Model Home Grand Opening Success!

T

his past summer, Rosehaven Homes and Homes by DeSantis launched the grand opening of Model Homes in the Lyon’s Creek community located in Chippawa. Local MPP Kim Craitor & Councillor Joyce Morocco kicked off the celebrations with the official Ribbon Cutting ceremony and tour of the model homes, which were well received by all who attended.

Along with the media and interested buyers, excited homeowners came with their friends and family to see the progress of their homes and to meet their future neighbours. Seeing the models first hand was the highlight of the day’s events, where everyone enjoyed a taste of the Niagara Lifestyle. Touring the Model Homes, it’s easy to see why the designs at Lyon’s Creek are proving to be real showstoppers. Those who fall in love with the Welland 3,244 sq. ft model home, will be thrilled to discover it’s offered from an affordable $408,990 as one of Rosehaven’s brand new release of 14 additional 50’ detached two-storey and bungalow lots. The popular Chippawa II bungalow, very similar to the model available to tour, is another crowd pleaser. Freehold 35 ft. WIDE townhome bungalows with loft up to 2,728 sq. ft. and double car garages are also available starting from the low $300’s. At Lyon’s Creek, buyers are impressed with Homes by DeSantis’ offering of stunning detached and semi-detached Two-storeys, Bungalows, Bungalows with Lofts, and Townhome designs starting from the mid $200’s. Available to tour is the innovative 2,588 sq. ft. Berkshire Bungalow with loft boasting a soaring 17’ ceiling in the Great Room that sets off the open concept design from an incredible $359,900. Purchasers looking for bungalows will discover a selection of designs from 1,200 - 1,788 sq. ft. Magnificent detached two-storey homes up to 2,926 sq. ft. are set on spacious 45’ lots. If you didn’t get the chance to attend our grand opening release, drop in to see these fabulous model homes for yourself. Detached models and townhomes are ready for viewing now at Lyon’s Creek located on Mann Street, off Sodom Rd, just south of Lyon’s Creek Road. Visit LyonsCreekChippawa.com for more info. 4

ACCESSING THE ESSENTIALS P

eople often ask me what the difference is between buying a brand new home over a resale property. I would say it takes the same amount of patience, persistence and luck to find what you’re looking for, but there is one major difference – options.

When buying a new home, you have the option of choosing the floorplan you want as well as the exterior style and features you prefer over the builders’ choices. Rather than inheriting someone else’s choices, you can incorporate your personal preferences in terms of tiles, colours, fixtures, flooring and more before the construction of the home is completed. Essentially, you can customize and personalize your home to your heart’s content! Before you set out to shop, I suggest making a list of your “must-haves.” It’s rare that a home will combine every single thing on your wish-list, but you’ll be pleasantly surprised at how close you’ll come. Changes in consumer demand, particularly in the 55-plus market, have had a huge impact in the types of housing and community amenities offered today. Builders are more competitive than ever in the way of architectural styling, accessibility, functionality and maintenance options, too. Keep your wish-list handy while you shop, and be sure to update and revise it as you go along. Once you’ve scaled down your search, you’ll see why patience and persistence pay off. Happy new-home hunting!

TreeTops tops the “must see” list for Muskoka Homebuyers

A

t TreeTops, the excitement started long before the red ribbon was cut. When the word first spread that an entirely new and innovative housing option was coming to the top of Hidden Valley, the buzz began to build. And by the time Club Leisure Corporation and the Mayor of Huntsville presided over the official opening of the Presentation Centre and model suite earlier this summer, the secret was out. TreeTops is now offering a new brand of resort-style living in a magnificent setting surrounded by the nature trails, lakes and ski hills of Muskoka. Perched high on the hills overlooking beautiful Peninsula Lake, Deerhurst’s Lakeside Golf Course and Hidden Valley itself, TreeTops is inviting you to “live above it all”, amidst a canopy of trees at what is quickly becoming one of Huntsville’s most desired four-season destinations. Here an exclusive collection of luxurious escarpment condominiums are now being offered, all nestled into the hillside and each with their own balcony or walk-out patio with fabulous views of the spectacular landscape that surrounds. Suites are spacious and feature two bedroom and two bedroom plus den layouts (some with an optional third bedroom). Hiking, boating, fishing, golfing, swimming and watersports… at TreeTops, residents will enjoy the very best of Muskoka, with easy access to downtown Huntsville and all of its many amenities. But by no means is the fun at TreeTops limited to the warm weather months. When the snow flies, skiers will love the ability to “ski in and ski out” from their homes directly to the Hidden Valley Highlands Ski Area, with both crosscountry and Alpine skiing available. Club Leisure Corporation has created a community that is as green and natural as possible so it’s attractive not just to

