It’s hard to believe we’re midway through the third month and approaching the end of the first quarter of 2021. Already. It’s a natural signpost, then, to check in to see how the market is progressing. Last issue, we wrote that the year was quickly off to a great start, and that we’d likely be back writing about similarly positive results as the months go by. It didn’t take long at all. The strong numbers and trends continue – despite much of the Greater Golden Horseshoe spending part of the quarter in lockdown or another level of pandemic restriction. And without vaccination rollout yet taking place to the degree we all hoped for by this point. But that’s coming. January was a busy month for the GTA new home market, with 2,171 total sales – up four per cent from January 2020 and 19 per cent above the 10-year average, according to the Building Industry and Land Development Association (BILD). The benchmark price for new single-family homes was $1.36 million, up 24.2 per cent over the last 12 months, and for condos $1.02 million, up 10.4 per cent over the same period. In the resale market, double-digit annual price growth runs throughout the GTA, with stronger rates in the suburbs surrounding Toronto. The Toronto Regional Real Estate Board (TRREB) reports 10,970 sales in February – a 52.5-per-cent increase over February 2020. The condominium segment led the way in the GTA, with a 64-per-cent sales increase. The average selling price in February was up by 14.9 per cent year-overyear to $1.04 million. “The pandemic has not stunted GTA residents’ appetite for owning a home,” says TRREB CEO John DiMichele. “Once the economy opens further and immigration into the GTA resumes, there will be an even greater need for housing supply.” So, extrapolate these trends over the next month, through the normally busy spring season and to the end of this quarter in June – the date by which most Ontarians are expected to receive at least their first dose of the vaccine. Try to think of what the numbers might look like then. Given the fundamentals – strong and growing local economy, expected immigration increases post-pandemic, slow growth in housing supply and demonstrated buyer appetite – it’s easy to foresee what the results might be. The GTA housing market could well spring to life with even higher numbers.

GTA NEW HOME MARKET SURGES

ALONG IN JANUARY The GTA new home market saw another busy month in January, the Building Industry and Land Development Association (BILD) reports, with 2,171 total new home sales, up four per cent from January 2020 and 19 per cent above the 10year average. “The 2021 new home market has started the year where it left off in 2020, with strong demand continuing for single-family homes and fewer new condominium apartment openings, which impacted condominium sales volumes,” says Ryan Wyse, manager of analytics, Data Solutions, at Altus Group, BILD’s official source for new home market intelligence. “January is typically one of the quieter months of the year, and given the ongoing pandemic and uncertainty, it’s not surprising to see few new project openings this early in the year.” Sales of new single-family homes, including detached, linked and semidetached houses and townhouses (excluding stacked townhouses), with 1,506 units sold, were up 51 per cent from last January and 66 per cent above the 10-year average. It was the highest number of new single-family homes sold in January since 2006.

Condominiums, including units in low-, medium and highrise buildings, stacked townhouses and loft units, accounted for 665 new home sales in January. This is down 39 per cent from January 2020 and 28 per cent below the 10-year average. With few projects launching in January, as is common for the time of year, remaining inventory decreased compared to the previous month, to 12,774 units. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings. “Between the effects of the

pandemic and the typical seasonal slow-down of new product launches, January’s remaining inventory was the lowest we’ve seen since January 2018,” says Dave Wilkes, BILD president and CEO. “Though much remains uncertain with the pandemic, industry and government must stay focused on increasing housing supply to bring balance to the GTA housing market.” In January, the benchmark price for new single-family homes was $1.36 million, up 24.2 per cent over the last 12 months, while new condo prices rose 10.4 per cent to $1.02 million.

GTA HOME AND CONDO SALES REACH NEW HEIGHTS IN FEBRUARY

Record home sales in the Greater Toronto Area continued in February as buyers remained confident in their employment situations and took advantage of ultra-low borrowing costs, according to the latest data from the Toronto Regional Real Estate Board (TRREB). Double-digit annualized price growth was the norm throughout the GTA, with stronger rates of increase in the suburbs surrounding Toronto. GTA realtors reported 10,970 sales in February – a 52.5 per cent increase compared to 7,193 sales reported in February 2020. The condominium segment led the way with a 64-per-cent sales increase compared to last year, with similar rates of increase in the 416 and 905 area codes. “It’s clear that the historic demand for housing experienced in the second half of last year has carried forward into the first quarter of this year, with some similar themes, including the continued popularity of suburban lowrise properties,” says TRREB President Lisa Patel. “It’s also evident that the supply of listings is not keeping up with demand, which could present an even larger problem once population growth picks up following widespread vaccinations later this year and into 2022.”

