SIX STEPS TO FINDING A GREAT RENTAL Knowing your rental wants and needs before you start looking will simplify your search. Canada Mortgage and Housing Corp. offers some tips to help you find the right place to call “home.”
3. FIRST IMPRESSIONS COUNT:
Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place. 4. TAKE NOTES: If viewing several apartments, write down key features of each so you can compare later. Better yet, snap a few photos for reference.
1. IDENTIFY YOUR RENTAL NEEDS: What’s your budget? Which neighbourhood do you prefer? How many bedrooms? What amenities are important to you? Make a list of your needs and preferences to help narrow down the search. 2. ASK QUESTIONS: Have a list of questions ready to ask the landlord. Is parking included in the rent? Utilities? Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.
5. REVIEW YOUR LEASE AGREEMENT CAREFULLY:
When you find a great rental and are ready to move forward, you’ll want to sign a lease. As of April 30, 2018, landlords must use the mandatory standard lease,

an easy-to-follow template that protects the tenant and the landlord. Among other things, it includes the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. Ensure that your landlord provides you with a mandatory standard lease form. 6. TAKE NOTES – AGAIN: But before you move in, you and your landlord should inspect your new home together. There’s this myth that renting is inferior to homeownership. That’s simply not true. Sure, owning a home means you’re building equity. But it’s not the only investment, it’s just one option. We all have to live somewhere, and for many people, renting is a smart move financially and can be equal to, if not better than, owning a home, if you do it right. Renting is less expensive. Your rent is fixed for at least 12 months, so it’s easy to budget. It increases incrementally and offers no surprise fees. A house will always need work – a roof, furnace, windows, a plumber, an appliance – all of which are out-of-pocket expenses. Factor in a lawnmower and snowblower – that’s not just money, but labour, too. If you’re thinking condo, monthly maintenance fees are over and above the mortgage and utilities, as well as in-suite plumbing issues, should they occur. Renters have lower insurance rates and fewer bills – and if you rent “all inclusive,” everything is included in the rent. As for that cashout you get when you sell your home? Take all of the money you’re not spending on repairs and upkeep and either use it now to enjoy a lifestyle, or find a good financial advisor and get that nice nest egg growing. Better than a home, you can access your investments as you need them and you don’t have to wait until you sell your home to leverage your own money. HOMEMADE GRANOLA
Simple to make and super nutritious, this homemade granola recipe is a perfect way to ensure you start the morning off right! We all know that breakfast is the most important meal of the day. But mornings can be busy, right? Make this recipe in advance (you can store it for up to two weeks) so you have it ready to go. Also, this granola can be made without nuts and works well with many substitutions. Enjoy making your own tailor-made version.
INGREDIENTS
DIRECTIONS
2 cups
PREHEAT the oven to 300 F.

1/2 cup hemp hearts 1/2 cup chia seeds 1/2 cup pumpkin seeds 1/2 cup walnuts 2 tbsp
cinnamon
2 tbsp
coconut oil
3 tbsp
maple syrup
1 tsp
vanilla extract
COMBINE all dry ingredients in a large mixing bowl. Meanwhile, in a saucepan, whisk coconut oil, maple syrup and vanilla until combined and warmed (about 2-3 minutes). POUR wet ingredients over the dry ingredients and mix well (don’t be afraid to use your hands!). ON a baking sheet, spread the mixture in a thin layer and bake for 10-15 minutes or until lightly golden. Make sure granola has completely cooled before serving or storing. KEEP your granola in an airtight container (such as a mason jar) in a cool, dry place for up to two weeks.

RIOCAN ENTERS RESIDENTIAL RENTAL MARKET WITH
RIOCAN LIVING RioCan announced on March 5 it is moving into the residential rental market with the launch of RioCan Living. The new brand will see selected existing retail shopping centres turned into mixeduse communities, marking the company’s official, and permanent, entry into the residential market. “Over the last 25 years, we have accumulated a unique portfolio of income-producing properties with significant redevelopment potential, strategically situated on or near existing or approved transit lines,” says Ed Sonshine, chief executive officer of RioCan. “During that same time, a large shortage of new purpose-built rental buildings has emerged in Canada’s urban centres.” Jonathan Gitlin, senior vice-president, Investments & Residential, says RioCan is uniquely positioned to address the rental void by pursuing the highest and best use of its assets on behalf of unitholders. “It’s incumbent upon RioCan to figure out ways to make our properties better, more effective, and more valuable. At the same time, we are delivering best-in-class, professionally managed residential units at a significant scale to the cities and communities that need it most.” RioCan has identified 43 projects within its portfolio as mixed-use residential opportunities with the potential to translate to more than 20,000 residences in Canada’s six major markets. All but a few of the projects are currently slated to house rental apartments, with proposed developments ranging from affordable to ultra-luxury. All will be developed and managed to 30
impeccable standards, backed by RioCan’s proven track record. There are currently approximately 2,800 units (consisting of approximately 2,100 residential rental units and more than 700 condo units) spread between eight RioCan Living projects that are, or will soon be, under construction, with the first rental completion scheduled for as early as the first quarter of 2019. Of the projects actively under development, six are in Toronto, one is in Calgary and one is in Ottawa. Each of the eight properties is located along a major public transit corridor, with locations in Toronto ranging from prominent intersections such as Yonge and Eglinton, Front and Spadina and College Street, and existing shopping centres including Gloucester Silver City Shopping Centre in Ottawa and Brentwood Village in Calgary. “Building on or close to transit will allow us to deliver sustainable, livable communities that minimize the impact on the environment while offering future residents the opportunity to live, work and play within a reasonable distance,” says Sonshine. “We want RioCan Living buildings to stand out from the pack. We’re working with bestin-class designers and trades to develop communities that will stand the test of time. We intend to become one of the leading residential landlords in the country.” Gitlin adds each new residential development will share a distinct set of characteristics that will define RioCan Living communities moving forward. These include: easy access to major commuter

