EDITOR’S NOTE

IT’S MOVING TIME IN THE CITY

MARLENE EISNER EDITOR NextHome

Summer is a busy time for moving. University students, be they local or from away, want to be set up before classes start. Families with children prefer to settle into a new neighbourhood by the time school begins. But perhaps the number-one reason it’s the busiest time for moving is the weather. The warm summer months make this stressful event well, less so than when it’s cold, snowy and icy outside. If you’re young and strong with lots of friends, moving can be as easy as borrowing a van and paying friends in pizza and beer to help lug your stuff to the top floor of your new digs. But for many people, moving means hiring professionals. Some people look on Craigslist or Kijiji to find someone to do the job at a bargain price. While this can work out, be aware that there are many scams and ‘rogue movers’ who may end up costing you more than you anticipated. Check out our story on page 10 and find out how you can avoid being duped by a rogue mover. So enjoy renting, and when it’s time to make a move, let Renters Guide help. If there is something you’d like us to write about, or if you have a comment or suggestion, please send me an email.

BRADLEY COURT APARTMENTS AFFORDABLE LIVING IN A GREAT LOCATION When it comes to real estate, the old adage is true: Location, location, location. That’s why renting at Bradley Court Apartments at 280 Dundas Street East is the smart choice for anyone who wants to be in the heart of the action and close to everything. Catering to a wide demographic of residents that reflects downtown Toronto – from students and seniors to newcomers to the city – Bradley Court Apartments’ convenient location means everything you’ll want or need is within walking distance from your front door. The 11-storey building, serviced by two elevators, offers up cosy, 200-sq.-ft. bachelor apartments perfect for single occupancy. Each apartment has a separate closet, bathroom, shower, a living/ sleeping area to accommodate furniture, and is equipped with a fridge, convection/microwave and hot plate burner. The large 8

window comes with blinds, which saves the expense of buying a window covering, never mind measuring and installing it, and heat, hot water and hydro are included in the rent. Building amenities include an on-site coin laundry, monthly parking (at an extra cost), and security. There is also an on-site superintendent who is available for emergencies and on weekends, and a maintenance person ready to fix minor repairs. The apartments at Bradley Court may be small in square footage, but what they lack in size is fully compensated by the convenient location right in the heart of it all. Dundas Street East is a busy neighbourhood, buzzing with people young and old. Public transit passes by the building, but pretty much everything you’ll need is within walking distance. Ryerson University and George Brown College are nearby, as are

the Yonge Street subway station, Freshco, Metro, and the always exciting Yonge/Dundas square and the Eaton Centre. Mom and Pop restos, cafes and other retail businesses dot the area, so there is always something happening. The building itself also houses street-level retail outlets such as a variety store, cleaners, a hairstyling and aesthetics school and beauty supply store. Rents start at $895 per month and potential residents are welcome to fill out an application, which needs to be approved before a lease is drawn up and signed. Bradley Court Apartments is a great landing place for newcomers, out-of-town students or anyone who needs a small place of their own in a convenient downtown location. For more information about renting an apartment at Bradley Court Apartments, call 416.961.1353

RENTING VERSUS OWNING FIVE REASONS RENTING IS BETTER ANNE MARSHALL

3. ACCESS TO AMENITIES.

Here are five good reasons why renting is preferable to owning. 1. PROPERTY MAINTENANCE.

Shovelling snow, raking autumn leaves, mowing the lawn – outdoor tasks are your landlord, superintendent or management company’s responsibility, unless your lease dictates otherwise. 2. FIXTURE REPAIR. If your

shower stops running properly it’s your landlord’s responsibility to call and pay for a plumber.

Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, high-density housing is often situated in the heart of the city, close to entertainment and shopping. 4. CHEAPER INSURANCE.

Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying approximately half of what you would if you owned your home.

&

TORONTO

ADVICE | APARTMENTALITY

5. LOWER UTILITY COSTS. Heating

(or cooling) a larger space than that which you actually occupy is one of the downsides of home ownership. Rental units have more compact floorplans, and in the winter you may even benefit from ambient heat from the apartments around you. Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up.