The average selling price was up by 14.9 per cent year-over-year in February to $1.04 million. While market conditions were tight throughout the GTA region, the detached, semidetached and townhouse segments in suburban areas were the drivers of average price growth, with annual rates of increase above 20 per cent in all three cases. “In the absence of a marked uptick in inventory, the current relationship between demand and supply supports continued doubledigit average home price growth this year,” says TRREB Chief Market Analyst Jason Mercer. “In addition, if we continue to see growth in condo sales outstrip growth in new condo listings in Toronto, renewed price

growth in this market segment is a distinct possibility in the second half of the year.” “The pandemic has not stunted GTA residents’ appetite for owning a home,” adds TRREB CEO John DiMichele. “Once the economy opens further and immigration into the GTA resumes, there will be an even greater need for housing supply. Understandably, COVID-19 has been front and centre for policymakers. However, it will be important to build upon the proactive work already started by local and provincial governments to promote the development of a more diverse and affordable housing supply in our region.”

2150 LAKE SHORE PROPOSAL TAKES ANOTHER STEP The redevelopment plan for the former Christie’s bakery site at 2150 Lake Shore Boulevard and Park Lawn Road in South Etobicoke took another important step recently when land owner First Capital Realty submitted a re-application to the City of Toronto. This is set to be a pivotal year for 2150 Lake Shore, with many parts of the Master Plan evolving from idea to reality, the company says. First Capital has announced that Allies & Morrison and Adamson

Associates Architects will lead the design work for Phase 1 of the development at 2150 Lake Shore. The company has also made some key changes to the 2150 Lake Shore Master Plan, based on its reapplication to the City. These include expanding park and public space and relocating the historic Christie tower to Station Square, a central area in the development. The 28-acre site calls for 15 new residential and office towers, from 16

to 70 storeys, new parks and public spaces and employment. The 2150 Lake Shore redevelopment is to be completed in multiple phases with new public and private streets, a new public park, and two squares, residential, commercial, retail and institutional uses. The proposal includes a total of 7,139 residential units and 4,425 parking spaces. 2150lakeshore.com

VANDYK TO TRANSFORM MIMICO TRIANGLE WITH GRAND CENTRAL MIMICO Vandyk Properties has unveiled additional details on the transformational Grand Central Mimico project – a new, masterplanned, transit-tailored community located in the Mimico Triangle in South Etobicoke. Recognized as a priority “regeneration area” by the City of Toronto, the Mimico Triangle is strategically positioned in proximity to many of Toronto’s major arterials, including the Gardiner Expressway, The Queensway and Lake Shore Boulevard. Vandyk has begun the masterplanning of this area as majority owners in this new district through Grand Central Mimico. WHY HAVE ALL THE PREDICTIONS ABOUT TORONTO’S HOUSING MARKET

In 2011, there were about 28,000 new condominium apartment sales in the Greater Toronto Area (GTA), smashing the previous record high. For years all we heard from the media was that Toronto was overbuilding condos, and that eventually the oversupply would drive down prices. That didn’t occur. Strike 1. What we also heard repeatedly was that investors would sell off their units at the first sign of soft sales, flooding the market with listings, and driving values down. In 2013, the new condo market was experiencing much slower absorption, there was no massive sell off by investors in the resale market or via assignments. Strike 2. There were numerous articles warning of rampant speculation in the new condo market in 2015, socalled experts were positive that new home product was way overvalued. Pundits claimed as soon as capital appreciation slowed, the market would be doomed. Well, new and resale condo prices hardly grew in 2015, and rents were flat. People kept buying and prices continued to increase in 2016. Strike 3. To continue the baseball analogy, the market bears, having struck out, are now screaming from the dugout about foreign buyers. The condo market was being propped up by offshore capital. If a tax was implemented on non-Canadian buyers in Toronto, the market would

tank. In April of 2017 a new tax on non-residents was implemented. The market didn’t sink; in fact, there was a new record high of 35,000 new condo sales and the highest annual price growth in nearly 30 years. Despite their terrible predictions, many of these folks continue to be quoted on a regular basis and interviewed on TV. In 2018, these people again yelled, pre-construction housing is a terrible investment. New condo prices went up that year, and they went up in 2019, too. Last year we all know what happened – a global pandemic rocked everyone’s world. The head of CMHC came out and predicted that house prices in Canada would drop nine to 18 per cent over the next year and a half. Not to pat myself on the back, but I said in March of 2020 that by September 2020, the GTA would be experiencing record resale housing transactions. And wow, was CMHC wrong, spectacularly wrong, in fact. Canadians working from home and educating from home decided they needed more space and started buying bigger houses. The Bank of Canada worried about business investment, lowered the overnight rate, and announced that interest rates would be kept low. People in the GTA that had not lost their jobs, were not spending their money on vacations, concerts, movie nights, restaurants, fancy clothes, gas, new cars, parties and more. They decided to put those savings towards a new property, and take advantage of the rock bottom borrowing costs. Since September, we’ve continued to see record or near-record

monthly transaction activity in the GTA freehold housing market, with the condominium market now hot again, as well. In terms of my consulting practice, I’ve been as busy as ever. Developers are still buying property, still planning future large-scale developments, and still planning on launching projects in 2021. The party has to end sometime, but be weary of the people who are convinced they know when that will be. Trying to time the market is a fool’s game. If you’re buying for investment or personal use, buy for the long term. Even if you think this is the “peak” – there will be another peak down the road, that’s the only thing I am completely sure about. Good luck. CONDO SHOPPING TIPS FOR DURING AND AFTER THE PANDEMIC

