Neighbourhood focused One of the most exciting innovations at YPNextHome over the last few years has been creating Neighbourhood Profiles – comprising a wealth of data and information – from across the country. In every issue of Home Guide, we’ll show you at least one of these featured neighbourhoods. And if you look online, you’ll find more than 2,800 neighbourhoods you can search as part of your experience on YPNextHome.ca. That’s a lot of information.

Our curated neighbourhood content provides a lively snapshot of some of Canada’s more popular neighbourhoods. These profiles have been researched and compiled by a nationwide team of writers and editors, and they include photos and, in some cases, exclusive video tours with local celebrities and well-known residents. Demographics, housing types and other information... all leading to listings in the area. Check it out and let us know what you think.

The burden of drywall

WAYNE KARL Senior Editor Yellow Pages NextHome Email: Wayne.Karl@ypnexthome.ca

+ get social 6 YPNEXTHOME.CA

Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new and renovated home costs. How? You can thank a party completely unrelated to the home building industry – Canada Border Services Agency (CBSA). CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies. Just how detrimental? With drywall

producers announcing price increases as high as 50 per cent, builders can no longer absorb the tariff; buyers could be looking at home price increases of $10,000 or more – all within the last month. “We are urging the government to do what it can to alleviate this extraordinary burden on the industry, especially for those already with contracts in place, and on new-home buyers,” Canadian Home Builders’ Association CEO Kevin Lee told Home Guide. Drywall may be a small part of what goes into new homes or renovation projects, but with numbers this large, it’s the last thing we need.

Home insurance tips for winter By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

CANADA’S UNPREDICTABLE

winters can cause headaches for homeowners. Snow, ice and water can damage everything from your roof to foundation, so it’s important to compare home insurance quotes and pick a policy best suited to your dwelling’s features. Filing a claim can lead to increased rates, so be proactive in winterproofing your property. Talk to your insurance provider about what your policy covers. Keep your property maintained The Insurance Bureau of Canada (IBC) reminds that “a home insurance policy is not a maintenance contract,” meaning you’re responsible for general upkeep. It’s crucial to fix any minor damage to your home as soon as it occurs. Neglecting it means you’ll be held liable if it leads to greater damage. Going away? Check in early, check in often Some insurers will void your coverage if you leave your house empty and unmonitored for more than four consecutive days. If you’re going away on vacation, ask a friend to regularly check to ensure your home is properly heated so the pipes don’t freeze, and that heavy snow, ice and debris is cleared. Clear snow and ice Accumulation of heavy snow can damage your home’s roof, walls and foundation. Flat roofs are especially vulnerable to collapse, while sloping

roofs create ideal conditions for ice dams. Icicles may be pretty, but they can potentially tear off your gutters and roof shingles and allow snowmelt to seep into your interior walls. Shovel out window wells, outdoor stairwells and clear away snow from the foundation.

fix. Wrap insulation sleeves around pipes in unheated or outdoor areas, draining any exterior pipes and hoses to prevent ice buildup. Unexpected power outages can cause indoor temperatures to dip, so if your home will be empty and you’re feeling extra cautious, turn off the water at the source and drain the pipes. .

Minimize personal liability Keeping your driveway and sidewalk clear of snow and tossing salt or sand on icy patches protects everyone from injury. Your policy’s personal liability portion provides coverage for injury or damage to others sustained on your property, but there are many exclusions. Homeowners can be found negligent if they don’t exercise a “reasonable standard of care” in keeping a property safe.

Consider additional coverage Your standard home insurance policy won’t protect you from “uninsured perils”: predictable or preventable events such as landslides and earthquakes, damage from rodents and insects, almost any kind of flooding – including from freezing pipes and sewer backups. Some of these perils can be insured by buying extra coverage.

Protect your pipes Flooding from frozen burst pipes is the single biggest winter nuisance – and among the most expensive to

MCKENZIE TOWNE is a picturesque

neighbourhood in the deep southeast of Calgary. It was one of the first newer developments to introduce the concept of a “new urbanist” community. A hub for young professionals and families, McKenzie Towne is a great community not only because of its affordable prices but also thanks to its variety of homes available. Lifestyle McKenzie Towne has a great visual presence with the picturesque High Street and wide open park spaces. The neighbourhoods have beautiful variations – one of the most popular spots is rows and rows of Brownstone townhouses complete with a scenic gazebo in the park in the middle. A beautiful neighbourhood that functions as its own tiny small town.

Vibe Just brimming with youth, McKenzie Towne has been known as a great place to raise a family since its inception in 2000. Plenty of wide open spaces and playgrounds, this is the perfect neighbourhood for anyone who has craved more space and their own backyard. An active community, it is not unusual to see residents jogging, cycling and walking dogs at all hours of the day. In the area Mckenzie Town presents average suburban living expenses and features the typical array of chain stores such as Starbucks, pubs that are affordable, easy to access and very friendly. You can expect to pay average prices for drop-in at gyms and yoga studios which give an added benefit to living in this community.

