EDITORS’ NOTES

d

oes 2013 mean looking for a new place to rent?

Here we are, already moving into mid-January. Perhaps some of your New Year’s resolutions may have already been forgotten, but if finding a new place is one of them, we hope you’ll find Renters Guide to be your best source of information. Each month we have a dedicated theme. January’s special focus is on Finding the Perfect Apartment. Look for great tips and advice from the experts to help guide you through this process. One tip I can offer is to be sure to get a feel for each company and the staff who you’ll be dealing with if you’re renting a space that’s run by a property management company. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own. I hope this resolution will be one of the easier ones you achieve this year. Let us know how your search for a new home goes. We’d love to hear from you.

hat’s your motivation? Do you need more space - or less of it? A new lifestyle? A new job? A change in your family or relationship status necessitating a change? Then embrace the opportunity, go out and find that perfect new apartment. Sometimes, even though life has changed and a new apartment is necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isn’t an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully. The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality. Start looking. Look in advance so you get a feel for what the market has to offer. If you like something put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too. If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on. With Renters Guide in hand you’ll find the perfect place. Our magazine and website, homeTRADER.ca, offer the best selection of available apartments as well as informative articles and advice, making it easy to make your move!

Fraser Place Apartments Make the move to a lifestyle you’ll love

By Janine Mackie Here in BC where real estate is known to be the most expensive in Canada, renters are enjoying the luxury of affordable living - exactly where they want, thanks to Canadian Apartment Properties Real Estate Investment Trust (CAPREIT). Whether you’ve always wanted to live by the sea, close to the mountains or within a dynamic city surrounded by parks, shops and trendy restaurants, CAPREIT offers a plethora of options -- often with added incentives like “the first month at half price, or even free” posted on their website. “Renting provides the freedom to live for your dreams and not a mortgage,” says Trish MacPherson, vice-president of sales and marketing for CAPREIT. With over 30,000 apartments and townhomes across Canada in their rental inventory, CAPREIT is one of Canada’s largest landlords of multi-family rental communities. An increasing number of people are renting & the quality and range of rented accommodation is better than ever Always dreamed of having a swimming pool? A garden or ocean view? Or just the freedom to lock-and-go? From historic New Westminster with its small town feel, or the friendly fishing village of Steveston in Richmond to dynamic cities like Coquitlam and Vancouver, there’s an apartment available for you, at a price that’s right. “We are committed to providing attractive, well-managed residential buildings with premium rental accommodations tailored to meet your needs at very competitive prices,” describes MacPherson. “At CAPREIT we understand it’s your home and try our hardest to make you feel that way.” With their mantra to put customers first, CAPREIT goes the extra mile to make moving day uneventful for its clients. You’ll arrive to a professionally-cleaned home, and a welcoming face from their management team who will hand you the keys and reserve the elevators to help you move with ease.

apartments, one-bedroom, one-bedroom-plus-den and two-bedrooms in this well-managed community. Recently upgraded, the apartments are freshly painted and finished with hardwood flooring in the bedrooms, carpet in living areas and efficient kitchen appliances. Spacious layouts extend living outdoors on fresh-air balconies, while ample parking provides the freedom to welcome friends for dinner or a swim in the outdoor pool. Located in Richmond’s charming seaside village of Steveston, locals buy dinner fresh from the fishing boats moored along the Fraser River docks, and savour the salty sea air while strolling along the sandy beaches of Garry Point Park. Charter a boat and go fishing, watch seals play in the harbour, or meet up with friends for breakfast at a local cafe. With its community centre, local library, numerous parks and wide variety of shops, it’s a town where families, retirees and all those seeking an unhurried pace of living, call home while having the convenience of accessing the airport, Richmond Centre or Vancouver with ease. “The lifestyle could easily be described as condo-like living,” says MacPherson. “Fraser Place is managed professionally with care and respect for each resident, and offers an exciting community experience right outside your door!” Apartments are available for immediate occupancy. LOUGHEED VILLAGE

top 12 things to pack last It’s time to pack up for your first apartment! Here’s a helpful list of 12 items to pack last and keep handy (a.k.a the things you’ll need to get to first and frequently)

1| Box cutter. Don’t pack this item at all! It’s the first thing you’ll need to open up all those boxes. 2| Alarm clock. You don’t want to miss your first day at school, right? 3| Light bulbs and a small lamp (perhaps a flashlight too). It may be dark when you finally move in. 4| Cleaning supplies, especially paper towels – accidents do happen. You’ll also want to make sure you have toilet paper. 5| A copy of your lease and some personal ID, such as a diver’s licence. If you’re opening a new chequing

account and applying for utilities you’ll need proof of your new address too. 6| Sufficient cash. Sounds silly, but if you’re opening a new bank account you may have to wait for your first cheque to clear. Traveler’s cheques wouldn’t hurt either. 7| Cell phone or regular landline telephone with plug. Put these within easy reach. There’s always potential for an emergency. 8| Address book or PDA. Keep those important telephone numbers handy. 9| Snack, pizza or fast food coupons. You’re going to work up a hunger, so think about treating yourself to a quick bite or your first food delivery call.