12

outdoor enthusiasts and nature lovers but also those who want to preserve Canada’s precious natural assets for future generations. So every residence at TreeTops will be built to an EnerGuide New Housing Program Natural Resource Canada standard… bringing together the best in energy efficient and water conservation systems. Club Leisure has also designed and implemented a geothermal system with radiant floor heating that will offer TreeTops owners clean, green heating and cooling year-round. Club Leisure Corporation was established to develop, finance, and manage prime real estate projects, with a special focus on residential developments in resort areas offering access to leisure sports such as golf, skiing and boating. CLC’s senior team is comprised of a core of seasoned professionals with years of combined experience in real estate development. They have assembled a team of other highly respected industry professionals in the design and development of TreeTops, each of whom brings their own unique talents and discipline to the table. Located directly across the road from Deerhurst Resort, TreeTops’ new Presentation Centre and Designer-Decorated Model are now open. Book an appointment or drop by anytime to discover the amazing new escarpment condominiums being offered at the top of Hidden Valley. Phase One is now available with prices starting from $279,900. For more information, call 1-855-784-9990 or visit the website at TreeTopsHuntsville.com. The Presentation Centre and Model are located at 1 Tree Tops Lane in Huntsville (across from Deerhurst Resort). Hours are: Monday, Tuesday, Thursday & Friday 11 am to 6 pm, closed Wednesday, Saturday & Sunday 11 am to 5 pm.

finances

the equity solution

how canadians can cash in – without cashing out by PETER KINCH YOU HEAR A LOT OF TALK THESE DAYS – FROM

media and government – about debt and how the average Canadian has too much of it. Although it may well be true that many Canadians need to rein in their spending habits, there is a flip side that doesn’t get talked about enough. A record number of Canadian homeowners are sitting on an unprecedented amount of home equity. Given today’s economic environment, the mere mention of spending home equity is considered taboo – especially in light of the recent sub-prime mortgage crisis in the United States. None of that, however, changes a few fundamental facts: 1. In spite of all the talk about debt, many Canadians are sitting on an unprecedented amount of home equity. 2. A large number of those Canadians sitting on their latent equity have two pressing concerns: a. Will I have enough money when I retire? b. How will my children ever be able to afford to buy their own house? This scenario presents an interesting dilemma. The proverbial elephant in the room is home equity. Could it be a solution to the most pressing concerns of Canadians as they near their retirement years, or is it part of the problem?

14

The pendulum has swung quite a bit on this topic over the past five years. We’ve gone from the freewheeling days leading up to 2008, where those investing in real estate thought they could do no wrong, to an about-face, where spending home equity was akin to an evil deed. And, like most things in life, the truth lies somewhere in the middle. First and foremost, we need to address some of the issues that face most canadians today: › It is true that many Canadians are carrying too much debt and need to find a way to spend less than they make. › It is also true that many Canadians are sitting on an unprecedented amount of home equity. › Yet a record number of Canadians are also concerned about their ability to have enough money to retire. › Few working Canadians have faith in their pensions. › A record number of Canadians are now self-employed and have no pension plan. › Few working Canadians are confident in the ability for CPP and OAP to take care of them when they retire. › Canadians are living longer than ever. Add this up and it begs the question: Can home equity be part of the solution? The concept of using your home equity to invest has fallen out of vogue in the past few years, but in many respects, we have thrown the baby out with the bath water. Sure, the idea of spending your home equity to buy investments equates to getting further in debt – but perhaps we need to defi ne debt. Is it possible to have good debt and bad debt? Bad debt is easy to defi ne – any debt that is used to purchase an item that adds no value to your bottom line (lifestyle expenses such as a car, boat or vacation). Good debt is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money). When you use credit to subsidize lifestyle, you are simply spending beyond your means and arguably