For the past year, real estate sales – including for new condominiums – in Toronto and the Greater Toronto Area have been robust, despite the challenges of the pandemic. Real estate was deemed an essential service, and rightly so. People need places to live, and changes in life circumstances dictate selling and moving to different accommodations. It is likely, however, that many potential purchasers have stayed at home and watched the market, waiting to make their move when things are back to normal. Until the pandemic is finally behind us, we are accommodating a “new normal.” People are embracing technology en masse by viewing condominiums, communities and suites online. They can connect with sales representatives by phone and email, and they can even conduct their purchase and sign on the dotted line electronically. I urge anyone who is hesitating to keep an open mind when it comes to technology. Here are a couple of tips for making the most of your purchase during the pandemic – or any time. • Call sales offices before showing up to make sure they are open and whether you need an appointment to visit. As we gravitate from lockdown to more open levels, opening opportunities may vary. • Most of those who buy early in the selling process make their final decisions based on floorplans. Learn to read floorplans and

visualize the finished residences. Floorplans include symbols and abbreviations to help you envision yourself in the various designs. Builders may differ in style when rendering the layouts, but there are some conventions used by most. • The floorplan will feature the overall square footage of the interior, and sometimes the area of a balcony or terrace, plus a key plate in the corner with a shaded area indicating where it is in the building. • Room dimensions typically list width first, with arrows showing which wall to which wall. • Thicker wall lines mean that electrical, plumbing or structural elements are contained within, meaning they cannot be moved. • Door icons depict how the door swings. Sliding doors are shown with overlapping lines. • If a floor space area is blank, this could indicate carpeting, but best to check with the sales representative. Parallel lines are probably hardwood or laminate. Squares likely mean ceramic tile or other stone flooring. • In the kitchen, four round circles within a square indicate the stove. A dotted line likely shows where the dishwasher will go.

• In the laundry area, W/D is the abbreviation for washer/dryer, usually stacked in a condo. LIN means linen closet. • In the bathrooms, the drawings are clear as to where the sink, toilet, tub and/or shower are located. • In the bedrooms, WIC stands for walk-in closet. My advice is to ask your sales representative to explain anything about a condominium and its purchase that is not clear. The better informed you are, the happier you will be with your condo in the long run. One thing we have learned – a pandemic cannot keep our industry or new home and condo shoppers down. These are families who have been stuck 24/7 in a home that just doesn’t work for their needs. Everything they disliked about their home has been in their face day after day. These are buyers who have been making their dream home list and cannot wait to get out looking at new-home options. MARRIAGE BREAKERS

The pandemic has been difficult on relationships. Spending all day, every day together can be the last straw for some marriages, and divorce and separation are trending up. For the real estate industry, a divorce can mean three transactions. BABY-MAKERS

Love and marriage have always been the prime drivers of new-home sales. Starting with first homes, to moving up to more bedrooms to accommodate a growing family, this is a needs-based purchase that even a pandemic can’t slow. Luckily, there has been extra time for baby-making this past year, so look for a boom late in mid 2021 for this group. BABY BOOMERS

Boomers are planning for retirement, or have already retired, and they have incredible equity in their

homes that protects them against any possible price fluctuations. We’ve been waiting for years for this buying group to make the big move, and right now, they want more space around them and more life in their lifestyle. THE ‘DESPERATI’

These are the people who need to buy a home, not just want to. They either have to downsize for financial reasons or have already sold their home and need a place to move. Right now, the resale market and builders with inventory are benefiting from these buyers. Keep in mind that with each of these buying groups, the sales cycle is going to increase. We have had it good in the GTA market for many years, with relatively short time between when buyers begin their search and when they actually purchase. But today, with job uncertainty and the limitations of lockdowns, the groundwork is being laid for them to make this decision when they’re ready. And they will be ready, because the golden dream is still there.

BUYING AND SELLING A HOME THE SAME DAY A RECIPE FOR DISASTER JAYSON SCHWARZ, LLM AND HAMZA AHMAD, JD

One of the most common questions our clients ask is, “When will I get the keys to my new home?” If the transaction is a typical purchase, our answer will be “Most likely by 6 p.m.” But when someone is selling a home to buy a new one, and the closing dates of both transactions are the same day, our answer may be lengthier and more qualified. A standard Agreement of Purchase and Sale (“Agreement”) allows a purchaser until 6 p.m. on the date of closing to fulfill their obligations to purchase the home. On a typical

