inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything.

The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper.

This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you.

Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare.

It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl.

Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say.

“Carries like rent” they promise. “Own your dream” they demand.

You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own?

For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate.

oving is never easy, it takes a lot of energy and planning to pack up a household, transport it and then set it all up again. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

Carry important documents, money and jewelry with you.

Pack toys, games or special items for the kids to keep them busy during the move.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly.

Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing.

Leave them stored for a couple of months to eliminate the smell.

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

s Ontario’s leading advocate for quality rental housing, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff in the province.

The organization created the Certified Rental Building Program (CRBP) to help apartment-seekers locate professionally operated and maintained buildings. Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards.

Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in the today’s rental residences and can be achieved in many ways with the help of renters.

Most people understand that outdoor air quality is affected by things such as smog and the exhaust from vehicles, but may not realize that indoor air can actually be a lot worse. To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints.

As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system.

Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the common areas of apartment buildings such as elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not TheRentersGuide.ca regulated, but some renters today are choosing to smoke only outdoors on their balconies or outside the building.

Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the landscaping. Plants and trees have a great impact on the environment in filtering toxins.

There may be spots around apartment buildings where well-placed trees

can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit.

FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings.

As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings.

Based in Toronto, the GTAA represents the interests of active and concerned firms participating in the multi-family rental housing industry.

Are you thinking about whether you should use a moving company to let professionals handle your move or attempt to do it yourself?

If cost is your most important consideration, moving yourself might be the better option. However, if you cannot afford to take the time or expend the energy to look after the numerous details involved with moving your best bet is to hire a professional mover.

How much stuff you need to move and the distance you are moving are two important factors in your decision. If you are a single person or student moving into your first apartment you might not have that much furniture and household items to move in and you might not feel it’s worth hiring a move, especially if you have a friend to help you. However, if you are a family with children moving from one city to another and have more things to transport you might want to hire a mover so you can travel, take care of your children, pick up groceries, etc.

Using a professional mover is simple and hassle-free: professionals can take care of all the details of organizing, planning, packing, loading up your furniture and other “stuff,” and delivering it to your new location. They can even unpack for you! You won’t have to try to cajole friends into giving up at least a day to undertake a physically demanding task.

Professionals have all of the supplies to pack up your dishes and other breakables, as well as the know-how to pack a moving truck properly and efficiently. You won’t have to run out to rent or collect cartons and newsprint in which to pack and wrap things.

In addition, professionals carry insurance so that if anything is damaged during the move you are covered. If you attempt to move yourself and you break or damage something, you might have to foot the bill yourself (unless you, yourself, have a renter’s policy that would cover such damages).

But even so, you still might have to incur the cost of renting a truck or a van, even if you are planning to do the packing, loading and unloading yourself. Moving is very strenuous work! However, having watched my son recently do this when he moved into his first apartment, I would warn you that it’s much more work than you might realize.

There’s a third option of connecting with people and companies who can provide some of the services as you require on an individual basis, such as driving, packing, loading, unloading, unpacking, etc. This provides some flexibility and makes the task a little more affordable. You pick and choose the help and labour you need.

If you decide to use a mover, make sure the company is licensed, reputable and insured to handle the job, and can provide you with some references. You want to make sure they will do a professional job before you retain them.

PENDANT FIXTURES ARE AN ALL-TIME FAVOURITE

because they can be installed in any room. They can be casual or formal – dressed up or dressed down.

The challenge most people face is deciding at what height to hang them.

Here are some tips to help guide you: HALLWAY/ENTRY Especially in your entry, your pendant light should make some sort of statement since not much is going on in this area of the home.

This can be one of the most difficult places to determine how high to hang the light since there probably isn’t a piece of furniture underneath to help TheRentersGuide.ca judge the distance. A general rule of thumb to follow is to hang it at least eight feet above the floor. If you have doors that swing out toward the fixture, make sure you take note of them so you leave the appropriate spacing for this also.

OVER A TABLE 28 to 32 inches above the tabletop is where this light fixture will usually hang, though it can be hung lower or higher, it’s more of a personal preference. Keep in mind for conversation, and for serving and passing food, you don’t want it to hang right in your face while seated.

Consider mounting two or three pendants above the table for added light and visual appeal.

ABOVE THE KITCHEN ISLAND Whether it’s an area for cooking or an area for sitting and watching someone cook, kitchen pendant lights are normally hung 28 to 35 inches over the island. It really depends on the function of the island, how the area will be used most often and what you’re comfortable with. Again, hanging two or three pendants in a row can look quite beautiful.

BATHROOM Instead of traditional sconces, hanging two pendants on either side of a mirror looks stunning.

Choosing a fixture with clear glass will offer more light which is good for makeup and getting ready, while a diffused shade offers a more ambient feel. The middle of the light component of the pendant should hang at where the middle of the mirror is placed, close enough to the wall so no one will bump into it, but not touching the wall itself. If you’re just hanging one in the centre of the room, you again want to make sure it clears the door.

MIDDLE OF THE LIVING ROOM With furniture underneath the pendant, such as a sofa or coffee table, don’t be afraid to hang your light fairly low. Usually the light will be hung over a seating area, which is usually an area for conversation, a spot for reading, watching television or resting – so you want to make sure it’s well lit but not overly bright. I would suggest having this light installed on a dimmer switch so that you have the luxury of TheRentersGuide.ca setting your own tone of brightness.

ABOVE THE BED A pendant light hung above the bed can serve as a lovely focal point for any bedroom. Fixtures here are usually hung rather high so that you don’t end up hitting it in the middle of the night tossing and turning or when you jump out of bed because you’re late for work. Also keep in mind the sight line – if you have a television on the wall in front of your bed, you’ll want to hang it high enough so it doesn’t obstruct your view.

ON EITHER SIDE OF THE BED In place of table lamps, I love the idea of hanging a pendant above each side table. Just like in the bathroom, you want it to be hung close enough to the wall so you don’t hit it, but not so it’s actually touching the wall. I would leave about 12 to 20 inches above the bottom of the side table so that you have room for accessories and books.

STAIRCASE If you’re looking to add drama and interest to your staircase, hanging a light fixture is the perfect way to do just that. Having plenty of clearance for walking up the stairs is ultimately all that needs to be considered when installing a pendant here.

s Ontario’s leading advocate for quality rental housing, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff in the province.

The organization created the Certified Rental Building Program (CRBP) to help apartment-seekers locate professionally operated and maintained buildings. Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards.

Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in the today’s rental residences and can be achieved in many ways with the help of renters.

Most people understand that outdoor air quality is affected by things such as smog and the exhaust from vehicles, but may not realize that indoor air can actually be a lot worse. This is because residents live in proximity to commonly used products that may be toxic and pollute the air that they breathe.

To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints.

As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system.

Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the common areas of apartment buildings such as elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not TheRentersGuide.ca regulated, but some renters today are choosing to smoke only outdoors on their balconies or outside the building.

Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the landscaping. Plants and trees have a great impact on the environment in filtering toxins.

There may be spots around apartment buildings where well-placed trees

can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit.

FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings.

As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings.

Based in Toronto, the GTAA represents the interests of active and concerned firms participating in the multi-family rental housing industry.
