Here we are, rounding the corner into the second half of the year, and approaching the end of summer – a natural time to review where the GTA real estate market is heading.

At the beginning of the year, in our Outlook 2021 Special Report, numerous experts forecast that housing markets in the GTA and elsewhere in Ontario were poised for another strong year.

The reasons? Continuing low interest rates; the industry’s swift response to the challenges of COVID; excellent new home locations; the strength of the Ontario economy; and the appeal of condominiums as a homebuying option.

All of those healthy characteristics remain, and the performance of the GTA housing market has not only continued, it has accelerated.

For June 2021, for example, the GTA new home market saw another active month, bringing the number of new home sales in the first six months of the year to 25 per cent above the 10-year average, according to the Building Industry and Land Development Association (BILD).

The total of new home units sold through the first six months of the year was 24,060, while total June new home sales, with 3,860 units sold, were four per cent above the 10-year average.

Condominium units, including in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 2,775 sales in June – 13 per cent above the 10-year average.

Pretty spectacular numbers – still during a pandemic, no less.

While this all represents the ongoing strength of the GTA market, there are challenges, and they’re not getting any easier.

“As we look forward, we will be monitoring the continuing strength and speed of economic recovery, the return of typical immigration levels and the possible rise in interest rates and their impact on the new home construction,” says Dave Wilkes, BILD president and CEO. “Dipping inventory levels, particularly on the condo side, continue to remind us that the current affordability challenges facing the GTA housing market are driven by a lack of supply. Governments at all levels need to take action on removing barriers to getting new housing built.”

Translation: We’re not building enough new housing; what is built sells quickly; and unrelenting demand continues to drive home price growth.

The benchmark price for new condos in June was $1.58 million, up 5.9 per cent over the last 12 months, while new single-family homes rose 23.1 per cent to $1.40 million.

Further proof is in the resale market.

According to Royal LePage’s National House Price Composite for the second quarter of 2021 numerous Ontario markets lead the country – not just in price growth, but in high double-digit gains.

Consider, for example, these high-performance markets on a year-overyear basis for the second quarter: Niagara-St. Catharines prices are up 36 per cent; Oshawa, 36.1 per cent; Oakville, 29.1 per cent; and Mississauga, 28.7 per cent. Home prices in Toronto, by comparison, are up only 8.3 per cent.

STRONG IN MAY THOUGH INVENTORY REMAINS AT HISTORIC LOWS The GTA new home market continued strong in May, with total sales and condominium unit sales above the 10-year average, the Building Industry and Land Development Association (BILD) reports.

Total new home sales in May, with 3,661 units sold, were five per cent above the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence.

Condominium units, including those in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 2,396 new home sales in May, 10 per cent above the 10-year average.

Sales of new single-family homes, including detached, linked and semidetached houses and townhouses (excluding stacked townhouses), with 1,265 units sold, were three per cent below the 10-year average.

“The low inventory levels reported in the May data underline the need for GTA municipalities to address chronic shortages of housing supply,” says Dave Wilkes, BILD president and CEO. “Municipalities need to speed up approvals of shovel-ready projects, and as we look ahead to continued population growth in the GTA, they need to evaluate all aspects of the

development approvals process to ensure that the new homes the region needs are being built in a timely manner.”

“While sales of new condominium apartments were lower in May than the frenzied pace of the previous two months, they were still above the 10-year average for May as demand remains buoyant and activity settles into more sustainable levels,” adds Ryan Wyse, Altus Group’s manager, analytics, Data Solutions. “Buyers continue to be attracted to new openings, with about half of the newly released units available for purchase before the last 10 days of May selling within the month.”

Total new home remaining inventory was 12,555 units in May. That number represents 3.3 months’ worth of inventory based on the current pace of sales, but a balanced market would have nine to 12 months of inventory.

Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings.

The benchmark price for new condominium apartments increased in May compared to the previous month, to $106 million, an increase

of eight per cent over the last 12 months. New single-family homes decreased compared to the previous month, to $1.38 million, up 24.4 per cent over the last 12 months.

MARKET ROBUST BUT TRREB WARNS OF TAX HIKE Sales and prices in the GTA resale market continue at a robust pace, but the Toronto Regional Real Estate Board (TRREB) warns a proposed increase in Land Transfer Tax could hurt both buyers and sellers.

June home sales were up compared to last year, though they remained below the March 2021 peak and lower than the number of transactions reported for May 2021, consistent with the regular seasonal trend. The average selling price in June also increased by double digits compared to last year, though the growth moderated compared to the previous three months.

GTA realtors reported 11,106 sales through TRREB’s MLS system in June 2021 – up by 28.5 per cent compared to June 2020. Year-overyear sales growth was strongest in the condominium segment, in both Toronto and some of the surrounding suburbs. On a month-over-month basis, both actual and seasonally adjusted sales continued to trend lower in June.

