ADVICE | APARTMENTALITY
NEED A LITTLE LUCK TO FIND THAT PERFECT HOME? Want to live at lucky number seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next apartment? UNLUCKY 4: Tetraphobia. In Chinese it sounds like the word for death so four, and any number with a digit of four, is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor and some even a room number four. LUCKY 7: Whether it’s the number of days it took the divine to create the world or the fact that seven is a number that repeats itself in many obvious ways – seven seas, seven colours in the rainbow’s spectrum, seven notes on the scale – it’s everyone’s lucky number . LUCKY 8: An auspicious number in Chinese culture, eight is
considered to be the luckiest number. UNLUCKY 9: In Japanese, nine sounds like the word for torture or suffering and is to be avoided. UNLUCKY 13: Triskaidekaphobia or the fear of the number 13 has long been a superstition. Whether it stems from The Last Supper in the Christian faith or from Viking lore, we’ll never know – but it’s among the most famous superstitions, enough so that most buildings don’t offer a 13th floor. UNLUCKY 17: In Italy, 17 is not a welcome number. The Roman numeral for 17 – XVII – is an anagram for VIXI – a term implying you’re dead, similar to the term RIP (Rest In Peace). You don’t want your address denoting you’re dead.
&
LUCKY 18: In Hebrew, the same
digits are used for letters and numbers, so every word can be read as a number. The digits for 18 are read as the word “life” which is invested with a belief of luck, especially luck to live a long life. EVIL 666: From the book of Revelations, John The Apostle’s reference to ‘The number of the beast’ (chapter 13) is associated with Hexakosioihexekontahexaphobia. However, in Chinese culture, the pronunciation of 666 sounds like “things going smoothly” so the number is favourable. There are other superstitions and signs of luck in real estate, so may luck be with you finding that new apartment! O39O9

EDITOR’S NOTE
SPRING IS A GOOD TIME TO WALK THE NEIGHBOURHOODS Spring! It’s finally here. No matter that it’s still chilly outside. The days are brighter and longer, and will soon warm up, making it perfect for walking through different neighbourhoods to see where you’d like to live. This is probably one of the best ways to find a rental that suits your needs and lifestyle. Yes, budget is important, but so is feeling comfortable in the neighbourhood you choose. Walking through a variety of areas allows you to compare the housing and amenities, broadening your choices. Are there a lot of apartment buildings, condos or houses? Are they older construction or newly built? This will give you an idea of how rentable the area is, as well as an approximate idea of price. What about amenities? If you like to cook, you may want a few food shops nearby, and if you don’t cook very much, then a restaurant-dense neighbourhood may be more your style. If you have a dog, an area with some parks may suit you and if you commute to work, being close to the TTC is a must. You can also check out the neighbourhood profiles in each issue of Renters Guide. They give you a snapshot of the neighbourhood, including hot spots, location and area amenities so you can narrow down your search. In this issue, we profile Victoria Park Village (pg. 14). So enjoy renting, and when it’s time to make a move, let Renters Guide help. You can also check us out at NextHome. ca and get ready to find your new next home!

One of the great things about Toronto is its neighbourhoods. With so much variety, there is always something to suit a person's lifestyle and budget, whether it's the hum of downtown or the quiet serenity of suburbia. In this issue of Renters Guide, we profile the neighbourhood of Victoria Park Village in the city's east end (see p. 14). Rich with amenities and rental options, the area is popular with singles, couples and seniors. To help you know more about what to expect in rentals and vacancies in the area, we've gathered stats from Canada Mortgage and Housing Corp.’s latest Rental Market Survey (as of October 2017). Take a look and see what Victoria Village has to offer – at a glance.

ADVICE | QUICK TIPS
ORGANIZE ON A BUDGET COST-EFFECTIVE TIPS TO CUT YOUR CLUTTER
HELLEN BUTTIGIEG Prices keep going up and up, so if you’re trying to cut costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may already have the thrifty answers in your home! USE WHAT YOU HAVE. Organizing
doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be repurposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. BEFORE YOU GO SHOPPING,
less because you know what you already have, you can buy clothes that co-ordinate with existing items, and you’ll be able to get dressed faster because there will be fewer decisions to make. CORRAL COIN CLUTTER. Do you have loose change in every part of your home? Grab a clear jar and label it Fun Funds. Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then start again.
ELIMINATE THE CLOTHES YOU DON’T WEAR TO MAKE ROOM
REDUCE THE AMOUNT OF PAPER
FOR NEW ITEMS. Use the “one
PILING UP IN YOUR OFFICE AND
in – one out” rule: for every item you bring home, let go of one. The advantages are you’ll spend
SAVE TREES AND MONEY. Pull the
paper out of your printer and store it in a file folder across the room.
Although this may seem counterproductive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper. “Metals can inspire creativity or simply be the finishing touches to your space. This year, I’ve been falling in love all over again with brass. If you’re reading this and starting to envision the shiny, yellow brassy gold of decades past, put those thoughts out of your head. The brass of today is modern, less formal than gold and can add a pop of shine to any space in your home. When designing spaces for my clients, I find I’m drawn to brass for bathroom fittings, lighting, cabinet hardware and accessories. Everywhere you look you see the warm glow of metals, so don’t shy away. Become inspired and embrace brass again in 2018!”