MEDALLION A BRAND NEW RENTAL COMMUNITY It takes vision and great insight into the rental industry to develop a vital new residential community that will literally change the landscape of a city. Medallion is just the right company to take a project like this and bring revitalization and exceptional opportunity to downtown Ajax. The community is Vision, and prospective residents are advised to come in today and select their suite. As this new urban community takes shape, there will be multiple components to foster the urban environment, including a public square, retail, shops, office space and apartments. To complement this, Medallion is building a state-of-theart community that is greatly anticipated by renters looking for a new opportunity in Ajax. Vision’s two 25-storey towers boast modern features and 10

finishes, with a lifestyle to match. It’s a rare opportunity to enjoy living in a brand-new building, but Vision brings an especially high level of enthusiasm because of the project in its entirety. It will create a destination and an urban hub in the city’s core. The site, Pat Bayly Square, is located at the corner of Harwood Ave. South and Bayly St. West. It will play host to cultural and seasonal festivals and shows, offering a central location to come together and celebrate. There will be fun and useful elements such as a skating rink in the winter, which becomes a calming reflective pool in the summer. New commercial and retail will bring people to the area to shop and dine, as well as a variety of services spanning from business to pleasure. For renters, though, this

opportunity simply offers a place to call home in a convenient and coveted location, where everything is new and neverbefore occupied. It’s a very rare opportunity to live in a brand-new home filled with modern features and contemporary style. Come in today and be amongst the first to enjoy access to Vision – first choice at suites and exposures. This is, after all, a community built and managed by Medallion. Their enviable reputation, quality and commitment to resident satisfaction can be seen throughout all the buildings they own and manage. For more information about the opportunities to rent a new apartment in Vision at Bayly Square, get yourself to the rental office or go to rentvision.ca or call 905.239.0107.

ADVICE | RENTAL HELP

HOW TO DODGE A

“ROGUE MOVER” SCAM Moving season is in full swing. Families want to settle into new homes before the school year starts. College and university students are moving into residences and apartments. Wherever you’re headed, beware of the “rogue movers” scam, which is a real threat! Typically, rogue movers will find victims through ads on popular classified postings websites, quote a low price, claiming “no surprise fees” or that “everything is included.” The fraudsters will deal with you by phone, insisting that a verbal contract is enough and that the paper copy can be signed on the day of the move. However, when they arrive at your doorstep, they present you with a very different contract, containing unexpected clauses and extra charges, such as warehousing and pickup fees. They pressure you to sign the contract or be left in the lurch. In some instances, the fraudsters will hold your possessions hostage until you pay what they want for their delivery. You’re left scrambling to find the money, hoping that you will get everything back in one piece. Moving is stressful enough without these unpleasant surprises. Follow these tips to make sure that your move goes off without a hitch.

“

SEEK CERTIFICATION: Some

provinces require professional movers to have specific permits or registrations. This is a good starting point to find a legitimate company. Consult your provincial consumer protection agency for more information. 12

Do not trust companies providing quotes or contracts over the phone. Get both in writing before the move and take the time to read the information carefully.

”

DO YOUR HOMEWORK: Take the time necessary to research the company and consult multiple reviews. Contact your provincial consumer protection agency or the Better Business Bureau to see if they have received complaints about the company. GET AN ESTIMATE: Legitimate

companies will send representatives to assess your

needs, ensuring your quote is detailed and complete. This is an opportunity to inquire about any surcharges, insurances or additional fees and to ask questions. GET IT IN WRITING: Do not trust companies providing quotes or contracts over the phone. Get both in writing before the move and take the time to read the information carefully. Ask questions if clauses are unclear and keep records of responses. TRUST YOUR INSTINCTS: If it

looks too good to be true, it probably is. If you’ve been the victim of a rogue mover or other fraud, or if you have information about this type of scam, report it to the Canada Anti-Fraud Centre, the Competition Bureau or your local police. You can also file a complaint with the Better Business Bureau or your provincial consumer protection agency to help others who might consider hiring the same company.