residential transaction, the purchaser’s lender will send mortgage funds to the purchaser’s lawyer, who will then send the full amount required to purchase the property to the seller’s lawyer. After the transfer of funds, a Transfer will be registered to legally convey the property to the purchaser. Most funds are transferred by wire transfer, most of which occur almost instantly, but some can take several hours. If you are selling one home to buy another, you will be at the mercy of the purchaser, their lender, lawyer and the timing of multiple wire transfers. If your sale closes before the 6 p.m. deadline, we then need to take all the same steps above to complete your purchase. In a perfect world, it all fits together. But our world is not perfect. Your lawyer may be ready and fully prepared, but for some reason the purchaser of your old home causes an inordinate delay – and that purchaser has no obligation to get you the funds early enough to close your new home. If we receive funds from your purchase too late in the day (for example, 5:50 p.m.), we may not be able to complete the transfer of funds required to complete your purchase (bank wires are touchy after 4 p.m.). At this point, you have moved out with all your belongings in a moving truck, and you have no new home to move into. At the very least, you are left scrambling at the last second to find a spot to park your moving truck. And worse, where will you, the kids and dog sleep? Technically, if you couldn’t close by 6 p.m., you have breached your purchase contract, even though

you did nothing wrong. Most sellers will allow an extension to the next business day. Many will ask you to pay any legal fees or other costs they incur. At worst, the seller can note you in breach of contract, terminate the agreement, take your deposit and leave you with no new home. HOW TO AVOID TIMING ISSUES ON CLOSING

1. Be prepared! The Boy Scouts had it right. Have a back-up plan in place, in case everything goes sideways. 2. Almost every institutional lender provides bridge financing. This allows you to buy a new home before selling your current home by giving you a temporary loan, in addition to your mortgage, to be paid back on the sale of your home. Get a bridge loan and close your purchase first. 3. If that doesn’t work, arrange for your goods to be picked up and held overnight and close the sale first. Most often, things work out, although the stress can be quite concerning. Get the right lawyer who understands your needs and works with you to try and meet them. Good luck and happy home hunting.

In our Outlook 2021 Special Report, you talked about how positive your outlook for Toronto in 2021 was. What, if anything, has changed from that view, positive or otherwise, in the couple months that have passed? I am still very optimistic about 2021 and beyond. There are several factors that will help drive us in the right direction, including vaccine distribution, low interest rates, very strong immigration permissions and a general excitement for life to return to normal. It’s almost like waking the bear that has been in hibernation for the winter, but on a much grander scale. People want to get back to living life once again, and for making up for lost time as a result of the rolling lockdowns that we have had to follow. We have already seen signs of this with the first few preconstruction condo launches already happening in February and having great success.

Oscar Residences

How has the initial response been to the launch of Oscar Residences? People are genuinely very excited for this project. We have been talking about it for a number of years already and if not for the pandemic, we would have brought it to market last year. The Annex is a highly regarded, vibrant and eclectic neighbourhood in Toronto, and this particular strip on Dupont Street between Bathurst and Spadina is undergoing some incredible changes, with several new developments already under construction. A major injection of capital by both these developments and the City will make this street even better and will be incredibly attractive for residents. Who is the primary buyer demographic? I note there’s a good mix of suite sizes and types… What is amazing about this project is that it is an attractive place to live for a very broad demographic. The Annex is one of the most soughtafter neighbourhoods in the city, and

it can be a very expensive place to live if you want to buy a home. With Oscar, we are making the Annex more accessible by offering a range of suite sizes that cater to of all ages and all stages of life. Whether you are buying to live here or as an investment to rent to someone else, Oscar will be a great opportunity. Oscar is in the Annex, quite a special neighbourhood in Toronto. How was the development approvals process? What kind of feedback from neighbourhood residents or the City helped shape the project? It was a very collaborative process between a group of developers, the City and the neighbourhood. This strip of Dupont Street was really master-planned, in the sense that we were all approved together, which rarely happens in Toronto. And given that it’s part of the Annex, being a very stable and attractive lowrise community, a boutique style building was the best fit. From a liveability standpoint, a nine-storey building

with only 155 suites has many advantages, too, including a more intimate lifestyle. What will be some of the signature features at Oscar… and what’s the origin of the name? We have some very exciting strategic partnership announcements coming in the next few months that will really change our industry and set a standard of what to expect in new developments. As much as we want to say that life will be returning to the way that it was pre-pandemic, it has really forced us to pause, look at how we live and determine what is most important to us. A big part of that is prioritizing our health and fitness. As for the Oscar name, aside from it being a name that I really like, we chose it because of our artistic partnership in this project with George Pimentel. He is a worldrenowned Canadian photographer who is best known for his celebrity photography at all the major Hollywood events, including TIFF and the Oscars. Pimentel’s photography

will be used throughout the common areas and amenity spaces in Oscar. At some of your other projects underway in Toronto, you’re offering some pretty enticing incentives. Is that to address any apprehension among buyers in these still-pandemic times, or to sell remaining inventory, or…? We consider ourselves to be very fortunate in the sense that all of our projects are 90 to 95 per cent sold. We do have some incredible incentives and it’s a great opportunity to buy in some great buildings that are nearing completion. Whitehaus started occupancies in January, and Panda and Liberty Market Tower will begin welcoming residents at the end of the year. It’s an exciting time. How have prospective buyers responded? From our continued sales in our projects under construction to just watching the market and seeing how new launches have garnered great attention, we believe buyer confidence is very high and will continue to be for the foreseeable future. You recently mentioned Lifetime has been working on applications for a number of other projects to be announced shortly. What can you tell us about those?