“We have seen market activity transition from a record pace to a robust pace over the last three months,” says TRREB President Kevin

Crigger. “While this could provide some relief for homebuyers in the near term, a resumption of population growth based on immigration is only months away. While the primary focus of policymakers has been artificially curbing demand, the only long-term solution to affordability is increasing supply to accommodate perpetual housing needs in a growing region.”

In all major market segments, year-over-year growth in sales well outpaced growth in new listings over the same period, pointing to the continuation of tight market conditions characterized by competition between buyers and strong price growth, TRREB says.

The June 2021 MLS Home Price Index composite benchmark was up by 19.9 per cent year over year. The average selling price for all home types combined was up by 17 per cent to $1.09 million.

Forecast update

In its initial forecast for 2021 in February, TRREB expected the average selling price in the GTA to rise to $1.02 million, thanks to an improving regional economy and very low borrowing costs.

Taking into account the record Q1 2021 sales result, but still accounting

for sales trending below record levels for the remainder of this year, TRREB is now forecasting year-over-year price growth to $1.07 million.

“A persistent lack of inventory across most segments of the market will keep competition between buyers strong, resulting in an average selling price well above $1 million through the end of 2021,” says TRREB Chief Market Analyst Jason Mercer.

MunIcIpal land transFer tax

TRREB’s market update comes as new public opinion polling, conducted by Ipsos Public Affairs for TRREB, found public opposition to a potential increase in Toronto’s Municipal Land Transfer Tax. Last winter, Toronto directed City staff to report back in July regarding a possible increase to the Land Transfer Tax for properties priced at more than $2 million.

“Any MLTT increase has a ripple effect on all market segments, and would further constrain inventory, making it an even more challenging environment for buyers,” says TRREB CEO John DiMichele. “Housing affordability is one of Toronto’s most serious challenges, and City Council should be doing everything it can to make it more affordable, not less.”

BABY BOOMERS PREPARING TO EXPAND

THEIR REAL ESTATE HOLDINGS As more Canadian Baby Boomers approach retirement, millions of them are preparing to take advantage of real estate as a strong investment option, according to a survey from Royal LePage Defined by StatsCan as having been born between 1946 and 1965, Boomers – about 3.2 million of them – say they are considering a home purchase within the next five years.

“The Boomer generation appears to have no intention of slowing down,” says Phil Soper, president and CEO, Royal LePage. “Fully vaccinated, and turning a cold shoulder to retirement, the typical member of this huge demographic is enjoying an empty nest and believes real estate is a good investment. Millions of Boomers are expected to wade into the market over the next five years.”

Of the 35 per cent of Boomers who say they are considering purchasing a primary residence in the next five years, 56 per cent say they would consider moving to a rural or recreational region. Twentyeight per cent say they would consider purchasing a larger home than their current residence, 56 per cent would consider a similarly-sized property, and 63 per cent would consider downsizing.

“Turning full circle to those carefree, pre-children years, most Boomers are looking for a home that requires less maintenance,” says Soper. “Paradoxically, they also yearn for country living and don’t want to sacrifice living space. Look for the continued growth of managed communities in exurban and recreational regions.”

BOOMER HOUSING DEMAND

HOMEOWNERSHIP AND PERSONAL WEALTH

There is no one-size-fits-all outcome as Canadian Boomers age into retirement, especially when it comes to their decision about where to live. More than half (57 per cent) of respondents said they would purchase a detached house if they were to buy, while 19 per cent said they would prefer an apartment/ condominium.

Seventy-five per cent of Boomers own their own home, the majority of whom do not currently have a mortgage (64 per cent). Seventeen per cent of Boomer homeowners own more than one property, and 40 per cent have at least 50 per cent of their net wealth in real estate.

“The Boomer generation strongly values homeownership, for good reason. Real estate has been very, very good to them,” says Soper. “Most are still working and their home equity has become the bedrock of retirement security. Financially confident, their next move is a matter of lifestyle choice.”

adults are turning to their Boomer parents for help with a down payment on a property. Twenty-five per cent of Boomers say they have or would consider gifting or loaning money to a child to help with the purchase of a home.

ONTARIO HIGHLIGHTS

Slightly higher than the national average, 37 per cent of Boomers in Ontario are considering purchasing a home within the next five years (41 per cent in Toronto). Seventy-six per cent of Boomers in the province own their own home, the majority of whom do not currently have a mortgage (64 per cent and 60 per cent in Toronto). Sixteen per cent of Boomer homeowners in the province own more than one property, and 46 per cent have at least 50 per cent of their net wealth in real estate. In Toronto that number reaches 54 per cent, the highest of all census metropolitan areas surveyed.

More than half (59 per cent) of Ontario Boomers said they would purchase a detached house if they were to buy, while 19 per cent said they would prefer an apartment/ condominium.

approvals process. Understanding what sells, they advise on various suite and design features that they know work and, together with the builder, determine how to maximize revenue. ‘SHRINKFLATION’ IT’S HERE AND ALIVE AND WELL IN THE 905

According to Wikipedia, “shrinkflation” is an economic term that describes the process of items shrinking in size or quantity, while their prices remain the same or increase.