Planes, trains & automobiles Accessed via Deerfoot Trail, commuting from downtown will leave you with a quite a drive to and from work. There are also rapid transit commuter buses leaving downtown during rush hour, affording McKenzie Towne residents a swift route home. The neighbourhood also has quick access to Calgary’s bike trail system to ride to Fish Creek Park and beyond. The good, the bad & the rest An almost entirely self-sufficient neighbourhood, this main street shopping area contains multiple dental and medical offices, banks, grocery stores among many other amenities that help to keep residents satisfied. It is only a quick 11-minute drive to the new hospital in Auburn Bay. Plenty of schools in this area, too.

Canadian economy set to snap back after wildfires: RBC Economics CANADIAN ECONOMIC GROWTH

will snap back after a second-quarter contraction and will get further lift in 2017 from rising energy prices, low interest rates and federal stimulus, according to the latest RBC Economics Outlook report. The RBC forecast calls for real Gross Domestic Product (GDP) growth of 3.7 per cent (annualized) in the third quarter of 2016, as rebuilding takes place in Alberta, followed by a slower 1.9-percent gain in the fourth quarter. “The Alberta wildfires and sharp pullback in oil sands production in May took the Canadian economy on a brief detour into negative growth,” says Craig Wright, senior vice-president and chief economist at RBC. “Yet the recovery should spur a similarly sharp rebound in growth in the latter half of this year and we anticipate that momentum will carry over into next year.” Canadian GDP growth is expected to accelerate to 1.8 per cent in 2017 from 1.3 per cent in 2016. With core inflation likely to hover around the Bank of Canada’s two per cent target, there is little reason for the central bank to take any action on interest rates. RBC expects the Canadian central bank to hold its overnight rate

steady through the remainder of 2016 and 2017 as well. RBC projects that oil prices will gradually rise to $50 a barrel in 2016 and push higher toward $60/barrel in 2017. However, the Canadian dollar is expected to see minimal benefit from higher oil prices: a U.S. Federal Reserve interest rate hike is likely in the first half of 2017, which would bolster the U.S. dollar, while the Bank of Canada is expected to hold steady on rates. RBC expects the economies of Alberta, Saskatchewan and Newfoundland and Labrador to contract further this year as the oil-producing provinces continue to struggle with low revenues and private sector restraint.

Some of the recent weakness in Alberta from the wildfires in Fort McMurray should start to reverse in the second half of 2016. All other provinces except New Brunswick are expected to continue to expand in 2016, albeit at varying paces. “Momentum appeared to slow this spring in several oil-consuming provinces, including Ontario, Quebec and Manitoba, and we lowered our 2016 growth forecasts for eight provinces,” says Wright. “Our 2017 outlook shows more balanced growth across the country, with Alberta and Saskatchewan returning to positive growth and economic activity moderating in British Columbia.”

5 things to look for – and 5 to avoid – when buying a home By Wayne Karl

MOST PEOPLE HAVE AN IDEA what

they want when buying a home – proximity to transit and schools usually ranks near the top. Buyers’ criteria may vary depending on their age and location. Single professionals looking for a downtown condo would likely key on proximity to mass transit. Young families in the suburbs, on the other hand, might rank schools and parks at the top of their list. When it comes to the value of your home, however, certain neighbourhood features have very distinct influences –positive and negative – that you should be aware of. For example, realtor.com, the official website of the National Association of Realtors in the U.S., recently produced a list of the worst neighbourhood features that drag down your home value. Its counterpart north of the border, the Canadian Real Estate Association and its website, realtor.ca, doesn’t have an equivalent list for the market here, so we assembled one – from an informal poll of realtors and other sources. Here, then, are five things to look for – and five to avoid – when looking for a home. 5 THINGS TO LOOK FOR Mass transit: This isn’t just for convenience, though being able to walk to a subway, LRT or commuter train is the wish of many homeowners. Experts rank walkability to a subway station as the number one thing homebuyers are willing to pay for – so it has a very real positive impact on property values. Research shows that homes located 500 to 800 metres from a subway stop increase by 10 to 20 per cent in value more 12 YPNEXTHOME.CA

