The neighbours Living in an apartment is living in a community. There are a lot of neighbours – to the left, the right, above, below and across the hall too.

The larger the apartment building, the more neighbours you’ll have. Whether it’s the pool, the elevator, the lobby or the parking garage, you’re going to interact with quite a few of the neighbours each day.

Some buildings are social, with management companies fostering a sense of community through resident events, from coffee mornings and summer barbecues to holiday parties.

Amenities like on-site playgrounds are great for families, where kids can play together and the parents can actually have adult conversations.

Screening rooms and games rooms can also be a great way to mingle and schmooze with neighbours – what could be better

But there’s a fine line when you live in a community. Remember that your home and your community are what you make of them. With a little bit of effort and interest you can enjoy the people you live with and develop meaningful relationships. Five ways to brighten up your apartment in winter

can be tough to get through — it’s dark and cold, and it’s easy to feel a little lethargic. If you’re especially susceptible to feeling down during Canada’s darker months, it can be particularly hard to live in an apartment that doesn’t get much light. Basement apartents are nototrious for this.

If your rental unit has been feeling a little dark these days, here are a few tricks for brightening it up!

Add lighting This is an obvious one on the list, but it’s still worth mentioning.

Your unit likely feels dark because you don’t have enough natural light coming in from small windows, but it’s probably also because you’re lacking in artificial light too.

Oftentimes when renting, we don’t think about changing the light fixtures in our space, but it’s an easy change and something that can make a dramatic difference — especially in a basement. Look for fixtures that require more than one bulb for added lightning. Make sure none of your current bulbs are burnt out, and have fun with this.

New fixtures don’t just add light; they can also really spruce up a space. You can even accessorize by adding some new lamps or lanterns around your home.

Paint the walls white Painting might not be something you want to take on right now, but if you feel like making a big impact, a fresh coat of white paint will easily brighten up your space — especially if your walls are currently a dark colour.

Change your window coverings If you have heavy or dark drapes, curtains or blinds on your windows, consider switching them out for lighter fabrics like sheer cloth. Light-weight fabric will maximize the sunlight entering your space, and still give you the privacy you need in your home. Bright-coloured drapes can add a nice contrast to white walls too, or you can consider creating a fake window using translucent curtains over a light.

Dreaded rent increase in Canada: what you need to know

entering a new rental agreement, it is important to know the rules for rent increase in Canada, especially if you’ve just moved to a new province as the rules vary across the country. Here are the basic rules for rent increase in Canada from province to province.

It is important to note that there are some variations and exceptions.

These are the rules that apply to basic month-to-month tenancies.

once every 12 months. Three months’ written notice is required and must be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. For 2017, the allowable rent increase is 1.7 per cent.

ONTARIO

Landlords must use the official “Notice of Rent Increase” form and give their tenant three months’ notice to increase rent. BC has rent control and the allowable increase for 2017 is 3.7 per cent.

Landlords must give 90 days’ written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. The Board can prohibit all rent increases if the tenant has reported outstanding maintenance issues. For 2017 the maximum rent increase is 1.5 per cent.

ALBERTA

QUEBEC

Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given and the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date.

A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du lodgement. Upon refusal to accept the increase, the landlord must apply to ‘fix the rent’ with the courts within a month.

BRITISH COLUMBIA

PRINCE EDWARD ISLAND

Each year the Island Regulatory and Appeals Commission sets rent increase guidelines. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase and if they want to exceed the rates set out in the guidelines they must apply for approval. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they should be paying the same rent as the previous occupants. For 2017 the maximum rent increase is 1.5 per cent.

NEWFOUNDLAND & LABRADOR

SASKATCHEWAN

If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year.

NEW BRUNSWICK

There are no rent controls. Three months’ notice is required to increase the rent in a year-to-year lease and two months for a month-to-month lease. On a fixed-term lease the landlord can give three months’ notice if the box on the Residential Lease form has been checked.

MANITOBA

NOVA SCOTIA

Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent

There are no rent controls, but landlords can only increase rent once in 12 months. Notice must be issued four months prior to the anniversary date of the tenancy.

Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months’ written notice is required.

NUNAVUT & NORTHWEST TERRITORIES

Landlords cannot increase rent more than once a year and three months written notice is required. A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. The unit can be re-rented, but the rent must stay the same as stated on the increase notice.

YUKON Rent cannot be increased within the first year of tenancy. After that, a landlord must give three months’ written notice.

Your new start can be someone else’s too

MOVING TO A NEW HOME is an

exciting and stressful time. Think: a new space, a different layout, a blank canvas!

But before you move into your new residence, you’ve got to move out of the old. You’ve got lots of stuff which means many boxes, which means lots of work. As they say about new beginnings: To make room for more, sometimes you’ve got to let things go.

In anticipation of the move, purge your belongings. There’s value in decluttering your home before you move. The process itself forces you to itemize and organize your belongings, which is always helpful before tackling moving day.

Take note of what your must haves are, what will work in your new space and what you want to leave behind.

Know that when you hire a mover, you pay for space and time. Items for which you have no use or need, if packed, take up valuable space in the truck that could be used to carry something else. Also, the labour and effort of properly packing and carrying those items costs you time.

Don’t pay to transport something you don’t need.

Moving needn’t be expensive if you plan properly. Consumers can help subsidize the cost of hiring a professional mover by selling unwanted items like couches or furniture sets. Luckily for savvy savers, all it takes is a few keyboard clicks.

Across the country there are shelters in need of donations.

Other alternatives could be donating to favourite charities and local furniture banks. Give someone else a fresh start from belongings that don’t make the cut for your new space.
