STAYING WARM INSIDE WHEN IT’S COLD OUTSIDE This year, it seemed as if winter just didn’t want to let go. Sure, temperatures are finally in the double digits, but an ice storm on April 14 and 15 in the GTA and parts of Eastern Ontario told a different story. Snow, sleet, below-zero temperatures, 100/ km hour winds – it was pretty cold outside. But what about inside? For renters with heat included in their rent, what does it mean when it begins to snow in mid-April? Landlords must turn on the heat before winter and may turn it off in the spring according to guidelines set out by a province’s Tenancy Act. In Ontario, if heat is included in your rent, every room in your rental unit must be kept at a minimum of 20 degrees Celsius from Sept. 15 to June 1. If your landlord refuses to do this and you end up wearing your outdoor clothing inside, in Toronto, you can call 311 to complain and get help. Most landlords want to keep their tenants happy and warm. It’s within their interest to do so. But if you find yourself with a problem, know your rights. Contact the Landlord and Tenants Board in your province. They will explain the rights and obligations of tenants and landlords and help resolve disputes through mediation or adjudication. BLANKETS
Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying.
SHEETS AND PILLOW CASES
Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.
COMFORTERS
Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.
QUILTS
Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often, or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.
MATTRESS PADS
Wash these once a month (unless they’re soiled, in which case wash them right away!) in hot water and air dry. Doctors may advise allergy and asthma sufferers to wash them more frequently.
RUGS

Wash small cotton or synthetic rugs and bath mats (even those with rubber or latex backings) in cold water on the gentle cycle. Air dry.

IN-SUITE REPAIRS CAN TAKE LONGER TO COMPLETE
Most owner-investors do not have a team of tradesmen on speed dial and most are not professionally managed. Getting repairs done in your condo is not as easy as leaving a note for the on-site superintendent of a rental building. The owner of your condo will need to call the right contractor.

HEATING, HEALTH AND HAPPINESS THE RULES FOR COMFORTABLE LIVING by MARLENE EISNER This year it seemed as if winter just didn’t want to let go. Sure, temperatures have finally registered in the double digits, but the ice storm on April 14 and 15 told a different story. Snow, sleet, below-zero temperatures, 100/km hour winds – it was pretty cold outside. But what about inside? For renters with heat included in their rent, what does it mean when it begins to snow in mid-April? When it comes to heating and health, it’s up to the landlord to follow guidelines set out by the Ontario Tenancy Act to maintain a rental property and the units inside it in good repair and in livable condition. A landlord must also comply with health, safety, housing and maintenance standards. The happiness angle is up to the tenant! But it’s hard to be happy when nothing is working well. Landlords are responsible for maintaining vital services such as hot and cold water, fuel, electricity, gas and during part of the year, heat if it’s included in your rent and paid by the landlord. Every room in your rental unit must be kept at a minimum of 20 degrees Celsius from Sept. 15 to June 1. If your landlord refuses to do this and you find you are wearing your outdoor clothing inside, you can call 311 to complain and get help. Other things the landlord may provide in your rental include: electrical and plumbing units 26
including hot water tanks, appliances, carpets in the unit or common areas, walls, roofs, ceiling, windows, doors, locks, lighting, garages, laundry rooms, patios and walkways. Whatever is included with your rent is the landlord’s responsibility to keep in good working order and repair or replace if it is not. If something in your apartment no longer works due to normal wear and tear or because it breaks, your landlord must repair it so that it works properly or they have to replace it. However, they don’t have to replace it with a new or better model. For example, if the stove supplied by the landlord cannot be fixed and must be replaced, he or she could give you a new model with less features, or a used one, as long as it works properly.
Most landlords want to keep their properties clean and their tenants happy. It’s within their interest to do so. But if you find yourself with a problem, know your rights. Contact the Landlord and Tenants Board. They will explain the rights and obligations of tenants and landlords and help resolve disputes through mediation or adjudication.

MINTO CAPITAL BUILDS NEW RENTAL TOWER IN OAKVILLE There’s soon going to be more rental options in Oakville. Minto Capital Management Inc. recently announced the release of 1235 Marlborough, a purpose-built rental building with 14-stories, 144 units and state-of-the-art amenities. The building is located in the College Park neighbourhood at Trafalgar and Upper Middle Road. “In developing 1235 Marlborough, we’re proud to deliver a premium rental product that is under-supplied in the GTA market,” says Rob Pike, president of Minto Capital. “This rental building will help fill a niche for rental housing in the Sheridan College area and provides a solid investment opportunity for our investors.”
The newly built, pet-friendly building will feature only one, onebedroom unit with a monthly rent of $1,629. Two-bedroom units will have monthly rental rates ranging from $1,659 to $1,929, depending on the size of the unit, and three-bedroom suites will range from $2,059 to $2,219 a month, depending on size. Apartments will feature modern kitchens and bathrooms with quartz countertops, six energyefficient appliances including in-suite washer and dryer, luxury vinyl tile throughout the suite and blinds installed in the living room and bedroom areas. The building will also offer topclass amenities including a fitness room with yoga space, indoor
common area, lobby equipped with USB ports throughout, an outdoor common area, quiet study rooms, bike racks, underground parking and an on-site resident services office. In terms of its location, the Marlborough is close to public transit, the Oakville Place mall, schools and hospitals – a good choice for young students, young professionals and families. Move-ins are expected to begin in August. In Toronto, Minto is planning two other purpose-built rentals: a stacked townhome development in Leslie York Mills to complement the existing highrises; and a building in Minto’s High Park Village community.
