EDITORS’ NOTES

v

acancy rates are exceptionally low in many markets today, and with house prices rising and steady population growth, there are many people who prefer to rent in a prime neighbourhood in a great building rather than own home in a less desirable area. Renters Guide is a great source for helping you find the perfect place to call home – so sharpen your pencil get ready to source the many listings and property management companies in this issue. As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with? • How long do I plan on leasing for? • What locations will I consider? • Does the rental property cover my needs in terms of parking, transit and other key considerations? Once you have determined this check list, be sure to shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best.

have lived in many, many apartments over the years – renting has offered me a fabulous lifestyle. I have enjoyed numerous housemates and had some wonderful landlords. There are a few stand-out moments, but for the most-part, being a renter accommodated my needs perfectly. While I found out early on that I hated living alone, I learned quite quickly what qualities I like in the person with whom I’ll be sharing a space. Some roommates were friends – and it was a lot of fun to live with people I’d always been close to, however, it was often easier to live with people who had a similar lifestyle. While I was a student, for example, it was easier to live with people who were also students and appreciated the need for quiet study time. When I was working nights it wasn’t easy to live with a person who had a day job since their alarm clock went off at 6am – just a couple of hours after I’d come home from a long night at work. But the one thing I found most important was to live with someone who appreciated the same level of cleanliness. I remember interviewing potential roommates, one looked at my sink – we’d left our breakfast dishes there. I can still hear her say “Oh no, that’ll never do when I move in, I’m a clean freak!” She was adamant, and I knew I could never meet her expectations. That was a battle waiting to happen. With Renters Guide in hand you’ll find that perfect apartment, whether you’re moving alone, with family or a roommate. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

QUALITY OF LIFE TOPS THE LIST CRBP works to attract tenants By Ted Whitehead

The Federation of RentalHousing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help rental accommodation shoppers find professionally-run buildings that nurture a high quality of life for residents. The CRBP also works for the benefit of owners and property managers, as certified buildings offer peace-of-mind that attracts tenants. People who rent may not own their apartments, but the building is their home, and they appreciate the quality assurance that comes along with the program. Landlords and owners who register buildings with the CRBP seal of approval that all those involved with the operating of the building will uphold certain standards that protect the safety, privacy and comfort of tenants. Those who choose an apartment that passes the CRBP qualifications know that the property managers and/or owners TheRentersGuide.ca who took part went through intensive training in established Standards of Practice that improve building operation and customer service. These fall under several categories involving the daily TheRentersGuide.ca operation of the building: Resident

Management Practices, Human Resources Policies and Practices, Building Management and General Operations, Financial and Accounting. The CRBP program ensures that each successfully certified building practices over 36 established building management and customer service standards. These include a commitment to adhering to provincial fire and building codes, having mechanical systems such as heating and cooling equipment checked and maintained, and more. Renters also want to live in a building where management staff members respond to requests and concerns promptly. If problems arise and repairs on or the replacement of equipment will cause temporary disruptions in tenants’ lives, management should explain the reason. Another reassurance to tenants who select a CRBP building is that those industry professionals who complete the training successfully agree to adhere to human rights responsibilities to both tenants and employees. Those who are certified agree to conduct business according to a Member Code of Conduct. An example involves responding to tenant inquiries. Owners or property managers must respond to these within two business days, and tenant information must be stored in compliance with the Personal Information Protection and Electronic

Documents Act, a Canadian law relating to data privacy. It is reassuring to know that this level of professionalism and respect is an integral part of qualifying for the program. Plus, certified buildings must undergo random-audit site inspections to help ensure requirements are being met on an ongoing basis. Building audits performed by the independent thirdparty performance measurement firm J.D. Power and Associates add another layer of accountability to the equation. Apartment dwellers want their building to be clean, safe, well kept and in good repair. When a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. In addition, the CRBP raises the level of professionalism across the industry. Through this program, FRPO has created a win-win situation for everyone involved. For more information on CRBP, visit www.crbprogram.org. Ted Whitehead is Director of Certification, Certified Rental Building Program, Federation of TheRentersGuide.ca Rental-housing Providers of Ontario (FRPO).

Elevator

Etiquette

By Jane Herman

TheRentersGuide.ca

If you live in a highrise building, the elevator is the principal way in and out of your apartment, a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a modicum of courtesy. TheRentersGuide.ca Continued over

TheRentersGuide.ca

renters’help

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

1 2

Allow passengers to exit before attempting to board the elevator.

3

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

4

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

5

Please be considerate of others. If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

6

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your TheRentersGuide.ca floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

7

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a quick glance around to “size up” who is in the elevator. Don’t be afraid to say “good morning” or “hello” and make eye contact with other passengers.

