EDITORS’ NOTES
f
inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything. The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper. This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you. Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare. It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

’m really into real estate. Seriously a passion of mine. I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl. Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say. “Carries like rent” they promise. “Own your dream” they demand. You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own? For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate. You’re ready for the perks of rental living and we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

Tips for Living
TOGETHER
By Jane Herman
C
ontrary to what you might think, there are actually a number of similarities between living with your first roommate, someone you’re involved with romantically, or someone you’ve just met online, and are sharing an apartment with in a new city. Your approach should reflect what it would in any interpersonal relationship. First, you should be considerate of the other TheRentersGuide.ca TheRentersGuide.ca person’s needs, and secondly, strive for good communication. This will encourage equity and fairness in your living arrangement. TheRentersGuide.ca TheRentersGuide.ca
Furnishing The first issue you’ll need to address if you decide to live with someone is how the apartment will be furnished. One – or both – of you may have furniture. Whose stuff do you keep and whose stuff gets stored or sold? Conversely, you may need to acquire a lot of the furnishings and housewares you’ll need to live in your apartment. You need to discuss in detail how you will make decorating purchases and decisions. If you provide something, and your roommate or a guest damages something, who would be responsible? If you share the costs, who owns what if and when you move on?
Expenses As roommates, discuss beforehand how you will be paying your rent to the landlord. Will one person make the payment each month and the other pay the roommate half the amount? Will the landlord TheRentersGuide.ca TheRentersGuide.ca take cheques from each? Or will you use another arrangement? If a last month’s rent deposit is required, it’s easier if each tenant puts up half, in case one person wants to move out before the other one.
TheRentersGuide.ca TheRentersGuide.ca
Personal Space and Personality Everyone needs some private space and time. When looking for a roommate, let them know if you are the type of person who has the TV on all the time when you’re in the apartment, if you always have music on or if you need silent time or like to spend your evenings curled up with a good book and a glass of wine in the living room. Do you need quiet, early evenings or are you a noisy night owl? What about guests? Be sure to discuss your lifestyle preferences with your roommate so there won’t be any surprises. For example, do you like to have a lot of friends over regularly, or are you the type of person who goes out after work and tends to come home late in the evenings. Would you be put out if your roommate had their boyfriend or girlfriend over all the time or a friend occupy the guest room regularly? Is it something you often do? Bringing a regular and constant guest or group of friends into the apartment can wear on the roommate relationship because a guest will enjoy the living area and use the home without having any financial responsibility. Ground rules are a good idea.
Food and incidentals This is more of a challenge if you live with a roommate rather than someone with whom you’ve blended your finances. Will you be sharing the cost of food – as well as the work involved in preparing and cleaning up meals? It can be highly impractical to have two containers of everything in the fridge. If you are a vegetarian or have food allergies, it would be pragmatic to cohabit with someone who is sensitive to your situation. Do you mind sharing leftovers? Do you have a strict ‘replace what you take’ policy? Are you going to have a ‘communal kitty’ where you each put a specified amount each week to cover the cost of frequently replaced items you share, like toilet paper, dish soap and light bulbs? Decide before the issues arise. And moving out should have its stipulations too. Enough notice that nobody is scrambling to find a new roommate and enough notice to change things up with the landlord. There are legal obligations when all parties are listed on the lease. What about your hydro, Internet and cable (and land line, if you have one)? Will one person be responsible for paying all the bills? How will they be split up? If you’re a couple and there is disparity in your incomes, clarify the financial expectations before signing your lease. Are you at the point where your finances are blended or do you want to maintain clear, separate responsibilities and obligations.
One of the secrets to successful cohabitation is having a good idea of the other person’s goals and expectations and also being like-minded on some of the items that could be major issues. Good relationships are the result of commitment, consideration, communication, and compromise. The more you know about yourself, your partner and the realities you’ll face together, the greater your chances of success.
Cleaning This is an area that often causes problems when living with someone. One person can be compulsively neat and the other careless and sloppy. Here I think discussing the issue beforehand (especially if you’re looking for a roommate) can help to ensure greater success down the road. Ask your potential roommate how clean you like/need the apartment to be. Clarify at the outset who will clean the bathroom(s) and how frequently; take out the TheRentersGuide.ca TheRentersGuide.ca garbage and recycling, or vacuum the living room, and when. Create a chart or a check list and stick to it. Or, discuss sharing the cost of a cleaning service if you need it to keep everyone happy.