In a short report to subscribers to the Bullpen Consulting newsletter, my firm outlined how new condominium unit sizes are shrinking, while prices are increasing significantly in the suburban municipalities surrounding the city of Toronto (often referred to as the 905).

In our analysis, new condo unit sizes in Toronto were fairly flat over the past 3.5 years. In fact, the median unit sizes are actually increasing for two-bedroom and two-bedroom plus den suites, as the city has had a high number of luxury projects with large suites come to market over the past three years.

This might be a little shocking to people, as they think of the Toronto condo market as delivering only tiny suites. There is strong demand from affluent move-down buyers for

large suites in boutique buildings.

Secondly, when people think of condos, they think of highrise towers in Toronto’s downtown core.

But this isn’t the case anymore.

According to sales data via a market presentation from the Altus Group, the GTA new condo market in 2019 saw the emergence of the 905 area, and the first year that there were more new suburban highrise sales than 416 new highrise sales.

That trend continued in 2020.

With high sales and demand, we get higher prices. In June for 2021, the average asking price of new condominium floorplans in the GTA suburban markets was $938 per sq. ft., an increase of 18 per cent annually from $795 per sq. ft. in June 2020.

By comparison, the average price in Toronto was $1,408 per sq. ft., up five per cent annually. The municipalities outside the GTA, but within the Greater Golden Horseshoe, had an average price of $717 per sq. ft. in June 2021, rising four per cent year-over-year.

The pricing is attractive to investors in the 905, as they come much cheaper than the 416 – by 50 per cent. However, there is still strong end-user condo demand in the suburbs, and pricing is becoming

unaffordable. To keep the end-selling price more reasonable, developers have been shrinking unit sizes.

When comparing 2021 median new condo unit sizes to 2018 median sizes in the GTA’s suburban municipalities, one-bedroom units are 20 sq. ft. smaller, one-bedroom plus den units about 30 sq. ft. smaller, two-bedroom units 35 sq. ft. smaller, and twobedroom plus den units are 50 sq. ft. smaller. Units in the suburbs used to be about eight per cent larger than in the city of Toronto, but they are now just four per cent larger. Shrinkflation is alive and well in the 905.

There is no doubt in my mind that house prices in the GTA will continue to rise over the long term (short term is always hard to forecast), as demand continues to far exceed supply. When the borders are fully opened, immigration returns to normal levels, students are back, COVIDrelated unemployment is reduced and tourism is back, I see only more demand for ownership and rental housing in the GTA, further boosting end-user and investor appetite.

If you are in the market for a new condo, do your research, only buy what you can afford, and surround yourself with an experienced team. Good luck.

DA SILVA: When I am not checking out sites and building

homes, I am always spending time with my family, taking my youngest, Noah, to his soccer practices and games. I love watching him play. I am a family man, and have also helped raise money to build three homes in the Dominican Republic for families who do not have a home. DAZZ Group paid for all the materials and even went there for a week to complete the homes for them.

Whether you are a first-time homebuyer or a seasoned owner, your next home or condominium purchase may well be one of the single largest financial or lifestyle investments of your life. If you are purchasing pre-construction, choosing a real estate agent to work with is especially important.

The scenario is quite different from resale, where the home is already complete, and possession can take place quickly. With pre-sale, unless you buy an inventory home or suite, you will have months, if not years, to move in. You may purchase from floorplans in order to get in early during the selling process, and find the best prices and plans.

One of the best things you can do is ask friends, family members and colleagues for referrals. For an agent, reputation is everything, and who better to speak with than people you know and trust? You want to zero in on an agent who is experienced in matching clients with similar needs. For example, maybe you already have an agent for a cottage you purchased. It is unlikely that person will know the downtown Toronto market, so it would be wise to find someone who does. Many homeowners have more than one agent, depending on their residential needs. I have an agent for my cottage, one for my Florida property, and if I wasn’t an agent myself, I’d have one for my Toronto residence.

might not be conversant with upand-coming neighbourhoods such as Leslieville or West Don Lands.

You will also find that agents have a wide range of career experience.

On one hand, someone who has been in the business for decades will have a lot of knowledge to draw from. There are a lot of “superstar” agents out there. Newer agents keen to build a portfolio may work really hard to match clients with their ideal choices. If you find someone who is honest and hard working but short on experience, that may be the best way to go.

The main thing is to find someone you connect with. How do you do that? Interview potential agents the way you might interview anyone else you hire, such as cleaning staff or daycare workers. When you purchase a property, you establish a relationship with the agent, whose job it is to help you find the right home or condo for your individual needs.

