hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in. In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

Moving can be fun and

Moving can be stressful for children. The change can be overwhelming, but there are ways to make it easier on them.

It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making. If kids feel included and take ownership of their new-home decision, the transition will go much easier. Moving is a family process so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff. Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and it’s OK to have these feelings. Involve your kids in the packing process and start packing items you will not need ahead of time. Sentimental items your children treasure such as special blankets, beloved stuffed animals and photo albums should be kept in a separate bag or box which they can keep close until moving day, and then bring with them to your new home. Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood tennis courts, soccer clubs, baseball associations.

The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom or a spare room. It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired even to want to enter the room. My client’s office space was a great size, however you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter. Accent lighting and accessories were added from Bouclair Home (bouclair. com) to create a great ambiance to work in and much needed storage pieces. The perfect desk and chair were sourced from a Canadian gem called Harkel (all pieces are made and manufactured in Canada!) – harkeloffice.com. On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces. My client spends many hours in her office and I wanted to create a room that was fresh in colour, had sophisticated storage and an efficient workspace that illustrated her true professional personality. I then tied it all together with fun, budget-friendly textures and accessories, which are needed to achieve a clever and interesting home office to work in. ummer sun and a sensational heatwave is upon us once again. If only we could contrive a way to capture some of it to warm us in January! Or to deflect winter’s wrath to cool us down in July (we certainly have enough cold air here to air condition the entire country!) Until then, try these tips for surviving the summer without air conditioning. During the day, close your blinds and curtains to block the sun. For even better protection, get aluminized blinds. Open windows during the evening or on cloudy days and use fans to create a crossbreeze, circulating cooler air throughout the rooms. As soon as the sun hits the building the next morning, close all windows again and keep windows closed throughout the day until it is cooler outside than it is inside. Use fans: Personally, I have a strong preference for ceiling fans, but other people claim that all they do is push warm air down from the ceiling. You may need to get your landlord’s permission before installing one. Get the best fans you can afford – the kind that rotate are the most effective. Place them strategically throughout your apartment. TheRentersGuide.ca
Turn it off: Turn off all electrical heat sources, including electronics. Avoid using your stove or oven for cooking when it’s hot. Cook at night if you must, and then reheat your food in the microwave or just eat cold food. Incandescent lights create heat – switch to TheRentersGuide.ca compact fluorescents wherever possible.
Sweat it out: Water vapour produced by sweating actually takes heat away from your body if it is exposed to air and allowed to evaporate. Put your sweaty self in the path of a cool breeze or fan. Try the new water misting fans. These portable battery-operated devices mist and fan you simultaneously, giving you an instant cooling sensation. Dress or undress for the heat: There are different strategies here. Wearing light colours and natural fabrics may be more comfortable than wearing artificial fibres. Many cultures wear light clothing covering a person from head to toe. This may be effective outdoors, but at home, feel free to walk around in a bathing suit or even less (make sure the drapes are drawn)! Eat spicy food: Spicy food increases perspiration which cools the body down as it evaporates. It can also cause an endorphin rush that might make you forget about the heat. Spend time out: Get out of your apartment for as much of the day as you can. Take a blanket and a book and head for the nearest park or shady spot. Take a walk around the mall, or spend some time in the library. Go ahead and get wet!: Many buildings have swimming pools, if yours doesn’t, find the nearest one, such as the local community centre. Alternatively, take a cool shower or fill up your bathtub with cool water and get in. You can get in and out several times during the day when necessary. I used to live in Florida and recall taking three showers a day at times. You can just soak your feet or splash cold water on your face if you like.
Keep well hydrated: Drink as much water and other sugar free fluids as you can. Iced herbal tea is wonderfully refreshing. Wear a wet tee-shirt! This is fun - soak a tee shirt in the sink, wring it out, put it on and sit or stand in front of a fan, re-wetting the tee shirt as it dries. Make sure not to soak it in cold water-it can be colder than you think. You want to get cool without freezing. The newer, synthetic shirts will ensure “no wet tee-shirt” look. Get a spray bottle and mist yourself with water throughout the day. This can be quite effective, especially if you are in front of a fan. Or use wet washcloths and place them on your wrists and behind your neck. We can acclimatize ourselves somewhat to warmer temperatures, but if you find the heat too uncomfortable, consider purchasing an air conditioner for the season. Be sure to check with your landlord to make sure the wiring in your apartment will support a widow unit, and if the windows aren’t appropriate for this type of unit, a portable air conditioner may cost a little more but may be worth it to beat the heatwave. Understanding when yoUr rent can be increased – and by how mUch

Renting an apartment in Ontario brings with it numerous privileges and responsibilities. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities. At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased. The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises. For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant. In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point. Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations. TheRentersGuide.ca If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date. As a tenant, you must receive at least 90 days’ notice in writing of a rent increase, with the amount of increase mentioned. If you don’t receive this notice, you do not have to pay the increase, but are still responsible for the rent. TheRentersGuide.ca
This gives you some idea of the level of detail covered in the Residential Tenancies Act, and there are many more points to consider. There are some exceptions to all of these guidelines, so it is important to check the Act if you are in doubt about your landlord’s responsibilities – or your own. The Certified Rental Building Program (CRBP) was created by FRPO to help ensure a high quality of life for tenants in certified buildings. The apartments that qualify under the program comply with the conditions stipulated in the Residential Tenancies Act. This is a useful tool in helping you to locate buildings that are safe and professionally run. Canada’s Rental VaCanCy Rate InCReases The average renTal aparTmenT vacancy raTe in Canada’s 35 major centres1 increased to 2.7 per cent in April 2013, from 2.3 per cent in April 2012, according to the spring Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “While demand for rental units remains high, substitutes to purpose-built rental market units, such as rented condominiums, have taken some of the overall demand for rental units,” said Mathieu Laberge, Deputy Chief Economist at CMHC’s Market Analysis Centre.“Sustained demand for rental housing from net migration was partly offset by moderating employment growth, notably for young workers aged 20 – 24.” The results of CMHC’s spring survey reveal that the major centres with the lowest vacancy rates in April 2013 were Edmonton and Calgary (1.2 per cent each) and St. John’s (1.5 per cent). The major centres with the highest vacancy rates were Saint John (10.4 per cent), Charlottetown (8.7 per cent) and Moncton (7.4 per cent). The Canadian average two-bedroom rent in new and existing structures was $911 in April 2013. With respect to the Census Metropolitan Areas, the highest average monthly rents for two-bedroom apartments were in Vancouver ($1,255), Toronto ($1,202) and Calgary ($1,202). The lowest average monthly rents for two-bedroom apartments were in Saguenay ($560), Trois-Rivières ($562) and Sherbrooke ($586). Overall, the average rent for two-bedroom apartments in existing structures across Canada’s 35 major centres increased 2.7 per cent between April 2012 and April 2013, up from 2.2 per cent in the previous year. The major centres with the largest increase in fixed sample average rent were Calgary (7.2 per cent), St. TheRentersGuide.ca John’s (5.5 per cent) and Regina (4.7 per cent). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings.