than average. And in a downturn, these properties will drop by 10 to 20 per cent less. Schools: This may be more important for young families than single professionals or Millennials, but overall, properties close to good schools and school districts are at a premium. (And be sure to avoid poor school districts.) Think convenience in dropping off the kids, less worry about long commutes, syncing up with daycare or requiring them to become “bus pupils.” And when it comes to resale, you’ll find lots of people looking for just this kind of home. Walkability: Speaking of convenience, proximity to amenities such as shops, services and restaurants ranks high on most buyers’ lists. Being able to walk to them, within reasonable distance, is golden. Builders know this, and more and more of them master-plan their communities to make sure such essentials are nearby. Parks: Lifestyle is becoming increasingly important – and in some cases, a concern – these days, especially for the thousands upon thousands of Canadians choosing to live in condos because of their affordability. Think it’s not so important? Try living in a downtown condo cluster without any greenspace in sight. Generations of Canadians are now growing up as condo dwellers, so nearby parks, trails and other escapes are increasingly essential. Major highways: Besides living reasonably close to work, most homebuyers also want to be close to friends and family. But these days, with rising prices increasingly determining

where you buy, easy access to major highways and thoroughfares is the next best thing. And thank goodness many Canadian governments are spending billions on infrastructure to help make it all happen. “The features that are most important to homebuyers are reflective of what they value as individuals,” says Adil Dinani of Royal LePage West Real Estate Services, Burnaby, BC. “Generally speaking, neighbourhoods that fall within excellent public school catchments, are close to rapid transit hubs and have access routes are highly sought after. “The notion of walkscore also plays an important role in desirability – residential neighbourhoods that are in proximity to urban conveniences such as cafes, grocers, restaurants and parks are generally very attractive and can positively influence the value of homes.” 5 THINGS TO AVOID Busy street or intersection: While proximity to highways is high on the list of positive influences, there’s such a thing as being too close. The concern here is two-fold: high volume of motorist traffic; and the danger that represents to pedestrians. The same is true with being too close to a subway or train station – and studies show a definitive drag on property values. Cemeteries: Superstition or not, many people find it just too creepy to live adjacent to any kind or size of cemetery. Some may find it cool, but the greater likelihood is that far more potential future buyers will be turned off at the prospect. Industrial areas: As best, think loud, potentially constant industrial noise

and heavy truck traffic. At worst, depending on the type of industry, imagine particulates and other kinds of emissions and contaminants. No thank you. Railways: We all remember LacMégantic, but if you need a reminder, there was a train derailment in downtown Toronto just last month. Rail transport and transit literally helped build this country, and it’s important to our future, but there are very real dangers in living too close to railways. Hydro wires: Even if you, personally, aren’t put off by homes located near hydro right-of-ways, future potential buyers of your home might be. Such properties often sell at a discount – which may sound great at first, until you realize it’s because the pool of prospective buyers is smaller when you go to sell. Why take the chance? Importantly, such negatives can actually help people in their home search. “It really depends on the budget, but most of the time, a buyer will make up their mind on a home that they are ruling out, quicker than a home that they love,” Shawn Zigelstein, sales representative at Royal LePage Your Community Realty in Richmond Hill, Ont., told YPNextHome. “Buying a home is a process of elimination rather than a process of selection, and many of these specific factors may help a buyer eliminate a home very quickly.”

Advice | MONEY MATTERS

Guide to building a budget By Gail Vaz-Oxlade

MORE ADVICE ONLINE ypnexthome.ca/news/advice

PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.

Okay, here we go. 1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income. If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like). 2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an annual bonus — do not enter it under 14 YPNEXTHOME.CA

income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. 3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to

“saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100. 5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.”

MORE ADVICE ONLINE ypnexthome.ca/news/advice

6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable.

You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.

Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash. 8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing.

(That includes mortgage/rent, condo fees/maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make. Advice | MARKET ANALYSIS

Numbers paint two different pictures in

Calgary’s real estate market By Heather Ryan

WHILE OVERALL SALES ACTIVITY

fell again in the Calgary real estate market in August, the numbers paint a significant difference between single and multi-family markets, according to figures released by the Calgary Real Estate Board (CREB). The detached (single-family homes) sector saw the lowest percentage drop in August with 980 sales, down just 1.4 per cent from last August’s total of 994. However, there were bigger declines on the multi-family side. The attached (duplexes/townhomes) sales in August were 320, down 12.8 per cent from August 2015’s 367 and the (condo) apartment sales were 267 in August, a five per cent drop from last August’s 281. Overall, the total combined sales in the city of Calgary were 1,567 in August, just a 4.6 per cent drop from the total sales of 1,642 recorded in August 2015. “The big story in the Calgary real estate market is that we have finally had three months of data showing the detached sector to be a relatively balanced market,” says CREB President