LiFestyLe Communities | FALL 2013

9/9/13 3:05:18 PM

“Good debt” is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money) buying items that may not fit into your family budget. The only return on this type of expenditure is immediate personal gratification. However, the potential longterm consequences of this type of expenditure could be increased debt without the ability to pay it off. This is exactly the type of debt the government is concerned about. They don’t want Canadians to look at their houses as personal ATMs – especially at a time when interest rates are at record lows. The real concern is what would happen if a great number of Canadians were to access home equity, go further in debt at a time of low interest rates, only to see those rates increase. If the only thing those individuals had to show for their debt were depreciating consumer goods and a YouTube video of their last vacation, then the government’s concerns would be completely justified. In fact, you should be very cautious of increasing home or consumer debt in today’s economic environment. Interest rates have nowhere to go but up, and any use of home equity should only be undertaken after an analysis of both the long-term benefits and consequences. However, this example should not be confused with the ability to utilize home equity to increase personal wealth, address pension concerns or assist adult children with getting started on their road to home ownership. The key is to analyze the long-term benefits versus potential consequences. It is entirely feasible to utilize home equity in such a way as to improve your personal financial situation over the long-term, even if interest rates were to rise. This process would involve increasing personal debt initially but only through the acquisition of an asset that would create a long-term financial benefit. An example of this would be to access a portion of your home equity for the down payment on the purchase of a rental property that, over time, would shift from a deficit to an asset that could provide a supplement to your pension plan. Many people reading this might still say, “There is no way I’m touching my home equity.” I completely understand that emotion, but to that I would ask: Are you 100 per cent comfortable that your current pension plan is sufficient and that you will not have any need to supplement it at the point of retirement in order to live the lifestyle you desire?

If the answer is yes, then by all means, you should not, nor do you have to, touch your home equity. Your focus would be to stay the current course. However, if the answer is no, then it begs another question: What is your plan to resolve this? A significant number of Canadians fall into the second category and fit the following description: “I know that our current pension plan is insufficient to accomplish our retirement goals and I know that we are sitting on a lot of untapped equity that could be used to purchase some investments. But I’m simply not comfortable with risking any of that equity in an investment venture. What if we ended up losing it all? Then where would we be?” You would be shocked at how common this scenario is and how often that conversation is played out at dinner tables across this country. There are three major considerations: 1. T he need to address retirement goals 2. T he realization that equity could be the solution 3. T he fear attached to taking on more debt As you explore your own personal situation, consider these factors, and how equity might be part of the solution.

AUGUSTINE GROUP TAKES THE LEAD AT CRATES LANDING PROJECT ON LAKE SIMCOE

A

ugustine Group, a wellknown developer of premium residential projects, is now leading the development team at the Crates Landing project located in Keswick, Ontario, on the south shores of Lake Simcoe. The developer will be hosting several special Meet the Builder/Sales Events starting Saturday, September 7th where area residents, purchasers and the public will be introduced to the project and its affordable new pricing. Over 2/3 of this new lakeside village’s first phase is already sold but a great selection of 1, 2 and 3 bedroom suites is still available in the project’s Grand Marina Condominium, many with expansive waterfront terraces and all sharing the recreation facilities found in the Commodore’s Club. “We’re very pleased and excited to be now spearheading the Crates Landing project,” says Brian Tilley, V.P of Sales and Marketing at Augustine Group. “With 100% of the prerequisite shoreline work now complete, the site is really starting to take shape and we’re moving full speed ahead with construction scheduled for the Spring of 2014.”

The vision behind Crates Landing is the creation of a world class, four season residential community in complete harmony with its natural environment on Lake Simcoe. Situated directly beside the Crates Marina and overlooking Cook’s Bay on Lake Simcoe, all the components of Crates Landing come together in one harmonious site plan, from the midrise residential buildings to the all-suite Residence Inn by Marriot. Community amenities will include a spa, shops, cafes and open air patios, as well as a private beach, meandering boardwalks, observation points and a floating dock area. With the aim of protecting and enhancing the wide variety of birds, flora and fauna within this natural sanctuarylike setting, a full 50% of the Crates Landing site has been retained as green space to be preserved for generations to come. “It is our intention to take Crates

Landing to the next level, and to create the kind of resort community that appeals to the lake lover in everyone,” says Tilley. “For anybody looking for that kind of waterfront living environment, here’s never been a better time to get involved than right now.” Founded by Derek Martin, President of Landform Canada and ICCI, Augustine Group is a respected real estate development company, with head offices in Niagara Falls, Ontario. Inspiring design: Vancouver’s

Loden HoteL by yanic simard photos courtesy of the Loden HoTel

Although my design studio is based in downtown Toronto, I always try to find inspiration in new places across our nation and the world over. During a media tour of western Canada, I stayed at a unique boutique: Vancouver’s Loden Hotel. The interior design created warm, inviting environments, in several different ways. This got me thinking how much design for the home-away-from-home can guide the design of your own home-sweet-home. Every stay in a new space is a chance to try out fresh ideas, discover unusual details, and live for a few days in the pages of a magazine. Next time you travel, make sure to bring a camera and take the time to notice what makes each space special.

