The competition There are so many people applying for the same apartment that it’s easy to become frustrated. It’s hard enough moving, but when faced with massive competition in the rental market because of low vacancy rates, it can become very overwhelming.

Stop! Do what any team would do: Size up the competition.

Prioritize, make a budget and look at your options. Look at how you’re going about applying for apartments.

Why aren’t you getting them? The candidate that got the apartment – what did they do differently than you?

In competitive times you need to be the best applicant. There are a few things that successful applicants do.

Be polite and concise in your communications. Don’t skip pleasantries; don’t go for slang; and don’t say everything that’s on your mind. Sometimes you just click with the landlord and get chatty. They will often ask questions to get an impression of you. Be aware, it’s not just pleasantries, it’s like you’re in a job interview. Don’t lose sight of that and

get too personal.

Be prepared with reference letters and all of the info you’ll need for the application. Have your chequebook and the money for the deposit ready.

If you can, bring a copy of your credit report to leave with your application.

Being very organized and proactive will set you apart.

Don’t speak badly of anyone your past landlord, your ex that you’re moving away from or the last building’s super.

Look around, compliment the place and be engaged. Let the landlord know you can provide anything else that will help you get the apartment (not a bribe though!) like additional references or even a co-signer if your credit might be an issue. Finally, let them know you really want to live there, not because you are tired of apartment hunting, but because you love the place.

RECENTLY LAUDED AS ONE of

Canada’s “Top 10 Small Cities,” Newmarket is situated between Highways 400 and 404, beginning south of Mulock Drive and extending north to Green Lane. This formerly small town has gotten a lot bigger in the last couple of decades, with new housing developments springing up in every direction.

Newmarket is teeming with young families, drawn to the area for its natural beauty, good schools, and proximity to both Toronto and

cottage country. It’s an accessible suburb to the GTA, driving its popularity and growth.

Newmarket is known for its parks, trails, and conservation areas, and the Fairy Lake reservoir downtown is a local landmark.

It couldn’t be more conveniently situated in terms of highway access, situated between the 400 and the 404. Other options include GO trains and buses, and York Region Transit. Within town there are bike lanes, and a well-developed system of trails and paths for cyclists and pedestrians alike.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

How to avoid your own moving horror story

WHEN MOVING, you will likely need a mover. People often don’t consider a mover beyond simply finding someone available and booking.

However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example is all too common. So is the lesson learned – unfortunately, the hard way.

I contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several firms – including large, well-known companies and smaller, independent ones. We confirmed the place of pick-up, and drop-off.

We agreed on a price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-oftown destination. All the details were confirmed in a “contract” exchanged via email.

The crew was on time for the move the next morning, but almost immediately began talking about 22

a higher rate – $360. Not a huge difference, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at our destination, the movers said the fee was now $500.

“It’s taking longer than we thought, and the furniture is heavier,” they said. » “Sure,” I replied, “right after I call the police.”

With that, the sordid tale ended.

The job not complete, left for us to move the furniture indoors, now the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums

“It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.”

“Consumers have recourse with their provincial government’s consumer affairs department and with the BBB,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps – and the time – to protect yourself.

In very small spaces, install a wall-mounted table that folds down when you need it, and folds up and away when the meal is over. Open shelves will create the illusion of more space. Also consider items on wheels – they are easier to move around if necessary.

families are getting creative and moving into smaller spaces closer to the core. Apartments were once seen as a place for the young, or those who couldn’t buy, but now it’s a welcome and affordable lifestyle choice and more people are opting for urban convenience, smaller spaces they can call “home.”

Going compact can be daunting for some, says Marie Potter, marketing director for Professional Organizers in Canada. “One way to approach small space living is to enjoy the benefits. Simply put, less space means less things, less mess, less stress and more time.”

Tips to transition into a compact home: Office If you need a home office (or, at least, a workspace) it’s essential to have a filing system versus a piling system.

Invest in a decent, compact filing cabinet on wheels that tucks under the desk. You’ll have every file at your fingertips if you set it up with hanging file folders and tabs in alphabetical order. If you don’t have a desk, use floating shelves and magazine holders, or a wall organizer to manage papers vertically. Stack and label clear bins with supplies on a shelf.

Living space It’s best to keep things light and airy. Use limited colour palettes, plain white or mirrors to create the illusion of space. Seek multi-purpose furniture such as an ottoman which can be used as an all-in-one foot rest, table and storage unit.

Bathroom Hang a clear shower curtain or use a clear liner with mesh pockets behind it to store your bathroom necessities.

Install a towel rack at the back of the tub, like you see in hotels. Have plenty of hooks to keep clothes off the floor.

Stack clear, labelled bins under the sink for added storage.

Bedroom Condo beds are all the rage for good reason: the mattress platform lifts up using pressurized pistons, so you can store and easily access belongings inside it. Otherwise, use under-thebed bins for seasonal storage. Only have one set of sheets and towels, and just stay on top of laundry. Overthe-door hooks and a shoe organizer are a must. Thin design flock hangers create 30 per cent more space than plastic or wood hangers. If the bedroom is really tiny consider using curtains instead of bi-fold closet doors, or simply remove the closet doors for an open-concept closet.
