Edward Rogers and Mississauga Mayor Bonnie Crombie recently kicked off the beginning of construction for Phase One and Two of Mississauga’s new masterplanned community, M City. Shovels have hit the ground on the future site located on the corner of Burnhamthorpe Road and Confederation Parkway. Defining the western edge of Mississauga’s skyline, both flagship towers will anchor the legacy project by Rogers Real Estate Development Ltd., a private holding company owned by the Rogers family. Assembling a team of worldclass planning and design experts, Rogers Real Estate Development and Urban Capital brought in leading Canadian-firms CORE Architects and Cecconi Simone to handle building design and interiors. New York-based urban design firm Cooper Robertson was contracted to reimagine the 15 acres as a truly liveable community. The site’s new framework will extend existing city streets on a unique, angular plane to create a fine-grained network of blocks, enabling a pedestrian-friendly environment, while typical residential blocks will provide two-way roads with onstreet parking, generous sidewalks and residential frontages.

GERANIUM PROVIDES BEHIND-THE-SCENES TOUR Geranium Homes recently hosted more than 75 eager homebuyers, guided by experienced site superintendents, on an informative Hard Hat Tour of one of its construction sites. “We’ve been holding these tours, when our construction programs permit, for the past eight years, and always get an excellent response,” says Brent Shaw, general site superintendent. “Building is a highly complex process and we believe it helps to share how we apply best practices in construction methods and materials to ensure a top-quality home for our buyers.” Guests were led through a two-storey detached home at the company’s sold-out Trails of Cardinal Point in Stouffville, where families recently began moving in. The groups consisted of buyers of Geranium’s detached home communities in Aurora, Stouffville and Pickering, as well as prospective purchasers.

BUILDING HOMES MILLENNIALS NEED

Are you the parent of a Millennial son or daughter who is living with you? Or are you a Millennial living with your parents or with roommates? In the next decade, you are likely to be part of a significant shift in our region as a large wave of Millennials start looking for housing options of their own. We will all need to work together to make sure those choices are available, at prices they can afford. About 730,000 Millennials in the Greater Toronto and Hamilton Area (GTHA) may be planning to move on from living in their parents’ homes and from sharing with roommates in the next 10 years, potentially creating about 500,000 new households, according to a new report from the Centre for Urban Research and Land Development at Ryerson University, sponsored by the Ontario Real Estate Association. The report defines Millennials as those born between 1981 and 2001. The Millennials leading these new households will likely be looking for much the same things in housing as previous generations did as they reached their peak income-earning and child-rearing years, according to the report. That means they will want to own their own homes and they will want those homes to be close to the ground – singles, semis and townhouses. 18  NextHome.ca

Currently, provincial policy requires intensification in key areas, which often translates into building tall condos. But according to the report, these may not be the first choice for most Millennials looking to buy a new home. This much-needed stock of ground-related housing is unlikely to come from downsizing Baby Boomers, the report points out, given that they may not be ready to move into apartments until mid-2040 to 2050. So, we will need to build new housing and we should be focusing on groundrelated housing. Currently, provincial policy requires intensification in key areas, which often translates into building tall condos. But according to the report, these may not be the first choice for most Millennials looking to buy a new home. At the municipal level, on the other hand, many areas are still zoned mostly for traditional detached single-family homes, which means it’s more challenging to build more affordable ground-related housing such as townhouses. This is just one example of how different levels of government are not speaking to each other, resulting in a shortfall in the housing supply our region needs. If current construction trends continue, there will be more apartments than ground-related housing built in the GTHA in the next decade, leading to a deficit of about 70,000 units of the ground-related housing that

Millennials need, according to the report. (This is before we even consider the demand for housing created by the 115,000 new residents coming to live every year in the GTA alone.) That could lead to a number of undesirable consequences for all residents, including rising home prices, more traffic congestion and longer commutes, and even the loss of young professionals to other provinces. I believe we can do better if we all work together. As the municipal elections approach, we are encouraging voters to talk to their candidates about ways we can bring to market the healthy supply of housing new-home buyers, including new Millennial households, can afford.

