Many property management companies are putting floorplans on their websites these days. It’s a great way to vet prospective apartments before taking the time to visit. That square footage number keeps jumping out at you.

Not all square footage is created equal. When comparing similarsized suites, take a look at whether there is any wasted or awkward space. Check if large bedrooms mean a small living area – or vice versa. Do floorplans include the balcony in the total?

Square footage may seem like a bottom line – an easy way to

compare prices and value. While it’s a starting point when comparing apartments, it’s not the defining factor.

Open concepts are popular, oddly shaped rooms can make placing furniture quite difficult. Big dens may work for some, while others want more room in the kitchen.

Layout and function really will mean more than square footage alone, you need to understand if the space works for you.

giving residents and visitors a lot of options. Services abound, as do niche businesses and health services Traffic can be tangled with summer construction and merging streets. However, the flow is maintained through wide intersections, and many choose to walk, bus or bike downtown.

Transit routes are popular and pedestrians are common in the business end and in Broadway West. The airport is fairly close to this area.

Guide to building a budget

PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things.

So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade.com/resources/ interactive_budget_worksheet. html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.

Okay, here we go.

1. On the budget worksheet, fill in all the amounts under income.

You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income.

If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).

2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If 2 0 YPNEXTHOME.CA

you receive income that is irregular — like an annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize.

3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account.

4. We’re going to skip down to “saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five.

There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there.

Under “emergency” enter $100.

5. Next we’ll do debt repayment.

Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/lease. Put it

under “debt repayment.”

6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable.

You can make more money.

Work harder, work smarter. Get a second job, a third job, a better job.

That’s your budget.

Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.

LET’S FACE IT – your electronic devices make the world go round, and in the moving business, we realize how important those items are to families.

One of the most common questions we get is regarding how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, 2 6 YPNEXTHOME.CA

it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: to keep the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them.

People who do their own packing and moving should be aware of how easy it is to damage one of these units. Another thing to remember is that most of these television sets are mounted on wall brackets – and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to be trying to find any instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself, ahead of time, and have them ready to be packaged properly.

Here’s a tip for anyone disassembling electronics for a move. Get your digital camera or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration.

The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into the packing they arrived in. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics items. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap, and again, place it into an appropriate sized box.

IT DOESN’T TAKE a certain type of person to rent their own space, but a renter does become a certain type of person. Here are five signs you’re a renter.

1. You’re a handyman (sort of) Just like home owning, your rental will present minor annoyances like a continuous leaking kitchen sink and a squeaking oven door. But as an experienced renter, you’re able to decode any cricks and cracks in your home and do minor repairs yourself. If not, you have your landlord on speed dial.

2. Why buy when you can DIY? Your rental is your home and naturally you want it to reflect your personality and taste. Yet, you always put off investing in good decor and furniture because you’re only renting.

Never mind you’ve been only renting for the last 3 years.

Instead, your Pinterest is filled with pins like “7 DIY projects for renters” and “28 decorating tricks to brighten up your rental home”.

3. You rock at small talk You can only talk to your neighbours so many times throughout the year about the weather. Instead of living though the awkward silence of an 11 floor elevator ride, you’ve mastered the art of small talk.

You can keep a lighthearted conversation going for at least 90 seconds and you’re able to get out of it once you’ve reached your door. “Nice talking to you Bob!” 4. 7 tips for improving indoor air quality this fall season

IF YOU THINK ALLERGIES affect Canadians in springtime only, think again. Late summer and early fall produces mould blooms and ragweed, which can heighten allergies and worsen respiratory problems for those who suffer from asthma. It is estimated that 3 million Canadians suffer from asthma.

Allergy and asthma sufferers are not the only ones that can benefit from clean indoor air. Almost anyone these days is sensitive to dust, mites, renovation/ construction debris, secondhand smoke, pet dander, particle matter and re-circulated air from closed loop HVAC systems. All this stuff we can’t see in the air can potentially lead to a cold and flu brew, particularly in closed or windowless spaces.

Not to fret, there are a number of things you can do to improve the quality of the air you breathe in your home (and office) right now.

Here are seven easy steps: 1. Open windows and doors regularly for air circulation 2. Invest in a True HEPA air purifier 3. Limit use of non-organic home fragrance products (candles, room sprays) 4. Dust and clean your home regularly 5. Do a major clean twice per year (fall and spring) to wash large items that collect dust regularly like curtains, bed covers, pillows, rugs 6. If you do invest in a good quality air purifier, make sure it contains a True HEPA filter (high efficiency particulate arrestance). True HEPA means the filter was manufactured, tested, certified, and labeled in accordance with stringent True HEPA filter standards. Filters using True HEPA standards are used in medical facilities, automobiles, aircraft, homes, and offices.

Many new developments have air purification systems built in, but if you are buying or renting an older home or condo without True HEPA filtration, investing in a True HEPA air purifier will be worth it, especially if you or your loved ones are affected by asthma, allergies, respiratory issues, pet dander, second-hand smoke or VOC’s.

If you are updating your home, VOC’s might be more of an issue since volatile organic compounds are usually found in paint, flooring, carpets, and other chemicals used in construction. A True HEPA air purifier with a VOC indicator will help reduce harmful chemicals in the air that the human eye or nose cannot see or smell. They are very subtle, but an air purifier like the Honeywell HPA250C with Bluetooth technology will indicate when VOC’s are present and will work hard to help reduce them automatically.

“Fall” into your organizing groove

By Hellen Buttigieg WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

What’s in your freezer?

An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first.

Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing

in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew.

Use cotton garment bags instead.

Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and well-ventilated area.

Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area.

Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink.

For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use.

How do you file your paperwork?

Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

COMBING THROUGH APARTMENT listings is both aggravating and exciting all at once. Moving can be a good thing, but it’s normally stressful, and if you really think about it, apartment hunting is a little weird. You invite yourself into someone’s home in person – or through photos in a listing, and judge whether it’ll work for you.

Looking for roommates is equally as strange. How do you describe yourself? How do you describe what you want in a roommate? How do you encourage someone choose you over someone else?

roommate, you want them to like you and you want to make sure they will be a good fit too. What matters most to you? Someone with the same schedule?

Someone clean? Someone you think is cool?

When you’re the outsider, should you let your personality shine in your posting?

Or is it more important for the ad poster to show their true colours?

Do you go the route of too much info to really make sure people know what they are getting before they come to visit?

Or do you omit a little information about yourself to get the apartment?

Landlords normally know what they want – a good, clean tenant that pays on time and doesn’t destroy the rental unit. You know what you want if you’re looking for your own place. But when you’re selling yourself as a roommate, it’s a little harder.

Today it’s safe to assume most people look online when they are looking for a new place or in need of a roommate. Listings are easy to get, easy to find and easy to promote. But what’s a little trickier is knowing what to write in your listing, whether you’re looking to add a new roommate to the household or the one looking to be that new roommate.

Unfortunately, it’s pretty easy to lie when you’re looking to move in with roommates. And it’s easy to leave out the downsides to your apartment too when you’re desperate to fill a room. At the end of the day, you just need to know what you want and – maybe more importantly – what you don’t want, and you just have to hope for the best in your hunt!
