hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish. If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

’ve said it before, and I’ll say it again – you can’t buy a property in a comparable location that will carry like rent.

For some renters, home ownership is definitely a goal, and renting is just a stop-gap while they save and search for the right place. But for others, renting is a lifestyle. It’s not temporary and it’s not because they can’t buy – it’s because they don’t want to buy a property and take on the expense and responsibility. But then suddenly a renter will hear a real estate agent making these ‘carries like rent’ claims, and they start to second guess their decisions. Renting isn’t a waste of money. Renting is great value for your dollar. Renting comes with less responsibility, more freedom and plenty of support. Let’s look at ‘carries like rent’ and see. Rent is one payment - often including heat, electricity, gas, water, garbage and all maintenance and upkeep beyond changing a lightbulb. Mortgage payments cover the cost of a loan and the repayment of the principal and interest. Condo fees cover regular maintenance – though those fees can be hiked if a major, unforseen repair is needed. All utility bills are separate. The property tax bill is separate. Sure, renters pay tenants insurance – but they only have coverage for the contents. Owners have to insure contents and the structure too, which means more money. Renters call the landlord for a clogged drain, an elecritcal issue or a leak, which is free. Owners call a plumber, an electrician or a roofer, which is not free. Owners maintain, service and replace their furnace, their fixtures, their hot water tank – or pay a monthly rental fee. Then there’s the ongoing upkeep, the wear and tear, plus the taxes, agent fees and staging costs when they sell. Even if that mortgage payment carried like rent – for all of the other items included in the rent, I think we can all agree, there is no comparison to the value and service that comes at the cost of a rental payment. Only rent carries like rent, so get renting! WHEN THE COMMUNITY OF DON MILLS WAS CONSTRUCTED IN THE 1950S it was distinguished by its embodiment of modernist planning principles that situated residential areas in good proximity to shopping, schools, recreational facilities, parks, churches, etc. Good pedestrian access to these essential services and facilities was regarded as an integral component of the vision for the community. These sound planning principles seem to have been well applied in the development of the apartment community located around Don Mills Rd. and Van Horne Ave., between Sheppard and Finch Aves. Here, one can find several highrise buildings situated on both sides of Don Mills Rd. overlooking a large central area, containing the local junior and senior high schools, a church, a shopping plaza and community centre, all within walking distance of the neighbourhood residents. The Don Mills subway and proximity to Highways 401 and 404/DVP enhance the convenience of this well-planned community.

SHOPPING Fairview Mall at Don Mills and Sheppard, also within walking

distance of the nearby apartments, serves as a shopping and commercial district. It features Cineplex theatres, department stores and a wide selection of brand name shopping. Services and businesses round out a great shopping experience, plus several restaurants and the fast food court make this mall a great place to visit and an amazing feature of the community. There are also numerous plazas throughout the area, providing access to residents for the necessities close to home. Groceries, banks, pharmacies, professional services, local restaurants and some specialty shops add variety to this bustling community.

WHETHER YOUR BALCONY IS A SUNDRENCHED SOUTHERN EXPOSURE WITH a spectacular view or a secluded shady nook, it’s your own window onto the world below, an oasis in which to enjoy the fresh air, relax, catch some rays, read and entertain. Here are some of my favourite ideas for enjoying this most-under-utilized apartment feature.

renters’help USE YOUR IMAGINATION A balcony is useful to check the daily weather – but why not enjoy your morning coffee and the paper outside before you go to work? Perhaps you even have the space to do some stretches outside in the early AM sunshine, or partake of your lunch under an umbrella, with proper table linen and real dishes and a book – and savour the scenery. A cold supper picnic on the balcony with friends or neighbours could add tranquil pleasure to the daily dinner ritual. If you’re romantically inclined, consider a date night close to home at twilight with a nice bottle of wine. After the sun sets, take out your star chart and explore the night sky. Check out www.almanac.com/astronomy for tips on what to see and when. CREATE COMFORT You don’t need to invest a lot to create an attractive balcony. A couple of inexpensivebut-comfortable lounge chairs, a small side table – an umbrella if you need one – are sufficient to get started. Over time and you could add a waterproof rug, throw pillows, attractive containers, hanging baskets, even a bird feeder. Browse through your local Home Outfitters or Crate and Barrel for inspiration into the season’s patio must-haves. A set of plastic dishes and serving pieces, such as a pitcher and salad bowl will last for years. If you plan to garden on your balcony you’ll also need to invest in some simple tools and a watering can. TRANSFORM YOUR BALCONY INTO AN URBAN GARDEN The buzzword of the day is “sustainability,” which connotes greening our homes, workplaces and urban environment. Container-grown flowers, vegetables, and herbs support biodiversity by attracting pollinators such as butterflies and bees, adding to the oxygen in the air and helping to create a calming space in which to relax. In addition, it’s tremendously satisfying to eat or enjoy something that you’ve grown yourself – and don’t let the fact that you live in an apartment deter you. You can successfully grow tomatoes, cucumbers, beans, and other small vegetables in containers on your balcony, along with lettuces and herbs. Right now I am enjoying freshly snipped basil and oregano in my salad every day, and tea made from freshpicked mint leaves. Just make sure that you have adequate sun before setting out edible plants, otherwise, stick to shade-loving flowers. BANISH CLUTTER Too many apartment dwellers utilize their balconies as storage areas, creating an eyesore from the street and diminishing the building’s aesthetic. Try to store bicycles in your building’s bike racks in the garage along with your snow tires. Consider investing in a large plastic storage cupboard to conceal luggage, golf clubs, skis or other bulky items such as children’s toys. During Canada’s all-too-brief summer season, make your balcony your own personal retreat. The potential is yours to discover.

