new year, a new place?

Here we are, already into the third month of 2013. Perhaps some of your New Year’s resolutions may have already been forgotten, but if finding a new place is still top-of-mind, we hope you’ll find this magazine helpful. As you go about your search and visit potential locations, be sure to get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own. Hopefully it is one of the easier resolutions you may have on your list this year. Let us know how your search for a new home goes. We’d love to hear from you.

on’t be taken by surprise when you move into your new apartment! Do your research first and make sure your needs are being met at your new home. There are plenty of little things you should check out before you sign your lease. Don’t just assume that parking or utilities are included – ask. Don’t just guess that there’s a bus somewhere close by – check. And don’t just assume that you’ve lucked into a great property management company – do your homework. Find out if they’ve got any awards or certifications too. Other unfortunate surprises include furniture that won’t fit. While an apartment may seem spacious, you should take actual measurements to ensure. Often the configuration of a space can pose a challenge to placing furniture because of windows, doors, the room shape or the location of the cable outlet. You don’t want to find out on moving day that your couch can’t come with you or that you need to downsize from a king mattress to a double. If you’re not familiar with the neighbourhood, take a walk or a drive. See what’s in the community and where the amenities that you really need are located. Not good to be more than a short walk to the bus if you rely on public transit, and you might want to see where your child’s school is, how far the park is or how close the grocery is, so that there are no surprises! Top 10 Renter Issues By Jane He rman

H

armonious living is all about treating others with respect and consideration. Start by making a concerted effort to avoid these ‘Top 10 Renter Issues.’ When you act with sensitivity to your neighbours, it’s amazing how others will respond.

1. Keep the noise down. Apartment walls are notoriously thin, and people have different sleeping schedules. Remember that many people work at night and might be sleeping when you are heading off to work! Take off those clicking high heels at the door and don a pair of slippers at home. Likewise, please refrain from vacuuming, power tools or hanging pictures at 10pm. Avoid exceedingly loud noise at all times, especially


arguing, playing music or watching the television at high volume. (Consider getting a pair of headphones for your home entertainment.) If you’re having a large crowd over, advise your neighbours. 2. The elevator is for everyone. Upon entering the elevator, if you see another resident running down the hall, (or an elderly resident who may not be able to get there that fast) do the right thing and hold it for them. Likewise, don’t hold the elevator unnecessarily, like while you’re waiting for your spouse/roommate to put their coat on, lock the door, and walk all the way down the hall. You know how annoying it is to wait endlessly for the elevator – especially when you’re in a hurry. And if you have children, never let them play in the elevators (pushing all the buttons and then running out at their floor is not a game). 3. No Smoking. This should be obvious. If smoking is not allowed in your building or on the floor, don’t do it. 4. Consider the environment when cooking. This is one issue that can, unfortunately, be very invasive. What smells delicious and appetizing to some can be, absolutely unappealing and overpowering to others. When cooking – especially when it’s something aromatic – please open your window so that it doesn’t smell up the entire floor. This is especially important when you’ve burned something. There is nothing worse than emerging from the elevator and finding the hall filled with offensive smells. 5. Respect and maintain common areas as if they were an extension of your own home. They are, in fact, an extension of your own home. Encountering a pile of garbage in the trash room is particularly offensive. Always put yours down the chute. And remember to tidy up after yourself in the laundry room, whether it’s used dryer sheets, spills of detergent near the washer or just your used coffee cup or empty water bottle. After using the barbecue, pool area or party room, take out all trash and leave as you found it. 6. Ensure that your pet is a good neighbour too. To prevent accidents, walk your pet regularly, and stoop’n’scoop. Not is it only the right thing to do, it’s your

