enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

ersonally, I think making the decision to move takes a lot of courage. It’s so easy to stay put, to make do, to find solutions to make it work, even when it clearly isn’t working. The alternative – moving – can be challenging.

But when you look at it objectively, it makes so much more sense to move.

Yes, it’s an inconvenience, but it’s brief, and better than living with constant inconvenience. That’s one of the major perks of renting – there is no reason to put up with the wrong apartment. It’s as easy to change as giving two months of notice (in writing of course). Whether you want to move across town to be closer to your work, or you want to move into a different size of apartment within the same building, it’s really not that difficult.

Most people think moving is a hassle because of the effort to pack up your possessions and ferry them from one place to another. But the fact is, going through your possessions and paring them back is a good process to complete on occasion. Declutter. Get rid of the unnecessary stuff weighing you down.

Moving is the perfect opportunity to realize what is unnecessarily taking up space in your home – and in your life. Start decluttering. Pack only what you need to keep and throw away or donate the rest. You’ll find the brief inconvenience is greatly outweighed by the satisfaction of a new home that best fits your needs – without the excess weighing you down!

The perfect apartment is out there

here’s an apartment out there that’s perfect for you – but how do you find it? Knowing what you’re looking for can definitely simplify the process.

Start by getting a small notebook (or electronic tablet, if that’s your style) in which to write down addresses, phone numbers, listings and websites. A pocket folder can be useful for keeping important papers, such as tear sheets of ads and applications in one place.

1. Establish a budget Before embarking on your search, establish a price range you can realistically afford. Financial experts generally recommend that your rent be no more than 25-30 per cent of your gross monthly income. Don’t forget that you will have to put down a first-andlast-month’s rent deposit with your application.

Do you like the ambience or character of a particular neighbourhood? Do you want to be in the district of a particular school? What you can get in your price range will also have an impact on your decision.

Make a list of desirable/essential features and other details to note and carry it with you on your search, such as: # of bedrooms # of bathrooms Air conditioning or window sleeves where one can be added Balcony Cable Children (if applicable) Closets and storage (are they adequate for your requirements) Dishwasher Handicapped access Laundry facility Level of cleanliness (lobby, halls and common areas) Parking Pets Pool Smoking permitted Storage Superintendent

You may discover a beautiful old gem of a building tucked away near a park or ravine. Sometimes, if you have your heart set on a particular building, and there is no “vacancy” sign outside, it may be worth trying to contact the superintendent as you could leave your name on a waiting list, or they may have an apartment coming up for rent just at the time you want to move in.

Finding the perfect apartment takes time and patience, but if you do your homework carefully you’ll surely succeed!