REGENT PARK A COMMUNITY REBORN

JOANNE KEENAN Regent Park, tucked between Parliament Street, Gerrard, River and Shuter streets, proves that you can re-invent the wheel with a city-backed redux that is raising it from ashes to a vibrant community of city streets, compact blocks, businesses, condos, apartments, community services and a blend of residents from across socioeconomic and cultural spectrums. Residents come from a wide variety of cultural backgrounds including Africa, Asia and Latin America, inspiring artistic, cultural and educational activities. There are more than 60 different first 14

languages spoken here, making Regent Park one of Toronto’s most culturally diverse neighbourhoods. Predominantly a low-income area, through various funding initiatives, former residents are returning as homeowners and renters, while new buyers are attracted to urban lofts in renovated buildings that offer cosmo living at entry-level prices. Hard-working and committed to community, Regent Park residents have been given a new lease on life. The community bond is strong and family-focused activities are a mainstay, now with facilities and programs to support and engage within this low-income area. New growth, retail and services within complement the shops and services located along Gerrard, River, and Parliament streets. The Daniels Spectrum, Regent

Park Aquatic Centre and Regent Park Athletic Grounds and the park itself offer lifestyle and recreation programs. The health centre provides youth programs, immigrant adjustment assistance and social support groups. There are also two public primary schools, while the Parliament Street Public Library is nearby. Streetcars travel from Regent Park, providing quick access to the Yonge-University-Spadina subway line. The Parliament streetcar connects to Castle Frank station on the Bloor-Danforth subway line. And the Don Valley Parkway runs just east of the community, linking to the Gardiner Expressway and Lake Shore Boulevard. Joanne Keenan is a freelance writer based in Hamilton.

Cottage

IN THE CITY

Summer is in the air, and it’s time to update your decor! Designer Rebecca Hay offers her top picks for creating a relaxed cottage vibe in the city whiteout

The best way to create a summer retreat is with white paint. Companies such as Para Paints have so many options for fresh yet warm shades of white – you can’t go wrong with any of them. If you paint your walls white, include colour through art, drapery and small accessories. The pops of colour can add a playful touch to summer decor.

wood details

I love to infuse wood details into my summer decor. The warm, inviting properties of wood helps to balance all those white walls. When looking for wooden furniture, think pine – it’s synonymous with relaxed cottage style. 20

blue accents

Adding blue to your decor is by far the freshest way to create a crisp cottage aesthetic. I love nautical navy but softer, more subtle shades of blue work, too. Layer in this colour with art, pillows and even lighting. Coloured lighting is a big trend that is popping up everywhere.

It’s okay if they wrinkle or aren’t perfect – that’s the idea! Jute rugs are fantastic and can withstand a lot of wear. Summer is a time for bare feet and shorts so keep in mind that it’s always nice to have natural materials to stand or sit on. A great cotton slipcovered sofa will make your guests feel at ease; they may not want to leave.

vintage flair

Vintage finds and family antiques add character to your space. Summer is a good time to wander around consignment stores and antique markets to find the perfect vintage piece.

au naturel

Cotton, wool and jute can add a relaxed feeling to any space.

ADVICE | MONEY MATTERS

DO YOU HAVE AN EMERGENCY FUND?

When the experts say that you need an emergency fund, they’re suggesting that you set aside some money just in case something really big comes along to throw you off your well-planned financial path. We’re talking a job loss. We’re talking an illness that has you sidelined for a few months or longer. We’re talking major unpredictable events. Over and over I meet people who are battered by emergencies. Their computer needs to be replaced. Couldn’t see that coming, right? Their 15-year-old microwave gives up the ghost. Totally out of the blue, eh?

26

to look at your stuff and think about it in the context of when it will likely need to be replaced. I know I’ll need another car in about 150,000 or so kilometers. So I’ll make allowance for that in my planning. If it comes a little sooner than I expect, I’ll still be well on my way to my planned spending. If it comes a little later, all that extra time is gravy! If you find you just can’t get ahead of all the little “emergencies” that keep cropping up in your life, you need to build a “contingency” fund into your budget. This is a good alternative for people who just can’t seem to plan ahead. Setting aside some money to deal with the unexpected will not only give you the wiggle room in your budget, it’ll stop you tapping into your emergency fund. Now you have a way to deal with all the unexpected expenses that keep cropping up in your life while you continue to build a safety net for the really big stuff that may come along. Your emergency fund is meant to hold you through the toughest of times. Leave it alone so it can grow. In the meantime, take an inventory of what you have and when it’s likely to expire. Start planning to eliminate all the “emergencies” that have been draining your just-in-case fund. GAIL VAZ-OXLADE