If you are looking to add to or diversify your financial portfolio, ask what experience the agent has in finding residences that are likely to bring a substantial ROI. Remember that buying pre-construction is different from resale – and purchasing lowrise is not the same

as condominium. If you choose to go condo, be sure your agent is well versed in Ontario Condominium Law and can explain exactly what you are buying. In addition, you want to be sure the agent you are considering has access to the condo buildings that interest you.

Access comes from success.

When considering buying preconstruction, always try and get on the Builders Registration or Friends and Family preferred lists.

This will give you access before most people. However, if that isn’t possible, building a relationship and gaining access through a VIP agent is a great alternative.

Visit agent websites and seek out word of mouth. Find someone you trust and have confidence in. Then enjoy the purchase.

Hamilton made eyepopping headlines last month when the city was reported to be the third-least affordable city in North America when it comes to housing (topped only by Vancouver and Toronto).

How did we reach the point where Hamilton is less affordable than major U.S. metros such as San Francisco and New York City?

New research from the environmental NGO The Smart Prosperity Institute shows that Hamilton and other municipalities across the GTA are not building enough housing of all types to keep up with our population growth. In fact, the report’s author, Dr. Mike Moffatt, found that over the past five years, Ontario has come about 100,000 new housing units short of population growth and household formation.

Rapid population growth, combined with slower home construction, has pushed up housing demand and, consequently, housing prices. As a result, more people “drive until they qualify” for a mortgage.

It started in Toronto, with families driving away from the city, driving prices up in communities such as Barrie, Hamilton and Oshawa.

These price increases in surrounding areas have led to the musical chairs effect, in which existing residents in communities such as Hamilton, who wish to buy a property, can no longer afford homes in their own city. They, in turn, have to drive until they arrive at an affordable community, often

down the QEW in Niagara Region or up the 403 in Brantford and beyond.

This has generated a cascading effect on housing affordability across southern Ontario.

The Hamilton-specific research implies that although the city gained new residents from Toronto, in the past five years, it also lost more than 15,000 existing residents to more affordable communities further out.

This lack of affordability, which started well before the pandemic, has caused an exodus of young families from more expensive communities due to lack of available housing that suits their needs. It is now in the hands of local political leaders to decide on the level of affordability and inclusivity of their own communities moving forward, by enacting better policies to encourage the construction of more housing supply.

The population pressures leading to this point are not likely to diminish.

The Greater Golden Horseshoe will continue to attract international talent, especially with the federal government’s recent announcement of increased immigration targets. With our strong and diversified economy, this region has the potential to entice talented newcomers and graduates to stay and work.

However, if the housing supply fails to keep up with demand, more young families will embark on the “drive until you qualify” route to find cheaper housing further and further away. If the housing shortage aggravates, it will increase housing prices even more, pricing out both newcomers and existing members of our community.

As more young families and talent are looking for room to settle and grow, the need for balanced solutions to address the chronic undersupply of housing is prominent. This means our region needs room to grow both up, through intensification, and out, through new opportunities for more spacious housing and a backyard.

Young Ontarians need to have more choices, not less. We need to stop constraining our housing supply and ensure that we are planning for a full range of different housing types to suit all our needs.

Fortunately, there are a number of tools available to help you reach the goal of homeownership.

DETERMINE AFFORDABILITY WITH PRE-APPROVAL

I can’t tell you how many potential homebuyers come to us at Homewise and discover they can afford a lot more than they expected. Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage.

HELP FROM A CO-SIGNER

Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a cosigner is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if you’re unable to make payments. If you currently have too much debt or not enough income to afford a particular home,

GIFTED DOWN PAYMENT

Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment.

You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid.

GOVERNMENT INCENTIVES

Over the years, the Canadian government has introduced many great programs and incentives for firsttime buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together.

2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other

essential closing costs. Fortunately, for first-time buyers, there’s a LandTransfer Tax Rebate to offset this additional cost.

3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property.

Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold.

COLLINGWOOD FOUR SEASONS PLAYGROUND MORE THAN JUST A VACATION DESTINATION

by WAYNE KARL Collingwood has long been a popular vacation destination, mostly as a weekend winter getaway to tackle some of the best skiing in Ontario at The Blue Mountains. Summertime, too, has seen increasing activity, as residents from the GTA and elsewhere head to “Blue” for cycling, golf and many of the other activities and festivals in the area.

COVID restrictions permitting, of course.

But there’s a lot more happening in this part of Simcoe County, situated on the Nottawasaga Bay at the southern Georgian Bay Region. A beautiful natural location will do that.

TRANSITIONING FOR THE FUTURE

Economically, it’s fair to say that Collingwood is an area in transition.

has been in decline for years, though the waterfront Collingwood Terminals grain elevators remain standing as a reminder of this heritage. Some view the massive grey structure, dormant for more than 25 years, as an eyesore for an area blessed with such natural surroundings. The Town is said to be considering selling, preserving or even dismantling the landmark silos.

All of this underlines the growing importance of Collingwood to maximize its potential as a fourseason recreation destination, blessed with mountains on one side and Georgian Bay on the other, while developing new economic opportunities. And to do it all at a pace and size that doesn’t result in the loss of greenspace or the “small-town feeling” that residents and visitors alike have come to love.

