s a new home on your holiday wish list? This is one of the biggest investments you’ll make in your lifetime, and it’s also arguably the one that will bring you the most joy. Nothing beats the feeling of stepping through the front door and knowing you’re “home.” And while you may be hoping for a pretty package wrapped up in a bow, unfortunately a home doesn’t come that easy.

A successful purchase has nothing to do with wishes or that Naughty And Nice list, and everything to do with smart planning. As a homebuyer, the more you know about the real estate market, your needs and your wants, the more confidence you’ll have in your decisions.

To start your home hunt, think price. Speak with your lender to determine how much home you can realistically afford. While you’re at it, visit your bank or mortgage broker and get pre-approved for a mortgage which will lock you in at today’s low rate for up to 120 days.

The next item on the list is location. Where you settle down will impact your lifestyle while you live there, and the resale value if you ever choose to sell. Do you rely on public transit to get around the city? Do you wish for greenspace nearby, shopping, schools? Choose wisely. You can change the look and layout of your home relatively easily, but you can’t change its location.

Speaking of layout, tour prospective properties and evaluate the flow of each space.

If the layout doesn’t suit your lifestyle, either keep looking or talk to someone about a possible renovation.

When you’re considering price, location and layout, think about where you’ll be in five years. Are you planning a family? Or will your kids be moving away soon? Live for today, but plan for tomorrow.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

If one person’s credit rating is less than ideal, it can affect their joint mortgage application, interest rate or type of mortgage they’ll qualify for. Have an open and honest discussion about finances to decide on their best course of action. » THE EXPECTATIONS: Before they look at listings, couples should decide on their price range based on what they can afford and what features they want in a home. The homebuying process may move quickly and both parties need to be ready to jump in with both feet when they start searching. » THE MORTGAGE: Choosing the right mortgage is as important as choosing the right home. Since a mortgage is as much a part of a couple’s life as their new home, it’s important that both are comfortable with the mortgage term, interest rate, repayment schedule and other features. “Some sacrifices will have to be made to find the home and mortgage you will both be happy with,” says Haque. “Having the discussions and coming to these compromises before you’ve entered the pressure-cooker of the home hunt will make a big difference and likely make the home-hunting journey a much more positive experience for you both.”

algary’s real estate market remained strong in October recording double-digit year-over-year growth in sales and a rebound in single-family sales, according to the Calgary Real Estate Board (CREB).

Total combined residential sales in October in the city of Calgary were 2,147, a 10.2-per-cent hike over October 2013’s 1,948 sales, and on par with September’s 2,148 sales.

While sales in the condo markets chalked up another month of strong year-over-year growth, single-family sales gained both year-over-year and month-to-month comparisons in October for the first time since June.

Single-family home sales in the city of Calgary in October were 1,462, up 9.7 per cent from the 1,333 tallied in October 2013, and a 4.4-per-cent increase from September’s 1,398 sales.

It also marked the first time since May growth in month-tomonth sales comparisons.

Meanwhile, condo apartment sales in the city of Calgary in October were 385 – up 14.2 per cent from the 337 sales tallied in October 2013, although down 10.9 per cent from September’s 432 sales. Condo townhouse sales totalled 300 in October, a 7.9-per-cent hike over the 278 sales that occurred in October 2013, but down 5.7 per cent from September’s 318.

“We had really strong activity in all markets in October; it was like we lagged a month behind because it was what we had expected – but didn’t see – for activity in September,” says CREB president Bill Kirk. “I think we saw a rise in the singlefamily sales because of a pent-up demand by people, who may have been waiting for a change in the market and who finally decided to jump in.”

He notes that much of the single-family sales are in the $400,000 to $500,000 range. “We’re seeing healthy signs in the luxury market with more sales in the $1-million plus range.

“In the condo market we continue to see the growth in sales,

although it did slow down from September, which is more typical of our fall market,” Kirk says, adding that sales growth in the condo markets is mainly due to affordability and availability – the majority of the sales are in the $200,000 to $350,000 range.

The number of new listings added in October in the single-family market were 1,871, up 7.8 per cent from the listings 1,736 in October 2013, but a 12.9-per-cent drop from September’s 2,148 listings.

The number of new listings in the condo apartments market in October was 616, up a huge 36.9 per cent over the 450 in October 2013, but a 9.5-per-cent decline from September’s 681.