Cliff Stevenson. “Although sales are down, the inventory level is the big driver and there have not been any huge increases in the number of listings keeping this sector in check. “The lowest supply in the detached sector is in the $300,000 to $400,000 price range where there is less than a two months’ supply, while in the under $500,000 price range months’ supply is close to three months – that’s a relatively balanced market. “The same can’t be said for the attached and apartment sectors,” he notes. “When you look at the months’ supply graphs it paints a clear picture of what’s happening with the trend lines going up especially in the apartment sector where the supply is high and still climbing.” In the detached sector, the number of new listings and inventory both fell in August in year-to-year comparisons. In fact, the number of new listings being added in the attached sector have been declining over the last four months. The number of new listings added

in August in the detached sector were 1,524, down 7.2 per cent from August 2015’s 1,643, while total inventory was 2,720, down four per cent from last August’s 2,833, and the months’ supply of homes was 2.78 in August. Meanwhile, in the attached sector the new listings added in August were 620, a six per cent increase from August 2015’s 585, and inventory remains high – sitting at 1,365 in August, up 18.2 per cent from August 2015’s 1,155. The months’ supply was 4.27 in August. The new listings added in August in the apartment sector totalled 615, a 19.7 per cent rise from August 2015’s 514 and inventory levels were 1,571, a 28 per cent hike from August 2015’s 1,227, and pushing the months’ supply to 5.88. “Because of the difference in the performance between detached and the attached and apartments segments it’s important for people to pay close attention to the data of each particular area, segment and price point,” Stevenson says. With the higher inventory levels and slower sales comes a softening of prices, but overall the decreases have been fairly nominal; in fact, the combined benchmark price in August was $440,200, a 4.2 per cent drop from the $459,300 recorded last August, but it actually went up from July’s $440,000. The detached sector’s benchmark price in August was $503,200, up slightly from July’s $502,300, but down 3.3 per cent from August 2015’s $520,200. While the benchmark price in the attached sector in August was $331,000, a slight increase from July’s $330,800, but a 4.7 per cent decline from August 2015’s $347,300. The apartment sector saw the biggest drop in the benchmark price – it was $274,900 in August, down 0.8 per cent from July’s $277,000, and a 7.1 per cent drop from the $295,900 in August 2015. Gorgeous starter bungalow in Abbeydale By Heather Ryan

THIS GORGEOUS BUNGALOW located

on a quiet street and close to a school and park in northeast Calgary shows pride of ownership and is ideal for a young or growing family. “This is a great starter home that is priced well for first-time buyers and families offering three bedrooms on the main floor,” says Ken Yeoh with Maple Leaf Realty Inc. “It’s also in a great location within walking distance to school and a playground, just a 10to 15-minute drive to downtown and close to all amenities.” Located in Abbeydale, this just under 1,000-sq.-ft. bungalow is 20 YPNEXTHOME.CA

minutes away from a variety of shops, services, restaurants and more at nearby Sunridge and Marlborough Mall, and has easy access to 16th Avenue (TransCanada Highway), Memorial Drive, Stoney Trail and Deerfoot Trail. From the street, the home presents great curb appeal, with tall hedges on both sides of the property giving it a sense of privacy, lush green grass and a colourful front garden. The architectural style’s clean lines and large windows adds to the home’s more inviting look and it features a shingled roof that is new this year.

Stepping inside, you’ll appreciate the light toned colour scheme and large front window that brightens the spacious living room and complements the light honeytoned laminate flooring that rolls throughout the main floor. The large L-shaped kitchen provides ample room for more than one cook and there is an abundance of countertop and cabinet space. The white cabinets offer a nice contrast to the darker counters and subway tile backsplash and you’ll love the updated stainless steel appliances that include a double-door fridge with ice

dispenser and lower freezer drawer and a gas stove. The kitchen also has a dining area below a large window creating a sunny place for mealtime and a tall pantry. A door off the dining area leads to a separate side entrance and a concrete walkway where you can place the barbecue and access the rear oversized single attached garage that is heated and insulated and provides room for parking your vehicle but also space for a motorcycle, storage or small workshop. At the rear of the home, the master bedroom provides nice space for king-sized furniture, and there are two good-sized secondary bedrooms and a main full bathroom. The lower level is also fully developed with a spacious family room and an area with fridge, sink, cabinets and counters making it convenient for making snacks and drinks while entertaining or enjoying a movie night with the family. There is also a large room – that can also be used as a bedroom, den or home office – and a full bathroom downstairs so it’s ideal for guests, an older child or extended family members as they have their own privacy. There is also a separate entrance to the basement and a downstairs laundry. Outside, you can relax and enjoy the sunshine with family and friends in the fully-fenced, private back yard. There is a fabulous deck between the house and garage that provides a terrific spot for entertaining and there is plenty of space to warm up on cool nights around the fire pit located on the grass. There is also a handy shed in rear corner of the yard for storing outdoor equipment and tools and a garden runs along the back fence and up the side of the home. The home comes with all window coverings and it’s wired for an alarm system.