10| Lots to drink – plenty of water, pop, juice or other refreshments, and some drinking glasses. Dehydration is a sneaky beast, so be prepared. Thirst always seems to come first, particularly if you have to lug that stuff by yourself. 11| The tool box. Hammers and screwdrivers, Allen keys, nails and screws, Scotch tape, duct tape and especially a tape measure. 12| Extension cords and batteries. Everything’s electric these days, it seems. Computers, CD-players, your iPod and cell phone – all those little gizmos you just can’t seem to live without. It just makes sense to keep that extension cord and fresh pack of batteries within easy reach.

a new apartment

A new life By Jane Herman

Life is a journey...from chiLdhood to aduLthood to oLd age...But the path is not always a straight and even one, twisting and turning through varying stages of our evolution, as we develop our independence, find a partner and build a family, live in an empty nest and ultimately on our own again. Sometimes, a long term relationship ends in a divorce or the death of one’s spouse. (Apparently 50% of all marriages do end in divorce). Another major life change occurs when grown children move on, leaving empty-nesters to readjust once again.

Knowing that our lives do change, sometimes abruptly, it can be reassuring to know that apartment living offers many social and financial advantages that can help us to successfully transition through a variety of challenging situations. That First Apartment Helps Build Independence After attending school in Montreal and living with roommates, my son announced that he no longer needed to live in the same household as us, that he was perfectly capable of cooking, cleaning, doing his own laundry and managing on his own. He’s never looked back, nor have we. Living alone for the first time affords a hands-on opportunity to share the expenses and responsibilities of managing a household with roommates—and can help develop the skills needed for later in life. Apartment Living Facilitates the Transition to Life in Canada New immigrants, depending on their circumstances and where they have come from, often arrive in Canada and may be surprised to discover that in our society collective, intergenerational living is not the norm. Some immigrants may initially choose to live with relatives and/or friends while learning their way around, finding a job, and adjusting to a new culture. Renting is a great option during this period of transition, and gives you the flexibility to move again once you have found a job, or chosen a different neighbourhood or city where you ultimately want to settle. Apartment Living Helps you Get Back on Your Feet After a messy divorce several years ago, a friend of mine moved with her two adolescent daughters to a comfortable three-bedroom rental

apartment, to minimize her expenses and get her finances in order.“Renting was a great option for me at that time,” she recalled.“Not only was it the most economical option available – no property taxes or maintenance fees, as in a condo – there were no landscaping or maintenance issues to worry about - even the hydro was included! Even better, the management company organized a lot of social activities for the residents, so I had the opportunity to meet a lot of my neighbours, which I found helpful and welcoming while going through the transition to being a single mom.”

in a lively downtown neighbourhood where great shopping and entertainment opportunities abound -- was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died three years ago. Selling the marital home after the death of a spouse late in life affords you to take advantage of the considerable equity you have accumulated, and enjoy the convenience of walking to neighbourhood shopping and recreation as well as potential social opportunities.

Renting Helps to Transition After the Death of a Spouse Since the death of his wife only three months ago, a man I know has moved into an apartment downtown, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on. Renting –and

he average rental apartment vacancy rate in Canada’s 35 major centres1 increased to 2.6 per cent in October 2012, from 2.2 per cent in October 2011, according to the fall Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “Lower levels of household formation among young adults reduced rental housing demand,”said Mathieu Laberge, deputy chief economist at CMHC’s Market Analysis Centre. “This, combined with an increase in the supply of newly constructed, purpose-built rental apartments, pushed Canada’s vacancy rate upward. Meanwhile, demand for rental condominium apartments remained strong, with the vacancy rate holding steady in most of Canada’s largest urban centres, including Toronto, Montreal and Vancouver.” The results of CMHC’s fall survey reveal that, in October 2012, the major centres with the lowest vacancy rates in the primary apartment rental market were in Regina (1.0 per cent), Thunder Bay (1.1 per cent) and Calgary (1.3 per cent). The centres with the highest vacancy rates were in Saint John (9.7 per cent), Windsor (7.3 per cent) and Moncton (6.7 per cent). Overall, the average rent for twobedroom apartments in existing structures across Canada’s 35 major centres increased 2.2 per cent between October 2011 and October 2012, the same pace of rent increase that was recorded between October 2010 and October 2011. The average rent for a two-bedroom apartment in new and existing structures was $901 in October 20123. The highest average monthly rents for two-bedroom apartments in new and existing structures in Canada’s major centres were in Vancouver ($1,261), Toronto ($1,183) and Calgary ($1,150).

