The grass isn’t greener There’s this myth that renting is inferior to homeownership. That’s simply not true. The argument for homeownership is that you’re building equity, making money by owning a home. Yes, this part is true. But it’s not the only investment, it’s just one option,forced savings. Homeowners have simply chosen to make their living space double as their investment savings. We all have to live somewhere, but don’t let the real estate industry fool you into thinking you’re not doing it right if you’re not buying. Renting is a smart move, financially, and can be equally – if not better if you do it right. Renting is less expensive than owning. Renting is a fixed fee, easy to budget because of its stability. It increases incrementally – but it offers no surprise fees. A house will always need work – a roof, furnace, windows, a plumber, an appliance – it’s all out of pocket. A lawnmower and snowblower – that’s not just money, but labour, too. If you’re thinking condo – remember those monthly

maintenance fees are over and above rent. Renting? It’s all included in your monthly cheque. It’s all done for you. Renters have lower insurance rates and less bills – and if you rent “all inclusive, it’s everything for the price of rent. As for that cashout you get when you sell your home? LYING IN BETWEEN SHEPPARD and Wilson, and Keele and Highway 400, Downsview is a lively neighbourhood filled with young families. The area has lots of greenspace, including Downsview Dells, Chalkfarm Park, Exbury Park, and Rodin Park. Downsview is a young neighbourhood, with many families with young kids, the playgrounds are filled with local children on weekends and after school. Shops and restaurants are largely independent, many of them catering to diverse ethnic groups. There are plenty of amenities in the Downsview area. There are public and private
schools, community centres, restaurants, libraries, Downsview Arena, and the North York Sheridan Mall. Downsview Park is very close to the neighbourhood and has all sorts of activities and programs. In the summer it hosts many fairs and festivals, as well as a farmers market throughout the year. It’s very easy to get to other parts of Toronto from Downsview. The Allen Expressway and Highways 401 and 400 are easily accessible to drivers, and there are bus routes (some of them 24-hour) on Wilson, Sheppard, Keele, Jane, and Torbarrie. Bike trails run from Downsview Dells to Black
Creek Pioneer Village, though there are no bike lanes on major roads. With lots of parks and schools, Downsview has some great facilities for families and lovers of the outdoors. Easy access to transit and driving routes also makes it easy to get around to different parts of the city. The Downsview Subway Station has become a hub, adding to the effectiveness of transit and commuting from this location.
Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

Put some spring into your decor! By Jo Alcorn
EACH YEAR AS SPRING approaches, I typically see a surge of people wanting to spruce up their decor. There are so many easy and affordable things people can do to dramatically update their space while keeping function, style and budget top of mind. Consider swapping out some accessories for lighter, brighter options. I love working with white on white (all different tones/shades of white) to create a fresh, bright palette. Flowers are mandatory too – I cannot live without flowers – and they scream spring! Feeling the itch for a more dramatic change this spring? I’ve recently launched a new line of Jo Alcorn wall paper in patterns that are guaranteed to give your mood a lift and make you feel like you’ve made a dramatic change with a little DIY magic. Think you have to turn off your fireplace and forget

about it until fall rolls around? Think again! Dimplex has stunning units that operate with no heat; you can keep them on during the spring and summer on cool, rainy days when you want that comfy, cozy feel of a fire but without the heat. One unit I recently styled is a new type from Dimplex called Revillusion. It can run all summer long with a no-heat option to keep a romantic, relaxing feel going strong in the warmer months. If you have an electric fire place, or even a wood burning unit, you can redecorate it to match your spring decor. HomeSense is my go-to when I want to change any decor easily, and with very little expense. For mantel decor in the summer months I recommend light, airy and fun accessories. Spring is always a great time to organize and make small changes that will add huge functionality to your home. Adding in soft close hardware and drawer organizers can sometimes make it feel like you have a brand new space. GRASS, a manufacturer of soft close drawer and cupboard systems, has a new line called Tavinea which is an interior drawer system that is modularly built so it can easily be tailored to your personal specifications. The days of the junk drawer will be limited after this addition. If you have open shelving or glass cabinet doors, another option to update your decor is to change your glassware and plates. I love to pull these out early in the season and get them on display – they give my kitchen an instant spring feel – I’m all for making it feel like the warmer months will be here soon! Walmart has a great selection of outdoor plates and glasses that are sure to please and fit the needs to everyone. Spring really does inspire us to organize, air out, and freshen up, but a spot that people often overlook is the laundry room or storage space – an area that receives very little attention. I assure you, if you spend a bit of
time to organize it properly, you can be far more efficient when you’re in there and have the bonus of enjoying that space! I love baskets from Bouclair to hide all the bits and bobs, cleaning supplies and other things that make the household tick. There is no easily, more stylish way to change up your living space than by adding in pillows – “The more the
merrier!” I always say. My pillow collection is fully washable (you toss the entire pillow – cover and stuffing – into the washer), hypoallergenic and made in Canada. Try to secure a corner unit If you’re looking to rent in a building, look for a corner unit so that you can set up your bedroom in a room that doesn’t share a wall with anyone. This will avoid the usual noises shared between thin walls in buildings, and ultimately help avoid frustration between neigbours.