UNPACK YOUR COMMON SENSE for a smooth move BY CHUCK RESNICK

WHEN IT COMES TO MOVING, A LITTLE COMMON SENSE GOES A LONG WAY in transporting your belongings to your destination so that they arrive in good shape and on time.

Did I mention labeling?

Considering the importance our stuff has in making us feel comfortable in our surroundings, these items deserve special thought and care. Thinking ahead is the best thing you can do when it comes to making arrangements, packing, etc. Organization should be your mantra, efficiency your goal.

Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last — and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues, dish liquid, etc. into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items.

If you are doing your own packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van.

Another way to apply common sense to packing is to look at each item with the thought, do I really need and/or use this? Especially if you are moving from a larger space into a smaller one, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want our moves to go smoothly as much as our clients do.

Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life.

Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People RentersGuide.ca often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. RentersGuide.ca Packing too many heavy items into one container can result in

no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa.

But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes repayment time.

Here’s a letter I received recently: Gail I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish? Signed D D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, whose to say that another loan is actually going to solve the problem. What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about cosigning for their consolidation loan: People who need a cosigner can’t qualify on their own because the lender believes they will default. I have heard of the odd positive co-signing experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re co-signing is to guarantee repayment, and if the lender can’t get blood from one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved any kind of borrowing, including RentersGuide.ca a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you

take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the recent dry-up in the money markets should have made it clear that the credit bucket is not bottomless. Taking on the responsibility of co-signing could mean you’re ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resources for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.

APARTMENT HUNTING

SPRING IS THE SEASON FOR CHANGE. That’s why we spring clean, spring forward on the clock, get rid of bad boyfriends and even, typically, apartment hunt to coincide with a summer move. No matter whether you’re a first time apartment hunter or a seasoned one, this period of your life is filled with excitement. The only difference is that a seasoned apartment hunter knows that excitement can quickly turn into disbelief and frustration. Only someone who has never apartment hunted will ‘ooh’ and ‘ahh’ with joy when you tell them that you’re looking for a new place. A new rental is easy to come by, but finding the right rental – not so much. Spending Sunday after Sunday hunched over your computer or your smart phone rummaging through home-finding websites and apps can turn painful very quickly. Then at some point you will have to leave your home (terrible, I know) and get the real apartment hunting done. Before you set foot in your potential home, consider these ‘dos and don’ts’ of apartment hunting. These rules might just earn you a new place or cost you your dream rental: DO BRING A FRIEND // DON’T FORGET THE TREATS It’s always great to have a second opinion while apartment hunting or just to have someone around for emotional support. Just be aware RentersGuide.ca of how moody you are during your apartment search. You might need therapy once it’s all over, but your friend doesn’t. Make sure you take them out for food and perhaps even a glass of wine once the daily search is over. You’ll RentersGuide.ca probably need a glass as well.

DO ASK QUESTIONS // DON’T ASSUME ANYTHING Make sure you understand all of the rental terms when apartment hunting – and don’t assume anything. The landlord isn’t going to flat out tell you the previous tenants left because of a crazy neighbour – you have to be the one to ask. Make a list and ask away! DO EXAMINE EVERYTHING // DON’T GET CARRIED AWAY Is there enough closet space? Does the stove actually work? Having a toilet that flushes properly would be nice… There are a lot of details to consider when apartment hunting, and you definitely should take the time to check everything out. Check out the closet to ensure you have enough room for your belongings, see that the toilet flushes, check shower pressure and make sure light switches work. Peek under the sink to check for mold or pests. Ask questions about how old the appliances are and do a quick test to ensure stove burners actually warm and the oven lights turn on. Just don’t get too comfortable and whip up some fried eggs or expect to get your laundry done during your apartment visit. Also testing the toilet does not mean you have to take care of your business in said bathroom – wait until you actually signed the lease. DO BE AGGRESSIVE // DON’T GET AGGRESSIVE Did you finally find a winner? Stay calm, but make it clear that you’re interested and be persistent. Make sure you have your money and references in order and make yourself the best candidate they’ll see – it’s a competitive market. As long as you keep your cool, you’ll be sipping summer spritzers in your new pad in no time. Be aggressive – just don’t get aggressive.
