EDITOR’S NOTE

HOW GREEN IS YOUR BELT?

WAYNE KARL MANAGING EDITOR NextHome

In recent issues of NextHome, we – and our columnists and in other content – have touched on the upcoming provincial election as Ontario’s “housing election.” A growing affordability crisis in the GTA, limited lowrise supply and therefore choice for buyers, and government policy and the effect on all of it... there’s no question housing needs to be part of the discussion. With barely three weeks to go to June 7, the countdown is on. PC leader Doug Ford recently spoke out about using a “big chunk” of Ontario’s Greenbelt as part of his “plan for affordable housing.” But then he backtracked, leaving us wondering where he really stands. And what of the other major candidates? Where do these issues sit on their platforms? Our time to find out is limited. Far from the only election issue – count the economy, hydro, chid care, medicare and others among them – housing needs to be on the agenda. It’s time to ask all parties: How do you plan to address these issues?

TIME TO CUT THE RED TAPE TO BUILD MORE HOUSING

DAVE WILKES The Greater Toronto Area (GTA) is expected to grow fast in the coming decades and we have many reasons to celebrate this population boom. New residents bring their skills and talents and they spur economic growth from which we all benefit. We should be building a healthy supply of new homes fast so both newcomers and existing residents can find places to live at prices they can afford. Unfortunately, as things stand, getting new homes to market in the GTA is a process hindered by red tape and lengthy delays. In order to get approvals for a new project, developers have to navigate layer upon layer of government regulation. On the municipal level alone, they go through 15 major approval steps to complete a townhouse complex or a single-family home, and nine major steps for a highrise building. To be clear, our industry supports regulation that ensures safe, well-built projects. The problem arises when avoidable delays in the approvals process hold up housing projects. As an example, many development applications hit a snag when they are reviewed for compliance with the municipality’s zoning bylaws. Because these are not updated regularly, a development application could be in keeping with provincial intensification targets and even the municipality’s own Official Plan, 16  NextHome.ca

yet still not comply with outdated zoning bylaws. This means that the developer has to apply for variances or amendments, which often translates into delays. To give a recent example, a condo and townhouse project in a Toronto neighbourhood, representing about 200 units of new housing, had months added to its timeline because the developer had to apply for more than 20 bylaw variances. Provincial regulation can also create unnecessary delays in bringing new homes to market. In York Region, for instance, communities have been waiting since 2014 for an environmental assessment approval from the Ministry of the Environment and Climate Change for a sewage solution project that is intended to service Aurora, Newmarket and East Gwillimbury. Without this crucial piece of infrastructure, new housing development in the area is stalled. What do these delays and red tape mean for you? It means housing is slow to come to market, so if you are looking for a new home to buy, you have fewer options to choose from.

Delays also add tens of thousands of dollars to developers’ costs, so your new home will ultimately cost you more. And delaying the building of new housing means that your municipality misses out on the tax revenues that new residents would bring, which translates to less funding for community needs like transit, libraries and emergency services. It’s time to make housing a priority in the GTA and look for solutions to end unnecessary, costly red tape and bring new homes to market faster. The lead-up to elections is the perfect time to talk about this and other housing issues with your candidate for public office. ADVICE | STAT CHAT

ONTARIO’S GREENBELT ARE ITS DAYS NUMBERED?

BEN MYERS In late April, it was revealed that provincial Progressive Conservative candidate Doug Ford intends to “open up” part of the Greenbelt for housing development. One of the largest such areas in the world, Ontario’s Greenbelt is a permanently protected area of greenspace, farmland, forests, wetlands and watersheds that covers approximately two million acres in Southwestern Ontario. This revelation has sparked much debate. Full disclosure: I live in the city of Toronto, I walk to work and take transit to downtown meetings. I have no desire to live in a so-called bedroom community. However, I have three kids, and I was lucky enough to get into the market before prices exploded, so I fully understand and feel for young families who want to live in affordable single-family developments in the suburbs, or outside of the GTA. I am a YIMBY (Yes in My Backyard) and support all forms of new housing. I believe in dense, transit-friendly suburbs, as opposed to banning all new greenfield development. Strangely, no one was asking for the Greenbelt to be opened up, not even housing developers. There is vacant land available to build new homes inside the Greenbelt, but municipalities are slow to approve those lands for new home subdivisions, and slow to build the needed infrastructure to support it. Available supply

has dropped to extremely low levels, and costs have gone way up, leading to sky-high new home prices. Despite the slow planning process and lack of servicing allocation, removing lands from the Greenbelt that are adjacent to existing sewer and water connections, existing GO Transit Stations and suburban employment centres could help housing affordability. Ford is trying