Duringmydesigncareer,Ihaveworked onmanyofficespaces, butthisparticular projectwasveryexcitingformebecause myclientwantedastreamlineddesign withmasculinedetails.Thespacewasin direneedofatransformationbecause itwasusedtostorethe“unwanted,”you know, the stuff you accumulate in life but just can’t throw away. Here is how I tackled the project. First things first - I wanted to set the tone of the room by creating a dramatic wall treatment. I used MDF shiplap by Metrie (metrie.com), which covered almost all the walls in the office. I installed baseboards from the Pretty Simple Collection to finish off the room, and all the trim was painted with Benjamin Moore’s Decorator’s White - CC20 (benjaminmoore.com). The only wall that I didn’t add shiplap to was the back wall; here I installed a stunning, open bookshelf. I made this wall really stand out by painting a dark colour behind it in Benjamin Moore’s Wolf Gray - 2127-40. Next, it was time to choose the furniture, and I aimed to keep things custom and masculine. I worked with Harkel Office (harkeloffice.com) and its new West Elm Workspace line, produced exclusively with Inscape. I was able to completely customize everything. From choosing among many different patterns for the chair and sofa upholstery, to the finish on the bookshelves, I was able to find exactly what would work for my client. In today’s busy and everchanging world, it’s a must to have a TV in an office. For this space, I chose a Sharp 55-in 1080p HD TV by Roku (roku.com). It has a great remote control, but it also has a mobile app, so you can control everything from your smartphone, and even cast music, photos and videos to the
big screen. While the design of any space is important, an office has to be equipped for function. In this office, I installed the new Velop Whole Home Wi-Fi system (Linksys.com). This system blankets an entire home or office with Wi-Fi, no matter the size and shape. I also love the look of the system, as it can be easily incorporated into the decor. I love to include personalized artwork into offices. I chose to get all the artwork in this space from Posterjack, Canada’s photo art experts (posterjack.ca). I uploaded gorgeous personal photos from the client’s recent vacations and fun memories from their cottage. Of course, you can see my love of dogs also shines through in this space with photos of their family pooch. I used a myriad of Posterjack’s different options, like its canvas minis, lacquer frames, woodstand prints, acrylic blocks, and more. It allowed me to create a great diversity of photo art in this space. I then swapped out a small ceiling light for a stunning, artistic piece from Harkel office. It has a dimmer option, so my client can adjust, depending on the natural light coming in from the large windows behind the desk. My favourite part of any design project is the finishing touches! I had so much fun shopping at HomeSense (homesense.ca) where my budget went a long way. I was able to find a wide-assortment of masculine accessories such as bookends, globes, greenery and more. Finally, I topped it off with the perfect cushions and curtains that were made for this space.

DIY DESSERT STAND Editor Sara Duck shows you how to make a customized three-tiered dessert stand. The best part? It dismantles easily for quick storage!
YOU WILL NEED THE FOLLOWING MATERIALS AND TOOLS BEFORE YOU START: • Three plates (small, medium and large) in your style of choice • Handle hardware. I sourced mine from Ebay • Safety glasses *because accidents can happen, it’s best to be safe! • Power drill
• 1/4-inch ceramic drill bit • 1/4-inch diamond drill bit • Sharpie marker • Ruler • Gorilla or Duct tape • Piece of wood
STEP ONE: On the front of the plate, find the centre by using a ruler to measure and mark a dot. STEP TWO: Turn the plate over and put a piece of reinforced tape like Gorilla or Duct tape in the centre, on the back of the plate. Smooth out any air bubbles. The tape helps to keep the plate from splintering once the drilling starts. STEP THREE: Turn the plate face up. Place a piece of wood under the plate to avoid damaging your tabletop. Put safety glasses on! Drill a pilot hole using the 1/4-inch ceramic drill bit in the centre marking. Use a good amount of pressure while drilling this pilot hole, so the drill bit doesn’t slip. A pilot hole does not go all the way through the plate. Make a strong indent without going all the way through; this will help the next drill bit grip easily to the plate.
SARANAC PARK
STEP FOUR: Sprinkle a little water on the plate (to avoid burning out your drill), attach the 1/4-inch diamond grit drill bit and drill hole all the way through the plate. Depending on the quality of the plate, this could take 15 seconds or a few minutes. Be patient, don’t rush this process. STEP FIVE: Once the holes are drilled, assemble the plates using hardware.
Your nexthome is waiting.