Running a small city
the view from Ocean Park Place - 990 Broughton Street
CAPREIT Is onE of CAnAdA’s lARgEsT PRoPERTy mAnAgEmEnT ComPAnIEs and owns all of the properties in its management portfolio. From coast to coast, there is a CAPREIT community to call home in every major city, as well as in many smaller cities.
With size and experience comes the ability to execute plans on such a large scale.
The portfolio is truly extensive, encompassing 39,242 suites in Canada and Ireland. “We run a small city,” says Trish MacPherson, CAPREIT’s vice president of sales and marketing. Of course, all of their buildings are strategically chosen to offer an excellent mix of great location, amenities and suites. New acquisitions this year alone just added 2,969 new suites to their holdings.
programs, from energy-efficient lighting and water conservation to efficient hot
By owning and managing all properties, it allows CAPREIT to control the quality and customer care to their standards. They strive to set the bar high in the rental industry, and, says MacPherson,“we have the scale and experience.” As CAPREIT acquires new buildings, MacPherson TheRentersGuide.ca TheRentersGuide.ca explains,“We put the CAPREIT stamp on them. We clean them top to bottom and assess them top to bottom.” While some buildings need more and others need less, CAPREIT always looks to see where they can improve and upgrade, and where a little bit TheRentersGuide.ca TheRentersGuide.ca of TLC is needed.
Buildings were rapidly upgraded to CAPREIT’s specifications – the process was mapped out well in advance so that it could be executed quickly and with as little disruption to residents as possible. Buildings received fresh paint and carpeting, and updates in the common areas, including some of the furnishings. But it’s not simply aesthetic, and it’s not simply attention to the new buildings. CAPREIT ensures all of the company’s buildings function well and perform to meet and exceed the needs of tenants. All of the systems are checked – and also assessed for environmental consideration. CAPREIT has a number of energy water and heating systems. CAPREIT updates and integrates environmentally sound improvements as part of the process of putting their ‘stamp’ on the building. Current residents are always pleased with the upgrades while prospective tenants are always drawn to the CAPREIT reputation for quality and customer service. Providing an excellent rental experience is of prime importance to CAPREIT, every effort is made to have customer service accessible to residents. They ensure all maintenance requests are handled efficiently to cause the least inconvenience to the tenants – which is why they introduced the CAP Cares program. While each building handles its own maintenance requests, if residents ever feel they need to escalate their situation there is always the CAP Cares process for immediate response. It’s an insurance policy for satisfaction, though MacPherson explains that they make every effort for residents never to need to use the escalation process. Make future holidays merrier
by properly packing
SEASONAL DECORATIONS By Chuck Resnick
Holiday preparations such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time. In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year. Here are some tips from Two Men and a Truck to keep in mind while packing away holiday decorations: Delicate items • Wrap breakables in paper or bubble wrap. Do TheRentersGuide.ca TheRentersGuide.ca not use newspaper - the print may wear off on ornaments. Use tissue or packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. • Decorations that contain photographs or food TheRentersGuide.ca should beTheRentersGuide.ca sealed in an air tight bag to keep
them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. These“Dish Pack” boxes are very popular at all our Two Men and a Truck branches. • Keep extra hangers, hooks and ornament parts in a labelled bag or box. Lights • To prevent tangles, wrap lights around empty gift wrapping paper tubes. • Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them. • Store coloured lights in a dark place to prevent fading – especially blues, greens and purples. Wrapping paper • Hanging garment bags provides good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. • To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll.
• Use a wardrobe box to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. • If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it. • Take special care if you are storing your items in a damp area like a basement. Don’t store boxes near sources of heat and moisture. • The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. • Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside. All Two Men and a Truck branches in Canada offer a variety of storage boxes and packing supplies suitable to store all your decorative treasures. Visit twomen.ca for a location near you.
• Ribbons and bows can be saved and reused, pack loosely so they keep their shape. Some other considerations • Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together. • Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords.

Do I really need
TENANT insurance?
T
HE SHORT ANSWER IS YES. THERE ARE A
FEW REALLY GOOD REASONS FOR HAVING TENANT INSURANCE.
For one, as a tenant you are liable – yes, legally responsible – for any harm you cause to any part of your building and to others who live or visit there. Yikes! If your faulty toaster oven starts a fire that damages not only your apartment, but also the entire complex, you may have to pay out a lot of money. You could even find yourself in trouble if your party guests get out of hand and cause damage. Then there are your possessions. You might not think that you have much of real value, but what if you had to replace them all at once, due to fire or water damage? Replacing your clothing, alone, could run you a few thousand dollars. And that old couch and bed might not look like much, but buying new ones would be hard on the wallet. When you consider what it would cost to replace everything, monthly insurance premiums may look pretty good by comparison. One more thing you might want to think about – talk to your insurance representative about getting an insurance policy that will pay for the full cost to replace what you’ve lost. The alternative is a settlement based on how much your old stuff was actually worth, given that it was old. The depreciated value may not be enough.
