EDITOR’S NOTE

WHAT’S YOUR APARTMENT PERSONALITY? How do you know which rental is the best for you? Once you’ve determined your budget and the neighbourhood in which you’d like to live, think about your ‘apartment personality’ before you start your search. Do you have a collector personality and need lots of space in which to roam and put all your stuff? If so, you may consider renting a large loft with 12-ft. ceilings, lots of windows and areas to accommodate an array of furniture, decor accessories, shelving and collectibles. Conversely, if your personality is more minimalist, a studio apartment may be for you. Your utility bills will be less, you won’t need much furniture, and you can live a pretty streamlined life. If you have an entrepreneur’s personality and work from home, a one-bedroom with den may suit your style so you can designate a space as an office for tax purposes. And if you have a social personality and live with children or roommates, you’ll want to rent an apartment with two or more bedrooms and a separate living room and dining room. In spite of a tight rental market, there are a lot of options out there. Choosing to live in a multi-roomed apartment or a cozy studio is a matter of personal taste and lifestyle — what matters is that you find the right amount of space that best suits your rental personality.

ADVICE | QUICK TIPS

DON’T LET YOUR STUFF OWN YOU

HELLEN BUTTIGIEG The closets are full. There isn’t an unused surface in the house. The junk drawer is overflowing and the storage space is full, too. You say you need it all, you just don’t have enough space to put it all. Do you really need to create more storage space or do you need to pare down your stuff? Take a closer look and decide what you’re holding onto, and why. Separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case’. You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you? LET GO OF ‘OBLIGATION CLUTTER’ ‘Obligation clutter’ is the

stuff we hold on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the giftgiver would want is for their gift to be a burden. It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. 8  Renters Guide  |  Nov. 10–24, 2018

If you’re keeping things for your children, please consider asking them if they are even remotely interested in having them. Do you really want to burden them with things that don’t suit their style or their life? OFFLOAD OFF-SITE STORAGE If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. LIBERATE YOUR LINEN CLOSET

Let go of all the sheets and towels that are torn, stained or that you’re keeping ‘just in case’. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays together neatly. Arrange sheets according to their room, and place the corresponding labels on the front of the shelves. If closet space is limited, keep an extra sheet set between the mattress and box spring of each bed.

will, but the fabric and cut will be slightly different and everyone will be able to tell you have been holding on to it since 1978! 2 It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself by buying new clothes instead of wearing your old things. 3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the reminder, and the shame. 4 I wore it on my first date, the day I got promoted, etc. Don’t let sentimental items take up valuable space in your closet. Take a picture and let it go or keep it and store it elsewhere. 5 Someone bought it for me. They’ll never know, and even if they find out, they’ll understand. 6 It needs repairs. Put a deadline on it and let it go if you miss it. 7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

DON’T LET EXCUSES KEEP YOU STUCK When editing your closet,

you’ll make all kinds of excuses to keep things. I’ve compiled a list of the most popular excuses I’ve heard – and my response to them. Reconsider keeping clothes that no longer serve you. TOP SEVEN EXCUSES FOR HOLDING ON TO CLOTHING WE DON’T WEAR 1 It will come back in style. Yes, it

Entertain with ease NextHome gets you ready for the busy entertaining season with tips from celebrity chef, Anna Olson.

The fReezeR IS yOuR fRIeNd. Getting ahead of your holiday baking means making what you can now and freezing it for later use. As a general note, baked cookies with less sugar freeze better than cookies with a lot of sugar. Try freezing your cookie doughs and then bake when needed. The doughs take up less room in the freezer, and all of the hard work is done – you just have to thaw and bake. Remember to label the cookie doughs and include the baking instructions.

MAke A lIST. To get yourself ready for hosting a big holiday meal, do what a chef does, make a list. After you’ve picked your recipes, then you can write out a list of what can be done a week ahead, two-three days ahead, a day ahead and what has to be done last minute (and it will feel less overwhelming). This will help you organize your shopping list, too.

PlAN yOuR MeNu. When planning your big holiday meal, of course you have to make the family favourites, but if you are adding some new dishes, take time to plan how many need to go into the oven or be cooked on the stove. Too many pots on the stove? Then switch your mashed potatoes to roasted or scalloped, to fit them into the oven. No room for the ham in the oven? Consider baking it overnight at 275F – it smells fantastic as you awaken! TAke cARe Of The SMAll ThINgS. To avoid that last-minute panic when hosting a party, take care of little fussy tasks the day before. Chop parsley or chives, slice your lemons and limes and do your chocolate shavings all ahead so that when your guests are walking through the front door, you just have to sprinkle and garnish with a smile.

Go Green in your apartment

JAne HermAn Living in an apartment instead of a house is an environmentally friendly use of space and resources. Many of today’s rental buildings have been updated with energyefficient windows, furnaces, appliances, lighting and plumbing fixtures. But it’s up to you to do your part to reduce energy use wherever possible and conserve precious resources like water. Save energy and Save money:

Use fans during the summer to keep air circulating through your apartment. Replace incandescent bulbs with LED bulbs or compact fluorescents, which use 75 per cent less energy and last longer. Turn off all lights, unplug appliances and electronics, or use a power bar that can be turned off when not in use, at night or when you leave your apartment. Electronic devices that have transformers or “instant on” features are known as “power vampires” because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use. Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water. Dry some of your laundry on a drying rack to save the energy used during machine drying. This 12  Renters Guide  |  Nov. 10–24, 2018

has the bonus effect of extending the life of your clothing, too, keeping items out of landfill. Keep the heat in during winter by drawing your drapes or window coverings during the day. In summer, keeping the windows covered will help to keep your apartment cooler. Clean condenser coils on the back of your fridge at least once a year.

cookware in the kitchen instead of aluminum foil and disposable pans. Break the habit of using plastic cutlery, paper plates and cups and invest in a washable set of plasticware for parties, picnics and on the balcony. Avoid pre-packaged fruits and vegetables, individually wrapped snacks, juice boxes and singleserving snacks, which are the cause of most of the litter that degrades our parks and public spaces.