In a recent poll conducted by the Town, the overwhelming majority of respondents (63 per cent) believe the municipality should focus on growing the knowledge-based industry. There is already a strong and growing tech industry in town, including the only deuterium producer in Canada, the largest industrial glass manufacturer in North America, and a maker of advanced underwater communications.

The survey also revealed that just 29 per cent of respondents said job growth in Collingwood should focus on tourism, highlighting a local concern that the town relies too heavily on that sector.

MIKE COLLINS-WILLIAMS CHIEF EXECUTIVE OFFICER WEST END HOME BUILDERS’ ASSOCIATION

As more residents of Toronto and surrounding areas head further out of the core in search of more affordable lowrise homes, one favourite destination has been west – to Burlington, Hamilton and other locales.

But these areas, too, are now experiencing challenges with the housing market, chiefly supply, and rapid – and sometimes prohibitive – price growth.

Mike Collins-Williams, chief executive officer of the West End Home Builders’ Association (formerly Hamilton Halton Home Builders’ Association), discusses these important issues and possible solutions.

Let’s start with an easy one…

How did you come from moving from the Ontario Home Builders’ Association (OHBA) to the West End Home Builders’ Association (WEHBA)?

I spent the last decade of my career with the OHBA, working on a wide 32 condolife magazine | July 31–Aug. 28, 2021

range of urban planning and housing policies. During my time at OHBA I always loved working with members in Hamilton and the Halton Region.

I am particularly excited about the future of Hamilton, which has tremendous potential to emerge from the pandemic as a powerhouse mid-sized city. When the opportunity came up to shift gears from provincial issues into this role, I jumped on it.

How do the issues facing builders in the WEHBA differ from what those in Toronto face?

While it does not have the same dense financial core and sky-scraping condos as Toronto, Hamilton is rapidly evolving. With the Hamilton LRT now fully funded, the downtown will soon be a destination for investment in transit-oriented communities. That investment, combined with accelerating population growth, provides a larger customer base for restaurants, bars, retail stores and other local

businesses that shape vibrant city centres. I am very bullish on the future of Hamilton.

Toronto city council is proposing an Inclusionary Zoning policy that could add significant costs to the price of new homes. What are municipalities in your area doing about this issue? Some might be watching the Toronto example to base their policies around that…

Housing affordability is a challenge across Ontario. Although many municipalities are monitoring Inclusionary Zoning in Toronto, let’s not forget that Toronto hasn’t always been a great example of implementing effective policies that maintain housing affordability.

Inclusionary Zoning has worked in some American cities where a true partnership model has emerged, with governments providing cost offsets to create affordable housing. The problem in Toronto is that partnering to offset costs is not on the table,

meaning that any affordable units would be subsidized by increasing the price on all other units, making housing even less affordable overall.

The Smart Prosperity Institute recently released a report that provides a detailed picture of Hamilton’s demographic development over the past 10 years, indicating an exodus of young families out of the region due to lack of affordability and housing options. How serious a problem is this, and what is the answer? In the last few years, a lot of Toronto residents have headed that way, due to the same issues here…

The housing affordability crisis is not confined to one city; it is a regional issue, and it is getting worse. It has created a musical chairs effect where families and young people are leaving Toronto to find more affordable housing in adjacent municipalities, displacing locals who can no longer afford to live in their own community.

In Hamilton’s case, there is more demand for housing from people leaving Toronto than actual housing supply. This lack of housing has driven prices so high that Hamilton is now

the third least affordable city in North America. Young people and families who call Hamilton home are now forced to leave and look for more affordable options elsewhere. To put it bluntly, we need to build more housing to put a lid on rapid price growth and find a better equilibrium between supply and demand.

The City of Burlington recently acted to remove the Downtown Burlington Urban Growth Centre and relocate it to overlap with the existing Burlington GO Major Transit Station Area. What does this mean in terms of housing development, and what are the potential implications for prospective homebuyers?

The City of Burlington should be planning for more housing options, not less. While GO stations are absolutely where growth should be occurring, both downtown Burlington and the Burlington GO Station should offer residents a wider variety of housing choice. I’m worried that, going forward, there will be fewer and fewer new housing options in downtown Burlington. This could make the waterfront inaccessible to first-time buyers, as smaller boutique buildings will most likely be high-end luxury condos.

What are some of the other challenges the industry is facing in the WEHBA? The lack of skilled trades continues to be an issue. We need to encourage more young people to consider careers in construction.

The skilled trades can be a very rewarding career in terms of reliable work and solid income, and offer the opportunity to contribute to the creation of new communities within our cities and towns.

All of the above challenges aside, where and what are some of the most promising homebuying opportunities in the West End? Downtown Hamilton already has all the puzzle pieces with great restaurants, shops and night life, as well as beautiful heritage buildings that rival any city in Canada.