obligation. Also, make sure your pet isn’t disruptive to neighbours by howling all day or barking all night. 7. Be a model citizen in the parking lot. Keep the music down. Drive slowly and carefully, anticipating seniors and children. Don’t stop or leave your car idling where it will be in the way of others. Stick to your own parking space and make sure guests only park in designated Visitor Parking spots. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break and this is one major pet peeve that can drive a wedge between people. 8. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. It annoys other people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony. 9. Clothing is not optional! Remember to dress appropriately when taking out trash, recycling, picking up mail, doing laundry or getting something from your car. 10. Be aware of your neighbours but also respect their right to their privacy. Be cognizant of and promptly report any crimes or suspicious persons in the building. This is not just a matter of etiquette, but of communal safety. At the same time, be aware of your neighbours, but also respect their right to their privacy. This means not making their business – like when they leave and enter the building or where they are going – your business. Creating the kind of community you want to live in means treating your neighbours with the simple respect and courtesy you wish to have reciprocated. As they say, “Begin and the rest is easy.”

Luggage Racks – How many times have you entered a guest room and there was no place to put down any luggage? Arranging a place for your guests’ belongings in a small bedroom can be a challenge, but consider a folding luggage rack that can easily be put away and won’t take up too much space. Closet – A closet is useless without any hangers, so don’t forget to supply at least eight to 10 hangers for your guests. It’s also a good idea to put simple hooks on the wall or behind a closet door for coats, scarves or bags.

Converting Your Office Space – Many people don’t have the extra room in their homes to set up a special guest room, so they combine spaces into multifunctional areas. The work space/guest room is a great option for creating a cozy and versatile space. Once you’ve determined how your multiuse space should be divided, consider investing in a pullout couch, especially if you have frequent visitors. Mirrors – Be sure that there is at least one mirror in the room, whether it’s in the bedroom itself or the bathroom. A floorlength mirror is an added luxury that your guests will definitely appreciate. Small Touches – A little gesture can go a long way. Consider leaving a welcome note or a pouch of lavender on the pillow to make your guests feel special. BOXING IT ALL UP without the headaches By Dan Hopkins

I

t’s no big secret moving can be stressful – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves.

Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. • As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes – or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled.

Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose-chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the upmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.

”Be cautious - be Prepared” is good advice for anyone at any stage of life - and it has particular significance when it comes to tenants in rental apartment buildings. Unfortunately, not all renters understand that they may be responsible for what happens in their unit such as someone getting injured, or having to replace their contents due to fire or other devastation. Fewer than half of renters obtain tenants insurance. Often, this is because they are unaware of their responsibilities when it comes to protecting themselves, and their belongings. They assume the Landlord’s insurance covers that, which it does not. The insurance property managers/owners purchase covers the building and their personal liability, but not the tenants. At the Federation of Rental-housing Providers of Ontario (FRPO), we believe that all apartment renters should carry tenant insurance. Tenant insurance is generally not an onerous cost and can bring tremendous peace of mind, should you ever have to deal financially with unpredictable losses (which often can be substantial). Many rental-housing consumers underestimate what their personal belongings would cost to replace. Clothing, shoes, coats and other personal belongings can cost thousands of dollars to replace.

A good practice for all renters is to write down what it would cost to replace each item in your apartment and then total the cost of those items. Do not forget to add computers, entertainment equipment and other items if you had to replace them because they were ruined by fire or water or some other disaster. When you have completed this exercise, most renters find the total cost to replace everything is surprising and financially burdensome (particularly if they had to do it all at once). It’s important to note that insurance coverage is usually paid on a replacement cost basis, so that kitchen table set you purchased 10 years ago, would be replaced based on what it would cost today. Renters who have tenants insurance can purchase coverage with a liability clause to protect them if someone does get hurt inside their home, or just as important, this liability section can cover such things as your dog biting someone, or property damage and bodily injury for which you may be liable off your premises. Insurance can also cover damage to other units in the building that are

harmed through carelessness by fire or other liability perils. This would be covered under the Tenants Legal Liability coverage. If renters find themselves faced with paying medical costs of someone who is hurt because of their negligence, or paying for building repairs due to something they did, the financial impact can be devastating. Apartment-shoppers looking at buildings that have successfully completed the Certified Rental Building Program (CRBP), can ask the building manager or leasing agent for information on tenant insurance.