ConServe water:

When doing laundry, adjust the machine setting to the size of the load. Report any leaky faucets to your property manager. Take shorter showers. Never let the water run when brushing your teeth: Fill up a small cup of water instead. When washing dishes, fill up the sink with soapy water and immerse your dishes. Set on a drying rack, then rinse, instead of letting the water run continuously while you wash and rinse each dish. If you have a dishwasher, run it only when full. BaniSh plaStiC water BottleS, diSpoSaBle itemS and exCeSS paCkaging:

Keep a pitcher of cold water in the refrigerator instead of running the water until it gets cold. Use a reusable water bottle for water and a travel mug for coffee. Bring your own reusable bags to the store when you shop. Make a habit of carrying a small one in your handbag or leave a few in your car. Use a cloth instead of paper towels and napkins. Use covered storageware and

CompoSt and reCyCle:

In most cities, apartments send way too much garbage to landfills. Learn what can be recycled in your municipality and commit to making recycling a regular habit. In Toronto, that includes everything from egg cartons to tetrapaks, Styrofoam trays and plastic containers. Properly dispose of used furniture, electronics, clothing household items and batteries as directed by your community. Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. Just a few small changes in your lifestyle can make a big difference in the quality of the environment for everyone. COLLECTION

LUXURY RENTALS IN THE HEART OF YONGE & EGLINTON

ADVICE | THE RENTALIST

DO YOU REALLY NEED

RENTERS’ INSURANCE? JACKIE MARCHILDON If your apartment building or rental home doesn’t require you to have proof of renters’ insurance, you might hum and haw about having to pay an extra monthly fee and decide it’s not necessary. I’m all for avoiding extra monthly payments – but that renters’ insurance policy might really help you out should you come across a series of unfortunate events. Your landlord probably has property insurance on your building, but their policy doesn’t likely protect your personal belongings, any of the upgrades you’ve made to your unit, or cover you if someone hurts themselves in your home. It will cover certain things, but disregard others. Know what’s what when it comes to your landlord’s insurance versus your own. IF A FIRE BURNS DOWN YOUR BUILDING: Property insurance: Generally

speaking, your landlord’s property insurance would pay for the demolition of the building (if necessary), as well as cover the expenses required to repair or rebuild it. This means it would pay to fix the structure itself, as well as any permanent fixtures – lights, built-in cabinetry, etc. Their insurance would not cover your personal belongings. Versus Renters’ insurance: In most cases, renters’ insurance would cover all 24  Renters Guide  |  Nov. 10–24, 2018

of the contents in your unit in the case of a fire. Most policies would also cover your expenses if you needed a place to live while your home was out of commission. IF SOMEONE GETS HURT IN YOUR HOME: Property insurance: Chances are,

if you organize a get-together and a party-goer slips on a spill and is hurt in your home, your landlord’s insurance would not be of any help if that person decided to sue you. Versus Renters’ insurance: If you had liability coverage included in your renters’ insurance, it would protect you financially if you unintentionally caused bodily harm to someone in your home. It would also likely cover you if you accidentally caused damage to the property in which you lived. IF SOMEONE BREAKS IN AND STEALS YOUR STUFF:

you’d be on the hook for replacing everything in this situation. Versus Renters’ insurance: In most cases, your renters’ insurance policy covers your possessions and personal property if your apartment gets broken into. Whether you’re renting a basement apartment in a home, a unit in a midrise or one in a massive highrise, insurance is all the same – the property owner insures the structure and property, and the resident insures the contents. Take a look around your place – how would you feel without everything in your home? Is it all worth paying a small monthly fee to protect?

Jackie Marchildon is a bilingual writer and editor. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor.

Property insurance: As you now

know, the landlord’s property insurance doesn’t extend to the contents of your unit, which means that without renters’ insurance,

ADVICE | RENTAL RANTINGS

THE RIGHT RENTAL JENNIFER BRAUN When I first started looking for an apartment, I would jump any time someone told me they or a friend of a friend had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats). No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weigh the pros and the cons. Here’s some help: STUDIO APARTMENTS

Pros: Aside from the fact that a small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and 32  Renters Guide  |  Nov. 10–24, 2018

very compact living room all at the same time. Good luck! LOFTS

Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting and flexible layout that is popular with the artist and the I’m-way-toocool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned! BASEMENT APARTMENTS

Pros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement

apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs. CONDOS

Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also come with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of. Now it’s time for the hard part. ADVICE | MAKE YOUR MOVE

MOVING ETIQUETTE FOLLOW THE GOLDEN RULE

CHUCK RESNICK Whether you are moving into or out of an apartment, lowrise home or a highrise condominium, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you. THINK OF THE FOLLOWING TIPS AS “MOVING ETIQUETTE.”

• Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your place. It is important to respect your neighbours’ privacy and property. • If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is when people who Room for Rent

work the 9-to-5 shift are not home, and you are less likely to cause them any inconvenience. • Book elevators in advance – in both the building you are leaving and the one you will be moving into – so that you can have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors. • Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings. • The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. • Most people wonder whether to tip movers. Tipping is not compulsory, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service.

• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. • As items are moved out of rooms, take the opportunity to sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners. You may want to check your lease, as some leases and tenant agreements stipulate the condition of cleanliness. You don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving. So, it’s all about common courtesy – treating others the way you would like to be treated.