In the condo townhomes market, the number of new listings added in October was 432, a 29-per-cent hike over October 2013’s 335 listings, and on par with September’s 431.

“We tend to see the number of new listings drop in the fall,” Kirk says, “so it’s not surprising to see them drop from September to October. The listings tend to rise again in the second and third quarters.”

Prices in all markets continue to grow in year-overyear and month-to-month comparisons. The single-family benchmark price in October was $513,500, a 9.7-per-cent jump over October 2013’s $468,000 price, and up a fraction over September’s $512,800., Meanwhile, the condo apartment benchmark price in October was $299,800, up 8.6 per cent over October 2013’s $276,100, and up over September’s $298,800.

Condo townhomes’ benchmark price was $337,800 in October, up 9.8 per cent over last October’s $307,800 and up 2.2 per cent from September’s $330,200.

“The growth in net migration, a positive employment picture and the fact that rental vacancies are so low are driving people to buy and slowly driving up prices, but arguably we’re in a balanced market in most areas,” Kirk says.

Holiday shopping without the hangover

T

he holidays are just around the corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time.

But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift.

Look at your holiday spending as you would any other bigticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time.

In the best of all worlds, you would have started saving for your holiday spending in January. You would have set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love.

If you can’t do that, start with this “Holiday Spending Plan”: ›› Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos. ›› List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the new year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it will take you seven years – and cost $365 in interest – to pay it off.

Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. ›› Jot down any gift ideas that you might have for the people on your list. Comparison-shop online before heading to the store. (Don’t forget to include shipping costs in your calculations if you decide to buy online.)

Keep your entertainment costs under control: ›› Invite guests to bring something to share at a potluck dinner. ›› Serve brunch, throw a finger-food party or host a wine and cheese tasting instead of a full-blown turkey dinner. ›› Co-host a party with a pal or sibling, and share the cost. ›› Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. ›› Remember, that the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time baby-sitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at.

Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll baby-sit one weekend a month from February to June.” Or better yet, make your own coupon book.

There now, you don’t have to worry about starting the new year with a financial hangover. Happy holidays!

How to make a hot sale

I

f you’re shopping the condo market and currently have a home, selling is on the brain. The thought of selling a home in winter is a chilling thought for some.

Historically, in Alberta, the strongest listing seasons have been the spring and fall. Seasonal sale activity slows somewhat in the summer months, as it does in the winter time. If you are not careful, selling in the middle of winter could freeze out potential buyers – and ultimately, the best sale price.

So, how can you lure a buyer away from their winter’s den and into your home’s warm embrace?

THE INTERIOR Lights attract buyers: When photographing or showing your home, turn on all of your interior and exterior lights – even in the daytime. Light the fireplace ahead of a showing and heat the house to a comfortable temperature. This is not the time to conserve energy.

THE EXTERIOR Different photos: If you know a few months in advance that you will be placing your home on the market in the winter months, try taking exterior photos of your home with green grass and fall leaves still on the trees. Your home under bright sunny skies and lively fall colours can be a nice alternative perspective for your listing. Take another set of exterior photos as you get closer to listing day, especially on a sunny day after a snow fall. Sculpt the exterior grounds for a tidy appearance and avoid brown grass and stripped trees against a drab sky. Provide the listing agent with both sets of photos and ask them to post them to MLS or their private site.

Extra-sensory: Reheat a banana loaf or seasonal pie in the oven, even if you don’t plan to eat it. Warm sensations are more powerful and effective when they come from within. Attack all the senses. Visitors should be tempted to stay in your home longer, rather than go back out. Avoid playing seasonal music during showings.

Cosy colours: Add a splash of colour with seasonal conifers or shrubbery. Local gardening stores can provide you with plenty of seasonal options. Avoid overdecorating for Christmas or Hanukkah at this time. However, a cute snowman in the front yard may be a welcoming touch, and humanizes the place in your absence.

Pre-sell your home: Give prospective buyers and their agents plenty of reasons to visit your home. A good online presence, additional photos and story prior to posting the deal on MLS could

manifest the urgency and fear in a buyer that others may get to your house before they do.

Facebook, blogs, stand-alone sites and print advertising are all good at making new connections with buyers. You will get more buyers doing more intense website shopping in the winter, to reassure themselves that your home is worth braving the weather.

OTHER TIPS Announcements: Before the home hits the market, announce to everyone you know that your home is about to go up for sale, even while you are still getting it ready.