Downtown Hamilton really is the next big thing in the space of mid-sized cities in North America. We have two leading educational institutions, a burgeoning tech sector, major clean-ups of old brownfield industrial sites on the waterfront and the new $3.4-billion LRT, which is an absolute game changer for the city. The best is definitely yet to come for Hamilton.

on a personal note How have you been managing during the pandemic? Picked up any new hobbies or acquired any new skills?

At the beginning of the pandemic, I thought I would have a lot of extra time on my hands and had hoped to pick up a new language (German in preparation for an OHBA Housing Tour to Vienna), but starting a new job has certainly taken up a lot of my time. I’ve dedicated a lot of time to getting more acquainted with housing and planning issues in Hamilton and Burlington. Still, I have spent more time outdoors, paddling, cycling and backcountry camping, which have been bright spots in this rather challenging year-and-a-half.

What do you look forward to doing most when things fully reopen and we return to “normal”?

I am a huge “metal head,” and can’t wait to get back to enjoying live music!

What’s on your reading list these days?

I just finished reading Reclaiming Hamilton, which provided great insights into urban issues and the history of Hamilton. I just started reading Memoirs by Mikhail Gorbachev, an inside look into the politics of the Soviet Union during his life through perestroika until the collapse of the USSR.

This is a difficult article to write. We have to balance the importance of the message with the delicacy of the topic. Please try not to be offended.

This is reality, and sometimes we just have to deal with it.

Before you close on your new home purchase, it’s important to speak with a lawyer who is knowledgeable about your real estate deal, as well as wills and powers of attorney. This may mean that if your real estate lawyer does not have the expertise, perhaps his associate, partner or another lawyer can guide you on matters concerning your will or estate, and help you formulate a plan. At our firm, as an example Hamza Ahmad will close your deal, but Jacqueline Moneta will prepare your will and powers of attorney.

Buying a house can be stressful, but having a plan will help keep you

on track and will alleviate stress. For most people, their home is their biggest purchase and most valuable asset. But, if you’re single, what happens if you pass away? Where does your house go?

I have had many conversations with survivors where there is no will and everything is a mess. You aren’t doing anyone any favours by not having a will. It is extremely important you have a will and powers of attorney.

OWNING PROPERTY ALONE

Being alone on title is common for those who are single, separated, investors, widowed, divorced or where one spouse is an entrepreneur or may be worried about creditors, and the property is in only the other spouse’s name.

Here you sit with what could be your single biggest asset, and if something happens to you, not only do you not have someone to manage your estate, but it will leave a horrible mess. If you’re sole owner on title to a property, the home will form part of the assets of your estate, and yet until someone applies to become

the Trustee, everything would be in limbo. There are rules promulgated by the Government of Ontario on how property passes when you die intestate (without a will), and frankly, the process takes time, and you may not like the result of the distribution. In the meantime, who is making mortgage payments, cutting the grass and letting out your dog (oh dear!)?

Another unpleasant scenario is if you are left in a vegetative state by a serious accident, with no one to make decisions. What happens then?

Conclusion – you need a will. You need a power of attorney for health, and one for property. This is critical. You are buying a house, so you can’t mess around; spend the $600 to $900 to prepare a will and powers of attorney.

Speak to your real estate lawyer and ask if they can do your wills, so they are ready when you close on the house. Don’t wait. After 43 years of being a lawyer, let me tell you – if you wait, you won’t do it!

It is so important to work with a lawyer you trust, not only in helping you with the purchase of your property, but also in the preparation of your will and powers of attorney, so you are prepared with a plan no matter what life throws at you.

CONNECTING WITH MILLENNIALS THIS GROWING BUYER DEMOGRAPHIC REQUIRES DEEPER CONNECTIONS AND NEW TOOLS

NICK MONTELEONE Emerging as the largest single group in new real estate purchasing, Millennials are replacing Baby Boomers as the dominant demographic in Toronto and the GTA. Once considered counterculture, this audience is now the mainstream, but marketers need to be mindful in order to make deeper and more meaningful connections.

Brands need to be more personal and accountable; digital experiences need to be user-led and purposeful to fully resonate with this audience.

Millennials, aged 24 to 40, are buying real estate in record numbers.

While they were somewhat late to the party, they are making up for lost time and are doing so in ways significantly different than their predecessors. According to The National Association of Realtors (Homebuyer & Seller Generational Trends in 2019), “eighty-one per cent of older Millennials found their home through a mobile app. Given this, the

real estate world is recognizing that leveraging technology will enable it to capture the generation focused on ‘swiping right’.”

Connecting with Millennials requires a digital-first approach and anticipating what information and touchpoints they require in order to research the neighbourhood, learn about the developer and team and make a decision.

While websites paint a robust picture of the project’s surrounding neighbourhood, rich online visualizations and experiences continue to be the best way to showcase both product and amenities.

