, wire transfer or cash. Use a cheque or credit card, for the deposit. Create a paper trail back to the person who took your money. Don’t fall for something too good to be true. Sure, there are some great deals to be had.Sometimes a landlord lists on the low side, but generally, you get what you pay for, and if you pay for a unicorn, you’re just buying something that doesn’t exist. Do your research. Most property management companies have a business and online presence. They will want an application and do a credit check. They will have no problem giving you their contact information. You should be leary of any landlord that acts shady, doesn’t want to give you any information, doesn’t have the answers to your questions and doesn’t know the building or neighbourhood very well. Use your instincts, if it doesn’t feel right, dig a little bit deeper or walk away without handing over money. Losing your rental deposit – or worse yet, showing up with all of your belongings on moving day only to find out you’ve got no place to live – can be devastating. When decorating small spaces, you don’t necessarily have to go with pint-sized furniture. Just pare down the number of pieces.

One of the quickest ways to change the look of a rental, aside from paint, is to change the lighting. Invest in new light fixtures and take them with you when you leave.

When decorating on a budget, try to look at old items in a new way. A desk can become a buffet table, and who knows ,maybe an old door would make a great headboard!

Never underestimate the power of a coat of paint! Paint a tree stump in a bold hue to create a cool side table or stool.

Walk through a second-hand store with a mind to breathe new life into an old piece of furniture; try using two tones of your favourite colour.

❖

To create a gallery wall you have to start with a commitment; your frames should either match, but vary in size or they can be mismatched but uniform in size. Oh, and make a choice; black and white or colour for the entire collection.

❖

Collections are a starting point for your accent pieces and carry themes on in other ways. If you collect bird figurines, find a ‘birdie’ pillow to complete the look.

❖

Think protection when renting

t the Federation of Rental-housing Providers of Ontario (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment. According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is. As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs. Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff. Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again. People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands. And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss TheRentersGuide.ca the policy possibilities with your insurance agent. You can purchase a policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs. Another reason to consider insuring your contents is that sometimes your items are

your property, it may be covered under your policy. It’s always worth checking with your agent or broker. Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy. If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance. The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. Part of that commitment is to provide information to potential tenants that helps them to make their rental decision with confidence. It’s all about peace of mind. ost people do not realize how important it is to have good credit. Potential landlords and other creditors are always interested in how you manage and pay your credit obligations in a timely manner. In addition, having a good credit rating TheRentersGuide.ca has significant implications on whether youâ€™ll be able to buy a car or get a mortgage in the future. For renters, though, the question is, how will having good credit impact on yourTheRentersGuide.ca qualifications as a tenant?

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada. Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental. “It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation. For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks. On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent). If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.“Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,“Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski. While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light: • Pay all of your bills/credit obligations on time each and every month – even if it is only the minimum. • Keep your balances low, relative to your overall credit limit. A good rule of thumb is below 30 percent. • Apply for new credit in moderation • Maintain a healthy mix of credit in your credit file • Think twice before closing old credit accounts in which you have a positive history established • Monitor monthly any joint or co-signed accounts. Any derogatory information associated with these accounts will be reflected on your credit report as well. • Review your credit reports from the 2 national credit bureaus at least once a year.

Are you finAnciAlly fit? Most people are financially flabby. How fit are you By Gail V a z - O x lade

eople spend a lot of time worrying about what they eat, how much they weigh, and how healthy their hearts are. According to Statistics Canada, life expectancy rose by almost 2 1/2 years for men and by almost 1 1/2 years for women between 1986 and 1996. But while we are all now living longer and healthier lives, for many people, financial fitness still isn’t a reality. Only 30 per cent of Canadians follow a monthly budget while just 40 per cent of us have a formal financial plan in place. Yikes! The fallout of all this inactivity (is it inattention or procrastination?) is that the realities of Canadians’ lives are a long way off their expectations. A CIBC Financial Health Poll conducted by COMPAS Inc., showed that 37 per cent of those who retired and then returned to work did so because they didn’t have enough money. What would they have done differently if they could do it all over? Well, 60 per cent say that in hindsight they would have started investing TheRentersGuide.ca earlier and they would have saved more. Hmmm. More than just having enough money, our level of financial fitness reflects TheRentersGuide.ca our ability to bring our current and

future needs into balance. To have a balanced financial plan, you must set some realistic goals. Just as most athletes have specific goals towards which they consistently work, the key to financial fitness is to set achievable goals and consistently work towards them. What weighs most heavily on your mind? Very likely there will be several issues competing for your limited financial resources. Do you want to accumulate a specific amount of money, eliminate your biggest debt or pay off that new car? Weighing each of your goals against the others will help you to see which are the most important ones. There are no right or wrong answers at this point. Right now, you’re just laying the plan. Later, if you want to doublecheck it, you can ask your financial adviser to look it over and see what’s missing. Okay, it’s time to pick up a pen