Exclusive showings: Offer exclusive showings to potential buyers and their agents, so that this visit appears like an extra effort by you, the listing agent, and the buyer’s agent. Advise the other side that you will be leaving them some hot beverages and sweet snacks for their visit when they arrive. How can they stand you up when you make such an effort?

Winter-friendly locations: Certain types of properties are best for winter living. You may actually have an easier time selling those homes during winter than in warmer seasons.

Emphasize the winter-friendly aspects. Display snowshoes, skis and snowmobiles, in and around your home. Sheds that store additional winter gear should be staged. Mud rooms should be equipped for handling snow-covered boots and coats. Make available maps to local attractions and trails for buyers to review.

Winter selling presents its own set of challenges, but also has its many advantages. There are typically less homes listed, so your buyer may have an easier time zeroing in on the home they really want – yours! Make that search an easy one for them. Many homes sell in the winter. Just make sure you execute as many ideas as you can to make your home stand out online and in person.

Earlier and longer open houses: The sun sets earlier in the winter, so choose a noon to 3 p.m. open house. Weather is erratic in the winter, so consider an open house on both Saturday and Sunday, in case one of the days sees bad road conditions. Do not be present during showings of the home. You want the buyers to see themselves in your home, and not to picture you there.

Before you make an offer on any home, you should be armed with a mortgage pre-approval. This is the maximum amount of money a lender is willing to give you toward the purchase of a home.

idding wars are a hot topic in Canada right now, with some homes being priced extremely to attract potential buyers with high offers. After conducting dozens of interviews with real estate agents across the country last year, we found out one Canada-wide truth: if supply is low, demand is high – and many buyers are willing to make offers above and beyond what sellers are asking.

Before you make an offer on any home, you should be armed with a mortgage pre-approval. This is the maximum amount of money a lender is willing to give you toward the purchase of a home. When lenders say “maximum,” they mean it. The first reason not to overbid on a home is because you don’t want to go over your budget, or stretch yourself so thin that you’re house poor. But the other reason not to overbid is because your lender’s home appraiser may determine the property isn’t worth what you’ve offered. This leaves you in a tricky financial position.

“Let’s say you offered $400,000 for a home, your offer was accepted and you have $40,000 to put down. If the bank’s appraiser believes it’s worth only $375,000, the bank will only give you a mortgage equal to their appraised value minus your down payment. In this case, that’s $335,000 ($375,000 subtract $40,000),” explains James Laird of CanWise Financial. “If you still wanted to purchase the home, you would need to come up with the extra cash to make up the shortfall. In this example, that’s $65,000 ($400,000 subtract $335,000).”

If you can’t borrow money from family or another outside party, you may be forced to walk away from the deal (and risk losing your deposit, in the process).

Not having the resources in this situation is what is often referred to as “appraisal risk,” and it’s obviously something you want to avoid. How is that possible? First, don’t overpay – which is something an experienced real estate agent who knows your market should be able to stop you from doing.

Second, saving a larger down payment can help reduce your risk, because it allows you to put less money down and use the extra to make up any shortfall.

Canadians remarkably responsible when it comes to their

anadians are a remarkably responsible bunch when it comes to mortgage management, according to the latest consumer survey released recently by the Canadian Association of Accredited Mortgage Professionals (CAAMP).

The survey found that Canadians continue to aggressively pay down their mortgages, despite the fact that when they renew, most will be doing so at the same or a lower rate than they currently have. This is just one of the facts found in CAAMP’s report, Annual State of the Residential Mortgage Market in Canada, which explores Canadians’ mortgage management habits.

When it comes to first-time homebuyers, looks like Mom ‘n’ Pop are pitching in more than previously, in response to already high and ever-increasing prices of real estate across the country. While first-timers are typically putting down 21 per cent on their home purchase, 17 per cent of that down payment comes from family in the form of gifts or loans.

As for those who don’t own real estate at all, the majority of respondents age 18 to 34 said they were waiting for prices to fall and savings to increase, while two-thirds of those over the age of 55 said they didn’t own because renting was a better option for them.

“Overall, the CAAMP fall report paints a picture of homeowners, whether just starting out on their ownership journey or long-time mortgage holders, as remarkably confident,” says Jim Murphy, accredited mortgage professional, and president and CEO of CAAMP. “They wait until they are financially stable before buying, and they take advantage of low interest rates to aggressively reduce their mortgage debt.