A purposeful website needs to be current and contemporary; it must provide a streamlined user experience that makes it as easy as possible to view floorplans, site plans and amenities.

Millennials react far better to content than they do to traditional advertising.

Meaning, they’d rather read something with relevance and click on a “call to action” than get a popup ad.

Millennials seek an easy customer experience; they want the information they need to be easy to access and uncomplicated. They prefer videos

over reading, stories over ad-speak and online tools to help them select and personalize their potential suites or homes. Developers should consider offering connections with banks to navigate mortgages, host webinars to educate and inform.

The entire online experience should smooth the buying process and help purchasers through the various stages of buying a new home, including preand post- move-ins. And above all, the site should facilitate connection to a sales agent quickly and easily.

The pandemic has significantly changed how we market new real estate. Today’s sellers are old hands at marketing in a digital world; virtual sales centres, online videos, 3D walk-through experiences, even purchasing, can be handled completely online. This new reality is incredibly compatible with the style of marketing that appeals to Millennials.

We predict that the future will see more digital capabilities galvanized to make it even more convenient for this lucrative market to thrive.

LOOKING UP GTA SALES AND PRICE FORECAST TRENDING HIGHER

The mid-year market outlook is trending higher than previously forecast, as GTA home sales and average sale prices were higher than expected in the first quarter of 2021, especially in March when we set an overall monthly sales record.

For 2021, we are forecasting a total of 115,000 sales with an average sale price of $1.07 million. Since the beginning of the year, sales growth has outpaced that in new listings, which resulted in a double-digit annual pace of price growth.

At the beginning of February, TRREB released its initial forecast in the annual Market Year in Review and Outlook report. While the previous outlook called for strong sales and an average selling price of more than $1 million, the updated outlook is a result of the record-breaking sales we saw in the first three months of the year.

The record pace of sales peaked in March, with June transactions moderating, but still up year-overyear. On a monthly basis, sales generally follow a seasonal trend that sees sales volume moderate through the summer months. As for price, there was a double-digit increase compared to last year, but, as with sales, the year-over-year increases have moderated recently.

The moderation in the market consistent with seasonal trends is likely temporary, with a resumption in population growth from immigration only months away. This will lead to

more competition between buyers, with a perpetually constrained supply of housing.

Housing affordability will continue to be a challenge, as more people enter the GTA and require housing.

TRREB has been calling on all levels of government to boost supply by cutting the red tape on new developments and streamlining the approval process to bring more inventory to market in a timely manner. In looking to solutions, a significant increase in supply is the only option to satisfying housing needs in a growing region. Policies focused on suppressing demand and utilizing housing transactions as revenue tools for municipalities have not worked.

Whether renting or buying, affordable rental and homeownership options are critical. Policymakers,

who will be up for election in 2021 or 2022, need to develop and present their strategies for a better-supplied market moving forward.

TIMING YOUR PURCHASE TIPS TO HELP YOU RIDE THE REAL ESTATE WAVE IN 2021

The visual image of riding a wave is appropriate because real estate tends to go in cycles. Sales fluctuate, as do prices and availability. Those of us in the industry are used to it, but sometimes our buyers forget that what goes up eventually comes down, and vice versa.

Look at the sales slowdown caused

by COVID-19 last year. After the shock began to wear off, we went into a flurry of demand so strong that lack of supply became a problem again. Even with prices rising, new homes and condominiums are selling like proverbial hotcakes. Timing has a lot to do with how your real estate purchase works for you.

If you are looking to enter the new home marketplace or move to something larger, or even more compact, my advice is to act sooner rather than later. Remember the cycles I mentioned? Well, these historically low mortgage interest rates are bound to rise at some point.

Why not take advantage of them now, before the cycle starts on the upswing again?

One of the best ways to look at a condominium, or any new home purchase, is with a longterm outcome in mind. Looking back on the past few decades, real estate has proven to be an excellent investment. In a hot market such as the one right now, your return-oninvestment may begin before you even move in; in a softer market, it may take longer. Regardless, in the long run, you can sell in the next hot market if you choose to.

Of course, it all depends on your life circumstances and individual preferences. Once you set your sights on a few single-family home communities or condominiums, look at where in the selling cycle they are. Purchasing at the beginning means you’ll have a greater selection of suites, floors and views, or in the case of lowrise, floorplans and position on the streetscape. Those who buy early also have the benefit of time (often three to six years) to save money and plan for their move.

They also get to choose features and finishes that will transform their house or suite into their “home.”

Again, early purchasers often earn equity even before they move in.

There are also buyers who would rather purchase later in the sales process for various reasons. For one thing, they may prefer to wait until construction has begun to purchase with more confidence. This step signifies that the developer has sold enough homes or condos to obtain financing and begin building. Among these buyers are people looking for

a quick move-in. Inventory homes and suites provide that option.

Sometimes, builders offer special deals on the last few units in a community or condo.