Until then, here are my tips to bring a touch of hotel chic to your everyday. First Impressions: › The Loden’s lobby makes a statement as soon as you enter: richly veined stone faces out the fireplace wall, inspiring a palette of sumptuous browns and airy creams. Balance dark furniture with light walls (try Benjamin Moore’s OC-23 Classic Gray) to get this luxe, spa-like look. › Because first impressions are important in any space, the one-bedroom suites define a foyer with a modern geometric screen, separating this vestibule from the dining area (with a FALL 2013 | Lifestyle Communities

Even in a highrise home, making space for your own small foyer gives you a much needed place to decompress when you enter, and a beautiful greeting. TIP: Fill in an existing half-wall or cut-out with wooden lattice or (as I recently did in a client’s home renovation) faux wrought-iron grating to turn an afterthought into its own design feature. In a more open plan, add a free standing screen with a bench in front to create a division.

› As many homes do, some units in the Loden have structural columns running through them. They made this an architectural feature by fitting a kidney desk to the curve, hanging the television from the top of the post (freeing up window space) and letting the curtains stack behind the column when open. TIP: Simply notching a desk (or choosing a curved shape) can let it fit tightly to a column, awkward corner or deep baseboard, creating a tidy look without wasting space.

The Bedroom: › One-bedroom suites at the Loden mirror the entire wall behind the headboard to expand the room, with art hanging overtop to break up the large panel. You can easily tile a wall at home with 12-by-12 or 24-by-24 mirrors – just notch a corner or two to leave drywall exposed where you want to hang art, creating this trendy layered look. › Rooms at the Loden generally stick to one signature colour to give the palette depth without appearing busy. You’ll find warm coral tones in sofa upholstery, accent pillows, glass lamps and other accoutrements – choosing one favourite colour and carrying it throughout in small doses is the easiest way to give even a small space a playful pop. Look to Benjamin Moore’s 2011-30 Hot Spice as an example hue for accessories or an accent wall.

The Ensuite: › Many units in the Loden feature a large sliding door between the bedroom and ensuite. This allows you to physically open the space, while retaining the option for privacy. Consider using barn or pocket style doors for your next renovation. › Because so many rooms have the vanity backed by a window wall or sliding panel, the mirrors are often suspended from the ceiling. This floating look is beautiful and unique, and also allows you to position your vanity in places you might not have thought possible. TIP: Pendant lights on either side add all-important light-layering – remember to always have at least three sources (a lonely potlight usually won’t cut it).

The Ultimate: › The Halo penthouse suite was a sight to behold – I was lucky enough to take a tour (along with the Cityline cameras of course!). The beautiful herringbone hardwood floors anchored a combination of inviting chocolate upholstery, leather wallcoverings, elegantly simple drapery, sparkling oversized door handles and architectural side tables. Mixing materials is important to create visual interest, and this timeless-yet-trendy flooring pattern is a safe bet to work with all of the above (plus more) for decades. › The Halo’s bedroom is a beautiful example of the serenity and luxury in white-on-white decor. The surfaces (including a generous area rug) are all white or pale neutrals, with just a hint of wood floor (and two masculine side tables) adding some weight. This creates an airy, restful look – our eyes naturally expect heavier looking items to be on the ground with lighter colours floating above (think the earth and clouds), so use this scheme when you crave order and calm. TIP: I use almost exclusively white sheets in my designs, with accent pillows or a blanket to add a little contrast. The clean look always makes a space feel fresh and new – one of the fastest bedroom makeovers.

Where else can you have a year-round vacation, fabulous shopping, and host of recreational pursuits at your doorstep? This is definitely one of Toronto’s most appealing locations. The phenomenal response to this condominium is understandable, and it has to do with a lot more than spectacular views. The convenient connectivity to downtown, proximity to the Gardiner Expressway, QEW, Highway 427, GO Station and TTC, combined with its award winning design and location is why Lago is more than 80 percent sold. Lago is perfect home for the young professional who likes all things urban, empty nesters looking to downsize and firsttime buyers who want to be close to the city’s social scene. There is still a good selection of suites available. The perfect way to envision life in a Monarch home at Lago is to visit the sales centre located at 2167 Lake Shore Blvd. W. Master Bedroom retreat by Laura Stein photos by David BagosY

24

A depressing bedroom is, well, depressing. How can you start off your day feeling good, when the first thing you see each morning puts you in a bad mood? After years of neglecting their bedroom, that’s what the owners of this Leaside home began to wonder. As avid art collectors and frequent travelers, the rest of their house was a beautifully decorated gallery of treasures. Their master bedroom, however, was anything but. They had lived for years with inadequate furniture and no storage. The rug was hopelessly stained and the ceiling had been left unfinished after a repair from water damage. The walls were painted a shade of dark brown blah. The homeowners were at their wits end. Afraid of making a mistake they turned to Laura Stein Interiors for help.