for work, you don’t appreciate when your neighbour plays music a little too late or seems to be catching up on housework. But “early” and “late” are defined differently for everyone depending on work schedules. The world does not function on nine-to-fivers alone. There are many jobs that demand round-the-clock workers — doctors, nurses, waiters, bartenders, flight attendants, police officers — the list goes on. As a shift worker, your sleep cycle is likely disrupted by the everyday hustle and bustle of your neighbours, in the same way theirs would be disrupted by your routine in the middle of the night. For those of you renting that are on an off-schedule, here are some tips on how to survive rental life.
Buy earplugs Earplugs are great even if you don’t work shiftwork! A friend of mine with roommates swears by them. Generally speaking, most cities do not allow excessive noise before 7 a.m. or after 11 p.m., so if your sleep pattern falls in between those times, earplugs will save you hours of tossing and turning. If you normally come home from work around 4 a.m., wind down and go to bed around 5 a.m., only to then be woken up by the family upstairs prepping for their day, invest in a good pair of earplugs. They will help you sleep through the commotion. Avoid a unit with southern exposure For some, a southern exposure unit is a highly coveted rental spot
Talk to your neighbours There are some noise rules that exist, but for the most part, they do not benefit the overnight worker. Let your neighbours know your schedule to warn them of any everyday noise on your end. This will (hopefully) encourage them to be aware of their own regular noise in the morning when they are getting ready or when they are coming home in the evening. It can be hard to work in shifts — if you get home from work at 11 p.m. and need to clean your house, will your neighbours mind if you pull out the vacuum? Talk to each other and sort out what will work and what won’t. Just because you don’t work 9 a.m. to 5 p.m. doesn’t mean you should have to give up your own routine, but you also need to be mindful — and so do your neighbours.

Square One finds that 41 per cent of renters with roommates don’t have home insurance

recently surveyed over 1,500 renters in British Columbia, Alberta and Ontario. The survey revealed that 30 per cent of renters share their homes with unrelated roommates. Alberta had the highest percentage at 34 per cent, followed by Ontario at 31 per cent and British Columbia at 26 per cent. “We conducted this survey because we’ve been receiving more inquires for home insurance by those living with roommates,” states Daniel Mirkovic, Square One’s president. “We wanted to understand what was driving this trend.” While there are many reasons why renters choose to have roommates, the top reasons for those surveyed were: • To help with rent (63 per cent); • For companionship (25 per cent); and, 46

• For added security (seven per cents). According to Statistics Canada, residential property values across the country increased by 11 per cet in 2016. While increased property values build equity for homeowners, they make it even harder for first-time buyers to enter the real estate market. In fact, the average cost to rent a twobedroom apartment continues to rise every year across Canada. “With the high cost of rent, it makes sense that most renters have roommates for financial reasons,” says Mirkovic. “However, it is surprising how many renters (and their roommates) go without home insurance given the increased risks faced when living
with unrelated persons.” Square One’s survey found that renters are eight times more likely to go without home insurance than homeowners. As illustrated in the table, renters in British Columbia are the least likely to have home insurance whereas those in Alberta are the most likely. Based on Square One’s experience, renters have three common misconceptions about home insurance: 1. Landlord’s insurance protects renters. Landlord’s insurance specifically excludes the personal property and liability exposures of renters.