We have an incredible pipeline of projects that are at different stages of their approval process, and they will keep us very busy in the coming years. We have always focused on finding developments in amazing locations, and I’m looking forward to bringing new developments to market in the Yonge and Eglinton, Yonge and St. Clair, River and

Dundas, Portland and Wellington neighbourhoods. We also have another development immediately south of the CN Tower in Toronto and a multi-tower development in Markham at Hwy. 7 and Warden Avenue called Panda Markham.

on a personal note How have you coped or managed during the COVID restrictions… taken up any new hobbies or acquired any new skills…? It has been tough not being able to spend quality time with my extended family and closest friends. Celebrating birthdays and other important milestones has really been an emotional challenge. It certainly has not been easy, but at the same time I am very proud of our accomplishments during this same period and specifically with our charitable initiative, See You Soon Toronto. It has been a very personally rewarding experience to raise money (more than $350,000 to date) to help our struggling restaurants in Toronto, and to be able to deliver food to those most in need or who have given the most of themselves in these trying times – our frontline health care and public transit workers. What’s the first thing you’re going to do once things return to “normal”? Hug my parents and travel with my family. Both are long overdue. What’s on your reading list these days? Shoe Dog – A Memoir, by the creator of Nike, Phil Knight.

Spikes in mortgage defaults, foreclosures and the widely discussed mortgage deferral cliff never quite materialized. Instead, during the first wave of the pandemic, homeowners who delayed their monthly payments did not walk away from their mortgages. In TRREB’s recently released Market Year in Review & Outlook 2021 report and eagerly awaited new digital digest, Mortgage Professionals Canada President and CEO Paul Taylor stressed that in 2020, 768,000 homeowners took advantage of deferral programs due to falling income levels during this time of financial uncertainty. But when it came to first-time homebuyers, they were looking to get their foot in the door thanks to reduced borrowing costs. Within the first month of the pandemic, we saw historically low interest rates spark a lineup of eager buyers hoping to purchase a home. Affordable rates are one of the drivers contributing to a forecast of more than 100,000 GTA home sales this year. When buying a home, figuring out how big a mortgage you can afford is one of the first steps in the mortgage approval process. HOT OR COLD? WHAT TO EXPECT IN TORONTO’S CONDO MARKET IN 2021

Toronto’s housing market has been riding high for about 15 years now. When the COVID-19 pandemic touched down around this time last year, many of the glass-half-empty types began predicting the bubble was about to burst. Of course, that didn’t happen, and today the market is back on its steady climb, just like the TSX, Nasdaq, S&P 500 and other indices of financial health. How does Toronto keep outperforming? Crack the spine on that Economics 101 textbook from high school and you’ll see it’s largely a matter of supply and demand, combined with historically low interest rates. Demand remains steady relative to supply, and this will continue to be true, particularly for the condominium market. Our supply issues stretch back a decade, and we’re still not close to catching up. I’ve seen this demand remain steady first-hand through our work with a couple of exciting communities located in different desirable pockets of the city. Currently under construction, the KING Toronto community by Westbank Corp. along King West, would be a hot commodity even in the coldest of times; the development’s inspired glass-block design by starchitect Bjarke Ingels looks like a range of pixelated mountains, creating ripples of excitement and steady sales from across the globe. The 900 St. Clair West condominium community

by Canderel is another ongoing success, for finally infusing a breath of fresh air on the cusp of Forest Hill along the St. Clair streetcar line. Appealing to a range of buyers, St. Clair West’s suites are right-sized for those looking to move up or down in this sought after area. Pandemic or not, it’s easy to see why Toronto’s condo market still shows so much potential. Immigration may have slowed down for now, but the city’s existing population base still has a great need for quality condominium housing. Just wait until immigration picks up again: Canada is projected to welcome 401,000 new permanent residents in 2021, 411,000 in 2022 and 421,000 in 2023. As Canada’s economic heart and most diverse employment metropolis, we can realistically expect Toronto to absorb a healthy number of those 1.2 million-plus future residents, which will continue to feed the city’s condo demand. What about all those people we hear about that have responded to the pandemic by moving away from the city core? It’s true that there is some migration underway, but it’s likely a short-term trend that will not bear much influence on Toronto’s condo market. In fact, at the end of 2020, the global management consulting firm Kearney’s issued their Global Cities Outlook (GCO) rankings – which determine “cities on the rise” – and Toronto ranks second in the world, behind only London. If anything, I’m experiencing even greater anticipation and demand. Canderel’s elegantly designed Bayview at The Village is launching this spring in the tony Bayview Village

