Being reasonable I ONCE HAD A NEIGHBOUR STORM into my apartment, screaming. He wanted the music turned down and he “never wanted to be interrupted again!” First of all, nobody should ever walk into your apartment unannounced. Lock your door. It prevents theft as well as unpleasant encounters. Second of all, there are rules about what you are allowed to do in the comfort of your own home – and I’d done nothing wrong. On a Saturday afternoon I was listening to music and it wasn’t his right to expect silence. After exchanging words, resulting in telling him to leave or I’d have to call the landlord and the police, he left. An hour later he returned, politely knocking and asking if we could discuss the issue. He was sorry for coming in uninvited, and realized he was invading my space. He had been annoyed with my music for hours while he tried to sleep – it wasn’t the first occasion I’d interrupted his sleep, he informed me. Although he was irate, he had come to realize I wasn’t aware he was having an issue.
+ get social 8
We talked. It turned out my neighbour worked the night shift. He needed to sleep during daytime hours. While I was within my rights to listen to music at a reasonable level, it greatly affected his unusual schedule. We could have gone on – me being well within my rights, him being miserable and angry – but instead we brainstormed a solution. He saw the layout of my home and decided to move his bedroom so that it didn’t share a wall with my den. I, in turn, moved my stereo and speakers so that they were along an exterior wall. Problem solved, happy neighbours. You can’t choose neighbours, and you can’t always have your demands met. But with communication and a little bit of consideration, there’s often a solution that makes everyone happy. Sometimes the neighbours can be a great part of your rental experience. If you’re ready to move, let us help. We have extensive listings and rental advice. Check us out online at NextHome.ca, and get ready to rent your new home!

must have in a rental — safety, cleanliness, living space, proximity to schools, public transit, highways, shopping, restaurants, entertainment and recreation. Regardless of what’s on your list, Sherobee Glen Apartments will likely have it all, and more. Sherobee Glen is situated on the east side of Sherobee Rd. in Mississauga. Comprised of eight, three-storey buildings that form the heart of a friendly little community, well-appointed one- and two-bedroom units range in size from 630 to 820 sq. ft. Each has a balcony or patio to enjoy that early morning coffee or evening nightcap. All suites come equipped with a fridge, range and dishwasher, but it’s Sherobee Glen’s added features that turn a typical apartment into a cosy, welcoming living space that’s easy to call home. In-suite air conditioning keeps the space cool during hot summer days and sweltering nights, and a wood-burning fireplace adds warmth and ambience during the winter. Romantic fireside dinner anyone? While most units have wall-to-wall carpets and drapes, ongoing upgrades include high-quality laminate flooring in renovated suites. For active people with lots of stuff, there’s plenty of in-suite storage, plus outdoor storage space for bicycles,
tennis rackets, skis, clothing and other extras. There is an outdoor parking lot, and while parking is extra, heat, air-conditioning, electricity and water are included in the rental rate. An intercom security system takes the mystery out of who’s at the door. Sherobee Glen Apartments is close to parks, schools and neighbourhood shops. It’s only a short five-kilometre drive to the Square One Shopping Centre and downtown Mississauga’s business district. There, one can also enjoy landmarks such as the Living Arts Centre and Celebration Square. Sherobee Glen Apartments’ southcentral Mississauga location is near the intersection of Hurontario and the QEW that serves Southern Ontario, bringing drivers to where they need to go. Don’t have a car? Or hate sitting in traffic? The nearby GO Transit station provides convenient transportation to downtown Toronto. An established and trusted Canadian company since 1990. Shelter Canadian Properties Limited provides residents with exceptional on-site property management services. Sherobee Glen is a residence renters are proud to call home. WINDING STREETS large lots and
lush parks of this west Toronto community create an idyllic atmosphere and the perfect community for raising a family. Eringate lies south of Eglinton, west of Highway 427, north of Rathburn and east of Renforth Drive. Eringate is a quiet community with a suburban feel. Streets are quiet during the day with kids at school and parents at work. On weekends and in warm weather, the neighbourhood comes alive with residents playing in Eringate’s wellmaintained parks and greenspaces. An outdoor pool in Eringate Park is a summertime hotspot offering respite from sweltering weather. The vast majority of Eringate residents are small families with young children enjoying the quiet streets and peaceful surrounds.
There’s plenty of room to play in neighbourhood, plus shopping and lots of conveniences. Small retail strips are located along Rathburn, at Eringate and Renforth and at Wellesworth and Rangoon. This neighbourhood is serviced by bus routes along Rathburn, Eglinton and Wellesworth. The Wellesworth route connects residents to the TTC Subway system via Kipling Station in about 20 minutes. The majority of Eringate residents drive and can easily access Highways 427 and 401. Cycling trails abound in the parkland, but it’s a community where a care is probably the preferred mode of transportation. The neighbourhood is sleepy with a suburban feel. While enjoying an urban location, it doesn’t have that big-city hustle-and-bustle. It’s close enough to everything, with all of the