WHAT HAPPENS IN THE EVENT OF AN
APARTMENT EVICTION? ANNE MARSHALL
Moving out of your apartment is usually a cause for celebration. So what happens if your “fresh start” isn’t happening by choice, but instead by eviction? In Ontario, you can be evicted for non-payment of rent or regularly making late rent payments; disturbing your neighbours; causing excessive damage to the unit or building; committing illegal acts; exceeding the number of allowable tenants; or lying about your income at the time of application. Your landlord may also evict you if they intend to demolish or renovate the property to an extent that requires you to vacate; rent the unit to a member of their immediate family (or that person’s caregiver); or no longer rent it as housing. If your building comprises three or fewer residential units, and your landlord sells it to someone who asks you to vacate, you may also be evicted, but only after the end of your lease period. If you’re in any of these circumstances, here’s how the process works: Your landlord must first send you a Notice of Termination of your lease, outlining the specific reason(s) you are being asked to move. If the stated reason is something you can fix, like non-payment of rent, the notice will outline a specific timeline to correct the situation. If you are unable to address the wrong 34
and will not agree to move, your landlord must apply to the Landlord and Tenant Board for an eviction hearing, which you should definitely attend. But you can’t be forced to move until after the hearing happens. Should the Board rule against you, an official Eviction Order will be issued. You’ll want to make arrangements to find another place to stay quickly, even if it’s only temporary. Eviction orders are legally binding to all parties. Once an order has been issued against you, if you won’t leave voluntarily, your landlord must take that document to the Superior Court of Justice Enforcement (Sheriff’s office) to schedule an eviction. The Sheriff then sends out a Notice to Vacate, instructing you to leave the rental unit on or by a specific date. If you’re smart, aim to be gone when they come knocking. Hunkering down behind boxes, screaming “You can’t do this to me!” like one notorious Toronto tenant did, probably isn’t going to satisfy the law. Nor will it impress your landlord, who must accompany the Sheriff to the eviction. But if you do decide to stage a “Hell no, I won’t go” protest, here’s what you can expect: The Sheriff will knock on the door, announcing who they are, and ask you to leave. Even if you don’t answer, your landlord will gain entry, as you no longer have any legal right to occupy. Don’t bother with the deadbolt and chain, either: locks must be changed in the presence of the Sheriff, so there’s usually a
locksmith on hand. While it’s incredibly rare for a tenant to not leave peacefully, in such instances police will be called to remove you from the property. Once the lock is changed, if you haven’t got all your stuff out yet, you have 72 hours to do so. Your landlord has to make the unit accessible to you from 8 a.m. to 8 p.m. for the next three days, so that you can retrieve your belongings. Beyond that point, anything that remains in the unit or building becomes your landlord’s legal property, and they can do whatever they wish with it. So if you’re facing a similar situation, you’ll want to be more than ready to go by the time the law arrives. MOVING CAN BE FUN AND
KID FRIENDLY CHUCK RESNICK Moving can be stressful for children. The change can be overwhelming, but there are ways to make it easier on them. It’s important to inform your kids as soon as you can about the family’s plans to move. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making. If kids feel included and take ownership of their new-home decision, the transition will go much easier. Moving is a family process, so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff. Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and it’s OK to have these feelings. Involve your kids in the packing process and start packing ahead of time the items you will not need. Sentimental items your children
treasure such as special blankets, beloved stuffed animals and photo albums should be kept in a separate bag or box that they can keep close until moving day, and then bring with them to your new home. Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast-food locations, new neighbourhood tennis courts, soccer clubs, baseball associations. Check with the local school PTA to determine if there is a Welcome Wagon program, arrange a tour of their new school and meet the teachers ahead of moving day. Make sure children say goodbye to the important people in their lives. Help them prepare a list of phone numbers, emails and addresses. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule a few play dates
with their friends before your moving day. Give your kids an inexpensive digital camera to take as many pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos. Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make new friends in their new neighbourhood. Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic. THE PERKS OF
LIVING ALONE KATHRYN KUSYSZYN To have a room of one’s own, as famously championed by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation and pollution of all sorts, living alone provides a sanctuary for the soul. It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications. Primary among the benefits of living alone is the freedom afforded
to come and go as one likes, do as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly! Other perks are privacy and the opportunity for full selfexpression. No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3 a.m., having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around with whom to get into long conversations. The next Great Canadian novel is more
likely to be written without the distraction of others. When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples. Apparently, so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it. The benefit of guaranteed quiet at home is a welcome contrast to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude. A single inhabitant home can also be a castle. Knowing that everything is just where one left it (except mischievous pets), is a feature not available to multiperson households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else. So if you think about it, for reasons of social health, peace of mind, self-expression and creativity, solitary living is on the upswing. Virginia would certainly approve.