• Onsi •

Bui

The lowest average monthly rents for two-bedroom apartments in new and existing structures were in Saguenay ($549), Trois-Rivières ($550) and Sherbrooke ($578). CMHC’s October 2012 Rental Market Survey also covers condominium apartments offered for rent in 11 large urban centres, including Vancouver, Toronto and Montreal. Rental condominium vacancy rates ranged from a high of 3.2 per cent in Ottawa to a low of 0.9 per cent in Saskatoon, holding steady in most centres from October 2011. Average monthly rents for two-bedroom condominium apartments were highest in Vancouver ($1,662) and lowest in Québec ($1,022).

H

As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of high quality, environmentally sustainable and affordable housing solutions. CMHC also provides reliable, impartial and up-to-date housing market reports, analysis and knowledge to support and assist consumers and the housing industry in making informed decisions. For more information visit CMHC.ca. and follow CMHC on Twitter @CMHC_ca 1 Major centres are based on Statistics Canada Census Metropolitan Areas (CMAs), with the exception of the Ottawa-Gatineau CMA, which is treated as two centres for Rental Market Survey purposes, and Charlottetown, which is a Census Agglomeration (CA).

CMHC’s Rental Market Survey is conducted twice a year, in April and October, to provide vacancy, availability and rent information on privately initiated structures in all centres with populations of 10,000 and more across Canada. Reports are released in June and December. 2

The fall survey covers apartment and row structures containing at least three rental units and, unlike the spring survey, reports information on: a) Smaller geographic zones within centres; b) Secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. Excluding new structures and focusing on structures existing in both the October 2011 and October 2012 surveys provides a better indication of actual rent increases paid by tenants. 3

Make do a Month B y Gai l Vaz -Ox lade

I

f there’s any month when you’re most likely to wonder if all the bills will get paid it’s usually January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back.

Ente farth buy s some you d

Whe enter take looki own pack

Janu you’r big-t every pay o

finances But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.

Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money. When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12pack of pop and you can probably do it for $10. Now that’s making do. January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once a month game or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it’ll go. Try it and see if just becoming conscious save you money. I’ll bet your pleasantly surprised.

m

y Aunt used to make her famous homemade Manicotti when I was quite young. Always eagerly anticipated and quickly devoured, her baked Manicotti was always a special treat. Inspired by childhood memories, I decided to make my own version using a rich cheesy spinach filling, topped with homemade tomato sauce, and a generous handful of shaved pecorino and mozzarella cheese. Manicotti, means sleeve in Italian, and is one of the oldest shapes of Italian pasta. Known for its hearty consistency, the pasta’s unique tubular shape makes it perfect for sumptuous fillings and robust, highly flavorful sauces. This easy and delicious recipe for Spinach and Ricotta Manicotti, is baked for just half an hour until it’s cooked through to bubbling golden perfection. A wonderfully heartwarming and flavourful dish, this recipe for Spinach and Ricotta Manicotti is delicious served with some fragrant garlic bread and lovely crisp salad. Buon appetito!

ingredients serves four › 8 manicotti shells

› 1/8 tsp fresh grated nutmeg

› 15-oz. container light ricotta cheese

› 1 large egg, beaten

› 8-oz. frozen chopped spinach, thawed and drained of excess moisture

› 2 cups Marinara sauce (homemade or storebought)

› 1/2 tsp salt

› 1 cup grated Parmesan cheese

› 1/4 tsp black pepper

› 1 cup grated mozzarella

Meanwhile, in a medium bowl, combine ricotta, 1/2 cup Parmesan, the beaten egg and spinach. Season filling with salt, pepper and nutmeg. Transfer filling to a large zip-top plastic bag, or piping bag with a circular nozzle. Twist and squeeze the bag so that the filling is in one corner. If using the plastic bag technique, snip a 3/4-inch opening in the corner of the plastic bag. Pipe filling into both ends of each pasta shell. In a shallow oven-proof baking dish, spoon a thin layer of marinara sauce to just cover the base. Arrange the stuffed shells over the sauce, side by side. Cover the shells with another layer of Marinara sauce, just covering them. Top the assembled manicotti with the remaining Parmesan and all of the Mozzarella. Bake until the sauce is bubbling and the cheese is golden brown, about 30 minutes. Let sit 5 minutes before serving and garnish with a basil or whole chives. Serve with some homemade garlic bread and a crisp green salad.

start the new year by freeing yourself by Hellen Buttigieg

There is so much buildup aT The end of The

year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. If you would like to learn more about the power of these dream boards, and have a look at some of the ones I’ve created personally, check out my blog post, Creating a Dream Board (WeOrganizeU.com)

Re

Build

End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.