“

”

to capitalize on middle-class angst and frustration with housing market conditions, as well as the desire of many Canadians to own a “piece of dirt,” so to speak. The province wants intensification, infill development and family-friendly condos that take advantage of existing infrastructure, reduce car usage

and are more environmentally friendly. By reducing urban sprawl, the hope is that potential buyers will buy in downtown condominiums near the subway, or stacked townhouses on other rapid transit lines. Some residents have taken that route, chosen to reduce their commute, get rid of their car and live closer to amenities. Many have decided to jump the Greenbelt and buy in Brantford, Guelph, Orillia, Lindsay and Cobourg, increasing their commute and car usage, while reducing time with their families. Others have rejected condo living, and choose to overpay for existing single-family homes, putting themselves in financial peril. Urban condo development is expensive due to higher land, construction and financing costs, leading to higher home prices. Conversely, long commutes, traffic and loss of farmland is bad for economic prosperity and is environmentally unfriendly. Will a reduction of Greenbelt lands make you more or less likely to vote for Doug Ford? Ben Myers is President of Bullpen Research & Consulting, a boutique real estate advisory firm that works with land owners, developers and lenders to better inform them of the current and future macroeconomic and site-specific housing market conditions that can impact their active or proposed development projects. ADVICE | CONDO PRO

WHY GO CONDO? BARBARA LAWLOR

Let me count the ways. Aside from the fact that condominiums in the Greater Toronto Area are far more affordable than low-rise homes, the reasons why people choose this type of real estate are many and varied. Location tops the list, with condos being developed across the City of Toronto and the GTA, all situated close to transportation nodes and amenities. This lifestyle promotes walking and bicycling rather than using a vehicle to run errands and access entertainment and shopping. Most of these condos are also minutes to major highways for longer trips. And how about outward appearances? Whatever your preferred design style, you are sure to find condominiums that satisfy your taste architecturally. We have some of the world’s finest architects based right here, and they are brilliant when it comes to designing striking buildings that enhance their surroundings. Interior design has evolved over the years as well to maximize space usage and incorporate features and finishes that rival the upgrades lists of yesteryear. Openconcept spaces, floor-to-ceiling windows, linear kitchens – the highlights of these layouts speak directly to the way today’s savvy buyers want to live. And let’s talk building amenities, which are light years ahead of the old swimming-pool-in-the-dingybasement type of nicety. Today’s 26  NextHome.ca  |  GTA

amenities are bright, beautiful and inviting, from exercise facilities to engaging theatres, gorgeous party rooms, stunning rooftop gardens, kids’ play areas, and even retail in some condo podiums. How convenient can you get? Another great reason to choose a condominium is carefree living. With maintenance, repairs and upkeep facilitated by the condo board of directors, residents can lock the door and leave without worrying about any of that. People who love to travel also love that peace of mind. And speaking of peace of mind, new condominiums are constructed with the latest technologies and are built to Ontario Building Code standards. This document is updated regularly to ensure homeowners enjoy the best possible scenario with regard to quality and privacy. Add to that the effort developers are putting into lush landscaping, and the results are lushly luxurious. In addition, the new designs, materials, construction techniques and hardy landscaping translate to buildings aging more beautifully than ever before. Condominium suite owners and their families also benefit from the work of the board of directors, a body of like-minded residents who set guidelines that protect your

safety, privacy and investment. Restrictions on allowable pet sizes, reminders of common courtesy when in the common areas, limits on what residents can post on their suite doors and/or balconies – these stipulations are for the good of everyone involved. INNISFIL COUPLE CHOOSES RADIANCE AS THEIR LIFESTYLE AND INVESTMENT

The couple registered early and were among the first to visit the Presentation Centre. “What drew us to Radiance was the uniqueness of their design concept,” Sam adds. “DIAM’s Radiance big city styling came to a small town, just minutes from Lake Simcoe.” Sam and Lucy Arnone look at everything through the eyes of investors. In addition to Sam working in sales in the electronics industry, he and Lucy own an investment company. “We always keep our eyes open as to what’s happening in the market,” Sam says, “and when we saw what DIAM Developments offered at Radiance in Innisfil, we knew we were on to something special. Our townhome purchase is more than a financial investment for us; it is where we intend to live.” 30  NextHome.ca  |  GTA