8 9

When other passengers board, move a little to give everyone some personal space.

10 11 12

Likewise, if you’re listening to your iPod, turn the volume down so you don’t disturb other riders.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people. Think of the elevator as an extension of the building’s lobby, and of TheRentersGuide.ca other riders as your guests. Now, enjoy the ride!

The break-up:

regaining financial stability after divorce is a priority TD Canada Trust offers advice to the newly single for laying the groundwork to long-term financial success If there is one constant in the entertainment gossip pages, it is celebrity divorces. While celebrity couples may appear to take this in stride, they are not immune to the financial blow felt by most couples going through a divorce. Recent research from TD Canada Trust suggests many Canadians may not be financially prepared for a break-up, but there are steps women and men can take to regain their financial footing as soon as possible after divorce. According to research conducted for TD Canada Trust, the majority of Canadians in serious relationships have shared assets. Of those Canadians currently in, or recently in, a relationship, 72 per cent own a home together, 68 per cent have a joint bank account, 64 per cent have a joint financial plan and 52 per cent have a joint credit card. And, divorce proceedings are taking longer, with 21 per cent lasting more than two TheRentersGuide.ca years, an increase of six per cent in the past five years. “Most Canadian couples are financially interdependent, and it is a real challenge trying to navigate the financial aftermath at the end of a relationship. Many people just aren’t prepared for the costs associated TheRentersGuide.ca

with divorce and how their lifestyles may change afterwards,” says John Tracy, senior vice president, TD Canada Trust. “It’s important for newly single Canadians to stabilize their financial situation after a break-up so that they don’t start taking on debt, and there are simple steps people can take to re-establish their financial independence at any stage in life.” John Tracy offers advice to newly single Canadians on how to regain financial stability: Get started: The first step in establishing your financial plan is to understand your current position. You and your partner may have joint assets and liabilities. You’ll need to work out the division of the assets and find out what liabilities you’ll be responsible for. Work with an expert to understand the implications of dividing your assets and get an accurate and thorough understanding of your financial position.

Speak with a financial advisor: If your partner was the one who was making most money-

TheRentersGuide.ca

related decisions, it’s time to take the reins on money management. Even if you’ve always been in charge of finances in your household, it’s important to reevaluate your goals and financial situation, and adjust your investments accordingly. Now is the time to reconsider your priorities and goals and what your retirement looks like. A financial advisor can help you navigate your way through these questions and help you create a financial plan. A plan is essential to organizing your financial resources so you can achieve your shortand long-term goals. Even if you and your former spouse shared a common financial advisor prior to the separation or divorce, your financial advisor should respect your privacy as you work together on your future financial plans. Focus on building wealth: Becoming financially independent means it is solely your responsibility to accumulate wealth for the future. Moving from a saving to an investing mindset is an effective strategy to help build your wealth over time - and it doesn’t need to be daunting. Look for investment options that offer a low minimum investment. Everyone has a different risk profile, though, so make sure you have the right mix for you. And, speak to your bank about setting up a pre-authorized transfer that automatically transfers a set amount at regular intervals throughout the year into your RSP. In addition to saving without having to think about it, regular contributions also let you benefit from dollar-cost averaging, which can help build your wealth faster. Start today and continue to track your progress: Once you have your plan in place, it’s time to move forward with your finances. Create a budget, stick to it and track your progress - being disciplined with your budget today will pay off in the future. It’s important to review your financial plan regularly to ensure it continues to evolve as your needs and lifestyle change. It’s not unusual to have an event that causes a detour in your plan, but a good advisor will be there to help you make sound choices to ensure your goals remain on track. And if you’re not sure how to balance competing savings, investing and debt priorities, try out the available online budgeting tools or visit your local branch and talk to an advisor. TD Bank Group commissioned Environics Research Group to conduct a telephone omnibus survey of 2,000 Canadians 18 years of age or older, with 1,379 who are currently or were recently in a serious relationship. Results were collected between January 5 - 15, 2012. TD Canada Trust offers personal and business banking to more than 11.5 million customers. We provide a wide range of products and services from chequing and savings accounts, to credit cards, mortgages and business banking, to credit protection and travel medical insurance, as well as advice on managing everyday finances. TD Canada Trust makes banking comfortable with award-winning service and convenience through 24/7 mobile, internet, telephone and ATM banking, as well as in over 1,100 branches, with convenient hours to serve customers better. For more information, please visit: www. tdcanadatrust.com. TD Canada Trust is the Canadian retail bank of TD Bank Group, the sixth largest bank in North America.
