As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with? • How long do I plan on leasing for? • What locations will I consider? • Does the rental property cover my needs in terms of parking, transit and other key considerations? Once you have determined this check list, be sure to shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best.

have lived in many, many apartments over the years – renting has offered me a fabulous lifestyle. I have enjoyed numerous housemates and had some wonderful landlords. There are a few stand-out moments, but for the most-part, being a renter accommodated my needs perfectly. While I found out early on that I hated living alone, I learned quite quickly what qualities I like in the person with whom I’ll be sharing a space. Some roommates were friends – and it was a lot of fun to live with people I’d always been close to, however, it was often easier to live with people who had a similar lifestyle. While I was a student, for example, it was easier to live with people who were also students and appreciated the need for quiet study time. When I was working nights it wasn’t easy to live with a person who had a day job since their alarm clock went off at 6am – just a couple of hours after I’d come home from a long night at work. But the one thing I found most important was to live with someone who appreciated the same level of cleanliness. I remember interviewing potential roommates, one looked at my sink – we’d left our breakfast dishes there. I can still hear her say “Oh no, that’ll never do when I move in, I’m a clean freak!” She was adamant, and I knew I could never meet her expectations. That was a battle waiting to happen. The Federation of RentalHousing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help rental accommodation shoppers find professionally-run buildings that nurture a high quality of life for residents. The CRBP also works for the benefit of owners and property managers, as certified buildings offer peace-of-mind that attracts tenants. People who rent may not own their apartments, but the building is their home, and they appreciate the quality assurance that comes along with the program. Landlords and owners who register buildings with the CRBP seal of approval that all those involved with the operating of the building will uphold certain standards that protect the safety, privacy and comfort of tenants. Those who choose an apartment that passes the CRBP qualifications know that the property managers and/or owners TheRentersGuide.ca who took part went through intensive training in established Standards of Practice that improve building operation and customer service. These fall under several categories involving the daily TheRentersGuide.ca operation of the building: Resident

Management Practices, Human Resources Policies and Practices, Building Management and General Operations, Financial and Accounting. The CRBP program ensures that each successfully certified building practices over 36 established building management and customer service standards. These include a commitment to adhering to provincial fire and building codes, having mechanical systems such as heating and cooling equipment checked and maintained, and more. Renters also want to live in a building where management staff members respond to requests and concerns promptly. If problems arise and repairs on or the replacement of equipment will cause temporary disruptions in tenantsâ€™ lives, management should explain the reason. Another reassurance to tenants who select a CRBP building is that those industry professionals who complete the training successfully agree to adhere to human rights responsibilities to both tenants and employees. Those who are certified agree to conduct business according to a Member Code of Conduct. An example involves responding to tenant inquiries. Owners or property managers must respond to these within two business days, and tenant information must be stored in compliance with the Personal Information Protection and Electronic

Documents Act, a Canadian law relating to data privacy. It is reassuring to know that this level of professionalism and respect is an integral part of qualifying for the program. Plus, certified buildings must undergo random-audit site inspections to help ensure requirements are being met on an ongoing basis. Building audits performed by the independent thirdparty performance measurement firm J.D. Power and Associates add another layer of accountability to the equation. Apartment dwellers want their building to be clean, safe, well kept and in good repair. When a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. If you live in a highrise building, the elevator is the principal way in and out of your apartment, a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where youâ€™re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a TheRentersGuide.ca modicum of courtesy.

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

Allow passengers to exit before attempting to board the elevator.

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers. Please be considerate of others. If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the TheRentersGuide.ca elevator operator. If there is space to do so, press the button yourself.

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a quick glance around to “size up” who is in the elevator. Don’t be afraid to say “good morning” or “hello” and make eye contact with other passengers.

When other passengers board, move a little to give everyone some personal space.

Likewise, if you’re listening to your iPod, turn the volume down so you don’t disturb other riders.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Now, enjoy the ride!

ven at the best of times, moving day can be stressful for everyone involved. Whether you are moving into/out of a highrise apartment building, condo, low-rise home or commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.

moving Think of the following tips as “moving etiquette.” • Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other lawns while items are being carried into or out of your new property. It is important to respect your neighbours’ privacy and property. • If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work 9 to 5 are gone, and you are less likely to cause them any inconvenience. • Everyone wants to move at the same time, but this ties up the elevators making it impossible for residents to come and go. Instead of chaos, the property management will book an elevator for you. They will give you a block of time where you have th elevator exclusively for your move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the beneﬁt of arranging your time comfortably. You should also check to see if movers are restricted to using speciﬁc doors, sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced – or in the path of large, heavy pieces of furniture. • Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

• Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. • Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. • As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to ﬁnd the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the key to the landlord or new tenants. You may even want to check your lease, as most leases and tenant agreements stipulate the condition of cleanliness. You don’t want to receive a bill from your old landlord because you didn’t fulﬁl your obligations at your old apartment when leaving. • Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage. It’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. It’s interesting that many people look at mattresses as merely a category, rather than what they are – personal furniture. We spend about a third of our lives sleeping, so this simple item has a tremendous impact on our health and wellbeing. The good news is that lately, mattresses have taken an elevated place of importance, as celebrities are associating their names with manufacturers, specially branded products and their retailers. This practice has raised a new level of awareness and attracted attention to a topic that for far too long has been viewed as an afterthought by the general public. A well-made mattress is, in fact, a piece of furniture that will last for years. In North America, most warranties cover a mattress for a decade, and they should perform well for that length of time. Despite warranty claims, some low-quality mattresses fail after only five or six years. This is significant enough that a mattress deserves to be selected with as much care as a dining table, dresser, sofa or the bed itself. Speaking of mattresses as a piece of furniture, the sofa bed is another example.