urban amenities close to home, but maintains a tranquility. The community is well-established and residents take pride in their properties. The community is also very convenient for commuters looking to maintain their jobs in either of the major city centres that bookend Etobicoke, Toronto to the east and Mississauga to the west.

Advice | APARTMENTALITY
Help! I can’t find an apartment Tips for being the best applicant in a tight rental market GONE ARE DAYS OF RENTAL
incentives and vacancy signs. It’s a landlord’s market and competition is fierce. More than fierce, some are finding it impossible. Apartment hunting can be hard at the best of times, but when vacancy rates are high, and rents keep rising, it’s triggering bidding wars, causing stress and displacement. People who can’t find a place are turning to temporary accommodations while they keep 20
searching for that perfect place to plant down. Others are leaving in frustration in search of something better in another location – sometimes a different neighbourhood, sometimes a different city. Some renters are being pushed into buying, even though it may not be the ideal time or situation, as it’s the only way that they can get control over their housing. Other renters are finding it necessary to take extreme measures, from moving into Casa del Mom and
Dad to trying their hand at ‘vandwelling’ – literally living out of a vehicle and not keeping a residence at all. Desperate measures aren’t the ideal solution for people that simply want to find a decent apartment in a convenient neighbourhood. Living out of a car may appeal to some with unfulfilled wanderlust, but isn’t an easy reality. Buying may work out as a solution for those with the stability and down payment available. Moving back home is

little information they can rely on, and the most significant factor will be your interaction at the showing in conjunction with your application. Look the part Treat the viewing like you would a job interview, an admissions meeting or any other important opportunity where you want to gain trust and impress the person with whom you’re meeting. The saying “You only get one chance to make a first impression” holds very true. Dress neatly and come prepared. Talk the talk Keep a friendly-but-formal tone. The landlord is going to ask you questions to find out what they want to know. This isn’t idle small talk, this is interview time. While there are no “right” answers, there are definitely “wrong” answers. Don’t lie – you don’t want to start off on the wrong foot, or have to keep the truth hidden – but don’t overshare. If you’re asked why you want to move and it’s because of a break-up, you can mention a change of relationship, but don’t go into the gory details about what your ex did to you and how you’re coping – or not. If your last landlord was a nightmare, don’t bad-talk the place, just explain you are ready for a change. a hard pill for many to swallow, and an unavailable option for most. Relocating may not suit those with roots. The solution is to become the best candidate and land on the top of the landlord’s list of potential tenants so that you can get the apartment you want. So how can you improve your odds on finding the perfect apartment? No first-come-first-served mentality for most apartments, landlords want to make sure they choose the best possible candidate. They want the person who: • can pay the rent • has a good credit rating • will take good care of the property • won’t be high maintenance • will not cause issues with the neighbours • is responsible • is respectful The list goes on, but there’s only so much that a credit and reference check can reveal. Landlords have very
Stay positive Don’t start by picking out problems with the apartment, instead, point out what you love about the place. Landlords want tenants who want to be there, so don’t give the first impression of being critical. If repairs are needed, you can discuss that before signing the lease, once you’ve been selected and offered the place – but don’t complain before you even have it. If the issues are extreme and maintenance is really poor, it may be a sign that this isn’t going to be a great rental experience to start with. Know your rights If you’re asked who will be living in the apartment, you need to respond – spouse, children, roommate. You don’t have to go into detail about marital status, age, religious background, gender, sexuality or other personal
information, these points are protected under the human rights code and can’t weigh in on deciding to offer you an apartment. However, the landlord is going to have a judgment about anything you tell them, so don’t embellish or add too much detail. A family, for instance – some landlords perceive families as stable, great longterm tenants. Other landlords see families as potential for too much noise. If they give you a reason for turning you down and it has anything to do with your rights, they’re in trouble. But a landlord don’t have to give you a reason beyond their answer of yes or no. Be prepared Look like you’re organized, efficient and responsible. This means having all of your documentation in order. You should have any info needed for the application prepared. You know you’re going to be asked for references, have the names, addresses, phone numbers and emails of those work, personal and financial references. Have the cheque ready. You know you need to leave a deposit, if you don’t have the deposit you may miss out. Some applicants create an application package, including their most recent credit score and report, a list of references, reference letters from previous landlords, friends and/or an employer – like a CV for renting. This kind of preparedness can impress some landlords by making their job of vetting you quite easy. Of course, many want to do the due diligence of checking you out on their own, but this gives them all the info they need to do that. You can’t be discriminated against if you’re unemployed. You may be retired, on assistance, independently wealthy or a student. You need to prove you can pay the rent, but not employment. Have your proof of income available. Everyone deserves a home, but in a tight market it’s not enough to be a good tenant. When the competition is this fierce, you need to set yourself apart as the best. Keep that in mind the next time you head off to see an apartment and see what you can do to put yourself ahead of the competition. SEPT 30 - OCT 14, 2017 | RENTERS GUIDE

