ou’ve decided it’s time to rent a new place. Now you have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. ecently, Brookfield Office Properties and Oxford Properties made big news – in New York City. These two Canadian developers – also prominent in Canada’s rental industry – are developing landmark communities in New York City. Oxford is building Hudson Yards. The project includes 14 towers, covering over 26 hectares. Blocks away, Brookfield is developing five acres, creating three 60-storey towers. In addition to new retail, commercial and public space, these communities bring close to 6,000 new rental units to a city where renting is the most common lifestyle choice. According to the New York City Department of City Planning, NYC has the densest population of any city in America, “over 27,000 people per square mile.” Of those residents, about two thirds are renters, “over twice the national average.” So why are Canadian industry mavens like Brookfield and Oxford going into NYC to develop the under utilized properties? Have they learned how to do it better when developing our Canadian urban centres? Do our developers have different vision? For Canadian names to take centre stage in NYC development seems to make a strong, proud statement about Canada’s rental industry. As ingenuity kicks in and developers find new pieces of property to develop in NYC, I hopes we’ll see more here! With near all-time-low vacancy rates across Canada, new rental buildings would be a dream come true for many. It’s a time of life where people start thinking about buying a home, but if you’re a young single, a freshly-at-work professional, or a recently married couple, and you’re wondering what to do, there are TheRentersGuide.ca many good reasons why you should choose to rent TheRentersGuide.ca instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance from appliance repairs, to landscaping, snow shoveling, etc. in a house). Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. TheRentersGuide.ca The hassle and expense of having to sell your home would unnecessarily complicate any career move.

Some bankers and real estate professionals will try to convince you that with renting you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc. , the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two or three year term investment with a good return. When you run the numbers you will be much further ahead three years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condoquality amenities such as fitness

facilities, concierge, indoor/outdoor pools, etc. decorating upgrades, spectacular kitchens and bathrooms, etc. at a price that won’t leave you cash-strapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing, and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

How attractive is the exterior of the building?

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. Yes, you can predict the future! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!
