rented? Many people want to rent in a building with numerous amenities. Depending on what your apartment building includes, it can really feel like you’re not just renting a home, but that you’re renting a lifestyle. Timing your move to minimize stress By Kimberly Leung

MOVING CAN BE A REAL CHORE.

Between apartment searching, paperwork, giving notice and booking movers, you’re probably finding yourself impatient to get it all over with. As excited as you might be to get out of your current place, it’s a good idea to build in a few days of overlap between your old and new lease. Having extra time to clean, pack and tie up loose ends before turning in your keys can help cut down on moving day stress. But if your old lease ends right when your new lease begins, things can get a little tricky. According to the Landlord and Tenant Board of Ontario, you’re required to be moved out of your unit by 11:59pm on the last day of your lease, and you can take possession of a new unit at 12am on the first day of your lease. “It’s not ideal to schedule your move on the exact closing date of

your lease,” says Nicole McNeely, marketing manager at Park Property Management. If you’re timing your moves very closely together, make sure to talk to your both your old and new landlords. In some cases, they may have some flexibility to add a couple extra days on your lease or let you move in early, so you and your boxes won’t have to resort to couch-surfing for the turnover time. Also, If there’s currently a tenant living in the unit you’re slated to move into, it wouldn’t hurt to confirm with your new landlord that they’ll be gone by the time you’re planning on moving in, to avoid any unwelcome surprises. In the event you find yourself having to move out and in on the same day, it’s important to be organized. McNeely suggests getting in touch with the superintendent to book an elevator, if needed, and

coordinating with your moving company to ensure your belongings can go straight from your unit into the truck. This way, you’re not wasting time waiting for the movers to show up, or paying extra for your movers to wait around until the elevator opens up. Being organized also includes being fully packed and ready to go on the day of the move. McNeely estimates that it can take two people at least three days to pack a threebedroom home, so it’s important to give yourself enough time. You may also want to arrange for your mail to be forwarded to your new address, so you don’t miss the delivery of any important items. Even though moving may never be your idea of fun, keeping these things in mind can help make the process headache-free.

Eglinton West in the north to Lonsdale in the south, and Bathurst in the west to the Oriole Parkway, along Chaplin Crescent and up Avenue Road in the east. This quiet, affluent neighbourhood in Toronto has the charming strip of Forest Hill Village. Forest Hill is a quiet residential neighbourhood of large, detached houses. Most shopping and other action takes place in Forest Hill Village (at Spadina and Lonsdale), or on Eglinton West. Many of the shops in Forest Hill are high-end boutiques that cater to the area’s affluent population. Parks and schools make

the area attractive to families. The schools in the area include some of the most prestigious in the city – and country – including Bishop Straughan School for girls and Upper Canada College for boys. There are lovely parks as well as access to the Beltline Trail and Cedarvale Ravine. Forest Hill is a neighbourhood of mixed ages and stages. There are lots of couples, both with and without children, as well as retirees whose children have left home. There are some bus routes that run through and around Forest Hill, including the 24-hour Bathurst route, but most residents use a car rather

than transit. Parking is allowed on side streets as well as on some of the larger streets. The Allen Expressway is a short drive west along Eglinton. Forest Hill is a safe and quiet neighbourhood. Homes are beautiful and it’s a wonderful area to go for a stroll. It’s also a very expensive area, and although there’s some great shopping in Forest Hill Village and along Eglinton, there’s not a huge variety of stores.

Certified Rental Building Program CRB program offers the “best of the best” in resident satisfaction and apartment living in Greater Ottawa and across Ontario communities By Ted Whitehead SINCE ITS INCEPTION IN THE FALL OF 2008, the Certified Rental Building

(CRB) program, and its many members throughout Ontario have worked hard to ensure that renters living in CRBapproved buildings receive a high quality rental living experience. Like many of you, I know that there are tens of thousands of Ontario renters who are perfectly satisfied, living in professionally managed apartment buildings. I have long believed that renters living in CRB-approved buildings receive amongst the best in service 22

quality and apartment living across Ontario. To that end, we set out to prove these points this past summer, by gathering feedback from thousands of renters who have chosen to live in CRBapproved apartment buildings. FRPO CRB Resident Satisfaction Survey Project In June, The Federation of Rentalhousing Providers of Ontario (FRPO) CRB launched its second independent CRB Resident Satisfaction Survey Project. We enrolled 10 CRB-member

companies with apartment buildings in Ontario to be a part of this project. Our objective was to garner resident satisfaction ratings in four areas that directly impact “service quality” and/or the “quality apartment product” in which tenants were residing. The CRB Resident Satisfaction Survey Project’s goals were threefold: 1 | To demonstrate that living in a CRB-approved building represents professional and caring property management 2 | To demonstrate CRB member

Over 89 per cent of responding residents rated their satisfaction with daily living in their apartment building as “Good to Excellent” Recommending to Family and Friends • Over 90 per cent of responding residents indicated they would be “Likely to Extremely Likely” to recommend their CRB-approved building to family and friends. The Project’s survey results clearly support the premise that residents living in CRB-approved apartment communities are overall “very satisfied” with their apartment home choice and community; they greatly appreciate the service quality provided by professionally trained building staff; and, would highly recommend their apartment buildings to their family and friends.