Trending | IN THE NEWS
New study finds Ontario’s rental housing supply is facing a shortfall of over 6,000 units per year to meet annual demand Unless supply is addressed, vacancy rates will continue to decrease and limit renter choice THE FEDERATION OF RENTALHOUSING Providers of Ontario (FRPO)
launched the ‘Rent On’ campaign to address the issue of undersupply. A new study by Urbanation warns that rental housing supply will continue to diminish and vacancy rates will drop further unless at least 6,250 additional new rental units are built each year for the next decade, in addition to the expected level of new development. 28
The warning comes at a time when vacancy rates in the province have already fallen to critical levels – just 2.1 per cent across the province and 1.3 per cent in the Greater Toronto Area (GTA) according to the CMHC 2016 Rental Market Survey. The report, commissioned by FRPO, clearly illustrates the rental supply crisis, as do the number of canceled purpose-built rental
projects in the GTA. Before the introduction of Bill 124 earlier this year, proposed rental projects were at a 25 year high with 28,000 units in the planning pipeline. Since then, at least 1,000 planned rental units have already been canceled or converted to condos, including: • The King Portland Centre • Parkway Square Condos at Sheppard Ave. East in Toronto

Increasingly, Ontarians are choosing to rent for the lifestyle benefits and flexibility how more units can help. The end goal is to put pressure on decision makers to ensure there are adequate rental housing options. Ontarians can learn more at rent-on.ca and can join the conversation on Facebook, Twitter and Instagram using the hashtag #rentON. “This study truly underscores the urgency of Ontario’s current rental housing supply situation,” added Murphy. “If our government leaders fail to act now to address this crisis in a meaningful and sustainable way, the results will serve to further impact Ontario’s economy, such as through additional strain on our cities’ transit infrastructure as people are forced to commute further and further to find more affordable housing options.” To address this problem, FRPO launched its ‘Rent On’ campaign encouraging Ontarians to ask the provincial government to take measures to allow for more housing choices for renters by introducing amendments to Bill 124. “Ontario’s scarce rental housing supply combined with escalating house and condo prices have created a housing crisis in our biggest cities,” said Jim Murphy, president of FRPO. “The only solution is for Ontario to build itself out of this situation. This begins with our provincial leaders working with industry to identify and implement policies that create more purpose-built rental units, not less.” Demographic trends in Ontario are leading to ever increasing demand for rental housing. Millennials, new immigrants, and aging boomers are all increasingly likely to rent, particularly given the high cost of home ownership. The report notes that “projections indicate a substantial imbalance
between rental demand and supply in the Ontario marketplace over the next decade, which could reach potentially crisis levels in the absence of a meaningful increase in new purposebuilt [rental] development.” Increasingly, Ontarians are choosing to rent for the lifestyle benefits and flexibility – especially among millennials and seniors. Kate Burkholder is one of the many millennials currently searching for an apartment. Having just moved back to Toronto, she was devastated that finding a rental was so hard. “Moving back to Toronto from Vancouver, I was excited to find a better cost of living. Needless to say, I panicked when I realized there are next to no rental options. I am now looking at buying a condo outside of the city so I can afford to maintain my lifestyle.” ‘Rent On’ is a public engagement campaign designed to educate Ontarians about the economics of rental supply in the province, its impact on the real estate market, and