The couple registered early and were among the first to visit the Presentation Centre. “What drew us to Radiance was the uniqueness of their design concept,” he adds. “DIAM’s Radiance big city styling came to a small town, just minutes from Lake Simcoe.” Innisfil residents for two years, Lucy and Sam previously lived in King Township, and before that, Maple in Vaughan. “As those municipalities grew and we became empty-nesters, we decided to make a lifestyle change to a smaller municipality, like

Innisfil. Our two daughters also live in town as well.” The family’s reasons for moving to Innisfil include the fact that for a short drive north of the GTA, they are immersed in surroundings that are home to micro-farms, a hatchery, aviaries and other natural spaces. Sam adds, “I can’t remember the last time I couldn’t count the stars because of the light pollution GTA areas experience. Radiance will soon have a GO Station right at our doorstep, and more infrastructure is coming.

The Arnones are also pleased with their purchase experience. “Everyone at DIAM Developments has been very pleasant from start to finish,” Sam says. “We did our research before buying, and knew of the company as a boutique lowrise custom developer in Toronto that paid attention to everything, entering the highrise market.” We have great confidence in this community.” The Arnone’s purchased the 1,539-sq.-ft. two-bedroom Lustre design townhome with nearly 400 sq. ft. of patio over their garage, plus the ability to add an optional rooftop patio on the upper level. “That really appealed to Lucy and me,” Sam says. “Their designs and rooftop terraces are totally different from anything else we have seen in and around the Simcoe area. Plus, with the open-concept interior, we will have a great space for our family to congregate. Their

contemporary styling allows a grand feel on a smaller footprint. The ground level could become another bedroom or family room, so we have flexibility. The minute we saw the layout, we knew it was perfect for us. The standard features are high-quality, and value for the price is incredible.” The Arnones are also pleased with their purchase experience. “Everyone at DIAM Developments has been very pleasant from start to finish,” Sam says. “We did our research before buying, and knew of the company as a boutique

lowrise custom developer in Toronto that paid attention to everything, entering the highrise market. Their trademark attention to detail has transcended to Radiance.” Looking ahead, Sam says, “Gone are the days when people needed to own a home and a cottage. At Radiance, we’ll enjoy the best of both those worlds.” As DIAM prepares for the next release in early spring 2018, purchasers can learn more by registering at radianceinnisfil.ca or by calling 905.497.6993. Kleinburg sits on a narrow patch of land tucked between two branches of the Humber River. The “old town” village is bordered by Hwy. 27 on the west and Stegman’s Mill Road on the east. The origin of its name is disputed. Kleinburg was named either after its former owner, John N. Kline, or the name is a direct (and well-suited) translation from German, literally meaning “small mountain.”

A quick snapshot of Kleinburg households reveals a majority are English speaking and university educated, married with children, and mostly homeowners with a small fraction making up the rental market. Kleinburg residents are a friendly bunch who enjoy life at a slower pace, as evidenced by the packed sidewalk patios and parks.

THE VIBE

Kleinburg is a living picture of a Group of Seven artwork, many of which are on display at the local McMichael Canadian Art Collection. BEDROOM by JO ALCORN

Decorating your bedroom last is a common faux-pas. Really, the opposite should be true. Your bedroom is the first thing you see in the morning, and the last place you curl up each night. So, it should be a space that makes you happy and where you enjoy spending time. I recently worked on a bedroom that completely lacked inspiration. In a house where the rest of the rooms were stylish, functional and inspiring, this revamp was long overdue. Read on to find out how I created a dream bedroom makeover.

PAINT COLOUR To start, I always recommend a paint colour that you love; choose one that gives you a serene, relaxing feel and that speaks to you personally. For this space, I chose Benjamin Moore’s (benjaminmoore.com) Wickham Gray HC-171. It was the base that started to bring this room to life.

DESIGNER TOUCH Every room needs interest and dimension, and the bedroom is no exception. I made this room a designer’s dream by creating a wall treatment using great trim products from Metrie (metrie.com), which gave the space an elegant feel.

