Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data.

Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become

increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed.

The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

Sure I can make my way around Montreal and Ottawa, having visited both cities countless times, and I’ve lived in Calgary and Toronto – so I have pretty good insight on both.

4. Change your address at least two weeks prior to moving.

This may seem like an obvious task for utilities and cable, but don’t forget to advise credit card companies, magazine subscriptions, banking institutions, etc.

THE IDEA OF MOVING, whether

it be upsizing or downsizing, can be a very exciting time – it can also be very overwhelming. Let’s face it: moving contents from one home to another can be quite a task. With a little planning and organizing, moving day can go off without a hitch.

Here are some helpful tips to keep in mind when planning for the big day: 1. Book a reputable moving company well in advance of your scheduled moving day.

The beginning and the end of the month tend to be the busiest. If you’re enlisting the help of your family and friends, have everything ready to go on moving day. They won’t be happy having to give up their free time if they’re waiting for you to complete your packing.

2. Purge!

This is the best time to donate or sell any household items including

clothing that haven’t been used in the last six to 12 months. If you’re selling, post your items on Kijiji, Craigslist, or eBay about six weeks prior to your move. If you’re donating, call a local charity organization to pick up items about a week or two before moving.

3. Start packing room by room.

Label boxes by listing the contents as well as the room they’ll be going in. Remember it’s easier to identify a box if the labelling is on the sides and not on the top – this makes unpacking a lot easier and more manageable. If you want to take it one step further, write an itemized list of all boxes and their contents per room for inventory.

If your supply of boxes is limited, start using baskets, laundry hampers or suitcases with wheels.

Suitcases are great for heavy items like books or for the obvious – clothing. Wrap your fragile items, such as dishes and glasses, in clothing to save on bubble wrap.

5. If you’re not an electronics guru, you’ll want to take photos of your wire connections so that you can remember how and where all the wires go.

Wrap up cords and then tape to your electronics to keep them together. Use Ziploc bags for holding small parts that go along with curtain rods or mounted flat screen TV brackets. Tape the Ziploc bags to the back of the item they belong to.

6. Prepare moving day essentials.

Chances are you’ll be too tired to unpack all your things so an overnight bag would be helpful especially if you’re going back to work the next day. You’ll need your essentials within easy reach – clothes for the next day, toiletries, a towel and perhaps your laptop.

You should also consider using a clear plastic bin to pack items like disinfectant cleaning wipes, paper towels, toilet paper, a box cutter, garbage bags, scissors and phone chargers. Using a clear bin separates the essentials from the other cardboard boxes.

With these tips, moving day should go as smoothly as possible if you give yourself enough time and stay organized! Happy moving!

The lease

You’re signing a contract

Inclusions: The lease should state how much the rent is, and what that includes. It varies from property to property – you may have utilities included, or you may have to pay your own, such as hydro, gas, water, etc. Is laundry included?

YOU WANT THE APARTMENT and

you are going to sign the lease but are you clear on what that means? It’s a legal contract and you’re legally obligated to fulfill the terms it contains.

The lease is there to protect both the landlord and the tenant.

This legal contract spells out what each party’s obligations are. Though leases are not legally necessary to rent an apartment, and the landlord and tenant can just agree upon terms, shake hands and go about their lives, this doesn’t give either party any recourse should issues arise. If there’s nothing in writing, it’s just a matter of one person’s word and memory of events against the other.

You may be thinking that renting a place is straight forward, and that the lease just complicates things with legalities, but you’d be wrong. It’s best to have a contract that spells out all obligations and then nothing is left to memory or chance.

that confidence that your expectations will be met, you may find your rental experience subpar.

The lease must contain some basics: The landlord, the tenant and the address: These are the basics and they identify the parties involved. All people living in an apartment should be on the leas The duration: Is it week-to-week, month-to-month or something other? Is there a minimum residency, like six months or one year as a minimum? The rules around tenancy are determined by this information, so clarify it.

The maintenance obligations: Who shovels the snow, who cuts the grass, who takes care of repairs? If you rent in an apartment building, this may be all under the property management, but if you’re renting a whole home, you may have to look after more of the property.

Exclusions: Are there areas of the property other than your unit for your use? In a duplex, for example, the rights to garage access or backyard usage may lie with one tenant or both units. If they’re not included, you have no rights to use them. Don’t end up disappointed.

Expectations: The landlord may include clauses about what is and isn’t permitted. These expectations can include items like having tenant’s insurance, no smoking, no pets, no painting, etc.