Advice | THE RENTALIST
Managing the neighbours By Jackie Marchildon CHANCES ARE, AS A RENTER
you’ve experience your share of interesting neighbours. There are neighbours that turn into lifelong friends, neighbours you keep as acquaintances and dog walkers, and then there are the bad neighbours you tell stories about to your friends. The loud neighbour, the nosey neighbour, the barking neighbour, the “I’m a jerk for no reason” neighbour — they all have a special spot in your story repertoire. Like it or not, living with a bad neighbour is almost like a rite of passage in the renting world, and we all have to learn how to deal with it. The loud neighbour Before accusing someone of being a loud neighbour, you need to take a few things into account. If you live in a basement of an old building, your upstairs neighbour is probably going to seem loud. There is a difference though, in regular routine noise that unfortunately echoes through old buildings, from the recklessly loud and annoying schedule an actual loud neighbour insists on keeping. If you have a neighbour that consistently plays music at full volume past 11 pm, or that is just generally excessively loud at all hours, it can be unpleasant for everyone. So, how to deal with it? The passive-aggressive way: Leave an unsigned note on their door or on the front door of the building for all residents to see in an attempt to embarrass them into submission. The right way: Go chat with them. Sometimes people genuinely don’t realize how clearly others can hear
their music (and singing). Asking someone nicely to turn in early occasionally is far more likely to result in a compromise than leaving a note or banging on the ceiling. The nosey neighbour When I think of a nosey neighbour, I picture the old lady that used to live next door to me, who never seemed to approve of male guests coming over. In reality, she was nothing in comparison to a legitimate nosey neighbour — a neighbour who is constantly prying into other tenants’ lives, seemingly trying to catch them doing something wrong, like painting their walls without asking the landlord. If it’s truly bothersome, you need to find a way to deal with it. The passive-aggressive way: Make up some worrisome gossip about another tenant to send the nosey neighbour scurrying in fear to get them off your back. The right way: You can talk to your neighbour and let them know you’re a private person and don’t always want to share everything with them — nicely. Or you can be kind and still chat with them, but avoid divulging too much information. The barking neighbour If you’re annoyed with a dog barking in your building, try to remember that a little barking is normal for dogs, especially in busy buildings. If the barking is excessive — and happening at all hours — then it’s a different story. You might be worried the dog is upset or alone too often. But you really don’t know, so again, you can go about this one of two ways.
The passive-aggressive way: Leave an unsigned note on the door for the owner telling them you’re going to call animal control. The right way: Knock on your neighbour’s door and chat with them about their dog’s barking. It’s likely they don’t know that their dog barks when they aren’t home and they’d appreciate hearing your concern over a threat. The disagreeable neighbour Ah, the worst neighbour of them all. They are loud when you don’t want to be, call the landlord when you do want to be, and they don’t hold the elevator when you’re struggling to run in with multiple bags of groceries. If they have a dog, the dog is always barking. If they don’t have a dog, they are always complaining about yours. All around, they are the jerk of your community. How do we go about living with this kind of neighbour? The passive-aggressive way: There are many options here. Call the cops when they are loud, make up gossip, leave them notes, be mean to them. The right way: Be the bigger person and ignore their quirks. If something big comes up (bigger than them just not holding the elevator), go talk to them, or talk to your landlord about options that might work for everyone. Remember — sometimes we just happen to catch someone on a really bad day. They might not be so bad all the time.