STANDOUT PIECE A fireplace is the perfect addition to a bedroom setting and this electric unit adds the perfect ambiance. This fireplace is a Dimplex (dimplex.com) unit that took the homeowner only 25 minutes to unload, unpack and set up! While the fireplace alone is eye-catching, we didn’t stop there. We had a custom build-up created with a mantel, to make the fireplace really stand out. I used Metrie products again and matched the existing crown moulding to the new unit. The finishing touch on the mantel was to add some great artwork and accessories from HomeSense (homesense.ca) to really pull it all together.

MATTRESS No bedroom is complete without a bed – it is the most important functional piece in the room. In this space we used a Casper mattress (casper.com), which was delivered in a box right to the homeowners’ front door. It’s a great option for people without cars and city dwellers. Plus, it’s extremely comfortable! I paired that with the headboard and bed frame from my Jo Alcorn Collection (alcornhome.com)

34  NextHome.ca  |  GTA

LINENS

LIGHTING

This is where you can have some serious fun with patterns, colour and texture. I started with crisp white sheets, pillows and pillow cases from Casper and topped it off with a subtle duvet cover from HomeSense. From my Jo Alcorn Home Collection, I used pillows to incorporate the exact texture and finishing touches that are perfect for this room.

Don’t forget about lighting… and darkening. You need to make sure you have the perfect lighting for reading and relaxing, but darkness is a necessity for sleeping. In this bedroom, the side table lamps and curtains were purchased from Wayfair (wayfair.ca). A stroll through Bouclair Home (bouclair.com) found the perfect ceiling light. Sometimes a wander through a home store will inspire your creativity and help you find those unique pieces that can complete a room.

PRACTICAL ELEMENTS I often add a bench to the end of the bed. It looks great and is the perfect place to pile your decorative pillows and throw at night when you turn in. For this space I used this stylish white bench from Bouclair Home (bouclair.com), which fit perfectly into the space and budget.

UNDER COVER IN THE MARKET FOR NEW BEDSHEETS? JOANNA GOODMAN, OWNER OF AU LIT FINE LINENS, EXPLAINS IT’S NOT ALL ABOUT THE THREAD COUNT! WHO KNEW, RIGHT? CHECK OUT HER TOP TIPS BEFORE YOU HIT THE SHOPS There are three components to look for when purchasing authentic quality sheets:

1.

THE TYPE OF COTTON. Long staple cotton is considered to be the best in the world, due to the strength and softness of its long fibres. Egyptian and American Pima are two of the world’s best cottons.

2.

WHERE THE FABRIC IS WOVEN. Italian mills are the world’s foremost experts thanks to their long history of weaving and superior technology. Sheets woven in Italy, or other parts of Europe such as Portugal and Switzerland, will typically be of a higher quality than parts of the world where weaving is a more recent industry and technology is not quite as advanced.

3.

THE THREAD COUNT. Look for a thread count higher than 200 (less than 200 is called muslin), but remember, thread count is a personal preference. It’s all about determining what feel you like best. Do you prefer your sheets to feel soft or crisp? Fine or heavy? It’s up to you! What matters most is that the sheet has the very best raw materials: Long-staple Egyptian or Pima cotton, and a superior weave.

EXPERT TIP: Always look for 100-per-cent long staple cotton sheets. Labels can be misleading. While numerous brands claim to use “Egyptian cotton,” their linens may contain as little as one per cent. Make sure the packaging says 100 per cent Egyptian or Pima cotton. Also, where the product is made is not necessarily where the fabric is woven. If you find a very inexpensive sheet with a really high thread count, it’s probably not pure Egyptian cotton, or has an inferior weave from a country without a long history of weaving or state of the art technology. 39

Designer Jaclyn Harper creates a dainty nursery for her daughter Evie and shares some information on how you can create your own personalized baby room There are so many things to consider when designing your baby’s nursery. Do you want it to be gender specific? Do you want furniture that will grow with your child? Is it a small space? Are you on a tight budget? I’ll stop there. It can be overwhelming for sure! I’m here to help. Let’s get you thinking about your nursery by breaking the design down into three parts.