Read your lease carefully before signing it, and make sure you get a copy of what you’ve signed. That’s your right. If it’s not in the lease, it doesn’t count.

Before you sign, discuss any concerns or requests with the landlord. Often, if there is an issue, there may be some resolution you can come to – leases can be changed, but only before they’re signed. It becomes trickier down the road if you change your mind.

Remember, this really is a legal document and you’re obligated to follow the terms you agreed upon with the landlord.

And that’s why you sign a lease.

Any extra funds they have are being put into building the business, therefore owning a home is not a priority or the financial obligation that benefits them the most.

TO BUY OR TO RENT? It’s a big

question, especially since a home will likely be the largest purchase anyone will make in their lifetime.

While conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity, conventional wisdom isn’t always the best option. It sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. Nor does it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on.

Often, being a lifetime renter

is the preferred option. Here are some scenarios where those who could afford to buy still opt to rent, and why.

1. Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio – yeilding the same or better returns in the long run. Let the landlord deal with utilities and upkeep. They’re off on adventures!

3. People in careers that are planning to transition in the next 3 to 5 years. If they own a home they may be stuck selling during a down market but have little choice in the matter since it their time to move on. Being a renter makes it easier to pick up and leave when necessary.

And, practically speaking, their time and energy are focused on their careers.

4. Families with small children or caring for elderly family members. They may simply not have the time that homeownership requires. They are choosing the priority of family, and that is certainly a full-time job, in and of itself. Giving a rent check and then forgetting about it for a month is infinitely easier to manage than the responsibility of a mortgage, upkeep and additonal bills and expenses.

If you see yourself in any of these scenarios, you will likely enjoy being a lifetime renter.

IF YOU’VE EVER RENTED BEFORE, ESPECIALLY IN A BUILDING,

you might remember (either fondly or with hate) that one spot where everyone left their disregarded items. They weren’t necessarily unwanted items, in fact oftentimes they were great household objects that just weren’t needed anymore. Some might even say it was the original Bunz Trading Zone – a popular and fast-growing online barter/ trade site – albeit without the actual meet up and trade.

rid of their stuff. Freecycle, for example, allows you to join or start a local group, post items you no longer want and look for items you might need, but trading is not allowed. The free stuff section on Craigslist is another example.

Bunz, Freecycle and Craigslist are all great ways to find some free stuff, but it’s not quite the same.

Arguably it’s much better than having a ‘donations’ bag hanging around the apartment half full, waiting to be filled in order to warrant a trip to the drop-off donation site.

Lifelong renters often claim

that renting is a lifestyle. Renters that hate being renters probably disagree. But even if renting is a stopover for you before homeownership, it really does offer a sort of unique lifestyle for a few reasons – one being that specific “spot.”

While you still have access to neighbourhood groups, curbside finds and online trading groups when you own a home, the rental “spot” is different and pretty unique to renters.

Renters have a mutual understanding. Kind of like any Game of Thrones enthusiast or Keeping Up With The Kardashians fan have (only better).

If you don’t understand these five things, you’re not a renter and you can’t sit with us: Ikea furniture stuggles When it came time for me to furnish my first apartment – which was actually just the bedroom – I was concerned about how I would get my IKEA furniture from the store to my new place without the option to call daddy. Then I realized the hard part was actually putting the furniture together. Who knew putting together a bed frame could actually take an entire day. Then once you think it’s over, you end up with one leftover piece!

Knowing your neighbour too well I’m all for befriending your neighbours, but there’s something about living in the same building that can make you and your neighbours a little too close for comfort. You hear things you don’t want to hear and you see things you don’t want to see. Like that awkward moment you’re stuck staring at your neighbours underwear when you open the dryer.

Every renter has that one neighbour story that can make anyone shiver.

Landlord problems Every renter can also swap atleast one good landlord story. Whether it’s that time you accidently locked yourself out of your home or that week your landlord was on vacation and the building’s entire water supply was cut off. Fortunately, a fellow renter can always top your story no matter how bad you think it was and make you feel better.

1. Mobility. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it, and buy a new one.

2. Property maintenance. Whether it’s shovelling snow for 90 days straight in a heavy winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise.

3. Fixture repair. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility.

4. Interest rate invulnerability. Unlike homeowners, your rent is fixed and can only increase by small increments dictated by law once the lease expires.

Not so the financial market, which could see you renegotiating your mortgage every couple of years as interest rates and property values change.

5. Access to amenities. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life.

6. No down payment. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day.