neighbourhood; between its ideal location and the limited supply in the area, a condo such as this practically lives outside market forces. Another sought-after building is One Delisle by Slate Developments, which is also creating quite the buzz for its daring architecture by Jeanne Gang of world renowned architectural firm, Studio Gang. This project will set a new bar for design excellence in a neighbourhood bordered by Rosedale, Forest Hill, Summerhill and Deer Park – all of which have experienced a serious shortage of condominium supply since 2015. Meanwhile, Canadians are stockpiling their savings. In fact, a recent CIBC Capital Markets report estimates households and businesses are sitting on no less than $170 billion in excess cash. Toronto’s condo market isn’t the only thing that I expect to enjoy a bright and successful future. Once the COVID vaccines are administered en masse, my glass-half-full outlook will be practically overflowing with eagerness and ambition for a strong conclusion to 2021. BRUISED CREDIT? YOU STILL HAVE OPTIONS FOR GETTING APPROVED FOR A MORTGAGE

Last year proved to be an interesting one for mortgages. The COVID-19 pandemic has had lasting effects on the global economy, rates of unemployment and, more specifically, the financial stability of many Canadian households. Since March 2020, 16 per cent of mortgages in Canada have been deferred to help homeowners who were financially impacted by the pandemic – a number that has slowly fallen since then. During the pandemic, credit cards, car loans and other bank loan payments were also deferred, which has considerably impacted the credit scores of many people across the country. This has left many Canadians in financial situations where their credit score has dropped, sometimes significantly, and their mortgage options may have become more limited. Especially if you find yourself in a situation where your debts have accumulated and you want to leverage your home equity to borrow against your home to refinance and consolidate your debts. WHAT DOES ‘GOOD’ CREDIT MEAN?

Lenders typically favour homebuyers with credit scores of 680 or higher and use this to evaluate the strength of a mortgage application. If you’ve been slightly impacted by the pandemic and find yourself in the 600 to 680 range, this is considered “mid-level” credit. The good news is 36  condolife magazine  |   Mar. 13–Apr. 10, 2021

that there are many Prime A lenders, such as credit unions and monoline lenders who offer more leniency compared to the big banks, along with favourable mortgage rates and features. These sources can be an option for an approval. WHAT ARE YOUR MORTGAGE OPTIONS WITH LOW CREDIT?

Low credit is when your credit score falls below 620. Being in this range makes it more difficult to get approved with Prime A lenders. If your financial situation has changed or your credit score has lowered as a result of the pandemic, there are still options available for you. When you can’t get approved with A lenders, exploring different B lenders is a good alternative. B Lenders make it possible for people with low credit, less income or high debts to get approved for a mortgage, with some additional requirements. Buyers are usually expected to make a larger down payment of 20 per cent or higher, and are subject to slightly increased rates compared to A lenders. When you work with a B lender, the terms are shorter (one to two years) to give homeowners an opportunity to improve their credit and later refinance into a better Prime A mortgage. If your income and credit are too low and your debt is too high for A and B lenders, private mortgages are a potential option. These lenders come at a higher rate with additional fees, but are a common solution for those who cannot meet the standard lender criteria. Private mortgages are an option if you’re in a situation where you’re having trouble meeting A and B lender requirements and want to ensure you keep your current home.

WHAT HAPPENS IF YOUR CREDIT IS LOW WHEN YOU RENEW?

If your mortgage is up for renewal and your credit score has fallen below your lender’s criteria, it may be time to start searching for a different lender. When you receive a notice for mortgage renewal, it’s important to know that you’re not obligated to sign back under the same terms. If you’re looking for a better alternative to your current mortgage, you have the option to either negotiate with your current lender or shop around and switch lenders for a better mortgage. GET CREATIVE THINK OUTSIDE THE CONDO BOX AND START EARNING EQUITY

Most people understand that owning real estate is a wise lifestyle and financial investment. Whether you are a first-time buyer or a seasoned real estate investor looking to expand your portfolio, consider purchasing a condominium suite in Toronto. The average condo asking price in the 416 area code in 2011 was $555,268; in 2020, it is hovering around the $1-million mark. You don’t see returns like that with many other investments, unless you bought GameStop last month. When condo shopping, take into consideration location and value (if you’re an end-user, make sure these align with your living needs). When it comes to location, you cannot go wrong with buying along a transit line – these projects are the highly sought-after ones, especially with the price of parking and limited availability on the rise. Also look at the value; what is the price of each project in the location you are looking at compared to one another? How high is it now, and how high can it go when it is built? Let’s look at The Dylan Condominiums in North York – only a three-minute walk to Glencairn subway station, a 15-minute drive or five subway stops to York University, a few blocks to the Eglinton LRT, a three-minute subway ride to Yorkdale Shopping Mall, five subway stops to the St. George station and only 10 minutes to Downsview Park. This location is spectacular enough to