and get to work. Make a list of everything you want to achieve Make sure you’ve covered each of the seven areas of a financial plan Prioritize your list Pick two goals Make sure your goals are realistic Set some dates Write it all down Check your progress every six months Having decided where you want to be, you need to determine where you are now so you can size up the gap. Complete a net worth statement to see just how balanced your finances are and update this statement annually. It is your scorecard of how much your efforts are paying off. Next, do a budget so you can see exactly where your money goes each month. Estimate how much you spend TheRentersGuide.ca monthly, track your expenses for about three months, and revise your budget to reflect your actual expenditures. Don’t cop out and say,“Well I had unusually high

finances expenses this month because...”Emergencies always crop up, and part of being financially fit is having a plan for dealing with those nasty little surprises. Now look at your income relative to your expenses. If your expenses seem too high, you can either cut back on what you’re spending or increase your income. Consider a part-time job to boost your earnings on a short-term basis. If you have extra space, think about renting a part of your home for extra income or sharing your home to reduce your living expenses. Consolidate bank accounts to save on fees. Brown-bag it for a few months to trim your waistline and your budget. Share newspapers, magazines and books with friends and co-workers. Park the car. Having done your warm up exercises - you’ve written your financial goals down in order of priority, completed a net worth statement and set up a budget - you now have to decide how to meet your goals. Let’s say you plan to start an investment program.You want to save $25,000 over the next five years. If you’re looking at your budget and thinking,“There’s just no way!”maybe you need to adjust your time frame. Or perhaps you need to look at how you’re investing your savings. One rule of investing is the longer you have to reach your goal, and the more your money earns during that time, the less you have to set aside each year. If you haven’t already done so, establishing an emergency fund for large, unforeseen expenses or temporary job loss should be a priority. Ideally, your emergency fund should be able to support you for three to six months. If someone in your household shares the expenses, consider how long it would take him or her to find another job. Check over your accounts and make sure you’re getting the most for the least. There’s no point in paying for services that you’ll use only once in a blue moon. Little things like choosing a passbook option rather than receiving a statement can save you money. If you can reduce or eliminate your fees by maintaining a specific minimum balance, consider consolidating your accounts to reduce your costs. If maintaining a monthly balance is a problem, then you’ll have to compare individual service charges to choose the least expensive account for your purposes. Attracted to the“packaged”accounts? Take the time to compare the individual fees with the package costs to see if you come out ahead. The idea is to pay for only the services you’ll use. Now it’s time to look at your debt. Begin by eliminating credit card balances and consumer loans. Often people pay only the minimum required without realizing how much interest costs work against their overall plan. If you have several cards with high balances, consider a consolidation loan to reduce your interest costs. Does your card charges a high rate of interest? Transfer your balance to lower cost card. If you have only a small amount to work off, put your cards away until the debt is cleared. Once you’re debt free, by all means take advantage of the convenience credit cards offer, but keep tight control of them and pay your balance off in full every month. Prepare for the risks of everyday life. The risks we seem to deal with quite easily are property insurance, car insurance, contents insurance. The risks we tend to overlook are those associated with our economic earning power. If you or your partner were to die or become ill or disabled and unable to work, would your family have the resources to meet their day-to-day needs? It’s a tough question to face, but the consequences of not facing it can be even tougher on your family. Life insurance will protect your family’s standard of living if you die. Disability insurance will provide you with an income if you cannot work due to illness or injury. Critical illness insurance will pay you a lump sum if you are diagnosed with a specific illness. TheRentersGuide.ca Long-term care insurance will pay the bills should you (or other members of your family) need in-home or facility care. Don’t forget to do some retirement planning. The only one you can count on is you.

Through means testing of pension and age tax credits, and reduction in senior’s benefits, the government is saying loudly and clearly“You are responsible for providing for yourself.”Thankfully, we still have Registered Retirement Savings Plans. Any money contributed to an RRSP remains tax-deferred until the funds are withdrawn. And since investments held in RRSPs also grow on a tax-deferred basis, they grow much more quickly than investments held outside an RRSP. Despite the fact that almost everyone should have a will and a power of attorney, many people don’t. Some think their wishes will be carried out by a family member or that they do not have enough money to justify the cost of making a will. Others avoid making a will because their personal circumstances – marriages, divorces, and accumulated children and stepchildren – just seem too complex to unravel. However, if you die without a will, trying to figure out who gets what, and when, can be a mess. And your estate may end up paying more in fees and taxes than it should, leaving less for your loved ones. Partnered? Have your wills drawn up together so that they reflect an integrated estate plan. Review and update your will every three or four years, especially when family circumstances change (weddings, divorces, births, and deaths all result in changes in family structure), your financial circumstances change, new legislation is implemented, or you change your province or country of residence. Financial fitness isn’t achieved overnight. It takes time, a sound plan, a strong commitment and, perhaps, a financial coach. If you are serious about taking control of your finances and about your independence, you too can become financially fit. Believe in yourself and in your own ability to take charge. Then just do it!