CONDO INVESTING 7 TIPS TO HELP YOU DECIDE IF IT’S RIGHT FOR YOU

BARBARA LAWLOR If you have invested in a condominium suite in Toronto or elsewhere in the Greater Golden Horseshoe, congratulations. Real estate ownership is a favourite for people’s investment portfolios because of the typically substantial return-on-investment they enjoy over time. If you have bought a new condo suite to rent out, double congratulations! Condos are providing badly needed rental stock in the city and the 905 areas. Perhaps you are thinking about investing in a condo but are unsure about how to know if it is a worthwhile step. Here are a few tips to help you decide. 1. Do the math. Add your mortgage costs to your condo fees and property taxes, and then look at what you can rent for. Your real estate agent should be able to help you with that. Say you can rent for $2,000 per month and your costs are $2,050, you know how much extra you have to contribute. 2. How about equity? Looking at the past decade, investors have earned about eight per cent on average, keeping in mind that 2016 was an anomaly with a 30-per-cent rise. 3. Looking at a new condo? Ask your real estate agent to research the last six months of sales. Balance your costs and the historical data of the 22  NextHome.ca

average increase in value – both in condominium sales and in the surrounding area. In that location, have people gained in the past few years? 4. Check out the track records of the builders you are considering. Compare building amenities and ask about Green features that may lower utilities costs.

Keep in mind that investing always involves some risk. Historically, however, real estate has done well. Real estate is the ‘investment of the masses.’

5. If you are looking at a resale condo, ask for the building’s status certificate as part of your due diligence. This document confirms the status of the reserve fund and outlines any changes, repairs, upgrades or special assessments that are planned and might up your fees. 6. Remember that real estate is about location, location, location and the first rule of rentability is access to transit. Many renters do not own cars, so living near transit nodes is a must. Local amenities they can walk or bike to also add desirability. Consider up-and-

coming areas, which are usually more affordable. You will find better price points, and these locations will likely go up in value dramatically once local amenities and transportation access are added. A building close to future transit is often a better investment goal than a downtown address. 7. Before renting, check applicants’ credit backgrounds, and make payment arrangements. Keep in mind that investing always involves some risk. Historically, however, real estate has done well. Real estate is the “investment of the masses.” It is tangible, understandable and less risky than stocks and bonds. Just think of how happy those who purchased condos 10 years ago are today! Real estate continually represents one of the strongest elements of our economy. The best advice I can give to both investors and end-users is to buy sooner rather than later.

PRIVACY When dealing with a balcony in the city, privacy is always an issue. I created a modern free-standing privacy fence with one-by-six-ft. wood planks bought from Lowe’s (lowes.ca). I installed the boards horizontally to save on wood but to also create a more urban, modern look, which is a continuation from inside the home. An oversized umbrella not only provides shade and comfort, it also blocks the view from the neighbours above.

COLOUR CODE In small spaces, try to stay away from adding too many different colours with decor items. Keeping a simple colour palette can give the illusion of a larger area! For this space, I added a touch of pink with the indoor/ outdoor pillows from my Alcorn Home collection (alcornhome.com).

ON THE RISE CMHC PREDICTS ONTARIO HOME PRICES WILL DO JUST THAT

Canada Mortgage and Housing Corp. released its Housing Market Insight report on the Ontario market in June. CMHC examined past housing market busts in Ontario and the GTA and looked at factors that predict such corrections in average values. It concluded that there had been about five corrections between the late 1960s and 2016. One of the major factors that predict housing market busts is government intervention. The Ontario government’s Fair Housing Plan in April 2017 certainly put the brakes on the housing market last year, which in retrospect was a very good thing, because that train was travelling recklessly down the track and heading for disaster. Unfortunately, some good people got caught up in the frenzy. The drop in GTA real estate values has made everyone a little more cautious about buying a home in 2018, especially a more expensive new home. However, CMHC believes the worst is over. The report mentions that economic growth in Ontario will slow in 2018 and 2019, but employment and income will continue to rise, which supports house prices. In addition, CMHC indicates that new household formation has outpaced the increase in the housing stock – adding further support to the level 30  NextHome.ca

of home prices, as new supply is not keeping pace with new demand. Not everyone agrees with those sentiments, with many people calling for further price declines in the GTA due to higher interest rates, less credit availability with the new mortgage rules, the high level of pre-construction investors, the decline in offshore money coming to Toronto, and future oversupply. Interestingly, CMHC points out in its latest report that several factors had negligible impacts when predicting major busts including: Rising speculation, a growing housing stock and declining foreign capital flows. The disagreement between folks who follow housing data closely reminds me of a quote by Charles Wheelan from a book called Naked Statistics. He provides his answer to the dilemma of data analysis: “Even in the best of circumstances, statistical analysis rarely unveils ‘the truth.’ We are usually building a circumstantial case based on imperfect data. As a result, there are numerous reasons that intellectually honest individuals

may disagree about statistical results or their implications.” I’m not sure you’re going to find any concrete truths in the next Toronto Real Estate Board data release, but I agree with CMHC’s outlook. A surging population, a stable economy and a housing market that is witnessing rising average resale prices on a monthly basis, the worst of the price correction is behind us, and look for average values to rise modestly this year. PACE DEVELOPMENTS BEHIND NEW SCHOLARSHIP HONOURING HAZEL MCCALLION