command high rents. North York is one of the fastest-growing regions of Toronto and a place where growth is expected to continue for decades – which means high price appreciation. The Dylan is already one of the lowest priced projects in the city, at $1,000 per sq. ft., compared to other projects in Toronto that are selling for between $1,400 and $1,600 per sq. ft. To help with affordability, check out the Government of Canada’s FirstTime Home Buyer Incentive, Home Buyer’s Plan, GST/HST New Housing Rebate, and Home Buyer’s Amount of up to $750 in federal tax relief. In Ontario, a rebate on some of the required land transfer tax is possible. You could also pool your resources with friends or family members, so each person’s deposit amount is lower. Say two people purchase a one-bedroom plus den suite at The Dylan Condos for $623,900. Each would put down $1,500 on signing; then the balance to five per cent in 30 days ($14,097.50 each); then increments of three per cent (or $9,358.50 each) every six months; then one per cent ($3,119.50 each) on closing. This amounts to $65,509.50

for each of the two buyers, but spread out over three years. If a third buyer is added, those amounts go down substantially. Plus, if you consider seven per cent year-over-year appreciation, that condo will likely be worth more than $1.1 million in 2030. Investors can refinance an existing property, sell a newly purchased condo one year after closing and use the equity to do it over again, or put the deposit on a Line of Credit. The point is, there are numerous ways to get into or expand your real estate portfolio. Do some creative thinking and a little research, and you’ll figure out the best solution for you. Mention Midtown Toronto to people, and they generally react in one of two ways. “Where exactly is that?? – the inference being that in a growing city of this size, pinpointing the centre is difficult, to say the least. And once realizing “Midtown” is roughly defined by Bloor Street to the south, Eglinton Avenue to the north, Bayview to the east and around Dufferin Street to the west, people often think “Old Toronto.” And in the context of real estate, that means high-priced.

Once commonly known as “Yonge & Eligible,” due to its popularity among young, single professionals, Yonge and Eglinton is quickly becoming one of Toronto’s most desirable neighbourhoods, appealing to a variety of lifestyles. Boasting five-star restaurants, boutiques, diverse retail services, schools and corporate head offices, residents have plenty of options for work and play right outside their front door. CROSSTOWN TRAffIC

INCREASINGLY ACCESSIBLE

Indeed, with neighbourhoods such as Rosedale, Forest Hill, Deer Park, Summerhill and Yonge & Eglinton, Midtown is generally affluent and exclusive. Signature detached homes in any of these areas easily run into the multi-million-dollar range. However, new developments coming on the scene, particularly some landmark highrise condominiums, are making the area increasingly accessible to a variety of residents.

If a great midtown location isn’t enough, proximity to transit is also a significant appeal of this area, being right on the Yonge Street subway line. And come 2022, moving about the city will get even easier, with the expected completion of the Eglinton Crosstown LRT. Slightly off the beaten trail, wander over to nearby Davisville Village, Mount Pleasant Village and Forest Hill Village for a taste of what that Old Toronto was like, still with small, independent shops and nice little parkettes.

NIAGARA IT’S ABOUT A LOT MORE THAN JUST THE FALLS by WAYNE KARL When people think Niagara, they often think only of the Falls themselves, those natural wonders to which a visit never grows old. But beyond the awe-inspiring beauty and power of the Falls and the Niagara River, Niagara Region offers a lot more that’s worthy of just a weekend getaway. Encompassing towns such as Grimsby, Lincoln, Niagara-on-theLake, St. Catharines, Thorold and Welland, the Niagara Region is blessed with a great natural location. It occupies most of the Niagara Peninsula, bounded by the U.S. to the south and on the north by Lake Ontario, and of course the Niagara Escarpment – all of which offers strong potential for business and lifestyle choices. These natural landscapes and climate make the Niagara Region perfect for agri-businesses such

as winemaking – a key economic sector. The Niagara Wine Route, for example, connects dozens of wineries and is a growing tourism draw, complementing cultural events such as the Shaw Festival. the area still has challenges in higher unemployment, lower participation rate and lower household income per capita. But that’s changing, as the region continues to draw more investment. In 2018 alone, for example, Niagara had $1.7 billion in construction, and from 2015 to 2018, such investment in the area grew by 56 per cent, compared to 19 per cent for Ontario overall. NEW HOME DEVELOPMENT

As the economy grows and affords people more opportunity to live and work in Niagara – or close by – newhome development is following. Much of the housing growth is in the lowrise category, as buyers

from the GTA find the lot sizes and price points far more appealing and affordable. But that, too, is changing, as some consumers prefer the condo lifestyle, even in a nature-rich area such as Niagara. Developers are responding in kind, with several new condo projects, many of them midrise or boutique condominiums. Part of the appeal for homebuyers in Niagara, of course, is affordability relative to Toronto and other parts of the Greater Toronto and Hamilton Area. According to the latest Royal LePage House Price Survey, for the fourth quarter of 2020, aggregate median home prices in Niagara-St. Catharines were $538,391. This is up 4.4 per cent from $515,812 in the third quarter of 2020, and 19.4 per cent from $450,898 in the fourth quarter of 2019. This year-over-year price growth is in the top three, not just in Ontario, but in all of Canada. And from the ReMax 2021 Housing Market Outlook Report, the realty firm noted that average residential sale prices in Niagara increased by 19 per cent, from $449,410 in 2019 to $533,198 in 2020. ReMax also projects another 12-per-cent growth in average home prices for 2021, to $597,181.