The final survey results were very positive for GTA – and Ontario renters overall. Highlights of the Resident Satisfaction Survey Project Results:

We wanted their honest direct feedback on what it is truly like to live in a CRBapproved apartment community. WHEN HIRING A PROFESSIONAL MOVER, one expects to have

your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives.

It is critical to know and understand how much insurance your moving company carries. Most provinces have a “Condition of Carriage” and most movers have their own set insurance amount. For example, at Two Men and a Truck - Canada, you are insured up to $250,000, and we offer replacement cost with a $250. deductible. Extremely large items and toughto-move items such as pianos, pool tables and massive wall units are a challenge. These types of large items should be discussed before moving day. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate. Another “rule” to be aware of if you live in an apartment building

or condominium is arranging with your super or property manager to reserve the elevator for the time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows, the more accurate their estimate will be. No one likes moving day surprises, including your mover. Communication is key. At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, and cash – as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance. The basic package your mover offers may not cover these pricey goods. You may need to arrange for additional insurance. The dreaded rent increase By Amy Hancock IT IS IMPORTANT TO KNOW the rules for rent increases, especially if you’ve just moved to a new province, as the rules vary across the country. Here are the basic rules from province to province. How does your province compare?

British Columbia: Landlords must use the official “Notice of Rent Increase” form and give a tenant three months notice to increase rent. BC has rent control. The allowable increase for 2017 is 3.7 per cent and for 2018 is four per cent. Alberta: Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given, though the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date. Saskatchewan: If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year. Manitoba: Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent once every 12 months. Three months written notice is required and must

be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. For 2017 the increase is 1.5 per cent and for 2018 it is set at 1.3 per cent. Ontario: Landlords must give 90 days written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. For 2017 the rent increase is 1.5 per cent and for 2017 it is 1.8 per cent. Quebec: A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du lodgement. Upon refusal to accept the increase, the landlord must apply to ‘fix the rent’ with the courts within a month. New Brunswick: There are no rent controls. Three months notice is required to increase the rent in a year-to-year lease and two months for a month-to-month lease. On a fixed-term lease the landlord can give three months notice if the box on the Residential Lease form has been checked. Nova Scotia: There are no rent controls, but landlords can only increase rent once in 12 months. Notice must be issued four months prior to the anniversary date of the tenancy.

Prince Edward Island: Each year the Island Regulatory and Appeals Commission sets rent increase guidelines, it is set at 1.5 per cent for both 2017 and 2018. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they pay the same rent as the previous occupants. Newfoundland & Labrador: Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months written notice is required. Nunavut & Northwest Territories: Landlords cannot increase rent more than once a year and three months written notice is required. A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. The unit can be re-rented, but the rent must stay the same as stated on the increase notice. Yukon: Rent cannot be increased within the first year of tenancy. After that, a landlord must give three month’s written notice. The Canada Mortgage and Housing Corporation has more information on rent increases and lease renewals for each province.

upon segment of the population living in the city, where will we draw that labour force to keep the city moving? We can’t all have sixfigure income households, and it is becoming increasingly necessary to stay in these markets.

SCENARIO B: We create an

environment with affordable housing for all. But we can’t create an environment where we dictate a limit on profitability. The tighter the profit margins, the less likely we will see money put into improvements, let alone regular upkeep. This results in poor housing conditions and little additional supply in rental housing, since there isn’t a significant return on investment.

Right now, the system is broken.

expensive in some markets that provincial governments have stepped in to cool things off. Of course property owners are unhappy with rules like the foreign homebuyers tax in Vancouver and Ontario - and rent control from the Rental Fairness Act, 2017 in Ontario; while renters are unhappy that new rules don’t go far enough in keeping rental housing affordable. So what’s reasonable? SCENARIO A: We can create an

environment where capitalists can play. But when the lowest wage earners can no longer afford to live close to work, who will be doing those minimum wage jobs and filling those casual or part-time positions? Without a large and very relied-

We can keep legislating bandaids, but part of the solution isn’t in legislating rental pricing, it’s in creating enough rentals in highdemand markets to ease the pressure on supply which, in turn, will ease the near record-lows in vacancy rates in the country’s most expensive rental markets, and help level off the cost of rent.