Best indie coffee shops in Toronto By Parisima Baha
designed it like a chemistry lab, with coffee beans inside test tubes and loose leaf teas inside Erlenmeyer flasks. Plus, beakers are used to serve espresso, milk and water. You can tell the owner is passionate about coffee down to the science. The Lab is also a few steps from UTSG and opens at 7am on weekdays – perfect for students and workers in the area to grab their morning coffee.
WITH NEW COFFEE SHOPS OPENING
in Toronto every year, there are no shortage of options for a great cup of joe. From stellar ambience to the best caffeinated brew to get you through the day, here are some of the top indie coffee shops in the 6. Fahrenheit Coffee 120 LOMBARD ST. This is the perfect place to grab your morning cup of joe. The baristas at Fahrenheit Coffee are super friendly, which makes it easy to start your day on a positive note. Plus, they know their coffee, so if you’re stuck on what to order, they’ll help you decide. There’s also delicious baked goods like cookies, scones and muffins if you fancy. And the service here is amazing, so line-ups tend to move fast. The Coffee Lab 333 BLOOR ST. W. This is the smallest coffee shop in The 6 – taking up 52-sq.-ft. inside Annex bookstore Willow Books – and it’s oh-so-charming! The owner 38
Early Bird Espresso And Brew Bar 613 QUEEN ST. W. You might have seen the pink eggs Benedict and rose-designed avocado toast on Instagram – yeah, this place makes some next level IG-worthy breakfast and brunch. But it’s worth stopping by just for the coffee, too (and a snack). Early Bird has great quality beans to choose from and interesting drinks – have you tried the charcoal cortado yet? You’ll often see people with their laptops here – and who can blame them – it’s hard to leave. But if it’s seats you’re looking for, it’s best to get here early. Oh, and there is a sweet patio too. Boxcar Social 1208 YONGE ST. If you’re looking for a cool, casual place to hangout with a few friends, this is it. With ample seating (more room upstairs and on the patio) and a rustic-chic interior, this is the epitome of a social coffee shop. This spot offers tasting flights, and there’s wine, beer, whisky and a food menu, if you’re hungry. Boxcar Social has other locations as well. Fika Café 28 KENSINGTON AVE. This Swedish café in the heart of Kensington Market is just so charming, you’d be silly not to love this place. Fun fact: “Fika” is Swedish for “coffee break.” Take a break by
the wall of books or stay for some productive studying (they have Wi-Fi and a communal table in the back). The beans are sourced from Pilot, and Fika bakes Swedish pastries, like lussekatter saffron buns – cinnamon buns unlike any you’ve had before – and semlor buns, in-house. P.S. If you haven’t already, you have to try the lavender hot chocolate! Sam James Coffee Bar 297 HARBORD ST. This Harbord location is the OG of Sam James Coffee Bars. With minimal seating like the other SJCB locales, this coffee shop is more known as a grab-and-go spot. The interior is moody with lots of character and the espresso is highly praised. It would be an understatement to say Sam James takes coffee seriously – he’s a barista champion. Just try the siphon brew – made in an old school French press “vacuum” machine that looks like an hourglass – you’ll be blown away. The taste impressively differs from hot to cold. Tucana Coffee 1413 DUNDAS ST. W. Who could resist a floral coffee shop? The sweet yet edgy Tucana Coffee is another small café, located on Dundas West. The owner, Tenille Clarke, was a barista at Crafted By Te Aro on Ossington for four years before launching her own business. She sources her beans locally from top-notch roasters Pilot. Tucana has quite the menu for its size, with not just coffee, but also a long list of teas and a few flavoured lattes like lavender, matcha and dirty chai. There’s also Glory Hole Doughnuts and more vegan treats from places like Sweet Hart Kitchen. From YP.ca. For more travel tips and city guides, visit yellowpages.ca/tips

Advice | MOVING
Five ways to make moving a cleaner, Greener process By Chuck Resnick
WE NEED TO THINK of the environment with every activity - even moving day can be cleaner and Greener, and it doesn’t take much effort. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process:
1 Plan ahead. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site. 2 Research. Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials. 3 Organize. Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there 42
are any additional steps needed to prepare recyclables beforehand. 4 Care for hazardous material. As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.
5 Reuse. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.