Of course, we also see a lot of investors looking to real estate as an excellent financial investment. They, too, consider timing when shopping for homes and condos. With our current demand-exceeds-supply scenario and borders opening up to newcomers soon, the idea of owning as an investment is appealing.

Whatever your needs and wants, my advice is to buy and buy now.

The best part is, it can be done virtually on any budget and created with a broad range of materials to make a statement in your space.

For an inexpensive way to make a change without a big commitment, opt for a classic coat of paint. Available in endless colours and customizable application options, this is the easiest material to change out if you want to try something new. friendly option is wallpaper, which boasts a wide variety of designs and textures, from bold, geometric prints to subtle watercolour florals. Before you shy away from the daunting thought of applying wallpaper, with peel-and-stick options readily available on the market, it’s easier than you think to get that “one-of-a-kind” feature wall.

Another popular option is to use wood in a variety of applications, tailored to whatever style you’re looking to infuse into your space. Reclaimed, rough-hewn wood can give you a great rustic vibe or opt for a more custom millwork look with wall panelling from the traditional to creative modern patterns. To achieve an accent wall which can reflect an industrial, heritage, or farmhouse aesthetic, brick or stone veneer can instantly transform your space. Though similar in appearance to natural brick, a veneer is lightweight, less expensive and much easier to install.

If it is drama and upscale luxury you seek, then a beautiful, natural granite, marble or a quartzite can deliver. The bold, intricate and organic characteristics of these natural stones are as striking vertically on a wall as they are on your countertops. With their uniqueness and ability to visually enlarge a space, these natural stone slabs can create a stunning aesthetic in any room. Or consider using tile outside of the traditional areas to create an accent wall. There is an abundance of stunning tiles beyond just the traditional. From modern three-dimensional, to handmade clay tiles to fun and colourful patterns, they will instantly make your walls pop. But don’t just limit yourself to the traditional sized tiles, either, as largescale porcelain tiles, some up to six ft., can be very inspirational, as well.

There are a few things to consider before tackling your feature wall, however. First and foremost, find your focal point. This is the first place your eyes should land when you enter the room, and the point around which you build the rest of your design;

think a fireplace in a living room or a freestanding pedestal tub in a bathroom. Feature walls can also be used to define a living space, especially if you have an open-concept space where separate rooms may be difficult to define.

In a living/dining space, for instance, a feature wall behind your dining table can help anchor the room and delineate the dining area as being separate from the living area. Finally, while feature walls can have a high visual impact, remember that they don’t exclusively have to. Sometimes a subtle pattern, texture or a similarly toned colour to what you already have can create just the right amount of interest and warmth in a space, while still being calm and minimal.

Whether you are looking for a subtle change or bold drama, something understated or upscale luxury, a statement wall can deliver on all fronts. Making a statement with your wall coverings will undoubtedly elevate the aesthetic of your home while adding character, style and a personality all its own!

You could also opt to keep them bare entirely (depending on your level of privacy). We want to let the sun and serene views in as much as possible!

QUESTION OF BALANCE TORONTO GREEN STANDARD MUST WEIGH SUSTAINABILITY AND AFFORDABILITY

It’s time to recognize that the housing supply and resulting affordability crisis in the region is driven largely by layers of red tape and bureaucracy, often at the municipal level. It’s a policydriven market distortion that slows new housing from coming to market, chokes supply and literally heaps the highest levels of government added costs (taxes and charges) on new housing in North America. Simply adding more requirements and costs onto new housing makes things worse, not better.

A perfect example is the City of Toronto’s well-meaning, proposed updated Toronto Green Standard for sustainable design requirements for new private and city-owned developments. This new requirement is coming forward despite the fact the provincial government, in 2019, embedded in the Ontario Building Code requirements for near-Net Zero and Net Zero building for new homes and condominiums. This already has requirements for solar-ready roofs, energy recovery systems, grey water management systems, and rainwater collection. Our industry is deeply committed to enhancing environmental outcomes. As a result, environmental performance of new housing and communities has improved by leaps and bounds since the 1980s, and continues to do so.

housing is facing in the GTA. It is not the outcome of the proposed requirements that is in dispute – the industry supports sustainable development, enhanced GHG performance, and environmental protection. It is, however, the added cost, complexity and delays that come with having two sets of rules and requirements, for essentially the same thing, and all the inspections and approvals that come with that.

In essence, in what is political “grandfathering,” it is all too easy for some municipalities to implement increased requirements, rules and costs on new developments, as their residents will only become voters and rate payers after the buildings are complete and long after the rules are implemented. Imagine if those same costs, rules and requirements were to apply to all existing homes and buildings in the GTA. With the prospect of angry residents facing thousands or tens of thousands in additional costs for their existing

homes, municipalities would be more measured in their approach.

The path out of the current housing crisis lies in a true partnership between industry and government at all levels to understand the barriers to getting new housing on stream and not duplicating efforts that add complexity, costs and inefficiency. It’s what existing homeowners expect from their governments.