ADVICE | MONEY MATTERS
DEBT RELIEF HERE ARE SOME THINGS YOU NEED TO KEEP IN MIND.
GAIL VAZ-OXLADE
Sometimes it feels like you’re in an impossible situation. You’ve tried getting a consolidation loan, but with the tight money markets and your crappy credit history, no one wants to be your lender. So you look at the ads for credit counselling, debt consolidation and debt relief companies and think, “Maybe this is the answer.” 30
With any debt management plan, you make your payment to the company you’re dealing with, and they distribute most of that money to your creditors. (Yes, they all get their pound of flesh, so you are paying for this service, even if it doesn’t feel like it.) So you only have to make one payment. For their fee, these organizations lower your interest costs and eliminate fees, so more of your payment goes to your balance. But if you’re dealing with lenders who
won’t compromise, your debtmanagement plan won’t work as well as if your creditors roll over. You should research the company with which you’re going to deal very carefully since these organizations range in quality. We’re talking about fixing a problem here, not making a bigger problem. You need to be absolutely sure this is going to work in your favour (when all the costs are counted) before you proceed. Get it in writing. Understand all the terms and conditions. And don’t take, “If we
RentersGuide.ca
GTA 03-31-18.indd 30
2018-03-27 10:50 AM
can’t help you, we won’t charge you” as a guarantee. That just means they’ll leave you high and dry if their negotiation fails. Often when you enroll in a debt settlement plan you will be told to make no payments to your unsecured creditors. This will have two outcomes: (1) you’ll save the money you would have been making in payments to establish a debt settlement pool, and (2) your creditors will watch your account go into huge arrears, making them more willing to negotiate a settlement. After several months your debt management company will contact creditors and attempt to negotiate a favourable lump sum settlement that will be paid out of your debt settlement pool. Know that if you take this route, your credit history will be shot. If you already have a crappy credit history, this may not be a problem for you. But if you’re in the least bit concerned about keeping your credit score shiny, this isn’t the way to go. While each organization is different, the plans they come up with are pretty much all the same since lenders don’t give preferential treatment to any one company. Your debt management advisor determines how much it will take to pay your creditors off in three to five years. The main benefits are that the interest clock is slowed down (or in some cases stopped completely) and that collectors stop calling. And you usually have the option of paying more when you have extra money so you can get back into the black even more quickly. One of the big drawbacks of using a debt counselling or debt management company is that they don’t come with any serious advice, so people often fulfill their commitment and then go right back out and rack up their debt again. You need to work with a company that does a full
assessment of your financial picture. If the company only deals with the debt, you’re at risk for being a repeat offender. If you’re working with someone who is knowledgeable and compassionate, the process can be smooth. If your advisor sees you as just one more customer, if she is judgmental, if he is pushy, you need to find another counsellor. You shouldn’t think that debt management is the easy way out. You still have lots of work to do. But if you’re getting the right kind of guidance, it can be easier. Be careful however. The last thing you want to have happen is that you get to the end of the process only to find it isn’t the end: that there are fees and interest rates that have accumulated throughout the process and you’re still on the hook. Yup, it’s happened. Debt management is not right for everyone. I’ve seen people enter into the process and then accept credit and start charging again. Dopes. If you’re not committed to living without credit, don’t even bother getting started. You’re often required to commit to living without credit until you’re debt free, and if you break this rule, there can be dire consequences. Also keep in mind that this kind of service works best for those with unsecured debt, like a credit card or unsecured line of credit. If you owe taxes, child support, or on anything for which someone else is signed, this won’t work. Perhaps the biggest surprise for most people is the fact that consolidation, credit counselling and debt management may not be bankruptcy, but they are often treated as such by future lenders. Your credit history will take a hit that lasts as long (or longer, in some cases) than bankruptcy. Anything that says, “He couldn’t manage his bills” is a red flag for lenders.
“
You should research the company with which you’re going to deal very carefully since these organizations range in quality.
”
I’M NOT A BIG FAN OF ANY OF THESE SERVICES. I BELIEVE:
1. If you can’t keep a roof over
your head and food in your belly, and pay off your debt in three years or less, you need to go and see a bankruptcy trustee. You are exactly the person bankruptcy was meant to help, and if you just can’t make it work, bankruptcy may be your only option. 2. If you can make your payments, then you need to call and negotiate with your creditors, come up with a plan and follow through. Taking personal responsibility is the only way to make sure you never make the same mistakes again. And if you don’t have the wherewithal to make this better, it’s only a matter of time before you’re back in the hole. It’s your money. Now it’s time to take control of it.