rich wood tones in the furniture and drapery rods, along with the dark stripe in the drapery panels, provide just the right amount of contrast to keep the space grounded. Our goal was to create an inviting retreat of understated luxury. Cosy, not fussy. A comfortable sitting area to relax and watch TV, a light-filled sleeping area with luxurious linens. Storage for clothing, books and travel finds. A hint of glamour, a touch of masculinity, and a place to exhale at the end of the day. The homeowners wanted the room to feel romantic without being overtly feminine. This called for a carefully balanced colour palette of light and dark, and a juxtaposition of soft fabrics and clean-lined furniture. The starting point was a collection of fabrics in airy natural colours – linen, soft grey, and cream, accented with

subdued golden yellow. Rich wood tones in the furniture and drapery rods, along with the dark stripe in the drapery panels, provide just the right amount of contrast to keep the space grounded. The surprisingly vibrant artwork beside the bed makes a perfect, unexpected accent with its bold colour but appropriately serene subject matter. To give the room its cosy feel it was enveloped in Benjamin Moore’s Edgecomb Gray. Used on the ceiling, walls, panel moulding, baseboards and built-in bookcase, it provides a warm backdrop for subtle tone on tone texture. Warm metals used throughout the room add sophisticated elegance. Now a comfortable and romantic retreat, this master bedroom has become the most used room in the house. – a pleasure to both start and end the day. The custom detailing, warm palette, luxurious fabrics, and eclectic mix of lighting, art, and accessories make this room what the homeowners call their “perfect little jewel box.” fALL 2013 | LifestyLe Communities

Five tips for beautiful bedroom colour: 1. To pull together a cohesive palette,

start by choosing your bedding. Once you’ve found bedding you love, it will be the springboard for the rest of the room. 2. For a serene, calming palette,

choose soft neutral colours and fabrics in a variety of textures and tones. Varying the texture and contrast is key to making a neutral palette interesting. 3. Cream-coloured drapery filters the

morning light and creates a beautiful soft glow. Instead of using black-out lining, layer with blackout blinds that can be raised in the morning to let in the light. 4. P aint baseboards the same colour

and finish as the walls to make the walls seem taller and the ceiling higher. 5. F or an up-to-date look use

hardwood flooring and area rugs rather than wall-to-wall carpet. If you have a light colour palette, a darker wood floor will help ground the space. A lighter wood floor will feel airy and open.

Chef Mark McEwan certainly knows his way around a kitchen. He has cooked for Pope John Paul II, has hosted several Food Network programs, opened four successful restaurants, and has had a gourmet food store, aptly named McEwan, at The Shops at Don Mills, since 2009. With 35-plus years in the culinary industry, McEwan recently wrapped up his third season as head judge on Top Chef Canada. Here is his very own pumpkin ricotta gnocchi dough recipe.

METHOD

01 Place the ricotta in an appropriate sized square of cheese cloth containing two layers. Bring all four corners of the cheese cloth together and twist them until the cheese cloth has tightened around the ricotta. Wrap butcher’s twine around the top of the cheese cloth to prevent it from loosening. Be sure to leave some twine to use for hanging. In the fridge, tie the remaining twine to a shelf and allow the ricotta to hang. Place a container under the ricotta to catch any liquid. Repeat this same process to hang the pumpkin puree.

Pumpkin ricotta gnocchi dough INGREDIENTS › 500g ricotta, strung overnight › 1 whole egg › 180g pumpkin puree, strung overnight › 2.75 ounces all purpose flour › ½ tsp ground black pepper › 1 tsp kosher salt

02 Combine all the ingredients and mix, being careful not to overwork. Allow the dough to rest for at least a half an hour before you roll it out. Take small amounts of the dough and roll into tubes approximately one inch thick. Be sure to have some flour set aside for rolling, as the dough may stick to the cutting board. Once rolled out, make approximately 1.5-in. cuts. Place the cut dough on a baking sheet lined with parchment paper that has been dusted with flour. 03 Place the dough in boiling, salted water, being sure to be delicate so as not to ruin its shape. Do not add too much at a time, as this may cause them to stick to the bottom of the pot. Cook the gnocchi until it is floating. Remove the gnocchi from the water and lay it on a baking sheet that is lined with parchment. Drizzle with a little olive oil to prevent sticking. Cool in the fridge.