Jaclyn Harper is a TV host, interior stylist and new mom living in Burlington, Ont. You may recognize her from shows such as Tiny Talent Time, Morning Live First Edition and The Shopping Channel. She has also worked behind the scenes for the Property Brother’s Show Buying And Selling. When Jaclyn isn’t on TV or creating beautiful designs, you’ll find her latest projects on her blog jaclynharperdesigns.com. From DIYs, design projects to life as a new mom, her lifestyle blog and YouTube channel give her fans a peek into her family life. 40  NextHome.ca

FLOORPLAN Before you decide on a colour or finishes for your room, it’s important to consider the space that you’re working with. If you have a small nursery (like I do), I’d suggest avoiding heavy and bulky furniture items. This means opting for a crib that has thin spindles and sleek lines. Keep this in mind when shopping for your dresser and glider as well. The bigger the furniture, the smaller your room will feel. The only item this does not apply to is an area rug. I love the look of a layered rug to make a room feel cosy. There are some fantastic washable options for kids that you can throw right into the washing machine. I then like to ground the space with a large neutral rug. This can add texture and warmth to the nursery.

You can use green painter’s tape to measure out the furniture you’re sourcing. It will help give you an idea how everything will fit into the room.

COLOUR When it comes to the colour of your space, I’ve got a great rule for you to consider. I call it the 60-30-10 rule – 60 per cent will be the primary colour. For example, let’s choose white (I love a neutral white wall for any space). Then you’d choose a secondary colour at 30 per cent for the room – let’s go with pink. Lastly, your accent colour, which is your 10 per cent, could be green. I know this sounds like a strange combination, but if you look at my nursery for Evie, that’s exactly what I’ve done. This is a great colour theory for any room in your home. Also keep in mind, when it comes to colour, you don’t have to go crazy with your paint selection. Stick to areas that you can change easily such as smaller accessories. Crib sheets, throw blankets, pillows and rugs are a great place to play with colour and pattern. Bouclair (bouclair.com) has quite the selection of colourful accessories to choose from in its baby and kids’ line, but you can also use items from its regular line, which can then grow with the space.

FINISHING TOUCHES Speaking of accessories, the biggest tip I can give you would be – don’t over do it. A lot of the time, people put too many trinkets on display, which can ultimately make the space look and feel cluttered. Go for fewer items on display to finish off your nursery. For instance, I’ve decorated Evie’s nursery with simple accessories such as a curated selection of children’s books, a plush stuffie, an adorable frilly dress, potted plants and even single pair of shoes. Now, that’s practical decor, right? The Shoe Fairy (shoefairy.ca) has an amazing selection of shoes for your nursery. I also suggest artwork that isn’t just for your baby. You’re the one that will be spending copious amounts of time in this space. Make it livable and enjoyable for you. Purchase a piece that you love – you will be staring at it a lot!

NEIGHBOURHOOD PROFILE

THOROLD A PROUD, LOYAL COMMUNITY HOT SPOTS

COSMOS DINER You can’t miss the retro pink exterior of this classic breakfast and lunch joint, but the colour is the only thing that’s cutesy about this excellent diner. facebook.com/cosmosdiner

ANNE MARSHALL

The small city of Thorold, Ont. sprang up around the construction of the first Welland Canal, and the current canal still runs right through the heart of the community, drawing thousands of tourists annually. Immediately adjacent to St. Catharines, Thorold begins at St. David’s Road near Brock University and is bounded by Thorold Townline, Chippawa Creek, and Pelham Street. THE VIBE

Thorold’s history and importance to the development of the region are tremendous sources of local pride. Its quaint downtown has never had to be “revived” or “restored.” It’s simply survived and thrived, thanks to the patronage of this loyal community. People here are proud to live and shop locally. MEET THE NEIGHBOURS

Traditionally a working-class 46  NextHome.ca  |  GTA

community, it’s unusual to meet anyone with Thorold roots who hasn’t had at least one family member working on the Locks or docks, or as a “laker” on the great cargo ships. Descendants of the first European settlers – and the (mainly Italian) immigrants who shortly followed – form the bulk of the population. Visible minorities make up just two per cent of the population, mostly black, as Thorold and the St. Catharines area were a terminus for the Underground Railroad.

