Average rent There is a lot of discussion about the average rent in a city. Organizations like the Canadian Mortgage and Housing Association collect data on rent, and this number is often cited in the news. But don’t expect to budget by that average.

Rent varies between provinces and cities – but there’s also significant variation within a city.

While stats are collected and developed on each product – one bedrooms, two bedrooms, etc. – the data is generally based on the rates set by purpose-built rental apartment buildings. It doesn’t account for investor-owned condo renals, second suites or private residences.

Average rent also doesn’t address the differences in neighbourhoods – safer, trendier and more upscale areas are going to be much more expensive, while there will cheaper options at the other end of the spectrum. It’s supply and demand

that dictates pricing.

Average rent also doesn’t take into account elements like onsite amenities, parking or even address the difference between all inclusive units versus units where all of the utilities and laundry are additional expenses.

When you’re ready to move you’ll need to start looking around in your preferred neighbourhood and see what the average rent is where you want to live. It’s a more effective way of budgeting because location and style dictate price. If you search solely based on price, investigate the neighbourhoood to ensure you know what to expect. There are still deals to be had, but often they are under market value for a reason.

suburban area in Winnipeg wading far and wide between two rivers.

The Red River marks the west boundary and Seine River marks the east. Carriere Avenue is the northern boundary and Rural Municipality of Ritchot is the southern boundary.

Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern

I love wall detailing – even the most subtle elements can make an incredible impact. Both wallpaper and wood detailing can give you an elegant custom look, but if a project of this scale isn’t in the cards for you, try a Bohemian wall hanging. Homesense has some great options that will make a huge impact in your space.

Nothing is more natural and calming than a fireplace. My favourite unit is the new Dimplex Stockbridge Opti-myst stove that is functional and mobile. The flames look and sound as real as a wood burning, crackling fire. For pennies a day you can have all the comfort and nostalgia of a roaring fire without any mess or a pricy gas bill.

by staying put?

THE NEW YEAR OFTEN marks the

start of new changes, and the rental industry is no exception to that. Landlords are permitted to increase their rental prices annually in most provinces. Which month they increase the rent depends on when you moved in – or when your last increase happened, since most provinces stipulate that you can only have the rent raised once every 12 months (365 days). Provinces with rent control will mandate a maximum annual increase. This is the maximum increase effective from January 1st 2 6 YPNEXTHOME.CA

until December 31st.

I always thought that if you stayed in the same rental long enough, you would outsmart the average rental price, as long as the allowable yearly increase remained realistic. As it turns out though, the allowable increase set by the government is generally in line with our average rental prices. Who knew there was method to their madness?

Don’t get me wrong, this doesn’t mean our average rents aren’t problematic, it just means the allowable increase is as

reasonable as can be for both landlord and tenant.

The permitted increase varies from province to province, as do our average costs. To determine if you’re getting ahead by staying put and dealing with rent increases versus finding a new rental in a market where rent is on the rise, I’ve run the numbers.

Take a look and see what your rent would look like now if you’d moved into an average twobedroom apartment in 2012 and stayed put, versus what the average rent today looks like.

BRITISH COLUMBIA

The standard allowable rent increase for 2017 in British Columbia is 3.7 per cent for residential tenancies. Landlords must provide tenants with three months’ notice before implementing the increase. The max increase reflects a percentage equal to the inflation rate plus two per cent.

The Laws for Landlords and Tenants in Alberta states that there is no limit on how much a landlord can increase rent in Alberta. Having said that, landlords can only increase rent after a year of tenancy or a year after the last rent increase was implemented. Because there is no

limit, I was not able to accurately predict 2017’s forecast, but I have provided the average costs to compare 2012 to 2016.

The Residential Tenancies Branch of Manitoba set the 2017 increase guideline to 1.5 per cent.

Read & Understand your contract for a successful move

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING

was never said.

Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them.

This is particularly true when you hire professional movers.

You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead.

The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a triedand-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible.

In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money—two things that are precious commodities on moving day.

Moving on from your roommate

the mature way

MOVING ON FROM your roommate is a delicate situation and not to mention, a complicated one. Unlike Beyoncé’s 2006 Irreplaceable music video where she put her boyfriend out of the house with one swift kick to the backside, your roomie break-up will require a bit more patience and planning. It wont be as easy as putting all of their belongings in a box and singing to the left, to the left, everything you own in the box to the left. Besides, sometimes friends just need to move on - no drama required.

What you and your roommate need is a plan of action. One that will leave both parties feeling at ease and with some sense of security concerning the changes that are about to take place.

Once you’ve seen the signs and are ready to move on, consider these steps to ensure you keep the peace and move on from your roommate the mature way : Face the music You decided you’re ready to move on, now just tell your roommate already!

Don’t leave them in the dark about your plans to move in with your significant other or to get a bigger place. This will be a big change for the both of you and one that requires an upfront

conversation. No Post-It Note break ups allowed!

Timing is everything Whether you’re the one moving out or not, you need to give your roommate sufficient time to plan. Do they need to find a new place or a new roommate?

It’s a big change and one that comes with the financial burden of potentially not being able to meet the entire months rent alone or not being able to find a place in their budget. Plan in a timely manner to ensure a smooth transition.

Be considerate You might be ready to move on, but your roommate may not. Be considerate of their needs and concerns. Offer to help them move out or help them find a new place to rent if possible.

Breaking up may just be a question of moving on and it doesn’t have to be on bad terms.

Be ready to compromise You’ve come to terms with parting ways, now how do you divide a couch? Moving on also means dividing common goods you may have purchased together like the couch, the toaster and even the cat. Be prepared to compromise. In the end, you’re just going to have to deal with letting some things go.

Follow-up You and your roommate have officially moved on. Follow-up with each other (i.e go out for a drinks) or let them know if you received mail that belongs to them or if you have any phone messages to forward them.