McCallion served as Mississauga’s mayor for 36 years, until she retired from municipal politics in 2014. The Hazel McCallion Award of Excellence, supported by Mississauga’s Pace Developments and its sister company, P2 Realty Inc., Brokerage, recently went to Paola Hernandez, the top student in the Interiors 2: Residential course at Sheridan College’s Interior Design Grad Show. McCallion, 97, served as Mississauga’s mayor for 36 years, until she retired from municipal politics in 2014. During her time as mayor, the city grew from a collection of small towns and villages to the thriving metropolis it is today, one of Canada’s largest cities. Although no longer in politics, McCallion serves as chancellor of Sheridan and sits on various boards. Sheridan’s Bachelor of Interior Design program, taught in studios designed to feel like professional spaces, stays responsive to increasing standards in the industry and is recognized by the Association of Registered

Interior Designers of Ontario, and is accredited by the Council for Interior Design Accreditation. The program provides practical, hands-on training and the creative approach for which Sheridan College is renowned, while introducing theoretical and research components. Students complete a 14-week work placement at the end of their third year, working with professional interior design professionals. Pace Developments has more than 40 years’ experience in the building and development industry, including luxury custombuilt homes, master-planned communities, highrise condos and commercial office and retail space. Last year, Pace also opened P2 Realty to market and sell its projects. Later this year, Pace Developments will further honour McCallion with the launch of Hazel, an elegant 35-townhome community in Mississauga named for her.

RATE HIKES LOOM SO WHICH PATH TO CHOOSE FOR YOUR MORTGAGE?

The Bank of Canada stood pat in its benchmark for the overnight rate in late May, opting to hold it at 1.25 per cent – but hinted that future rate increases are in the offing. So, what does that mean for homebuyers who are currently grappling with whether to choose fixed or variable rates? (The bank of Canada’s overnight rate is one of the major factors banks use when setting their own prime rates, which are tied to variable rates.) First, let’s take a look at what is guiding the Bank of Canada when it comes to deciding the future of its overnight rate. “The Bank of Canada assessed the housing industry as ‘soft’ as a result of the B-20 stress test and increasing interest rates,” says James Laird, president of CanWise Financial. “The Bank expects housing activity to pick up; however, if it doesn’t, housing will be a strong moderating factor in delaying future interest rate hikes. It is apparent that the Bank of Canada has some concern about activity in the housing market, and they’re going to keep a close eye on the stabilization of the market as they determine future interest rate policy.” However, the Bank of Canada has indicated it believes housing market activity will pick up and continue to be a main economic driver – hinting at least one rate 32  NextHome.ca

hike before the end of the year. “Governing Council will take a gradual approach to policy adjustments, guided by incoming data. In particular, the Bank will continue to assess the economy’s sensitivity to interest rate movements and the evolution of economic capacity,” the Bank said following its latest rate policy announcement. Laird predicts two possible rate increases by the end of the year. So, how is that expected to impact mortgage affordability? And how will it impact a homebuyer’s decision when choosing between fixed or variable rate mortgages? The truth is that, even with two potential rate hikes to come, variable rates may continue to be the more affordable option. Of course, every person’s situation is different; so, it’s best to chat with a mortgage broker when choosing

AQUALUNA HINES AND TRIDEL ANNOUNCE THE FINAL PHASE OF BAYSIDE TORONTO International real estate firm Hines, and one of Canada’s leading condominium developers, Tridel, have jointly announced the highly anticipated vision for the fourth and final phase of the developer’s waterfront residential partnership at Bayside Toronto in the East Bayfront District. Following an international design competition, the awardwinning developers selected Danish firm 3XN as the Design Architect for the condominium, to be known as Aqualuna. Avi Tesciuba of Hines Canada and Andrew DelZotto of Tridel, accompanied by 3XN founder and principal Kim Herforth Nielsen, released official renderings of the proposed lakeside condominium and offered insights into the design of the 16-storey terraced condominium building and the future of Toronto’s waterfront. The ceremony also marked the official start of construction of the community’s third phase, Aquabella. Designed to encourage a lifestyle similar to residents of Toronto Island, the uniquely L-shaped building boasts spacious cascading terraces and features 174 large and light-filled residential suites. Inspired by his firm’s design of Aquabella, architect Kim Herforth Nielsen described 3XN’s intention with the design of Aqualuna to create “a landscape with two high points and a valley in between.” With 225 suites in the design, ranging from 821 to an expansive 4,622 sq. ft., Nielsen says the design utilizes a deliberate architectural form that serves to “maximize the views to the water from each suite.” 3XN will