FIGG STREET CO. This lovely shop has handmade gifts and stationery. “A beautiful card or a lovely piece of handmade paper, nurtures the soul,” says owner Antoinette D’Angelo. figgstreetco.com

PLANES, TRAINS & AUTOMOBILES

Thorold covers a lot of ground, so while walking in the more densely developed downtown is quite ideal, it’s not the best way to get around. There are great paths for cyclists, and traffic is relatively calm, so that’s a good option if not necessarily a year-round one. The St. Catharines Transit Commission provides bus service, but most residents drive. Easy access to the QEW via Thorold Stone Road or Hwy. 406 makes it attractive to commuters

GYPSY ALLEY Voted Niagara’s best clothing shop eight years in a row, Gypsy Alley stocks a carefully curated selection of men’s, women’s and children’s fashion and casual wear. facebook.com/gypsyalleythorold

ADVICE | KEEHN ON MONEY

HOME EQUITY SHOULD YOU USE IT?

KELLEY KEEHN

Do you have a nest egg of equity built up in your home? Have you been tempted to access it because of cheap interest rates and the ease of dipping into that line of credit attached to your home? If so, take note: The top regulator in Canada is urging you and all Canadians to avoid treating your home as an ATM. In June 2017, the Financial Consumer Agency of Canada found that the number of households that have taken a home equity line of credit (HELOC) on top of their mortgage has increased almost 40 per cent since 2011. Lucie Tedesco, FCAC commissioner, was quoted as stating, “At a time when consumers are carrying record amounts of debt, the persistence of HELOC debt may add stress to the financial well-being of Canadian households.” HOW DANGEROUS IS IT TO TAKE EQUITY OUT OF YOUR HOME FOR, SAY, CONSUMER DEBT?

Sheila Walkington, Vancouverbased, fee-only Certified Financial Planner with Money Coaches Canada, says it’s smart to roll consumer debt to a HELOC to reduce interest costs “but it is not smart if you continue to run up debt on the line of credit. Many people think they will never use all that credit the bank is offering, but for some, it’s way too tempting and all too easy to dip into it.”

WALKINGTON’S TOP TIPS:

• Know your numbers! Be clear on what income you have coming in and what expenses you expect. Living within your means takes a conscious effort and planning. • Use a separate bank account (or several) to save for things such as property taxes, travel and gifts. • Don’t bury your head in the sand and “hope for the best.” Many folks are very optimistic about the future, and anticipate that their next bonus, raise or windfall will cover debt or unexpected expenses. • Reach out for help. Sometimes an impartial third party such as a Certified Financial Planner can provide an outside perspective on how to gain control and

create a spending and savings plan that will work for you. • Set priorities. Be clear on what is important to you and ensure you have money for these things. But also know that if it’s not a priority, maybe it is best to say “no” or “not yet” for some expenses. Kelley Keehn is a financial literacy advocate who has been on a mission to “make Canadians feel good about money.” She is the author of eight published books and is also a speaker, media personality and consumer advocate for the Financial Planning Standards Council. MILLENNIALS NOT SAVING FOR HOMEOWNERSHIP: CIBC Canadians aged 18 to 37 who rent or live with family still dream of owning a home – but few are on track to make it a reality, according to a new poll from CIBC. While nearly half (46 per cent) of those who intend to buy plan to do so within the next five years, 76 per cent haven’t started to save or have accumulated less than a quarter of their down payment. “Our survey reveals that few millennials are taking the necessary steps to make the move to homeownership,” says Grant Rasmussen, senior vice-president, Mobile Advice, CIBC. “You can’t buy a home with intent and desire alone. It’s important to have a financial plan to make the most of your income and set yourself up with the right savings plan to achieve your goals now and in the years ahead. “The key is to understand your total housing costs and start planning early so you can consider your rent versus buy options in the context of your overall financial plan and desired lifestyle.” The poll findings show that while the top reason for owning a home is to provide “a place to set down roots and raise a family” (49 per cent), an almost equal number also feel that renting is a “waste of money” (46 per cent). Poll findings also suggest that renters are not taking advantage of the opportunity to save for their future. As many as 60 per cent of millennials believe renting is just as costly as homeownership. However, the poll finds that millennial homeowners spend as much as 50 per cent more per