With springtime comes an even greater influx of renovations, and kitchens always seem to be at the top of the list of rooms to get attention. Kitchen renovations can be stressful, but honestly, the kitchen is really one of my favourite rooms to renovate. There are a multitude of design inspirations, finishes and great products on the market to make organization and workability much simpler. When designing your kitchen, it is important to give attention to the practical aspects of how your space will function, or more specifically, how you will function in your new space. busiest and hardest working rooms in your home. They often need to be multi-functional and easily adapt to day-to-day living, especially given the challenges we have all faced over this last year. However, the kitchen also seems to be the hub of entertaining for our family and friends. If you have a larger space, this is less of an issue; in a smaller footprint, though, we are forced to be more organized, creative and pragmatic. COLOUR TREND FOR THE YEAR

Colour is one of the key foundations of any design. Colour enhances design in so many ways by contributing to our daily attitudes and emotions, creating contrast and creating an overall feeling in the space. The colour pallete for this year is one that to me is both energetic and serene. Pantone has released two colours that almost battle each other, and Benjamin Moore has released a lovely calm colour of the year with an even more serene palette. bound to make those who use it inspired and happy. Ultimate Grey, on the other hand, is considered to be safe and comforting. Benjamin Moore has chosen Aegean Teal supported by a palette of warm and familiar tones. Aegean Teal, can be quite bold on its own, but combined with its neutral supporting palette, it is quite calming and serene. What is your take on 2021? Will 2021 be a year to redeem and conquer or will it be a year to recover and rejuvenate? There are so many reasons to incorporate colour into a design. Your design can be driven with colour to create a fun and interesting space. Colour can create contrast,

giving the design warmth and visual depth. Colour can also be used to evoke a feeling within the design. The theory behind why we use colour is quite amazing; it truly affects how we feel and how we live our lives every day. “The best way to incorporate these new on-trend colours is to introduce them in small doses. Our design team adores incorporating the colours of the year into our residential projects through our accessories, such as accent pillows, artwork, area rugs and even small, unexpected accents of paint. Our favourite way to add a pop of colour to a home is by painting the interior doors! Don’t be afraid – your builder-white office door is begging for a new colour… perhaps Aegean Teal? You might love it! Painting your front door is a cost-effective way to add colour to your exterior as well. A small weekend do-it-yourself project can make a large impactful difference when adding colour to your home this way.

If painting interior doors is not for you, another on-trend way to add colour to a space is through colourblocking murals. We are increasingly seeing abstract colourful wallpaper, which can easily be painted onto a wall using the colours of the year. This design feature can add a punch to any space. Furniture is another effective way to add colour to a design. We love a bold colour accent chair or stool in a living room with corresponding pillows on the sofa to tie it all together. If adding colour to a space is scary for you, try incorporating small accents first, such as throw blankets, pillows and artwork. Once you are more comfortable with colour, then start playing around with drapery, bold furniture and statement art pieces. The design opportunities are endless. There are so many ways to incorporate and embrace the 2021 colours of the year into your home without changing the whole design.

I love this new idea of hanging a bunch of eucalyptus over my shower head. The steam of the shower releases the eucalyptus plant’s essential oils, which can work to clear congestion and inflammation. Plus, the scent is divine. All you have to do is tie the stems together with a rubber band and tie them to your shower head. It can last up to two months until it dries out. Many other essential oils can also reduce stress and amp relaxation, and they can give that sensory experience of being at a spa.

Vanilla, tea tree oil and neroli all are lovely. Also, consider scented soaps, lotions and candles to set a restful mood. SHOWER OR BATHTUB CADDY

THINKING OF

AGEING IN PLACE? HERE ARE SOME KEY FACTORS TO CONSIDER

A recent survey conducted by the National Institute on Ageing at Toronto’s Ryerson University indicated that COVID-19 has more people thinking about aging in place. The survey of 1,517 Canadians suggests more seniors want to continue living at home as they age, rather than move to a retirement home or longterm care facility. Sixty per cent of respondents said the pandemic had changed their opinions on whether they would arrange for themselves or an older loved one to live in a nursing or retirement home. Seventy per cent of respondents aged 65 and older said they would try to live safely and independently in their own home as long as possible. Do you feel the same about your own ageing process? The good news is, you can stay in your present home as long as you want, if you design it to meet your future lifestyle needs. Here are some things to consider.

Consider wider doorways and hallways to accommodate wheelchairs. Think about stair lifts and elevators for the future. When it comes to the kitchen, you can install upper cabinets that lower with a slight pull on a handle for easier access. Lastly, think about a dualheight kitchen island or counter to accommodate those both in a wheelchair and everyone else in the family.