be working with Toronto-based architecture firm Kirkor Architects, who will serve as the project’s Architect of Record. Toronto’s award-winning II by IV Design will create the interior design at Aqualuna, and the landscape architecture will be designed by Janet Rosenberg & Studio. This team will work to enhance 3XN’s decision to place the condominium’s shared amenities within the building’s valley, creating an interactive space in which the indoor amenities, such as community rooms and lounges, will interact with the expansive outdoor amenities. Creating a lively urban environment, the podium of the building will have a double-height façade facing toward the Water’s Edge Promenade, with a throughblock pedestrian connection as an extension of Edgewater Drive. Hines and Tridel are proposing various public functions (retail, restaurants and cafes) for the ground floor in order to animate the sidewalks and activate the

Water’s Edge Promenade adjacent to the building. The first two phases of the Bayside Toronto community, named Aqualina and Aquavista, were designed by Miami-based firm Arquitectonica. Aqualina commenced occupancy in the fall of 2017 and Aquavista is under construction and scheduled to occupy later this year. Hines and Tridel then turned to Denmark’s 3XN for the design of the third phase Aquabella, and the fourth and final phase Aqualuna. Collectively, the four residential towers in the Bayside community boast 988 condominium homes. “With the input of Hines and Waterfront Toronto, we were able to bring our experience as Canada’s leading condominium developer and our unparalleled insights into the local real estate market to create a unique opportunity for the city’s condominium purchasers,” says Jim Ritchie, executive vice-president, sales and marketing, Tridel. ENTERTAINING al fresco Oh, the joys of summer entertaining! Limited to just what seems like a few short months to enjoy al fresco dining, let me share a few tips that will keep even the fussiest family member or friend content.

Bring the kitchen to you, not vice versa. Don’t make guests shuffle from outside to inside for necessities such as napkins and ice. Bring it all outdoors for easy access.

Good quality, environmentally friendly disposable plates are a lifesaver. You can pick them up at decent supermarkets nowadays. They’re inexpensive, guilt-free and the chore of stacking the dishwasher vanishes.

Bring the bar to you. Delegate one of your guests to bring two bags of ice on their way over. Pour it in a bucket and that’s your outdoor bar area – done! Remember, people are there to enjoy spending time with you and other friends.

RHUBARB & RASPBERRY JAM GALETTE Once you’ve prepared your dough, you can play all day with your fruit toppings. Explore and have fun with this one, it’s impossible to fail. INGREDIENTS • 3/4 cup all-purpose flour • 2/3 cup whole-wheat flour • 1 tbsp. white sugar • 1/2 tsp. salt • 5 1/2 tbsp. chilled unsalted butter, cut into 1/2-inch pieces • 3 tbsp. whole milk • 1/4 cup Greek yogurt • 2 tbsp. raspberry jam • 4 rhubarb stems, cut into 1- to 2-in. pieces • 2 tbsp. brown sugar • 1 egg (white only) INSTRUCTIONS » In a food processor, pulse all-purpose flour, whole-wheat flour, white sugar and salt, six or so times to combine. Then add butter and pulse 10 more times, or until mixture resembles a coarse meal. Add milk and yogurt and pulse for 60 seconds or until pea size lumps form. Remove and shape into a lump, wrap with plastic wrap and refrigerate for a minimum of two hours. Can also be made the day before. » Preheat oven to 400 F. Lightly flour parchment paper and roll out dough to around a 15-in. diameter – 1/8-in. thickness. » In a small bowl, microwave raspberry jam for 30 to 60 seconds or until warm and runny. Brush entire upfacing surface of dough generously with jam. » Toss rhubarb and brown sugar in a mixing bowl. Place rhubarb onto dough and sprinkle over remaining brown sugar, leaving a two-in. edge. Brush remainder of jam over rhubarb. Fold over dough edge, brush with egg white, slide onto an oven tray and bake for 25 to 30 mins or until golden brown. Let rest for five minutes and serve with whipped cream or ice cream. You can also dust with confectioners’ sugar, if desired.

Formally a separate municipality, Stoney Creek amalgamated with the City of Hamilton in 2001. It begins east of the Red Valley Parkway, including the area from Lake Ontario up to Rymal Rd., and ends where Grimsby begins, at Fifty Rd./11th Rd. East. The area is popular with families, young urban professionals as well as seniors. THE VIBE

Most of the original settlement took place below “the Mountain” (aka the Niagara Escarpment), where you’ll find lovely Victorian and Edwardian enclaves, as well as more recent mid-century neighbourhoods, all very well maintained.