ADVICE | THE RENTALIST
THE BEST NON-RENO RENOS FOR
YOUR RENTAL UNIT As a renter, you’ve likely had a moment or two when you wished you could make a big change to your rental unit — the countertops, the flooring — or, on a bad day, everything. But you also know you can’t make drastic changes, and you probably don’t really want to invest that much time and money into it. Luckily, there are a number of options for renters that can help make big changes without the headache (and illegality) of renovating a rental. USE CONTACT PAPER
Generic countertops are a staple in rental units but they are easy to change without renovations. Contact paper comes in all kinds of colours and designs and applying it can make a huge difference in the kitchen. You can

Most of the time we think we need to add things to make a big difference, but that’s not always true. If you remove the doors of your kitchen cupboards, for example, you create a bright, open-concept look. For an even richer effect, you can paint the insides of the cupboards or use contact paper to liven it all up.
In the spirit of creating more space (and keeping you sane if you feel like you’re always doing dishes), buy a portable dishwasher. Not only will it save you hours of dishwashing time, it’ll give you more counterspace! If you already have a dishwasher, and simply crave more counters, buy an island — it works as storage, a counter and a table.
CHANGE LIGHT FIXTURES AND SWITCHES
ADD SMART STORAGE
Replacing boring light fixtures with new distinctive ones like chandeliers or pendant lamps can really alter the look of your unit. If your home feels dark, this helps in the obvious way of brightening the space up, but it also helps a rental feel more unique. Check with your landlord before you play with anything electrical and you need to hire a professional. You can also change your light switch plates. Replace the dull plastic ones with something fancy like gold or brightly coloured plates to create little pops of colour throughout your home.
If you wish you could build more closets in your house (or build a garage), find unique ways to store stuff. Ceiling hooks are a great way to hang big items like bikes, and shelves can double as storage and decor. CHANGE THE HARDWARE
A new showerhead can make a huge difference in the bathroom. If you buy the right one, it’ll make you feel like you’ve renovated your shower and it’ll look nice and shiny. While you’re at it, see if you can change up your faucets and little drawer knobs, too. These little changes yield big results.
PAINT AND HANG MIRRORS
Painting can be a pain, but it can have dramatic effects on a space. To mimic the look of a chair rail, paint two-tone walls — use a dark colour in the upper area and a lighter one in the lower section. If your wish is for spaciousness, paint a light colour and hang mirrors. Incorporating mirrors into your decor helps lighten up a space and

ADVICE | MOVING
MOVING TO YOUR FIRST APARTMENT REQUIRES
SMART ORGANIZATION AND PLANNING CHUCK RESNICK For many university or college students, moving out for the first time can be a stressful change, and the transition to college or university on top of that can make it a very overwhelming experience. However, taking a few painless steps can make the move to the new “home-away-from-home” go more smoothly. It’s easy to get frustrated when faced with packing and condensing belongings that will ultimately have to fit in a small room in a space often shared by one, two, three or more people. So here are some tips for parents and students to make the process easier:
belongings. Items can get tossed around during the move and if loose items fall out, people can get hurt. Also, beware of using grocery store boxes – they stored food and can carry bugs.
START EARLY
Don’t wait until the last minute to collect boxes and moving supplies. Start packing non-essential items immediately, such as seasonal clothing. Clearly label all boxes so unpacking is made easier.
PACK SIMILAR ITEMS TOGETHER
TRY TO CONDENSE
Remember, the heavier the item, the smaller the box.
Label the boxes so they are easily identified. This will help the student prioritize unpacking without making a huge mess.
RECYCLE
Buying reusable supplies such as high-quality containers is good for parents’ wallets and for the environment. Most corrugated cardboard boxes can be easily folded and stored during the school year. Plastic storage bins with lids are also a good option. The containers parents buy this year can be reused and recycled throughout the student’s university career.
DON’T OVER-PACK BOXES
Go through the new student’s belongings before packing. Reduce the amount of items to move to start the school year clutter-free. USE THE RIGHT SUPPLIES
Shop around for competitive prices on supplies. Avoid using old shopping bags, laundry baskets or topless boxes to transport 34
USE ORIGINAL PACKAGING FOR LARGE ELECTRONICS
The safest way to transport electronics such as a computer, TV, mini-fridge or a microwave is to use the original packaging. If it’s not available, wrap the electronics in anti-static bubble wrap.