Most of the emergencies people site are actually events that could be predicted and planned for with a little insight and a willingness to set some money aside for a planned expense. Truth is, most people would rather spend the money now! So they close their eyes to the inevitable arrival of an “unforeseen expense”, and then claim it’s an emergency. Then there are the folks who turn their little “emergencies” into big expenses. Sure your fridge isn’t working and you need a new one. Might as well upgrade if we are getting another one. But heading out to find a shiny stainless-steel job where a less-expensive fridge would do if you haven’t set the money aside, isn’t considered an emergency, it’s an excuse to go shopping on credit. Now you’ve turned your small need into a big ol’ want and you can’t wait to scratch your itch. People love new. And they love bigger, too. They are loath to look for the less-expensive way to do things when the “emergency” has supplied them with the perfect excuse to blow a wad of cash credit. Sometimes the fix makes more sense in the grander scheme of things. Yes there are times when buying new is the right solution, but it isn’t in an “emergency,” it’s when you’ve made a plan to replace whatever it is you need, done your research and saved the money you’ll need to spend. It makes no sense to label every financial setback an “emergency” and then panic as you search for the quickest solution. Panic leads to irrational acts. Irrational acts are expensive. It makes far more sense

RENTS RISING IN THE GTA: REPORT the past year was the largest ever recorded by Urbanation, with rents rising by $367 in two years. In the City of Toronto, average rents grew by 12.1 per cent to $2,379 ($3.33 psf), including a 13.5-per-cent increase in the former City of Toronto to $2,505 ($3.61 psf). In the 905 region, condo rents increased 9.2 per cent to $1,998 ($2.49 psf), with 11.9-per-cent growth in Mississauga to $2,105 ($2.63 psf). PURPOSE-BUILT RENTAL BUILDINGS

Condo rents are rising, and vacancies are low, but according to Urbanation Inc.’s Q2-2018 rental market data analysis, the good news is an increase in new purpose-built rental buildings. The report, released on July 12, shows the average rent of a 732-sq.-ft. unit was $2,302, an 11.2-per-cent increase in Q2-2018, compared to Q22017. Broken down by unit size, however, average rents for studios and one-bedroom units without a den saw the greatest increases at 12 per cent ($1,720) and 13 per cent ($1,968), respectively. “Current rental supply has fallen to a critically low level,” explains Shaun Hildebrand, president of Urbanation, a company that provides information and analysis on the Toronto condominium market. “Demand has been pouring into the market while rental construction still remains relatively low, condo projects are taking longer to reach completion, not as 28

many investors are offering their units for rent, and tenants aren’t moving as often.” THE CONDO RENTAL MARKET

The number of condo leases signed declined eight per cent for the third straight quarter to 7,754 units, as supply continued to drop. Lease activity also slowed because people are staying in their units longer. In the year ending Q22018, a total of 25,955 units were leased through MLS, the lowest 12-month total in three years. As a share of the entire stock of condos in the GTA, 7.8 per cent of units changed hands in the rental market during the past year, the lowest annual level of turnover in five years. The 85 per cent ratio of leasesto-listings remained well above the Q2 average of 78 per cent since 2011, while average days on market remained at 15 days, with only two weeks of supply available at the end of Q2. The $231 average increase over

New purpose-built rental construction surged in Q2, with 2,635 starts recorded during the quarter, raising the total inventory under construction to 11,073 units — the highest in at least 30 years. The number of planned rentals also grew, totalling 120 projects and 37,403 units, nearly doubling in size over the past two years to reach the highest level recorded by Urbanation since tracking began in Q1-2015. Operators of rental buildings completed since 2005 in the GTA raised rents for available units by 11 per cent compared to last year, reaching an average of $2.97 psf. Vacancy rates in these buildings averaged 0.3 per cent, with an availability rate of 1.5 per cent. During Q2-2018, new applications totalling 5,920 units were proposed for purpose-built rental development, nearly 3.5 times greater than the number of new units proposed a year ago (1,719), which came after the expanded rent control rules to include new units.
