Why I rent I HAVE BEEN ASKED many times

whether I rent or own. The truth is, I’ve gone back and forth. I’ve been a renter and a property owner.

Over the years I’ve had my share of experiences on both sides. Owning can be a great opportunity, but it can also be stressful and hard on the budget. There’s always a surprise expense when you’re least expecting it. Renting offers flexibility and stressfree, maintenance-free living, but it can be hard to find the perfect place.

I really enjoy renting.

I have always preferred ‘all-inclusive’ rentals. It doesn’t mean you don’t have the expense of utilities, it just means the expense is factored into the rent.

The monthly expense is consistent instead of varying month by month, plus, I like the simplicity of one bill as opposed to tracking hydro, gas, water and trash removal.

But all-inclusive isn’t always better – or cheaper. I think that paying your own bills can be better on your budget, especially if you’re really good about conserving power and water.

I like renting because I’m not much into property maintenance.

In my first home the grass all died before I realized I hadn’t watered it (in months!). That may sound silly - but I’m busy, and not a green thumb. I thought the rain would just keep it healthy. Oh, how wrong I was. And every time I worked on that lawn, all I could think of was the water bill and what I could be doing with my time instead of mowing and raking.

I love decor projects. In my house, we exposed brick walls, painted rooms and renovated the kitchen. It was fun – but it was also very expensive. It all began when our fridge died. On the other hand, when I rented and our dryer died, the landlord told me to order a new one and give her the bill.

It’s more fun getting new appliances when someone else is paying the bill.

HUMBERLEA LIES SOUTH of Sheppard, west of Highway 400, north of the 401 and east of the Humber Valley.

The area east of the train tracks is a manufacturing district.

Humberlea’s residential zones comprise two distinct areas – a long-established neighbourhood in the southwest end and a brand new subdivision of properties at the northwest corner of Humberlea.

There are also a small group of older highrises at Sheppard and Weston.

The streets are relatively quiet during the day and come alive when kids and parents are off from work and home from school.

Families are at the heart of Humberlea. Large homes with small children, working parents and seniors living under one roof are common. Humberlea is an inclusive, multicultural community which gives the area a nice variety in its amenities.

Humberlea is accessible via TTC bus service along Weston, Wilson and Sheppard; however, residents say the area is car-dependent in order to access amenities such as larger

grocery stores and some of the dining options to the north and south. As this community lies just northwest of where Highways 400 and 401 meet, Humberlea drivers enjoy convenient highway access into and out of the city, making it an easy commute.

Humberlea families appreciate the quiet community. Those looking for the downtown hustle and bustle won’t find it here, but those looking for urban convenience with suburban tranquility will adore this area.

EMPLOYERS CHECK REFERENCES, landlords check references, and if you’re considering someone as a roommate, you should check their references too.

A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important.

The application form will have a spot for references.

Tell them that you will call these people to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify.

Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Then ask “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together.

If someone cannot provide any references or if none of their references are forthcoming, beware.

You will be living with this person in close quarters, sharing a space and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal posessions and be privy to much of your private life. Your health, safety and peace of mind are at stake.

Be selective. Communicate clearly and you will find the right match.

Is it worth the bidding war?

AS VACANCY RATES REMAIN TIGHT

and the woes of apartment hunters continue to make headlines, there’s a strategy that’s making its way into the rental market: Bidding wars. Yes, it’s come to that. While there is a listed rent, like real estate bidding wars, don’t necessarily expect to pay that price.

Bidding wars Bidding wars may seem crazy – nobody wants to pay more than the list price.

The unfair aspects of a bidding war is that it favours the wealthier person.

Housing is an essential need, and over the past few years market rent has been on the rise. Most renters search with budget as one of the top factors of their selections. With market rent reaching budget-busting levels, bidding wars can have the effect of pushing people out of their comfort level of affordability in order to secure an apartment.

On the other hand, bidding wars also flush out actual market value.

There is no simple formula to price rental units. Nothing that works price, square footage, location and amenities into an easy-to-figure equation.

As you search the market, trends start to emerge – different areas of the city can be more expensive depending on desirability; renting a new, luxury condo versus an older purpose-built apartment unit comes at a premium. It becomes hard to compare market values within a city since there are so many variables.

And that’s where bidding wars start to play into the transaction.”Competition for decent rentals has skyrocketed,” says Yan Gurevich, sales representative at Harvey Kalles Real Estate, in Toronto.

When demand is high, vacancy rates are low and people become aggressive at securing an apartment. One tactic is to offer to pay more rent in order to appeal to the landlord.

“Because it’s harder to qualify for mortgages for new buyers who used to qualify with more ease,” says Gurevich, “tenants seem to remain in their rentals longer. Good rentals aren’t turning over with as much regularity. Tenants aren’t becoming buyers as regularly as they used to. So we do encourage our rental clients to bid higher or settle for significantly lesser quality properties for similar lease rates.”

Market value is always set at whatever the market will bear Some agents are proactive, asking their clients to decide on the top price they’d be willing to pay for the apartment they want. Knowing other offers are coming, the agent will offer the landlord higher rent with the application.

Like a bully offer on a house for sale, many prospective renters go in with their best offer first. They don’t wait to see what the other people are doing, they simply decide what they’re comfortable paying, and make an offer.

Other times, it can feel more like

an auction. The landlord will get one applicant offering to pay more, and invite other interested parties to counter offer until the highest bid is accepted.

Again, the person who can afford the most will win – really hurting the principle of affordable housing – but at the same time, it flushes out what the true market value of that property is.

When the rental market was slow, there were often opportunities to bargain the landlord down a bit in price, though usually you’d expect to pay the asking price. Now, though, that mentality has changed a lot. With a very active market there is fierce competition.

The stats The national average vacancy rate is sitting at 3.4 per cent, according to the Canadian Mortgage and Housing Corporation (CMHC) statistics from the last Rental Market Report; however, several of Canada’s largest urban centres have a much lower vacancy rate. British Columbia sits at 1.3 per cent, Manitoba at 2.8 per cent, Ontario at 2.1 per cent. Getting further granular, Toronto’s vacancy rate is only 1.3 per cent and Vancouver’s vacancy rate is 0.7 per cent, and that’s very, very tight. The result is, anxious renters being willing to settle for less, pay more and compromise on their needs in order to secure an apartment that meets their needs.
