inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything. The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper. This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you. Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare. It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

’m really into real estate. Seriously a passion of mine. I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl. Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say. “Carries like rent” they promise. “Own your dream” they demand. You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own? For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate. You’re ready for the perks of rental living and we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

using a

mover vs. moving yourself By Jane Herman

Are you thinking about whether you should use a moving company to let professionals handle your move or attempt to do it yourself? If cost is your most important consideration, moving yourself might be the better option. However, if you cannot afford to take the time or expend the energy to look after the numerous details involved with moving your best bet is to hire a professional mover. How much stuff you need to move and the distance you are moving are two important factors in your decision. If you are a single person or student moving into your first apartment you might not have that much furniture and household items to move in and you might not feel it’s worth hiring a move, especially if you have a friend to help you. However, if you are a family with children moving from one city to another and have more things to transport you might want to hire a mover so you can travel, take care of your children, pick up groceries, etc.

advantages of

using a mover

Using a professional mover is simple and hassle-free: professionals can take care of all the details of organizing, planning, packing, loading up your furniture and other “stuff,” and delivering it to your new location. They can even unpack for you! You won’t have to try to cajole friends into giving up at least a day to undertake a physically demanding task. Professionals have all of the supplies to pack up your dishes and other breakables, as well as the know-how to pack a moving truck properly and efficiently. You won’t have to run out to rent or collect cartons and newsprint in which to pack and wrap things. In addition, professionals carry insurance so that if anything is damaged during the move you are covered. If you attempt to move yourself and you break or damage something, you might have to foot the bill yourself (unless you, yourself, have a renter’s policy that would cover such damages).

TheRentersGuide.ca

One disadvantage of using a mover is that some people feel out of control when they don’t orchestrate their own moving day, and have a hard time stepping back and letting someone else handle all of their possessions. If you choose to use a mover, you’ll have to relinquish some control.

TheRentersGuide.ca

advantages of

moving yourself

The most compelling reason to move yourself is to save money. But even so, you still might have to incur the cost of renting a truck or a van, even if you are planning to do the packing, loading and unloading yourself. Moving is very strenuous work! You also might think that it’s easy to move your things gradually, in several trips over several days. However, having watched my son recently do this when he moved into his first apartment, I would warn you that it’s much more work than you might realize. There’s a third option of connecting with people and companies who can provide some of the services as you require on an individual basis, such as driving, packing, loading, unloading, unpacking, etc. This provides some flexibility and makes the task a little more affordable. You pick and choose the help and labour you need. If you decide to use a mover, make sure the company is licensed, reputable and insured to handle the job, and can provide you with some references. You want to make sure they will do a professional job before you retain them. Ensure that all the TheRentersGuide.ca details about what is expected are clear beforehand, to prevent confusion during the move.

THE 15-POINT MOVING DAY CHECKLIST BY CHUCK R ESNICK

TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca

M

oving is never easy, it takes a lot of energy and planning to pack up a household, transport it and then set it all up again. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

1

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

2 3

Carry important documents, money and jewelry with you. Pack toys, games or special items for the kids to keep them busy during the move.

4

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

5

Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

6

Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items.

7

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

8 9

Avoid loading more than 50 pounds into one box.

11

Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell.

12

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

13

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

14

Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

15

Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

10

Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and TheRentersGuide.ca blankets to wrap fragile items.

GEN Y: DON’T LOVE BUDGETING? SOME TIPS TO MAKE IT MORE LOVEABLE TWO-THIRDS OF YOUNG CANADIANS DON’T TRACK EXPENSES WITH A PLETHORA OF ONLINE BUDGETING TOOLS available, the habit of tracking spending should be a fairly straightforward routine to get into. However, this is not the case for Gen Y; while they have embraced the importance of saving, they are slower to embrace the habit of tracking where their money goes each week, month and year. According to new research from TD Canada Trust, more than half (55 per cent) of Gen Y save at least 10 per cent of each paycheque, but in contrast, 66 per cent either do not have a budget or do not follow the one they created. This helps explain why Gen Y says they are most likely to overspend on entertainment (48 per cent), snacks (41 per cent), fashion (38 per cent) TheRentersGuide.ca and tech gadgets (29 per cent). “Budgeting is the key to battling the habit of overspending,” said Raymond Chun, senior vice president, TD Canada Trust.“Cash flow clarity is essential TheRentersGuide.ca to gaining control of where your money is going and ultimately reaching

financial goals. Just like building an exercise routine, it’s tough to start, but eventually becomes easier and more automatic.” Building a budget can be as simple as tracking income against expenses, and following Chun’s simple tips, it doesn’t have to be a chore. 1. Create a Budget Template “There’s a misconception that budgets mean complex spreadsheets - this doesn’t have to be the case with a personal monthly budget,” said Chun.“An effective budget can be as simple as a sheet of paper with two columns: one for money coming in and one for money going out.” The key to developing a good template is to allow space to capture all income and expenses in any given month, including discretionary spending. The ‘money out’ column should allow space for everything from monthlyTheRentersGuide.ca rent and living expenses down to snacks and miscellaneous spends. ‘Money in’ should capture any incoming funds like paycheques and government rebates.

TheRentersGuide.ca

Example: Date: October 1, 2013 Money In Money Out Paycheque: $__.__ Breakfast: $__.__ Provincial sales tax rebate: $__.__

Rent: $__.__ Birthday gift: $__.__ Transit Pass: $__.__ Groceries: $__.__ Dinner with friends: $__.__ RRSP Contribution: $__.__

2. Track your Spending “Once you have a template in place, track every single expense,” says Chun. “A great starting point is to take advantage of virtual tools that are already tracking spending - like online debit or credit card statements - and then build on anything additional that’s not tracked online. At the end of the month, all the documented expenses simply need to be categorized into essential and non-essential expenses. “However you track your spending, the goal is to have a full picture of how and where money is being spent,” says Chun.“It can be surprising to some to see how non-essential spending can really add up, but the clarity helps in finding out where adjustments are needed.” 3. Review Spending Habits With spending habits in hand, it’s time to see if changes should be made. While fixed expenses like rent and transportation may not change, look closely at discretionary categories like entertainment, eating out and shopping. Set a maximum monthly spend for each category and, if this results in a surplus at the end of the month, consider putting it towards a savings account or paying down debt. 4. Repeat, repeat, repeat As with any strong routine, getting into the habit through repetition is key. It is important to review the budget each month, especially if income or lifestyle changes take place. “Always push yourself on whether it’s possible to put more money towards savings,” said Chun. “Life and circumstances are ever-changing, and a monthly budget will reflect this. The good news is, once a regular habit of budgeting has been adopted, making changes will be a piece of cake.” For more resources and tools to make everyday finances easy, please visit: tdcanadatrust.com.