Home ownership continues to be an important anchor for the Canadian economy.”

About 425,000 live in homes purchased during 2014. The average price was just over $400,000, for a total value of $173 billion.

About 125,000 Canadian homeowners fully repaid their mortgages during 2014. A further 50,000 to 75,000 expect to fully repay their mortgage before the end of 2014. In combination, about 190,000 mortgages will have been fully repaid during the year.

About 900,000 current mortgage holders made lump-sum payments in the past year, totaling $16 billion.

Among the 190,000 to 200,000 Canadians who have repaid (or are expected to repay) their mortgages during 2014, lump-sum payments total about $5 billion.

About 900,000 mortgage holders voluntarily increased their regular payments during the past year, by amounts that equate to more than $3 billion per year.

The average mortgage interest rate is 3.24 per cent, down from the average 3.5 per cent from a year ago.

On average, Canadian home equity amounts to 74 per cent of the value of their homes; more than 85 per cent have 25 per cent or higher.

About 11 per cent of homeowners used their home equity for debt consolidation and repayment, renovations, investments, purchases, including education, and “other.”

BRING ON THE COLD… B Y L AU R A L E

s I am writing this article, winter has begun. The temperature has dropped and it’s snowing. Every year I fool myself into believing it is not going to happen. that maybe the cold and snow will pass us by. If you haven’t already guessed, I am not fond of this particular season. This is the most challenging time of the year to stage a property.

The days have become shorter so lighting becomes extremely important. When it is bright out until 10 p.m. in the early summer, the amount of lighting needed is minimal compared to when it is dark by 5:30 p.m. Last night I was in a vacant property in which we all needed our flashlight apps to see the living room, because there was no overhead light fixture. We staged that property with three sources of light in the living room, two table lamps and a floor lamp. It is ideal to create a triangle of light when placing lamps in order for the room to feel well-lit, even when it’s not.

There are also amazing battery-operated candles available at stores like HomeSense, Restoration Hardware and even Costco. They come with timers that can be set so no one

is walking into a dark room or property. I have also used a grouping of these on a dining room table where there was no overhead light fixture, and adding one was impossible because the condo was in a concrete building. These batteryoperated candles offer ambient lighting that is beautiful and the batteries last for months.

Turn the furnace on so it is always at a constant warm temperature when you are selling a property. This is not the time to conserve energy because you are not home. Potential buyers need to feel warm and be invited in to wander slowly, looking in cupboards and closets. We do not want them to rush through without taking off their coat so they can get back into the car before it cools down.

This is also a tricky time of the year as far as cooking and pet odours go because we are not able to open up the doors and windows to air rooms out. Be mindful of what you cook.

If you are craving fish, go out and eat it. Keep everything associated with your furry friends clean and neat.

Keeping bedding and linens laundered is a must because there is nothing worse than going into a room or opening a

linen closet and that stale smell assaults you. Air fresheners are useful but often just mask the smell. Having everything laundered and neatly folded is essential.

There days, the store shelves are full of holiday décor, and everything is so beautiful and sparkly. It is tempting to buy that sequined penguin, take it home and fill every surface with festive decorations. If you are selling your home, it’s best to keep the holiday decorating to a minimum. Even if you are not decorating for the holidays, it’s a good rule to live by – less really is more.

“Less” is subjective depending on the amount of decorations that are owned. For example, my mom’s minimum takes my sister and me four hours to set up. She could not possibly have a holiday without her five-ft. bear hugging her six-ft. tree. My own decorating takes me about an hour.

Ensure the sidewalks and driveways are shoveled and clear for potential buyers – especially if the property is vacant and you are not able to get there to remove the snow and ice. I

If you are selling your home, it’s best to keep the holiday decorating to a minimum

suggest hiring a snow removal company or a neighbourhood kid to get the job done. I see many properties where the snow has piled up – and there is nothing welcoming about struggling up and unmarked sidewalk and trying to knock as much snow as possible off your footwear before stepping into the front entry. It is also dangerous both outside and inside. The floors become wet and slippery, and that moisture and dirt is tracked throughout the property.

Selling a property in the winter is a challenge. Keep the lights on, the furnace burning, and if you’re hosting an open house, maybe bake some cookies and put on a pot of coffee so the buyers may want to linger in your house instead of your neighbour’s.
