hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in. In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

de-cluttering for a move by Hellen Buttigieg Moving is rigHt at tHe top of tHe list of most

people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate: 1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move. 2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories. 3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff. 4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or TheRentersGuide.ca recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in or disposed of in a way that doesn’t hurt the environment.

Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations). 5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the offchance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it. 6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes. 7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

hether your balcony is a sun-drenched southern exposure with a spectacular view or a secluded shady nook, itâ€™s

your own window onto the world below, an oasis in which to enjoy the fresh air, relax, catch some rays, read and entertain. Here are some of my favourite ideas for enjoying this most-under-utilized apartment feature.

renters’help Use your imagination A balcony is useful to check the daily weather – but why not enjoy your morning coffee and the paper outside before you go to work? Perhaps you even have the space to do some stretches outside in the early AM sunshine, or partake of your lunch under an umbrella, with proper table linen and real dishes and a book – and savour the scenery. A cold supper picnic on the balcony with friends or neighbours could add tranquil pleasure to the daily dinner ritual. If you’re romantically inclined, consider a date night close to home at twilight with a nice bottle of wine. After the sun sets, take out your star chart and explore the night sky. Create comfort You don’t need to invest a lot to create an attractive balcony. A couple of inexpensivebut-comfortable lounge chairs, a small side table – an umbrella if you need one – are sufficient to get started. Over time and you could add a waterproof rug, throw pillows, attractive containers, hanging baskets, even a bird feeder. Browse through your local Home Outfitters or Crate and Barrel for inspiration into the season’s patio must-haves. A set of plastic dishes and serving pieces, such as a pitcher and salad bowl will last for years. If you plan to garden on your balcony you’ll also need to invest in some simple tools and a watering can.

Transform your balcony into an urban garden The buzzword of the day is “sustainability,” which connotes greening our homes, workplaces and urban environment. Container-grown flowers, vegetables, and herbs support biodiversity by attracting pollinators such as butterflies and bees, adding to the oxygen in the air and helping to create a calming space in which to relax. In addition, it’s tremendously satisfying to eat or enjoy something that you’ve grown yourself – and don’t let the fact that you live in an apartment deter you. You can successfully grow tomatoes, cucumbers, beans, and other small vegetables in containers on your balcony, along with lettuces and herbs. Right now I am enjoying freshly snipped basil and oregano in my salad every day, and tea made from freshpicked mint leaves. Just make sure that you have adequate sun before setting out edible plants, otherwise, stick to shade-loving flowers.

Banish Clutter Too many apartment dwellers utilize their balconies as storage areas, creating an eyesore from the street and diminishing the building’s aesthetic. Try to store bicycles in your building’s bike racks in the garage along with your snow tires. Consider investing in a large plastic storage cupboard to conceal luggage, golf clubs, skis or other bulky items such as children’s toys. During Canada’s all-too-brief summer season, make your balcony your own personal retreat. The potential is yours to discover.

obody pretends that moving to a new home or condo is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

- If you’re doing the job yourself, book a truck. Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings.

Here, you’ll find a step-by-step guide to easing some of the panic

- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.

- Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies. If you’re moving from a condo, re-familiarize yourself with the contents of your locker.

5 weeks to go - Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about tax-deductible moving expenses, and be sure to retain any pertinent records. - Obtain copies of your family’s records from doctors, dentists, lawyers, accountants, etc.

Transfer your children’s school records. - Fill out a change of address form at the post office. Inform creditors, magazine subscriptions, etc., of your new address.

If necessary, book a baby-sitter for moving day. - Return library books, videos and items long ago borrowed from neighbours.

- Arrange storage if needed.

If you’ve hired movers to pack for you, they should be doing so now.

- If your furniture, curtains or carpets need fixing, now is the time to have the work done.

Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.

- If you don’t want it, unload it at a garage sale: less to move, cash to gain.

3 weeks to go - Estimate how many boxes you’ll need and collect them from neighbourhood stores. Also collect the following: - newspapers - bubble wrap - scissors - utility knife - packing tape and string - labels and markers - furniture pads - dolly Moving day may seem eons away, but it’s time to start packing those things you won’t use before the move. Arrange for cancellation of utilities, television programming, phone, Internet, etc., and arrange for their setup at your new home.

Pack a survival kit for your first day, including: - scissors and utility knife - coffee cups, paper plates and - paper towels - tea kettle, instant coffee, tea and water/ soft drinks - phone book, pens and paper - garbage bags - soap and towels Valuables and important papers should be carefully secured. Bring these with you instead of packing them in the truck. Defrost your refrigerator and freezer. Be prepared to pay the movers on delivery day.

2 weeks to go - Arrange for the transfer of your bank accounts to your new branch. - Cancel or re-direct any direct deposit or automatic payment arrangements.

If you’re taking a lengthy journey, make travel and hotel reservations.

- Talk to your veterinarian about the best way to move your pet.

Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done at automated kiosks found in designated shopping malls.

- Cancel delivery services and newspaper subscriptions.

Moving day - Pick up the truck early, if you’re moving yourself. - Make a list of every item loaded onto the truck. - Provide the mover with a phone number through which you can be reached.

- Be available by phone to answer questions and direct the mover as needed. - Read the bill of lading before signing. - Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims. - Ensure water and appliances are turned off in your old house. - Do a final inspection of your old basement, attic and garage. - Lock all doors and windows.

Upon arrival - As the truck is unloaded, check off each item on your list. Examine furniture for damage and settle your bill. - If you have children underfoot, open a box containing their toys and books. - Ensure utilities are in working order. - Sit back with the comforting beverage of your choice, ignore the disarray and feel proud.

5 tips for decorating

Small SpaceS are more and more common,

and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage. TIp #1: STarT WITH a rIGHT-SIZed SoFa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIp #2: USe clear FUrnITUre What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIp #3: Wall-moUnTed lIGHTInG A layered lighting plan is something I always recommend TheRentersGuide.ca to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. TIp #4: WorK WITH pIeceS THaT are mUlTIFUncTIonal In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIp #5: WorK WITH SmarT SToraGe SYSTemS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.