month on housing costs than their peers who rent, and 51 per cent of homeowners admit they didn’t quite understand the total costs of owning a house before making their purchase. Despite the higher expenses, millennial homeowners still manage to save more each month than renters or live-at-homers, on average $566 compared to $368 or $360, respectively. Further, homeowners have amassed an average nest-egg of slightly more than $60,600 – more than double that of their peers who rent or live at home. “Deciding to buy a home is often the trigger for most people to get serious about their finances, cut spending and build the necessary savings habits and behaviours to achieve that goal. But for millennials who rent or still live with family, it’s easy to delay or put off savings and developing a financial plan,” says Rasmussen. Key questions for whether to rent or buy a home: Are you planning to live in this home for at least five years? Do you have an adequate emergency fund to cover any unexpected costs? Are you willing to do your own property maintenance and repairs? Do you have enough saved to cover a down payment and closing costs? Are you clear about your total monthly costs beyond just your mortgage payments, including taxes, insurance, utilities and condo fees, if applicable? Will you have additional savings and be able to contribute regularly to them if you purchase a home?

TAD PUTYRA

GREAT GULF PRESIDENT & COO, PRESIDENT, H+ME TECHNOLOGY by WAYNE KARL

It may not seem like important news, but newhome buyers might want to take note of Great Gulf’s recent registration of its H+ME Technology with the Canadian Standards Association (CSA). Why? It means the home builder’s manufacturing processes – notably prefabricating floor, wall and roof assemblies as integrated panels in a controlled, indoor plant environment – are verified by an independent third party. And that could mean higher quality homes. NextHome spoke with Tad Putyra, president and COO of Great Gulf, and president of H+ME Technology, to understand just how significant an achievement this is, and what it means for homebuyers.

NextHome: For Great Gulf, how significant an achievement is H+ME Technology being registered with the CSA? Tad Putyra: CSA certification is an important milestone in our pursuit of constant improvement of product and process. Through verification by a third party, our quality assurance program becomes more credible. NH: What does it mean for homebuyers? TP: For years, Canadians recognized the CSA label as a synonym for safety and quality – homes have always been equipped with electrical, mechanical and plumbing products (to name a few) that are labeled by CSA. Now, the actual structure of the home is 60  NextHome.ca

also subject to the same rigorous system, satisfying homeowners’ expectations of quality. NH: What products or benefits from H+ME show up in lowrise homes, versus mid or highrise? TP: H+ME Technology has engineered and manufactured many multi-storey condominium projects. The quality expectations for these kinds of buildings are extremely demanding and require collaboration with a number of specialized engineering consultants which are typically not required in the lowrise context. The experience of working on such projects allows us to implement elements of these higher standards to lowrise construction as well for an ultimately higher quality product. NH: Are the benefits more about quality and durability, or energy efficiency? TP: The entire home performs better when the structure is manufactured according to clearly defined specifications. Our buildings are manufactured by CNC (computer numerical control) equipment which needs to be fed perfect 3D instructions. This creates an all-round better product because, for example, a house which is perfectly level and square will create a better platform for finishings such as tile, cabinetry, windows, doors and trim. In addition, houses manufactured on our computerized equipment have

a perfectly fitted exterior envelope which makes them more energy efficient. NH: How does Great Gulf market these construction qualities? Are they something the company actively mentions and ‘sells’ to prospective buyers? TP: The value of houses manufactured and assembled by H+ME Technology is extensively explained through educational videos and literature handouts in our sales offices, and all of our customers are given a virtual tour of our manufacturing process. We also have a strong presence on social media through our own channels and via third parties. NH: If homeowners were not aware of these technologies and methods in your home building, how much would they notice? TP: CSA certification allows us to provide home structures with labels which are specific to a particular house providing information which can be relevant not just to the original homeowner, but also for future resale, as well. Structures by H+ME Technology deliver a perfect platform for the finishing materials.

NH: What’s next? What other advances might be coming down the pipe? TP: The next challenge from the structural point of view is to have houses weather proofed within days during construction, rather than weeks. With regards to the overall performance of the house, we are concentrating on implementing the principles of the Active House concept: Comfort, environment and energy. We want our houses to be designed to provide a healthy lifestyle, so elements such as indoor climate and daylight supply (which can impact circadian rhythms) are critical to our health and the future design of our homes.

NH: What other leading-edge building technologies does Great Gulf include in its homes? TP: All Great Gulf homes are protected with a weather resistant barrier in the form of a synthetic material or exterior panel with an integral membrane. This prevents rain penetrating the wall assembly. The footings of our homes are covered with a synthetic barrier resisting upward migration of moisture into the foundation. Control of moisture in our houses is part of our focus on interior climate control to enhance comfort and produce a “healthy living” home.
